Despite the bad rating and reviews, I had a better experience with my time at a Brusco owned building. I had lived on 95th and Amsterdam (studio-4 years) and 80th and Amsterdam (1 bedroom-5 years) and both were renovated spaces. Both buildings had responsive managers and supers so no complaintson my end. Only one complaint was one of the buildings had washer and dryers that broke down constantly and eating up my cash and sometimes my clothes. Overall though, I had no issues with them so I guess i was one of the lucky ones and would consider Brusco again if I were to move back to UWS! read more

A Note on Professionalism for Joseph "the Bully" Brusco; License No. 10401250823: I stopped by an apartment that Joseph was showing this morning at West 73rd Street. I took a quick cursory look around, snapped a couple of photos, and then turned to ask Bully Brusco a couple a questions, as I have done with literally every broker that I've encountered on my NYC apartment search. After I asked a singular question - "Is the air conditioner staying here, or do I need to purchase one of my own?" - Bully Brusco responded with the following: "Look, you seem like you're really on the fence. I have four applications on this already. This unit, at this price, in this neighborhood, is a steal. If you don't want it, don't waste my time." I smiled, and as I've done with all of the apartment's I've seen thus far, opened up the Notes app in my phone to jot down some of my take-aways from the apartment. --3rd floor walkup --No laundry in building --Broker is an @$$h013 To Bully Brusco: 1. I am not comfortable making a split second decision on where I'm going to live for the next 1-2 years in a matter of 15 seconds. Shame on you for pressuring me into a quick decision and then spitting in my face when I asked a single question. 2. You have lots of applications on the unit? Great. Then, why are you still showing it? 3. Yes it is a tough market for tenants. Yes landlords have all the leverage. And yes I am sure you have many applications on your Upper West Side apartment. Slumlords. Laundry always broken and raising rents unbelievably in old uncared for buildings. Basement is a tragedy with of open pipes, vents and holes through the sub floor. Brokers they partner with charge fees without even SHOWING units - let yourself in with a lockbox and pay thousands of dollars for the privilege. The super of my building was great, but the management company is terrible. There was illegal activity in the building causing continuous noise issues. The Brusco Group did not care as long as they were getting rent. The police even came to the building and Brusco did nothing. It was horrible getting the security deposit back. The apartment was left in great condition and even vacated early at their request. They admitted there was no damage and they were not seeking to recuperate for any repairs. In fact, they provided no reason for why the security deposit would not be returned. They claimed for months (yes, months) it was "in the mail" or "lost in the mail" before they just stopped answering the phone and never returned a single phone call. Ended up filing a lawsuit and that got them to cut a check quickly. Before you sign a lease with these people, get familiar with how to file a claim in NYC small claims court. read more

Lived here 2 full years, now in my 3rd year. Great location but the building is in bad shape, management is unreachable, and service leaves a lot to be desired. Brusco has sharply raised my rent while scaling back services, e.g. they stopped regularly cleaning the hallway and cancelled monthly exterminator service. I've reached out repeatedly about cockroaches (which have appeared due to aforementioned lack of service) and received no follow-up, which is still more polite than a prior time I flagged a service issue and received a response (see below). I interacted with upper management in 2018 and they seemed like decent folks, but they've made themselves unreachable and planted their service staff between themselves and tenants. It's unfortunate because without any ordinary way to discuss and resolve issues it forces me as a tenant to choose between accepting the status quo and escalating to regulators / 311 / Yelp reviews. :( read more

