The guidelines require a visual inspection, and it was visually obvious that parts of the tank were covered by an RV pad, yet the inspector missed it entirely. What I paid a professional to catch ended up costing me tens of thousands of dollars in a major county violation and repairs. When I asked the company for their E&O insurance information to resolve it, they refused. Dean arrived early; worked efficiently and attentively. It's easy for people to think; new build, what could possibly be found? He found several items requiring correction. After completing the inspection he walked us through his findings which were not only described in detail in writing but photographed as well; aerial photos of the roof too. Later that afternoon, 1st Rate completed the report, shared it with us and our realtor through an online portal (easily downloaded and shareable). Our realtor was able to submit our requests to the builder that day. Based upon their punctuality, professionalism, and attention to detail, we would not hesitate to use their services again. We'd also eagerly recommend them to others. We found their pricing to be fair, the staff friendly, and professional, and their service to be 1st Rate!

I am extremely disappointed with the termite inspection we received. We specifically paid extra for…read morea termite inspection because the home is older and surrounded by many trees. Our whole reason for paying for this additional service was to make sure there were no unexpected surprises before purchasing the home. Unfortunately, after moving in and beginning to paint and remove wallpaper, we discovered that the dining room had a significant termite infestation. We are now facing over $4,000 in unexpected costs. When we contacted the company, we were simply told that the termites were "not visible" during the inspection. I understand that some damage can be hidden behind walls or wallpaper, but that is exactly why we paid extra for a professional termite inspection. I would expect a company specializing in termite inspections to have the proper knowledge, tools, or methods to identify signs that an average homeowner may not be able to see. If the inspection is only based on what is visibly noticeable to the naked eye, I do not understand what I paid extra for. Based on my experience, I would highly recommend using another company that can provide a more thorough termite inspection, especially when purchasing an older home. This was exactly the type of costly surprise we were trying to avoid by paying for the additional inspection.

If you are looking at this, you've most likely now put in an offer for 'your' future home and are…read moreexcited yet cautious if you've made the right decision. What if this house has problems and to what extent is it bad is a question that is dogging your mind. Well, you are right. It is an important question and decision and you need to know be rest assured that the investment you intend to make is not a toxic asset. If that is the case, then Edward from Professional Engineering Inspections is the right person you need. He is a rare breed of thorough engineers who is meticulous, diligent, professional, punctual, and honest. We recently experienced his services firsthand less than a week ago when we put an offer for a house. We called up the number of the web page and a very professional and amicable Nancy answered our call for services. She scheduled Edward for our inspection on the first available slot. He accepted to do our inspection, set a date/time and was present on the property 10 min in advance. He came equipped with the tools of his trade and went right to work. During the inspection, he would stop occasionally when he found something that thought was a major concern and explain the issue to you. And with the home he inspected for us, we tailed him to learn the issues and discovered that there were many. He evaluated the property for structural, mechanical, and electrical issues. He also visually identified some areas of plumbing that were obvious or apparent. After a 3.5-hour inspection duration indoors, he proceeds to evaluate the exterior - roof, yard, garage, foundation, and more for the next hour. At the end of what was nearly a 4.5 to 5 h inspection period, he diligently explained to us what his findings were. He classified them accordingly as those that needed immediate attention and some that will likely need our attention in the coming 6 months to a year. He promised us a fully detailed report within 48-72 hours (or 24 business hours), and he delivered it promptly. The report included, where possible, cost of what it would cost to repair/replace some items. When we requested for additional details and opinion, he even took further time to explain the findings and give what he thought we ought to watch for. He even went out of the way to find a possible repair option for some of the items. In the end based on his report we found out what the purchase would have set us back by and enabled us to decide if the property was worth considering further. Yes, you will find details in the report that will scream out an alarm in some places, and others that will be a whiny whimper. But at the end of the day, you would have learnt a heck of a lot more about the property that you intended to know. As a bonus, Edward' dry and witty humor will eerily clam you down even when looking at the frightening report he may provide. In summary, if you are looking for an inspector and inspection to be informed honestly of the consequences and state of a property, seek out Edward's help. He may just save you from buying a toxic asset. Based on his evaluation of the property he evaluated for us, we modified our offer significantly which the seller declined to accept subsequently. We just saved ourselves from a disappointing purchase that would have likely bled our savings in the years to come. However, if you are seeking to get an inspection to satisfy your whim and get an OK for a purchase solely for the sake of getting an OK....do not choose him. For those, who think he is an expensive inspector, yes you are right. He is expensive. But you need to decide if this is an expense or an investment. If his inspection saves you from wasting your savings, its worth every penny. Will I utilize his services again for the next property I look at while in the Houston area? The answer is a resounding YES. Would I recommend him to anyone looking for an inspection while purchasing their own property? Absolutely.
