This company bills themselves as a leader in short term rentals however when you do contact them regarding one, they try to upsell you to much longer than needed. There were 92 rentals listed as short term rentals on their website however when I tried to book I was told it was impossible to book for under 3 months. Once again, it is a real estate company operating under deceptive practices that makes people hate the whole process. Do not waste your time looking at these impossible to rent properties. read more

I highly recommend you avoid at all costs for the following reasons: - The agent, Jeisohn was duplicitous in his dealings with us, increasing the fee we had already agreed to, and actually verbally berating us via text message and phone when we confronted him about it. - The apartment was an absolute mess when we arrived at the end of the arrival window they offered. Trash everywhere and the cleaning folks had not arrived yet I have timestamped pictures for proof. I contacted Apt 212 but they actually cast me off to the property management firm. So what does apartment 212 do for the broker fee? Absolutely nothing. They seemingly add no value in this process at all. - Everything was broken. The oven didn't work, the stove did works, the AC unit in one of the bedrooms was broken, both toilets backed up multiple times in the three months we were there. One of the beds was so worn that I had red marks on my bad from the springs. Getting these things fixed was a huge headache. - Do not be fooled by the seemingly high rating Apt 212 has here on Yelp. If you dig into some of the reviews from a year or more ago, it seems highly likely that many are fake. Do yourself a favor and use Airbnb for short term rentals, or if you must use a broker, do not use 212. read more

They have gorgeous listings on the website so I submitted several requests. Turns out all those listings were unavailable but the "admin hadn't gotten around to removing it from the website." Hmm weird I thought. However I still asked the agent to help me find apartments and then he informed they charge 20% fee of gross rent. Nowhere on their site does it say 20%. They never contacted me back with new listings and I went back online weeks later and those same listings the admin hadn't removed are still there, talk about misleading!! read more

I would not recommend using this company to find rentals. I enquired about an apartment for a short term rental and received an automatic email saying I would be contacted shortly and over a week later no has called or emailed me. I enquired over the phone and spoke to a rude receptionist who could not tell me how long I would have to wait for a response. She gave me the email address of one the agents who obviously was unresponsive. I have had bad experiences with other estate agents but this is worse. I am curious about what is "Tech infused" about this company when the level of service is so bad. Rather go somewhere else and not waste your time with these people. read more

New York City can be one of the most stressful places to find an apartment bar none. Luckily my transition was made a whole lot easier being that my sister had an open spot in her apartment. I stayed with her for a little over a month before realizing I desperately needed a space of my own. I had been meandering online and on Facebook for open rooms in the city when I ran into apt212. They specialize in the lower Manhattan area and that's exactly where I wanted to be, right in the middle of the action! They post a bunch of pictures of each listing they have on their website which made it easy to view the apartments and narrow down my search. I got in touch with one of their brokers who showed me 3 different apartments that I was interested in. I always expect the worst before entering an apartment for a showing since you really can't trust pictures 100%. Though in this case the apartments were still in fair shape albeit they did show a bit of wear and tear from the constant rotation of short term leases. All in all, I got what I wanted which was a short term furnished apartment while I continued my search for a long term spot to call my own. You really can not underestimate the value of not needing to worry about furnishing, it can be a real pain. The apartment was nasty the day I moved in. You have to carry your luggage through the streets of New York to receive and drop off your key. They do NOTHING TO help make your transition easy. They also don't have a problem charging for cleaning, cable, or internet that was not even provided. When you report it, they tell you to call maintenance, when maintenance doesn't reply or or fix the issue it's the leasing agent's fault. Seriously, don't waste your money. It's an over priced brokerage firm that has no real reguard for the tenants. read more