I have agree with Jason here. Brusco has tried to increase the rent of everyone in our building by a stupid amount. There's no reason whatsoever for this. No work has been done. The regular negligence of communication from the staff at the office has meant that necessary repairs have been attempted multple times, and never been complete properly. Staff will only communicate via phone, if they ever answer. Left multiple messages over the last few years with our contact there and never receive a call back. Constantly have to call until someone answers at the desk, then get informed that such-and-such isn't in today. Walk into the office 10 minutes later and suprise, they actually are there. I'm at a loss. These are people whom have on their website testimonies "Landlords are generally perceived as "the enemy," with their only agenda being to "raise the rent." Shady, shady. 1. As a new renter in NY, I fell for their scam of charging me extra deposit, but figured that out too late. Then upon moving out, they have made a lot of excuses and contingencies to justify not returning any of my inflated deposit to me. If I were renting again in NY, I would do my best to avoid Brusco and West Side Management. I will be enlisting legal assistance, because this may be illegal. It's definitely unscrupulous and unethical. 2. Almost non-existent service. Luckily, our unit was nice, so we didn't have many issues. When we did, no one would answer the phone. Sometimes it took days for a call back. The emergency number for the super was never answered. The one time we needed the super (on a weekday), he said he wasn't available for several hours. 3. I am giving an extra star because I actually really liked my apartment. Great location. Crummy generic finishes, but overall a nice space. read more

The apt I rented from them has major underlying mold issues because they wouldn't repair a long standing leaking roof issue. Anytime something was broken from old age, as the building is from the late 1800s, they would send the super over to take a look. The super would then blame me that it was broken. They never send a regular exterminator, but lie and say they do. So much needs repair and fixing, but I had to choose my battles. They don't email, they prefer to do business through word of mouth so that they don't get caught in their shady dealings. Watch out for City Stop Realty listings. They post Brusco apartments and leave off the Brusco name because their local reputation is that bad. read more

When I found an apartment and found out Brusco was the property manager I Googled them and looked at their yelp. I thought, "Oh, great this is going to suck". But so far we've had no issues. The lease signing was easy and straightforward the staff explained everything and gave us time to review. My experience was counter everything I read in their reviews. We moved in quickly and they didn't have time to re-grout the bathtub and fix the toilet. I called them and they sent over some people to fix the issues two days later. I'll update my review if things ever go south. I wouldn't let these reviews stop you from getting an apartment they manage. read more

Been living in a Brusco apt. for less than a year now. Service is not good. They rarely return calls and you as a tenant need to be quite aggressive for maintenance to come and help with any issues. The apartment itself is not the best. Doors have been installed improperly and generally the place is not well maintained. It is obvious that the apartment and building is old and not well kept. Most importantly, my Brusco apartment has been broken into twice. Both times no sign of forced entry, and Brusco has had a spare key both times. I like to give people benefit of the doubt but twice is too much. When I called to report, the receptionists were very dismissive and not helpful. I have rented from Brusco Realty located at 766 Amsterdam Avenue for over 12 years and have had an amazing experience with them. After years of searching all over the city and many apartments with landlords who didn't care, I finally struck gold when I got an apartment with Brusco and found the best landlord in New York City, Joe Annunziata. Even though Joe is extremely busy and runs over 40 buildings in the city, he has always made time for me whenever I have a concern or question. I started out with Joe when I moved into one of his apartments on the Upper Eastside, which was perfect for me at the time. After a few years when I needed a bigger place, Joe personally helped me find my dream apartment on the Westside. He actually took the time to show it to me himself. When I saw it I was so excited, it was love at first sight! I couldn't believe I was actually going to be able to move into such a beautiful one bedroom in a brownstone on the Westside in one of my favorite neighborhoods. I have loved every minute in this adorable apartment and the layout and use of space is incredible. Plus my bedroom faces a garden so when I wake up in the morning I can hear the birds singing, which is unheard of in New York City! Joe has trained his staff well and they have always been very helpful. They have promptly taken care of any issues I have ever had. Don't be fooled by the positive reviews, Brusco is unresponsive and negligent. I lived in a Brusco apartment for two years. For most of my tenancy the front door to the street (the only locking exterior door) was broken and open to anyone who wanted to wander in. On one occasion (after repeatedly asking Brusco to fix or replace it) the door broke in such a way that we could not get OUT of the building, which was frankly terrifying. Every single time I reached out to the office with concerns or service issues I was completely ignored. Not one call or email response. They also stopped sending an exterminator monthly which (as we all know in New York) causes bug issues no matter how clean you are. The heat was left on high during mild days so temperatures in my apartment reached well over 90° or it would be off all day and night in the middle of winter. Not only is it impossible to get a service request done, but management takes 0 responsibility for any of their faults/errors. Requested emergency service on five separate occasions over 2 weeks only to have the Super (Omar) no-show multiple times and then have Derek (Service Manager who is completely useless) question my tone when I was *shockingly* upset that nothing was getting done. After living in my apartment for 2 years we unfortunately have to vacate at the end of our lease because of the lack of communication and lack of will to care about their tenants. We have had many problems involving repairs and at this point our leaky roof when it rains and water spots that continue to grow are the least of our worries. This company came in to "fix" our heat over a year ago and wound up re wiring our whole system without informing us so we now get stuck with through the roof con ed heating bills, when our contract with them states heat is covered by building. Have lived in the building for 3 years and just decided to renew for a 4th. Our apartment was one of the only ones we found in the middle of the UWS off the express train that had both charm, outdoor space, and an affordable rent. The management is not always quick in responding to minor apartment issues and sometimes takes a little nudging, but overall they have been helpful and responsive. Also, their management office is a few blocks away so it's convenient if we ever need to stop by. Awful, awful, awful. We're about to move out, thankfully, but the management are abysmal: lazy, unresponsive and rude. The so-called manager for our property rarely answered the phone and took many days to return calls, if ever. Our hot water didn't work several times one January and they failed to fix it or compensate us. The heating was sporadic and the management never fixed the boiler. The 'super' was useless. Parcels were stolen for many months until another tenant put in a fake camera. After numerous complaints Brusco eventually installed a video entry system but it didn't work properly for about two months. We periodically had infestations of mice, cockroaches and ants. Almost everyone in the building had similar views and experiences as us. Avoid these people like Ebola. read more

