Redfish inspections really came through for me. I'm buying my first home and did not know what to anticipate about the experience. All I knew was that I needed to get an inspection, and I had to do it within 7 days or else I'd lose my opportunity to back out of the property without losing thousands of dollars in case something was drastically wrong. I figured these companies are all super busy and I see on youtube some inspectors being booked out a full year so I had little hope of getting it done in time. I called at 6pm on a Sunday and to my surprise someone answered the phone. I had a pleasant conversation with the person I spoke with, explaining what I needed fully, anticipating it would be a very unreasonable request and the lady on the phone told me it's no problem and we can have someone out there tomorrow morning at 8am. Needless to say I was shocked, and also initially concerned because there were people still living in the house I was purchasing. They told me it's no problem and they'll reach out to the leasing agent to gain access and if they weren't able to then we could easily reschedule it for when access could be acquired. That call alone was already above my wildest expectations. Monday morning arrives, and I show up to the house at 8:03am, slightly later than I wanted and the inspector was already at the house performing the inspection. I waited for him to come outside so as not to disturb the process and he immediately walked up to me, introduced himself and shook my hand. Keith was a really cool guy, he explained the process, talked to me about the technical things in a way I could understand and wasn't in a rush or a hurry. I really appreciated Keith taking his time to make sure that I not only understood the process but also the timeline and what things I should expect afterwards. Keith also introduced himself to my family as they arrived and made us all feel comfortable and welcome to walk around, look at the house, and ask him questions at any point while he did his work. At some point I headed out as I was done giving walkthroughs of the property to my family and I had to get back to work. Once the inspection was done Keith gave me a call to preview his findings and let me know that the house was in pretty good shape and there were a few things he documented in his report that I'd want to consider. The report was quite thorough to say the least, each item that was inspected had a detailed description, photos, sometimes videos where Keith narrated his findings pointing out the exact issue. It was overall well organized and included notes of specific issues, the type of professional who would fix that issue, recommendations for what's critical, what I could fix myself DIY, and what's a safety hazard. Overall it was very well organized and gave me the ability to leave comments, and make repair lists that I could send my realtor which made the process very easy! On top of all that, I even got a call after the inspection and learned that I'll be getting concierge service to help me setup my new utilities including options for getting a gas hookup as there currently isn't one there. My experience with Keith and the rest of the RedFish Inspections team was beyond amazing, I really appreciate the hard work and dedication of the team and very much look forward to closing on my new property! Disappointing experience. One inspector arrived - they advertise two. Nice guy, but spent 80% of his time staring at his phone. Pest inspector didn't show up in the hour and a half I stuck around, and used pictures I saw the building inspector take in his less than half complete report. Inspector used an extendo selfie stick like device to take roof pictures - did not go on roof, did not use drone, unclear if full perspective captured. I complained, particularly about the minimal time actually spent on inspection vs on phone, and the nearly blank pest inspection report. I was told I was wrong by two different employees and then eventually they admitted they were wrong and my complain was valid, offered to "make it right" and then stopped responding. They called a few days later to encourage me to leave a social media review in a apparently standard process. I asked how my complaint was going, they remembered me, apologized and then got off the phone. This is not a 5 star inspection. I feel ripped off and lied to. read more