I am re-posting this as I was threatened by Apt 212 to take the post down and I was scared to keep it up. They threatened to take me to court, which they did, and after missing work to attend the hearing in court, they never showed up and the case was dismissed. They we're also suing three other people on the same day, I assume for negative yelp reviews. We found "fake" reviews that current employees had written as well in attempt to dismiss negative feedback. I received calls to my work, texts and my roommate received screen shots of her linkedin, all to pressure the removal of the review which made both of us very uncomfortable. Here was the post I wrote months back: I can't believe there any reviews that are positive on here (now I know why) - this company partners with SOHO lofts management company - the staff members appear to work at both companies and have email signatures from both, however they are "separate" companies which is how they hide behind negative reviews saying it wasn't them. My main goal was to make sure other business professionals don't make the same mistake I did when they are relocating for work. I'm a 31 year old professional who relocated for work and needed temp. housing while searching for a new apartment. The first apt they provided was filthy, had trash in the room, hair and dirt all over the beds, no kitchen supplies, and a door that took 20 mins to unlock. My roommate and I insisted on a new apt and the "only one they had available" was over $2K more / month. Because it was 6pm, and we had no choice having already paid a non-refundable cash deposit, we we're forced to pay $2K more because of their poor quality service /apts. The second apt wasn't stocked at all, had one bowl and a flower vace, no oven, no stove, no toaster oven. The water was completely cold for 4+ days so we we're forced to shower at the gym. During our stay, we had multiple agents enter the apt without any confirmed warning (they sent an email while I was at work and walked in right after with my sick roommate at home - didn't even knock). To top it off, we we're charged $500 for being a few hours late to return the key off (which a worker was IN our apt and didn't inform or remind us - it was somewhere in fine print). I paid $9K for one month in a dorm like apt with no service and got nothing refunded but a cleaning fee of $200 (for the first apartment problem). read more

He provided me the full service in which he asked me my budget and location, and why I was coming to NYC. Just from telling him why I was here, he gave me amazing advice on where to live compared to what I had in mind. Dustin was super nice and patient. After showing me several apartments online, he gave me his personal thoughts which made the deal even better. He truly made me feel like he was giving me the best place to live for what I can afford. I am a busy professional in NYC. My old lease was due to expire and I needed a temporary accommodation before my new lease with another building. I found APT212 while I was searching short term rental on google. I basically contacted APT212 and told them what I want, one of the agents quickly showed me some good options online. I didn't need to worry about furnitures or internet. I just moved in after making the decision and arranging my old furnitures. The experience was like staying in a hotel, actually nicer than hotels. STAY AWAY! There are no words to express how terrible this agency is. Where to begin... APT212 had us live in an unsanitary apartment for MONTHS, taking so much money in advance that we had no other choice than staying there. The apartment was still under construction when they showed it to me, so they basically told me what I wanted to hear about how it will be, to have me sign the lease and give them an outrageous amount of money. When we moved-in, we realized the place was completely below NY state housing standards, not to say dangerous: - No heating system in the apartment, which is illegal (and think about winter in NYC) - Two severe gas leaks on our first weekend, with APT ignoring our calls and refusing to resolve the issue: fire department was called to shut gas down - Rodent activity started during the summer, and APT refused to call an exterminator, so we lived with mice for a while, before taking care of it at our own expense - Overall unsanitary condition: no access to the fire escape (illegal), a huge water infiltration above my head in my bedroom... Insufficient electricity power to supply the whole apartment with fuses blowing on a daily basis... Nothing was ever taken care of and every time a service was requested we were simply asked to stop bothering them and live with it. All of this for $1,900 a month. A real joke. But the worst of all are the agents and office executives working at APT. Besides being super rude and disrespectful at all times (entering the apartment and your room several times a day, weekends included, to show the place to a client, with no notice - they don't even bother to knock), they will treat you horribly once they have your money. The CEO David is the worst of them all - using threats and intimidation to make you give up any basic service request and live in a disgusting, unsafe place. I lived in the city for 3+ years and have never seen anything like this. Absolutely horrible, I would NEVER EVER recommend this agency to anyone. I was sad to leave New York but it was a real relieve to be out of this place. I just logged back onto my Yelp account and found multiple messages from the business owner requesting me to take down my opinions. No thanks. I enjoy my constitutional rights to free speech. Moreover, got a private message from an outsider saying Apt #7 does not exist in the building. And this property was not a rental- it was a furnished condo for purchase with asking price of $750k. I finally gained representation and learned that the property was again re-listed in October but subsequently went in and out of contract. Very glad that I avoided this listing, and very happy with my current representation at Bond NY. No thanks Apt212. read more