Really terrible. I was locked inside the building a couple of times and there are cockroach/mosquito problems that they kept saying they would take care of and never did. In addition, some of the appliances were never properly installed and I had to have a friend help install them and fix things if there were every any issues. I have an extremely good relationship with the girls who work the office.I do not see my landlord too often but It's cool with him. In Earlier years, there was Orchid, now I deal with Celsa and Sometimes Jessie. Well, Honestly, things get done in my apt. When needed. Celsa is The woman in charge of overseeing my building. She gives me that call back and whatever needs to be done is done. We have had some issues with neighbors over the course of 27 yrs and I can say those neighbors were dealt with and peace prevailed. Celso who maintains the building Is a gem. He is our main super. I'm a straight forward person and so When I need something I ask I dont yell. Im also in service business and I know these people work hard and do their best. When I was not happy about something I went to the office to discuss. So I'm content here. Been in NYC over 45 yrs and have experienced a few horror stories with other management however This has been a totally different experience, hence, I remain here. I really Love my Home. I have been dealing with Brusco for 2+ years and have not had a good experience with them at all. This company does not know how to manage a building. Management is rude, unprofessional and disrespectful. There have been issues with security in my building, packages being stolen on more than one occasion (I have personally had 3 gone missing), front door not locking, and strangers coming into the building and they act as if it is not their problem/responsibility and "there is nothing we can do about it, we don't have security cameras. I don't know what to tell you". Additionally they are terrible at responding to messages and requests for building maintenance, including emergent situations during open office hours. It takes forever to get the super come fix things. Additionally they do not communicate with their tenants- there has been 2 months of construction going on in the unit next to me, of which they never alerted adjacent neighbors regarding questions or concerns they may have about this issue and warn them of how disruptive this was going to be. Upon alerting them regarding my frustration they were inconsiderate, irresponsive, and again flat out rude. I have otherwise had good experiences with my landlords and rental companies in NYC so I would advise avoiding renting from this company! read more