This will be a lengthy post but hopefully it sheds light on the experience I had with Redfish Inspections so that anyone reading has all information to make an informed decision. I was assigned an inspector, Bill Smith, who was nice & talkative. He certainly sounded like he had performed many inspections so it was my unpleasant surprise the number of items missed in the inspection. He stated he would often work late hours and be exhausted as one can imagine from going back and forth between sites and drafting reports daily, which in my opinion contributed to the lack of due diligence when performing the service. Items missed had a significant cost associated with repairs & had I known during the option period, I could have had that the seller perform repairs prior to closing but I was not given that opportunity as I relied on the inspectors expertise, which unfortunately put the cost of repairs solely on me. When I notified Redfish, Nick Sprouse, came to the property & acknowledged that items were missed & his frustration regarding our disappointment with Redfish & that he would contact the owners to rectify the situation. Unfortunately, Redfish's position on rectifying their missteps is to not take accountability for the totality of the claim and strong-arming/gaslighting the customer into thinking the items missed weren't there to begin with and downplaying the significance. Items missed are as follows; * Garage & carport were not safe to operate. On the closing date, a short time after the inspection, when calling the garage door up, a wheel shot out of the wall and could have caused severe bodily harm. This was approximately $1k to fix, which does not include the carport. * The dryer vent in the attic was (a) not the correct material & (b) not venting out of the attic. Redfish agreed to pay for which was $250-300. * Leaking angle stops in the kitchen & both upstairs bathrooms. The vanity in the small upstairs bathroom had visible signs of mold that were not identified. * Leaking toilet upstairs in small bathroom. Had a thermal camera been utilized properly, the leaks would have been identified, as a leak detection company identified it within 15-30 minutes. Had to pull up the flooring and redo it all which cost $2.6k. * Water stains on the ceiling of the small upstairs bathroom not identified. * A purlin in the attic that's holding up supply ducts was completely detached from the support beam. * I pointed out that the flue for the water heater was not up to code as it needed clearance from combustible material (wood) & then the inspector noted it in the report. I cannot say with certainty that it would have been identified if I didn't speak up. * The flooring downstairs was cupping & had visible deterioration which appeared to be moisture related. Redfish stated it was normal wear which the flooring expert I've been in contact with disagrees. * The gable vent screen in the attic was completely shredded & needs to be repaired to prevent rodents from getting in. Also not identified in the report. The money spent to repair the plumbing alone was ~$5-6k, the garage repair was $1k. I provided the receipts & pictures to Redfish & was met with a response that left me flabbergasted, they would only pay for the dryer vent & twice the amount of the inspection fee ($1500 total) & of course my silence on the matter, a joke. They still have not accepted any responsibility & merely just want me to go away. I'm sharing for awareness in hopes that future homebuyers perform their own due diligence before selecting an inspector. I'm sure Redfish will respond with a statement that certain items were not noted at the time of inspection or it was outside of their expertise but I caution you on believing these as multiple experts have been to my property to further support the claims I have made against Redfish. I am simply holding them accountable. As a matter of principle, I am not accepting the $1500 from Redfish. The more you know, the better you are able to make informed decisions. Hope this doesn't happen to anyone else. read more

Can I give 0?? RedFish inspected the townhouse I was going to buy twice. Once before my offer went forward in the buying process and once after the seller was supposed to repair all agreed upon issues. So basically, $900 for both is what I paid. Since I have moved in, I have had to replace or repair the following: Hot water heater $2000 - no hot water!!! No spindles on the stairs were secured, and my 4 year old granddaughter almost fell 8 feet onto a tile floor $650 (She started crying when she slipped on the stairs because she thought she broke one when it came off in her hand) HAV system, which almost flooded my attic, $3700 Sumpump - replaced it as it was inoperable and would have flooded my patio and townhouse at least 3 times since I've lived here $ 500 You get the idea. Had my granddaughter been hurt or my home damaged before I caught her or it, I would be suing right now instead of warning others. I would have renegotiated my price had I known of the $8000+ I'd be spending. I am writing this because someone unplugged my sumpump, and the patio almost flooded last night. It got me thinking, after I plugged my new one in and it worked great, that I must warn others. These are major oversights!!!!!!!!! Don't use these people and get 2 inspectors - it will be worth it in the end. read more

I contracted with Redfish Inspections for my new home. Nick was already onsite for the pre pour inspection prior to my arrival. He was very thorough and explained what he was looking for during the inspection. Nick found several minor gigs during the inspection. He also gave me advice regarding who, from the builder should be onsite during the foundation pour, etc. I received a very detailed inspection report within 2 hours of the inspection. The report included pictures with arrows pointing to the deficiencies and detailed violations by code. I forwarded the inspection report to my builder and they corrected all the deficiencies well in advance of the concrete pour. I'm looking forward to the next two milestone inspections from this company, which I trust.
