MILITARY FAMILIES BEWARE: Management and Marisol ignore federal SCRA rights, unfair charges, and basic maintenance. Enter at your own risk. Wow. Where do I even start? The maintenance crew is chill, I'll give them that. Pool and gym were good. Everyone else in management? A complete dumpster fire. * SECURITY DEPOSIT SCAM: When I moved out, they snaked my security deposit by charging me for "damages" that were already present when I moved in. I provided proof -- photos and documentation -- and they completely ignored everything. No response, no correction, nothing. I was ready to take this to court, but I had to relocate out of state, and they knew it. They absolutely count on people giving up, yet I was so close. * UNFAIR CHARGES: Management hit me with a $750 bill for bed bug extermination -- no paperwork, no proof, no signatures, nothing. Insane. MARISOL got offended because she threatened to charge me with future fees, and I covered my rear by proving I was following exterminator's instructions!! ***Even after moving out, they continued to hassle me over this unjustified fee, showing their consistent lack of professionalism and unwillingness to follow the law. They then charged it from my security deposit since I didn't comply to their control -- which is ILLEGAL. * APARTMENT DISASTERS: Hole in ceiling for 5 months, insulation left exposed in the apartment for a month -- breathing that stuff is hazardous (fiberglass, other chemicals), and it may have contributed to the bed bug issue. Sewer smells, flooded parking garage, rust-colored water leaking on cars, and management's solution is signs saying "not our problem." Brilliant. * FAKE KINDNESS: They gave a free TV at move-in. Oh, that solves ALL the holes, rust, flooding, bed bugs, and medical emergencies they ignored! Sure, makes sense. SMH. * LACK OF EMPATHY: I was admitted to the hospital after a motorcycle accident and couldn't work. I offered to give up my security deposit and move out just ONE MONTH early -- Marisol flat-out refused with no second thoughts. Money over humans. Always. * TOO LITTLE, TOO LATE: After I successfully used the SCRA to terminate my lease early, management suddenly asked if there was anything they could do to let me stay and even offered a discount. ***Mind you, this was after my accident and after I had already requested a reasonable middle ground. Complete 180, and completely insincere. * SECURITY CHAOS: Packages stolen repeatedly, cameras everywhere, and management shrugs. * RULES GONE WILD: Kids ride scooters? Email!! Dangerous plumbing, flooding, or bed bugs? Meh. Life happens! Not their problem! No fun for kids here! No scooters! Nothing! * SCRA NIGHTMARE: MARISOL tried to block my federally protected lease termination even when presented with valid proof of active duty service. Only complied after a Staff Non-Commissioned Officer and Base Legal (JAG) intervened. On top of that, MARISOL went out of her way to contact my wife's recruiters, attempting to spread rumors and speculations about our situation. If you're a service member or military spouse, be prepared to fight for your rights here. VALUE: $2k/month for paint-over jobs, hidden flaws, and management that thinks a TV makes up for their terrible behavior. Bright spots? Maintenance crew, gym, and pool. Everything else? Avoid unless you enjoy headaches, nonsense, and complete incompetence. (Their Google reviews aren't any better, go check them out.)

Jenn kindly informed me that the unit had been taken, but still took the time to fill me in on Goldman's mission, leasing requirements, and other openings that fit my needs. I realized I was inquiring a bit too far in advance, and decided to put a pause on my search. After a couple of weeks, I began searching again. I came across another stunning listing by the Goldman Property Group! I remembered the kindness and warmth from my conversation with Jenn, and decided to give them a call to learn about more listings. I was connected with Jenn once again, and after another great conversation she actually handpicked a unit for me that hadn't even hit the market yet! The unit fit ALL of my needs, she absolutely nailed it. The time and care she took to cater to my personal preferences was unmatched-- no other property group has ever done this for me before! Since then, I've had many more conversations with Jenn (and Vanessa, who is also very wonderful and attentive) as I completed my leasing process. I'm very detail-oriented-- and they have been extremely helpful and patient while answering my questions. Along with their great service, they also have so many beautiful and well-kept properties. I will most definitely be recommending friends to check out their listings in the future. Thank you Goldman Property Group-- and especially Jenn for all of her hard work and assistance!     I want to start by saying that I did not choose Goldman Property Group, but that they bought a…read morebuilding I was happily living in. I want to share my experience of living under their ownership for about 3 years. I moved into a GREAT place in Studio City in 2021 and the manager and owners wanted to keep their residents and only raised rent 2 or 3% a year. The manager was always on call and took care of the building personally and kept the place clean and was on a first name basis with everyone. Water and trash was included in the rent. I was happy. Than GPG bought the building and since my rent had just been raised 3%, they did not raise the rent but my rent went up in fact because GPG put the water and trash cost on the residents using the RUBS fees, that's legal but in some cities, considered a rent increase. That added, on average, about $80 after a convoluted formula was applied. After a year, my rent went up 10%, the next year, about 9% and this last increase was just shy of 9%. Almost 30% raise in 3 years with Goldman Property Group. All of it legal but they did shave off .07% the last two years from what they could legally raise it to in CA. I finally moved out and was charged for paint and deep clean and got about half my deposit back. I left the apartment in very normal wear and tear condition with no abuse of the apartment. They suggested paying online but charged a fee to me to pay rent online so I was able send a check from my bank for most months. They use an AI service to check on your renters insurance and if its not exactly as requested regarding proof, it's kicked back with no explanation and it's hard to get a human through that service. They do deserve the star due to repair requests being pretty fast. Although they did some plumbing on the building and then we had knocking pipes for the rest of my time there. So if you like getting squeezed for every last buck, they're the property company you're looking for. I'm sure there's worse out there but I'm born and raised in LA and I haven't seen it.