I have been a (business) tenant of the Brusco's for over 30 years. They have been extremely helpful, and have made repairs, extremely quickly. I have never had a problem with them, and they are always responsive. They re-built half my floor and absolutely no charge to me. They have been very fair on leases, including letting me out of a lease on a small storage space I rented. Otherwise, this would have cost me over $12,000. They are also a customer and pay their bills on time ,and I have no problem with them, there either. I use the approach of "you can get more flies with honey" , approach, and they reciprocate. If a repair is their responsibility, they repair it. My lease us up in 4 years, and I expect to work with them and re up. read more

My husband died in July of '13 after a two year struggle with cancer. He was twice my age and had lived in a Brusco building for 47 years. At the end of July I was accidentally locked out of the apartment. I went to the locksmith across the street for help and he asked which building. When I told him, he asked if it was a Brusco building. I said yes. He said he could not help me and picked up the phone. When I got back across the street the manager of the building was waiting for me to tell me that I had made a foolish mistake and that in fact he had no intention of letting me back in. A few days later they returned my rent saying they did not recognize me as tenant of record. A few months later they filed a case against me for non-payment, partly sighting the rents that they had continued to return to me. They lost the case and then started up another court proceeding involving my proving my Executor's rights to my husband's estate, causing me to lose money and time at work. I care for older adults with dementia for a living. My current client was severely affected by my absence. Their demand that I be named Executor stated that if I didn't get it done and soon, everything I owned,(including the right to my husband's signed lease), would go to the Public Administrator. A lot of time and trouble. Now, I am being told that I can pay the rents that I have already paid as long as it is clear that they are not accepting me as tenant on record and it is done in a way where I will have to get reimbursements for all of the various checks and money orders I have purchased over the last 9 months, get an Executor's Trust account through Surrogate Court, and move all the funds into that, and then resubmit. A lot more time, a lot more trouble. I have been told that all of this is legal. I guess in an ideal world our court system would not be so lenient with such obvious harassment, but the courts are fair to both sides as long as they are willing to pay for it and work for it so I cannot complain. Something to note is that I am a single person on a very limited income. The realty company is a very powerful and wealthy conglomerate with lots more money and resources. I should have expected all of this, as they have been consistently difficult in their dealings with my husband while he was alive, including several incidents involving months without a working refrigerator or front door buzzer which needed to be dealt with through a local politician's office. Several other ugly incidents had taken place in my husband's time. I'm to understand that the original Mr. Brusco was a fair and kind man. I am sorry to see that his sons don't seem to follow in his footsteps. If you have an older adult who lives alone in a rent stabilized or conrolled Brusco apartment make sure to listen to them when they talk about problems in the building. Though the apartments itself was a great space inherently, this management company impossible to deal with and I am very relieved to not have to deal with them again. For starters, the apartment was extremely dirty and needed a LOT of repairs when we moved in. I thought, like any apartment, it would have all the dirty and broken details throughout fixed from the time I first saw the apartment to when we moved in. Instead, what I was told was that I had seen it and agreed to rent it, and "what I see is what I get." I should've taken that as a red flag and planned to move after the first year. Instead, I stayed, only to deal with a consistent lack of response from the management company. Every time there was an issue both my roommate and I had to call at least three times and even go in person to their offices to have anything heard. Worst of all, our refrigerator was broken more than once - meaning all of our food spoiled MORE THAN ONCE. Towards the end of our lease, it stopped working again.... despite our MANY phone calls, the refrigerator was broken for over THREE MONTHS, which not only meant we were forced to throw away all of our food, but also meant we couldn't keep food in our house! We continuously called, their answer was always that they would call us back with an update (they would not), were sending someone (who never came) and finally that they would replace it (they didn't until the very end of our lease). At this point, we'd already told them we were not renewing so COINCIDENTALLY the refrigerator was never fixed. They finally replaced it ON our move-out day. They'd promised to reimburse us monetarily for this extreme inconvenience that made our apartment honestly uninhabitable as we could not meet our very basic need for food - as one should expect by now, we never saw saw said reimbursement. To add insult to injury, they then CHARGED US $150 for cleaning - after we had paid professionals clean the apartment. Not only that, they also lacked transparency when it came to the rent we paid them. At one point, we received a letter saying I had a credit on my account - I never saw that credit. I would never rent another apartment from Brusco realty. Over the winter, my front door swelled and was very difficult to open and close, as well as lock and unlock. I called their office for help, but did not receive any follow-up visit. On numerous occasions, I was locked in my apartment frantically trying to open the door. Finally, I was fed up and went directly to their office to speak with them, and they said they would send someone to look at it. When I returned one day, I found a note stating the problem was not their responsibility. Only after an aggravating amount of pushback and office visits, they finally came and fixed the door, which needed to be sanded and refit into the frame. When I decided to move out after a year, I wanted to call the office to make sure my security deposit would be forwarded to the correct address. I called once a day for a week, and not once did someone answer the phone or call me back after I left voicemails. Finally, I decided to go directly to their office, since this seemed to be the only way to get anything accomplished. My signed lease stated that my security deposit would be returned 20-30 days after I moved out. My apartment was inspected and said to be in excellent condition, yet after 30 days I still had not received my check. I called to ask about the status, and they stated that they would be sending it that day, and I could expect it in two days time. Needless to say, 42 days later, I still had no check. I went to the office (again), to ask, and waited for an hour to speak with the person in charge of the security deposits. It turned out they had never sent it, and provably never would have sent it had I not gone to them in person. If I was 12 days late with my rent, I would receive a fine and an angry letter. They were 12 days late with my security deposit (and probably would have been 12 months late if I hadn't requester it), yet they did not seem to find this problematic. My experiences were difficult, time-consuming, and frustrating, as most things were handled very unprofessionally. I would never recommend this manager to anyone. read more