***WARNING***: Don't trust APT212's rating! They threaten to sue anyone who posts a bad yelp review, and also offer money to take bad reviews down. They actually took me to court (and of course lost because it's ridiculous, pure harassment.) That's the kind of company you'll be dealing with. Apt212 was the worst rental experience I ever had! These are slum lords. It doesn't matter what goes wrong, they never respond. They tell you to send an email and then ignore it. We stayed at 18 Spring Street. There were many problems, but these were the worst: It was the dead of winter and the heat did not work. We tried to sleep in overcoats in sub-zero temperatures. It was impossible. It was torture. They would not keep us updated on any progress on repairs. The heat did finally get fixed, until it stopped again, until it got fixed again. Utter misery and frustration. And they would not reimburse us anything. They also did not mention that at night, the bar nearby is so loud that it is impossible to sleep without ear plugs, and sometimes impossible to sleep with ear plugs. It was awful. Now to be clear, APT212 blames the landlord. But they would provide no way for us to contact the landlord directly. And if the landlord is really so terrible, they should not be doing business with that landlord. Moreover, they cannot blame the landlord for being extremely unresponsive to complaints about problems -- leaving messages seemed to go into a black hole, the service was just terrible. Nor can they blame the landlord about not being honest when showing the apartment about the unlivable conditions. And regardless, whoever is at fault, this disastrous situation is what you may end up with. You should be aware. You've been warned. read more

So I don't think many people know of short term rentals in nyc (I didn't before) but its the freakin bomb, especially for international students like me. I can't deal with the stress of researching apartments, only to find out they want a guarantor or pay a years rent upfront, or etc. And then there's the further annoyance of buying and assembling furniture that you're going to have to figure out how to dispose of a year later... So APT212 provides a fully furnished apartment with sheets and stuff like dishes/cookware, and of course wifi, utility, and cable. All I had to do was move in with my suitcase. YUSSSS. Though pricier than a basic unfurnished apt that I would've found by endlessly scouring craiglist or facebook groups, in the long run it was worth the extra $ for not having to go through all that. (Big plus was being able to rent it out just for the months I'd be in the city. I'm always gone during January and June-Aug so I saved 4 months' rent, which I would've lost in a typical 1-year lease. So clutch.) PRO: - Convenient - Simple and hassle-free. The broker I spoke to was actually really helpful and she gave me relevant listings pretty quickly, so all I had to do was go see and choose, sign, pay, move in. BAM. - Apartment was clean and pretty much what I expected from the photos. CON: - on the more expensive side - apartments only in Manhattan. Will update when I finish rental. read more

Several friends and I got in contact with this place while looking for summer housing on Craigslist. We did not rent from them, and I would strongly recommend you not try to do the same. Their realtors seemed dishonest throughout the entire process--we ended up in contact with several of them, and they gave us misleading and conflicting information about their places--one agent would tell us they had just sold everything in our price range while another was inviting us to tour something in that range the next day. After we decided not to book with them I got harassing emails from a realtor who had posted with one of their listings. AVOID APT212 like the plague. Was looking for a short-term for my family to stay. We didn't want to stay all the way in queens, so I went back to this company since I had a pretty good experience with them. I had a lot of issue with the apartment we had, to be frank... not because of the apt itself, but because my parents had sleeping issue so they needed a really quiet space. Maggie was such a huge help, going around to communicate with the other tenants for me and even brought extra carpets to alleviate the noises!! I'd say, if you have a reasonable expectation for rentals in nyc, you'll have a great time with the options they have. read more

