Victor was easy to reach, punctual, and initially assured me that inspecting my foundation repairs was within his expertise. We discussed the project, agreed on a price, and he stated I would receive a report the next day. However, when he arrived, he was dressed in a suit and seemed reluctant to inspect the house thoroughly, despite my prior description of the conditions. He mostly assessed from doorways, even when I pointed out specific concerns. While he did provide some advice on areas outside the exposed beams, he never mentioned an extra charge. After a very brief inspection--less than an hour for 1,800 sqft--he unexpectedly suggested I should pay more for the additional advice and then stated he would exclude it from the report. This was unprofessional and caught me off guard. I paid the agreed amount, but now, four days later, my check has been cashed, and I still have not received the promised report. I would not recommend his services due to poor professionalism, lack of thoroughness, and failure to deliver on commitments. Update: I received the inspection report four business days later than promised, which was disappointing given the $700 cost. The delay caused unnecessary inconvenience, and the quality of the inspection speaks for itself. I encourage others to review the report carefully before making a decision. This is a scam, do not spend your money on this service. We should have known when the inspector only agreed to take cash before services were rendered. We needed a foundation inspection. The man came for only one hour and only brought a camera. He provided an incomplete report that anyone could have written, without specific recommendation or reasons. No pictures, no engineering conslusions. THEN THE MAN OFFERED TO USE HIS OWN FOUNDATION COMPANY TO FIX THE PROBLEMS. This is a complete scam and we will be reporting this man to the Texas board for offering scam engineering services to sell his own fix with his company. RUN AWAY DO NOT USE THIS COMPANY! Victor is a very nice guy, but you should verify what you are getting before you hire him. I thought I was having him come out to write a report that I could get to provide the city for a permit. He quoted $700 over the phone for three walls. After he came out and gave me verbal advice about what should be done - he said if I wanted a written report it would be an additional $800, the $700 is to come out and provide "homeowners advice who are planning to do it themselves". I think this should have been made more clear up front, since I had initially looked at his website and saw one of the engineering reports that I was expecting to get - instead I only got verbal advice on what should be done. I decided to forego the additional $800 service. EDIT: I have no choice but to lower my review. After taking the advice of Victor on removing a portion of a beam he thought was not supporting anything, it was indeed supporting something - it's called a girder. Upon cutting it, the house started developing cracks (almost immediately) and it was confirmed by another (real) structural engineer that this has caused issues. I would not use Victor again. At $700 for an hour of "advice", the advice should be exacting and spot on. read more

I was way overcharged by this guy. When I spoke with Victor on the telephone, he said he would charge $750 to inspect and diagnose the problem with the walls and foundation of my house. When I asked why it would cost so much, Victor said he had to: (1) use his equipment to measure the elevations throughout my house; and (2) measure the perimeter of the foundation among other things in order to diagnose the problem. Victor said the inspection would take him about half a day to complete. The only equipment Victor showed up with was his camera. He took some pictures but no measurements. He had me cut a hole in the wall. After only 35 minutes, Victor gave me his diagnosis and asked for the $750. When I questioned the amount again, based on what he did and did not do, and the amount of time he was on the job, Victor said that is what he charged for his inspection and diagnosis. Turned out, Victor's diagnosis was totally wrong. Victor claimed that the builder had failed to secure the framing to the foundation. When I tried to get the failure repaired under the builder's warranty, the builder's representative showed me where the framing was attached to the foundation. In Victor's photographs, dust was covering the nail heads. I telephoned Victor and told him that his diagnosis and his report were totally wrong. I asked for my money back since he did absolutely nothing positive toward solving my problem. Victor said "too bad," "no refund." I would never recommend this guy. read more

We are currently building a custom home. We were advised by our builder, with very short notice (due to weather and other situations) that the foundation pour was to occur within a couple of days. I sought out an inspector and was happy to find Victor at Foresight Engineering & Inspections. He was able and willing to schedule our pre-pour inspection under very short notice. Mr. Varma arrived on-time, was friendly, and willing to answer any questions. Any doubts that came up during the inspection were either resolved by observations, careful review of the engineering plans, or reported in his report. The report was delivered in a timely manner so that we were able to address any reported concerns with our builder prior to the concrete pour. Having an engineer review the site and the plans prior to the concrete pour gave us a good peace of mind with regard to the construction of our pier and beam foundation with void boxes. I would recommend Mr. Varma and his company! read more

Victor and Foresight Engineering provided an excellent service to me and my wife in the inspection of our new home. He was available on very short notice; provided a very thorough and knowledgeable inspection report; and allowed us to negotiate the final price down of our home by a considerable amount. Our investment in Foresight's inspection paid out 700%. A lot of other inspectors would have likely rushed through the inspection and given the house the ok without a thorough review that gives the advantage to the buyer (both for price negotiation and information on their new purchase). Foresight's inspection took around 5 hours, but it was totally worth it. A very different experience from our last home inspector. Foresight's reports are super thorough and invaluable, not only for negotiation, but to know what it is you have to do to bring your home to standard. He saw things that we would never have thought of. In the end, what we did was attach a dollar amount to every improvement that Victor suggested and used that dollar amount to negotiate the price of our home down by a considerable amount. We will continue to use Foresight to consult with for any repairs on our new home and for any future inspections that we may require. Foresight's experience in custom home building and engineering bring an invaluable perspective to home inspection that allows the buyer to have the foresight necessary for a successful home purchase and proper maintenance of a home, usually a family's most valuable asset. I was looking for a structural engineer for remodeling work. Victor was available upon last minute notice. He performed an initial engineering inspection and provided recommendations. They tell you the information you sent, which is overwhelming in its self" tell you are finished and then you get another call that they need one more thing! In my case it was a receipt from the inspection. So I called Victor and explained what I needed and if he could please have it by today before noon or they would change my closing date. Victor was in the middle of an inspection when I called. He assured me he would do his best to get it to me. He did! I received the files last night after 8 p.m. Victor and his company are an example of hard work, integrity and honesty that is so hard to find. I HIGHLY recommend this company! Victor was highly recommended by our realtor's firm - Better Homes and Garden Gary Greene. They recommended only 2 firms for us to use following the Hurricane Harvey flood here in Houston. Mr Varma was great. He called ahead, found our location and was prompt in arrival. He answered all questions we had and explained the process. We were happy to learn our home's mold levels were not elevated and we received our mold certificate via emailed report the same week. I needed an inspection scheduled ASAP, so I called Foresight Engineering & Inspections at 7:30 PM on Father's Day, completely expecting them to be closed, in which case I would leave a message with the details and expect a call back the next morning. To my surprise, an answering service put me in touch with Victor (I felt bad for bugging someone on a holiday). Victor made himself available the next day to perform the inspection and was very understanding with the expedited schedule. Do not use this company, they do not stand by their work. I had Foresight Engineering come inspect the house I'm about to buy, and the report said that the roof was fine. We even asked the inspector if he thought we were going to have an issue insuring the roof since it was 17 years old and he said "absolutely not, you won't have a problem". Well, we can't insure it because it's too old, and when I called him to ask for my money back because his bad report is costing us the house and earnest money, he told me it wasn't his fault, he wasn't an insurance agent, and eventually told me he didn't have time to deal with me and hung up on me. He also lied to me and told me the roof was a 30 year roof, which I later checked with the builder and they said there is no such thing as a 30 year roof of that type. read more