To put it simply: If you're renting from JNPJ, Brusco, or Westside management (all facets of the same beast), you're going to have a bad time. I'm a responsible, rent-paying tenant and have never in my life dealt with this particular brand of aggressive incompetence. While a tenant, I've been continuously plagued by claims of non-payment including aggressive and unnecessary legal action taken against me when a quick review of their books righted the situation immediately. Ah, the the justice producing glories of canceled checks! At this point, the reader, a sensible person who retains the use of reason as they have not rented from Brusco yet, should question my earlier claim of being a good rent-paying tenant. Why would a management company invest time and effort to harrass a rent-paying tenant this way? It is purposeless! Or, is it? I assumed this to be purposeless aggression, but I am going to suggest that this tactic is widely used to garner additional fees which the landlord is not entitled to. Mr. Brusco, if you are reading this, I suggest you consider the serious nature of presenting fraudulent documents to the court. For those tenants who have been served court documents, I strongly you suggest you take up Mr. Brusco on his offer and go to court. He wants you to pay the disputed amount, but don't be intimidated--good records will prove your innocence in a court of law. I will not expand the particulars of my experience for legal reasons, but will simply advise all future tenants to reconsider. I was just locked inside my own building. The front door would not open from inside. I called the super, he didn't answer. I called the management company, they didn't answer. Finally I called the super again, he answered but didn't want to come back and open the door for me. I told him I would call 911 and have a police officer open the door, and he agreed to show up after 10 minutes. If he hadn't agreed, after much persuasion, to come by, a cop would have had to break down the door. read more

STAY AWAY!!! Worst buildings and maintenance ever. We paid $2800 for a single bedroom and the elevator was constantly broken. The carpet in the hallway was a disgusting mess (cleaning crew came once every 2 months), we even had dried dog poop in the hallway. The office staff is rude and very unhelpful. The building was like a student dorm, with people moving in and out constantly. Some tenants AIRBNB their apartments and at times was like a hotel, we had strangers from whichever corner of the world coming in and out of the building. The trash pilled up in front of the building from furniture to boxes, some tenants even left their trash in the hallways. Big mistake staying there. read more

If there was an option to vote negative stars, Brusco is well deserving. I lived in one of their buildings a few long years. In that time, they screwed every single renter of their security deposits either in its entirety or partial. The worst so-called office manger you can imagine- rude, ignorant, moody, not worth their word (get EVERYTHING in writing from them because they deny things they said at earlier dates) & the office manager is on a perma-power trip.
