I am extremely disappointed with the termite inspection we received. We specifically paid extra for a termite inspection because the home is older and surrounded by many trees. Our whole reason for paying for this additional service was to make sure there were no unexpected surprises before purchasing the home. Unfortunately, after moving in and beginning to paint and remove wallpaper, we discovered that the dining room had a significant termite infestation. We are now facing over $4,000 in unexpected costs. When we contacted the company, we were simply told that the termites were "not visible" during the inspection. I understand that some damage can be hidden behind walls or wallpaper, but that is exactly why we paid extra for a professional termite inspection. I would expect a company specializing in termite inspections to have the proper knowledge, tools, or methods to identify signs that an average homeowner may not be able to see. If the inspection is only based on what is visibly noticeable to the naked eye, I do not understand what I paid extra for. Based on my experience, I would highly recommend using another company that can provide a more thorough termite inspection, especially when purchasing an older home. This was exactly the type of costly surprise we were trying to avoid by paying for the additional inspection. read more

This is about the 3rd or 4th property I have used 1st Rate Inspections and each time they do a great and thorough job. Kory was no different. I was on-time, efficient, yet thorough and talked us through his findings and the report before he wrapped up to put the report in perspective. We will now proceed with our home purchase with confidence thanks to 1st rate. read more

At our realtor's recommendation, we scheduled 1st Rate Inspections to conduct an inspection of a newly built home on a Saturday morning in Liberty County. Dean arrived early; worked efficiently and attentively. It's easy for people to think; new build, what could possibly be found? He found several items requiring correction. After completing the inspection he walked us through his findings which were not only described in detail in writing but photographed as well; aerial photos of the roof too. Later that afternoon, 1st Rate completed the report, shared it with us and our realtor through an online portal (easily downloaded and shareable). Our realtor was able to submit our requests to the builder that day. Based upon their punctuality, professionalism, and attention to detail, we would not hesitate to use their services again. We'd also eagerly recommend them to others. We found their pricing to be fair, the staff friendly, and professional, and their service to be 1st Rate! read more

We employed 1st Rate Inspections for our pending home in Cypress. The inspectors were prompt and courteous. I stayed with them the entire morning. They were diligent and hard working. I believe they covered everything from Roof to plumbing, electrical, stucco, fence and pool. Extremely thorough. They each gave me a verbal recap of their areas before we all departed the home. The written report was also very well written and easy to understand. I would recommend 1st Rate Inspections without any hesitation. read more

Rodney came out during a winter storm to complete our inspection. The report was well detailed and he was a wealth of information

Amazing team - Eligio and Nick showed up right on time, performed a super-detailed inspection with more points than I can count, and explained all of the issues they identified in clear English. Extra points to Nick for working hard in the hot attic on a hot summer day. Your efforts are truly appreciated. read more

The inspector Michael was a horrible inspector. So not only are we out $350 for an electrician but now we're out $1800 for a new water heater because he failed to properly inspect it. How the hell do miss this in your inspection?!?!? So after getting two different inspectors and a plumber to come out, all three of them all said that the inspector should have caught that when inspecting the house. So big thanks to Michael, Darrell, and 1st rate inspections for absolutely nothing!!!!! (See picture below) read more

Due to an improper installation of a door during our house build, we found a suspicious spot with a water leak. Upon a deeper look, there was a small amount of mold. We called out the big boys to make sure our house didn't have any more lurking anywhere else. Chris was more than helpful and explained all outs of the process. He answered all of our questions as well as taking a swab of the sample directly. Living in Houston I think this is an important step to make sure that your home is safe because there is an extremely high humidity rate. Luckily we were under warranty and the builder came out to fix it promptly. read more

Michael was very thorough in his review and clear in his explanations.