As a college student that comes to the city almost every summer for internships, they have been a tremendous help in finding me just the right apartment. Before I reached out to APT212, I spent hours going through online ads and dealing with the frustration of endless dead ends. When I stumbled upon APT212, all I had to do was tell an agent what I was looking for, go on a showing (although I also had the option to book it remotely- which was great!) and I had the place I was looking for- Just like that! Another great thing was that they had many options for student housing. I went with the private room in a shared apartment option because it was the one that fit my budget. I was a little skeptical about sharing an apartment with strangers, but when I found out that background checks are done, I felt very safe! This place is a THE WORST!!!!!!!!!!!!!!!!!!!! The fact that people work here is sad, they obviously have no conscience since they are basically ripping people off. We got this place through Airbnb and acted as if they owned the building, They tell you that if you pay directly through them that you will save money, this was completely false. They told us they were charging us 15% commission and ended up charging 20%. They nickel and dime you every chance they get. Keeping your deposit anyway possible. We finally go into our place and it was missing 1 or 100 things!!!!!!! We emailed them and they said "customer service" will assist you with that. Once you sign that contract, they give 0 shits. "Customer Service" didn't even have a name. They email you from some generic email and act as if they are helping you. They said they would have someone over in roughly 24 hrs for the following things: Take twin bed out of the largest bedroom ( a bed that was just sitting there) Trash cans (we had 0) needed plates need more cups need wine glasses Pots, pans (every kind) - we have none Utencils - we have none Mixing bowl Take boxes out of bedroom TOILET doesnt flush Bathtub not draining and slippery Water pressure low WATER DOES NOT COME OUT HOT FINALLY the nice maintenance guys came and even they didnt have anything good to say about the company. We asked why they were so late and their English wasn't very good. Luckily I speak Spanish, so was fully able to communicate with them. They said they had 1 million things to do since it was the busy season and there was no way they could have made it over when "customer service" said they would. The maintenance guys also knocked once and just walked in. They thought i wasnt home but they scared me and I was basically 1/2 dressed barely waking up. This was one of the most stressful experience i have ever had. We travel often and nothing has ever been this terrible. The bar downstairs was so loud that we needed to have the air on day and night to drown out the noise. They also just WALKED-IN several times to show the space, no knocking or anything (of course its "in the contract" that they could do so). The photos of the space look NOTHING like it really looked like with furniture missing, gross couch and worn down EVERYTHING. Their back-handed apologies dont mean anything as they basically try to place the blame back on you. Thank you for ruining my move to NY!!!!!!!! 06/06/17 HARASSMENT: My roommate and I were harassed to take down our negative reviews which were all completely true. Not only did I receive emails and numerous call after call (without leaving a VM) but also received a creepy text message with a photo on it asking "is this you", all connected to APT212. I had to file a police report to protect myself from this company. As a consumer, we have rights to offer our opinion of what happened whether its good or bad. Its really unfortunate that they handled this situation so poorly. They could have simply responded to our emails when we initially mentioned all of our problems. They sued me for defamation and had no grounds to do so, so of course APT212 never showed up to court. Case dismissed. I received a follow up email from Claudette in regards to a few apts I saw listed through Naked Aparments. Through some brief exchanges, she confirmed a 4pm appointment on Tuesday at one apartment. Of course by 4:15pm I called and she said I never confirmed the time to meet and she wasn't available to show the apartment without going to her office first. When questioned on leases, Claudette said she couldn't offer a lease more than 5 months and after that, a $1300 apartment would go up to $1800/month. What a time waste, NO THANKS! read more

This is without a doubt the biggest scam and worst rental agency on earth. Firstly, they have a horrible payment website set up that ended up withdrawing $3090 from my bank account 6 times. Leaving me a mess to deal with between my bank, including several overdraft fees from it. Then I finally move into the apartment and it's completely trashed. Moldy food left out from previous tenants and the worst part is they still show these apts in this disgusting condition. They tried to tell me they have no control over the condition of the living space because it's shared, even though this is a collection of food and trash that has been there for several months. After I complained multiple times, they finally sent a cleaning woman to come who was only able to stay there for an hour and clearly this place needed a lot more attending to with the condition it was in. I only ended up living there for 3 days out of the entire month that I had signed because it was so gross. Finally I return my keys to the Apt 212 agency and waited a month for them to return my security deposit to me. Of course once again they scammed me by claiming I never returned the keys and charged me $125 for it, even though I did. Then charged me $136 for electricity for my portion alone for the month when it's a 4 bedroom. There's no way it could ever cost that much even in NYC. Then to top it off, they had the audacity to charge me $120 move out cleaning fee. They claim this charge ito clean up the rooms for the next tenant. Looking at the room I walked into, there is no way these people actually clean the rooms when you move out. It's another bogus charge they add on. Overall it was a horrible experience from day 1 and I would recommend you save your time and money by NOT RENTING with this agency. read more

Dealing with APT212 has been a nightmare. They made the entire process extremely complicated, never answered our questions and instead sent a daily copy-and-pasted email requiring payment. It was like we were dealing with a bot. Even WORSE, once we paid them they said that they had changed their bank account and had cancelled our lease and will be taking our EXTREMELY expensive deposit. This was after the lease had ALREADY STARTED and we made it very clear we intended on keeping it. COVID-19 made things complicated, but they were completely unprofessional throughout the entire experience. read more
