This is an exceptionally well-managed company, and every step of the process was handled professionally and efficiently. We obtained three bids, and Foundation Solutions was by far the easiest and most competent company to work with. They were willing to work with us on their proposal, and throughout the entire project they demonstrated honesty, integrity, and a commitment to doing things the right way. They use Ram Jack which was minimally invasive. They truly run their organization like a well-oiled machine. Our project manager, Brett Everling, was excellent. He kept us informed every step of the way, from the project planning to the city permits and construction schedule. Communication was outstanding, and everything proceeded exactly as promised (and even a little ahead of schedule). For a project of this size and complexity, it's remarkable that everything went so smoothly. The Foundation Solutions crew was punctual, hardworking, and incredibly diligent. They hand-dug the excavation areas, which was no small task, and they treated the property with care. The amount of concrete that needed to be removed was kept to a minimum, and the concrete repairs afterward were done nicely. We did have one issue with the sprinkler system after it was reassembled, but Foundation Solutions responded quickly and resolved it without hesitation. That level of customer service reinforced that we had chosen the right company.

Ramon was SUPER communicative and responsive, gave reasonable timeline expectations that he met or exceeded, and provided clear explanations for what he and his crew were doing. Ramon checked in with me at different points in the installation to give me the chance to see the work in progress, point out factors impacting the installation process (e.g., removal of tree roots), and did a thorough walkthrough afterwards and provided me with the post-work elevations for documentation. Wore shoe coverings in the house and laid out work paper to avoid tracking dust/dirt. Ramon also pointed out that they did not end up needing to do some work that was in the original estimate and so put in a change order to reduce my invoice / get a refund. OVERALL: Glad this team was working on my house. Communicative, responsive, clear, honest.

    We contracted with Groundworks to accomplish a lift and stabilize our house, which is between 4"…read moreand 51/2 out of level. The job was described in detail. We were told that the downstairs room, with a concrete floor, would have small holes that may need to be puttied. They did not say, at that time, that the inside stairs would need to be pulled out. After the job started, they showed me how there were existing piers that they would need to cut off at the top to accomplish the lift. They said that those original piers would still help with the horizontal integrity and their piers would stabilize the vertical movement. That they would re-attach the original piers after the lift. They took out the concrete exterior steps and estimated $12,000 to rebuild them after the lift, a change order. They asked if it was ok to put the back wall piers inside of the wall, because they were worried about the dirt collapsing in on them. The holes are big, roughly 2' (or more) in diameter. There are at least 5 big holes in the downstairs room, and also some, at least 3, on the downhill outside. They also pulled out some asphalt in the driveway, at our request. Then I got the call that they ran into too much concrete from the original foundation and could not accomplish the job. At our request, they worked one more day. I've asked for a plan going forward. They didn't even try to convince us to be happy with just stabilizing. I then told them that I'd like them to just put it back, as close to how they found it as possible. For 2 weeks, I've been waiting for some kind of proposal of what to do going forward. I do want to accomplish the lift, have waited 30 years to do this. At this point, we just want them to clean up the job side, fill up the holes in the floor and outside, possibly rebuild the back steps. We are extremely disappointed. Every day I cannot rent this space is a loss. At this point, the communication could not be worse. We have called and texted, have gotten almost no response.

We had a few folks out to assess the problem and Steve from Foundation Repair of CA was much clearer in communicating what the issue was than any of the others. He also offered us different options, giving us a straightforward assessment of the benefits and drawbacks of the different options. In the end, we went with drainage, encapsulation, and sump pump installation. Ernesto and his team (David, Juan, and Kelvin) came out for the installation and we were so impressed with the efficiency and quality of their work. Overall we're really happy we went with these guys, and are feeling so relieved that we don't have to worry about heavy rains anymore!