    Based on my immediate experiences, I have not had a great experience moving in with Earnest Homes…read more I TRULY hope that the experience improves going forward, if it does I will update my review accordingly. But for now, this is my honest experience in case its helpful for anyone else who is planning to rent with Earnest Homes. First, I'll say that working with Donna Cura has been great. She's extremely professional, and has been incredibly attentive at answering my questions around lease documentation. Thank you Donna for making the lease process go extremely smoothly. My concerns so far are with the move-in experience. Move in day is supposed to be exciting - you've just made a big commitment to sign a lease, put a deposit / pay first months rent, and have gone through the process of setting up all your paperwork and utilities. Come move-in day I thought I would be receiving SOME level of PROACTIVE communication / outreach about move-in day logistics and a walkthrough of the house. Instead, my move-in experience was the opposite. It felt like after I signed the documents my move-in process was an afterthought. I scheduled a walkthrough around 12:30 PM on a Friday, and was met by Oneda, who was really only there to conduct an inspection of the house. She didn't know how the house was set up or have any instructions for me on how to use the things in the house. I'll go into detail around what went wrong. To be fair, Oneda did a great job going through the inspection and was very thorough and objective at documenting the different issues (e.g., cracks in the tiling, stains, scratches, etc.) Now, where the experience went downhill for me. When we entered into the home, there were a HOST Of things that did not go right: 1) There were three electric outlets that had not been completed prior to move in, they had no covers on them. It looked as if the team had painted but forgotten to put the covers back on. 2) There was a lot of grime and dirt on the bathroom faucets. It didn't seem like they did a thorough cleaning prior to us moving in. 3) Oneda did not have any idea on how to navigate the things in the house, for instance, there were electric blinds that were down and she had no idea how to open them. I randomly figured it out by pressing a button on a remote nearby. Not a good look for someone who is supposed to be showing ME around the house. 4) The previous owner left their front door security camera system + a nest security system(?) I'm not even sure what it is because no one explained / has explained to me what it is for. At the moment, I'm not sure if its the previous owner using it to spy on us or not, because I have been provided literally zero information on it. 5) I have no hot water at the moment. I did my part to set up SoCal Gas, but I was again not given any information on move-in day on how to turn on the water heater. I was not even told where it was located, I went to the backyard to find it, and once I located it I had no idea on how to turn on it / determine if its even working. I followed the instructions / watched a youtube video in hopes of trying to turn it on to no avail. 6) Now, the one that really started the negative impression of the move-in experience - I was not given the front door access codes until 4:47 PM, despite my walkthrough being at 12:30 PM. And the ONLY reason I received them was BECAUSE I HAD to follow up and ask for them! I sent an email at 1:40PM, which did not get a response. I then called the number around 4:07 PM to follow up and thank god for Brian, because he followed up with my account manager, Keren Mendoza, (who I believe is supposed to be responsible for onboarding us) and I then received a response from Keren on how to unlock the front door code at 4:47 PM. That is absolutely ridiculous. She did not include ANY other information required like how to turn on the water heater, or use the electric blinds, or security system. I'm still hopeful that this experience can be turned around, but I will wait until I get a response from the team to provide an update.