1st Rate was recommended to us by our realtor. I called on a holiday weekend to schedule an appointment for the following week and was able to talk to a live person and set up the appointment...very impressive. We met our inspector Michael after the inspection was complete. He carefully took us through the report and the pictures he took of the areas of concern. The inspection seemed thorough and detailed. He answered all our questions to the best of his knowledge, explained when we would expect the report, and the warranty services that are included with the inspection or available to supplement. The home also required inspection of the roof by drone, which was performed by a separate inspector and was included in the inspection cost. Overall, I would give 5 stars to the overall scheduling and inspection process. My only constructive comments are about the add-on inspection services offered. I purchased a termite inspection and thermal infrared imaging for an additional cost. The results of the thermal infrared imaging did not come as a separate report, but was included in the "Walls" section of the inspection report. This section had a statement that "no remarkable findings" were observed. This was a good result, but for the additional cost, I would have liked a separate report, ideally with the images acquired, or at the very least, a documented list of the rooms/areas that were scanned. Also, regarding the termite inspection, while I did appreciate the separate report, the overall cost did not seem as good a value as the general inspection. The areas inspected for wood destroying insects seem to be in the same areas that would be inspected anyway for other issues. Overall, I was happy with the level of customer service and attention to detail provided by 1st Rate and would recommend them to others. read more

Highly recommend!!! A+ (for the most part) 1st rate was recommended to us through our realtor. Always a little hesitant if I hadn't done my research yet, I did some review searching and saw the wonderful reviews about them that were already out there. Marcus came out and did our inspection and was polite & thorough. On top of his incredibly courteous & professional demeanor, he got the report to us early and beautifully detailed. 1st Rate was also able to do our termite inspection also, saving us time we would have had to wait for the pest control company to come out for their appointment. Would recommend 1st Rate Inspections to a friend/neighbor. ****The thing to watch out for: Their concierge service. It's a free service offered to get your utilities set up right before you move in. While it sounds great, the person we had helping us out was lackluster to say the least. No call backs toward "the end". Maybe she thought her job was done? Who knows. We didn't have trash set up or gas (and learned about gas the hard way.) Opt for the concierge service, but make sure you follow up with the utility companies yourself once you're moved in. read more

We are in the process of buying a house and 1st Rate Inspections gave a timely and extremely thorough inspection. They started at 8:30 am and we had a very complete report by lunchtime. The inspector was very professional and pleasant. Pictures, lots of pictures. Also, details of basic maintenance items for future reference in addition to basic inspection items. read more

I had Raymond out to inspect two homes that I had options on. For both appointments scheduled a day apart, he was on time and he seemed very thorough going through the houses, taking photos, and then at the end explaining what he had found that was of concern or in need of attention. Both reports came quickly via email. I liked the online reservation system and the ability to pay online as well. I would recommend Raymond and 1st Rate. He was recommended by my realtor and I have not yet closed so hopefully there will be no surprises when I move in. read more

This firm was recommended by an inspector I trust in another state. I am on the east coast and buying a home in Texas. I had seen the home, just once, and needed a thorough look. I was wowed by the service. Eligio conducted the inspection, then called my agent and me to talk over the findings that would appear in his report. He answered every one of my questions and my agent's questions, and promised me the full report the same day. The full report was nearly 70 pages, full of both photographs and descriptions, and pointing out all kinds of issues. Many of the minor issues I was aware of and willing to accept, but one could derail the entire deal, and he helped me understand the extent. Everyone - from scheduling to inspectors to customer-care team, and including the owners I had spoken with a couple of weeks ago - was more than helpful and pleasant. I can't imagine any firm being better. read more

WOW, just WOW. I had never purchased anything other new construction before when buying a home, so I was nervous as to what level of service I would get for a house that is over 40 years old. I was blown away by the service level and professionalism that 1st Rate Inspections showed. Not only did they take their time and do a very throuogh inspection, they walked me through each item in the report so that I fully understood what the issues were. I would NOT hesitate to use them again (hopefully I will never have to buy a house again, but just in case) nor would I hesitate to recommend them to ANYONE that is buying a home or is looking into any service they have to offer. Great people, great company. If I could give more stars I would. read more