    Foundation Repair of CA (FRC) is the most disreputable, dishonest company I've ever encountered. I…read morehired them because I didn't want to hire the lowest bidder for a change, and I regret it. I wouldn't sign the contract when told I'd have to do my own masonry repair until sales agent Jesse Marquez showed me FRC corporate material that indicated the brick facade would be removed with a masonry saw, in an approximate 2x2' square. That was false and deceptive advertising. This is what they did to my house. No masonry saw was used, only impact drills, which act as small jackhammers. FRC significantly damaged the entire brick facade, adjacent areas showed extensive cracking, entire areas had the brick facade knocked completely off the house, and the wall foundation was separated from the brick wall entirely. I told the work crew, headed by Luis, to stop using impact wrenches on the bricks immediately, then told them TWICE. Not only did they not stop, despite direct STOP work orders, they then took all of the bricks they'd destroyed, which legally is theft, called conveyance. Jesse Marquez explained that the bricks were so old they'd shattered. Luis returned the bricks after Jesse Marquez called, ignoring my several phone calls and texts. Jesse texted that the bricks were so old they'd shattered. Luis returned them, none were shattered, all were broken by the impact drills. Luis confirmed, texting that the bricks were "broken". They took the bricks to hide the damage. The day FRC received my Contractor's State Licensing Board complaint, FRC messaged that someone would come to assess the damage for repairs, and FRC would repair the masonry they'd destroyed. They first sent Robert Pagan, who acknowledged both that there were no masonry saw marks, and that the damage was excessive. According to FRC, Jesse stated Robert hadn't said this. It wasn't until I pointed out he'd said it while standing in front of a Ring camera did that lie die. FRC then sent Troy Knight, who acknowledged the same, and stated he was there to help, and would see that the masonry was repaired and more. I have several texts, voicemails and emails from FRC stating they will complete the job. They never did. FRC employee Mike Crites was sent to perform the repairs. He returned the following week with the wrong sized bricks in the wrong color, and proceeded to do more damage. This is the work that they did. FRC employee Mike Crites initially stated that he had retired as a mason, he later revised that statement, saying he'd only worked with pavers and concrete. The work performed was so substandard, FRC sent Jovincio, who was the only honest person in my entire dealings with FRC. Jovencio said he wasn't a mason, but had "some training". Jovencio replaced the work done by Mike Crites. This is Mike's effort, and Jovincio's replacement work. The work performed is clearly substandard and unacceptable. FRC acknowledged the workers sent lacked the skills, training and necessary certifications to perform masonry repairs. When I requested that FRC send a mason, and included photos of the work, FRC responded that they'd done me a favor; the workers sent were a courtesy. The very clause they'd ignored (and invalidated) by removing the bricks was cited. That they would do no more, leaving me with the bill for their damage. This is what they left. I obtained a second quote to repair the deficient masonry 'work' FRC workers had done - without a REQUIRED permit, with no mortar pins, odd-sized and broken bricks mortared in randomly, mortar lines that range from non-existent to more than an inch. Crites' also removed the brick facade foundation in several sections, replacing it with sloppy concrete. This is a code-violating 'repair' that is neither plumb nor square. The legitimate mason company from whom I obtained a repair quote updated the quote, which has nearly doubled BECAUSE of the 'repairs' performed by the unqualified FRC employees. FRC called this doing me a favor, saying the inept crew was sent as a 'courtesy'. This is not doing me a favor, this is not a courtesy, this is at best fraud. After signing the contract (under false pretenses), Jesse insisted I needed an additional pier ($3,155) because piers can no longer be placed under a window. A pier was placed under the window. Two other piers were not placed according to the county approved structural engineering ($1,850) diagram. Half the piers were installed in the wrong places, apparently according to Luis' whims. Yesterday Groundworks gave an estimate on properly placing those piers. That's how I learned that the improperly placed piers had lifted a joist completely off its foundation supports. This, too, will require additional expense to correct, before it damages my house - literally to the roof. I should have stuck with Groundworks. This is your cautionary tale - no one who values integrity, ESPECIALLY senior women, shouldn't hire FRC.

If you have a foundation crack, save yourself the time and trouble and call Avalon Structural first. I got multiple estimates for my fairly extensive ~23' horizontal crack. I found there are three types of companies. The first type will do the minimum to chip out the rusted rebar, throw some fresh rebar in there, patch it up with a "band-aid", and charge you handsomely for a quick in-and-out job. The second will glance at your foundation and immediately tell you it has to be replaced, for an even more handsome price, of course. And then there is Avalon Structural. They will perform a comprehensive and highly structurally sound repair, removing all compromised material, charge a fair price, and stand behind their work with a strong warranty. If you visit their website, read the articles, and watch the videos explaining the right and wrong ways to perform foundation repairs, you will be well-equipped to choose the right company for your foundation job. Or, you can save the time and just call them. We couldn't be happier with our repair. The foundation looks great and feathers in perfectly with the undamaged foundation sections. The repair team was amazing and extremely respectful of our property. The city inspector signed off with zero issues, which speaks volumes about the quality of their work. This was an expensive repair that did not pan out. We got the right guidance from a civil engineer friend to hire a soil engineer first to get a geotechnical report. After their investigation, the soils team recommended a full foundation replacement with specific design. We contacted Paul at ABC, who worked with a structural engineer that followed the soil report's recommendations. ABC then pulled the necessary permits from the city. We decided to proceed with a full foundation replacement. We learned that Paul and his crew had done extensive foundation replacements in the Willow Glen and Rose Garden areas. Paul assured us that we could stay in the house during the work and warned that it would be noisy at the start, but it wouldn't be too bad once the construction was underway. His crew was hardworking, polite, and communicated with us every step of the way. Given lots of houses in San Jose have foundation issues and overall cost of buying a new house is too high, I would highly recommend working with Paul and his team for any foundation related work. They are amazing, and I am fairly certain there isn't anything they can't do.

Per the…read moresuggestion of the structural engineer that created our blueprints, I obtained a quote from Paul at American Building Construction The quote and timeline were both very reasonable. Paul's team started a few weeks later than planned, but once they got going they stayed right on schedule. Paul was always approachable and easily reachable by phone or text. The crew were efficient and made good effort to avoid damage to plants, fencing etc, although there was some expected/reasonable collateral damage. All in all, everything looks very well done. We have a very solid foundation and people have commented on how straight our house looks now. I'm happy that I found these guys. Side note: We have plaster walls. The six inch correction caused cracking throughout the house and large pieces to pull away from the lathe in our living room. Regardless of who you hire, be prepared for this, and If you have young people in the house you might consider getting your plaster tested for asbestos. Typically the results will come back negative.
