Michelle rents homes for homeowners here in Coos Bay and she is illegally using an Oregon contractor license under the company name JMC Property Services to keep renter deposits and overcharge renters for construction work performed after a renter has moved out. Michelle bills herself under JMC Property Services LLC for thousands of dollars of construction work for her rentals after the tenants have moved out so that she can collect money for normal wear and tear and other construction that has nothing to do with the renter and bills the renters and the homeowners. ( see attached invoice) In my case, Michelle has kept my $1,690 security deposit and has charged me thousands more after I moved out for normal wear and tear and other construction at 90767 Sanddollar Lane, Coos Bay Ore 97420 that was NOT my responsibility. I requested a validation of the debt letter from Michelle back on August 30 2022 via email. In the email I let Michelle know I need a copy of each receipt of the paid amounts to the companies she retained to do the work listed in the deposit accounting form she sent me. Oregon law requires a Validation of Debt be sent within 5 days of a request and in the proper format which she failed to do upon my request. The validation of the debt letter should have a tear-off where I can dispute any charges I feel I do not owe. Michelle Cantrell still refuses to give me the company names and phone numbers of those who did the repairs she claims I owe her for. In addition, Michelle Cantrell rented a home to my son Chase O'Neil and his two roommates at 1964 Meade St North Bend Ore 97459. My son moved out of the rental back in June or July of 2022 at which time Chase requested a walkthrough. Chase and his roommates gave Michelle Cantrell a $1,4300 deposit each. Michelle refused to give Chase a walk-through of the home and kept his security deposit. After the roommates moved out a couple of months later, Oregon Bay Properties performed a walk-through without Chase and his roommates, and charged Chase and the roommates for thousands of dollars above the security deposits for normal wear and tear and other construction and damages from rats and rodents that Chase and his roommates reported to Oregon Bay Properties and requested repairs but never got done. Michelle Cantrell then sold Chase and his roommate's debt to a creditor to gain profit from the rental. Michelle Cantrell did not allow Chase and his roommates to do a walk-through of the rental so that they could address any issues that were their responsibility to correct.

    Two stars because I am *trying* to be fair…read more Grand Management was our best option in that we were coming in from out of State and they were the most willing to with work with us. Now that we're renting from them, two terms of our lease are repeatedly violated-- the reasonable upkeep of property and laundry facilities (outside and in), and non-tenant-related pests like the epic spider infestations on the outside of the complex (which do get inside the units) egg cases, caked on webs and all. The complex we live at is in horrible disrepair, depending on what unit you're in. There is no civil discussion about these terms with management because they are crafty and find loophooles, or, give you such a run around that it is best to take care of certain repairs yourself, with your own money. It doesn't matter how good our credit is, or how quiet, respectable, and compliant a tenant we are, or even that we pay rent on time-- the treatment is what I would imagine a delinquent would be getting. This company also treats its supers terribly, like they're sub-human. All in all, I thoroughly believe all the other poor ratings/reviews. They're in keeping with what I experience. I may still stick with Grand Management, toughing it out, because I got this crazy idea that enough critical reviews and more tenants speaking out and exercising their rights (ESPECIALLY THOSE OF US WHO ARE DISABLED) will turn this company into a respectable one. It can be better. What a shame.

    When originally going through the rental process with Grand Mngmt. I had everything in place they…read morerequested. When I went to sign the lease, I was informed I also had to set up water service. I let the lady know in all my communications with their office, had stated water/ sewer was included. I had the email to back it up. I still had to get water serbice with no compensation for the inconvenience & misinformation. Upon trying to move in, the apartment was not clean & ai complained 3 times about the crumbs piled up in the oven door, & they kept saying they already sent some to clean it. Over all ai had to clean shelves, floors & bathroom etc. There were several items on the shelf over the dryer, the we left when we moved. The storage space was full of items & very dirty when we moved in, it was left clean at our move out. While residing there it took several phone calls & actually going to the office in person to complain to get things fixed. At move i. Under the bathroom sink cabinet was deteriorating crumbling and had molded. This was never fixed regardless of repeated requests the 1st 6 months. The fire place was full of burnt stuff on move in & left clean and vacuumed out at our move out. I called several times after move out to request an update on the return of the deposit. Tgey never responded to calls & i got a partial deposit return. I have not cashed it. I have requested an itemized list of what was allegedly cleaned. I have move in pictures & move out pictures & videos. I still have been blown off on receiving documentation of what was allegedly cleaned by them. ( per their move out check list, because we were there more than 1, cleaning g the carpets was not required. The carpets were vacuumed and & in good condition on move out. The rent consistently increased while we lived there. The month we moved out, our rent went up to $1300.00 per month. After I submitted a move out notice, Grand Management advertised the unit for rent at $1200.00 per month. Sadly intodays housing crisis to many companies out there are able to take advantage of their tenants. If they continue to ignore my requests for an itemized list of what they cleaned & associated costs, I will be co sulting tennant landlord regulations in Oregon to decide if further action is warranted. I would not rent from this company again, unless had no alternatives dur to this situation. If you want to throw away deposit money and struggle to get things fixed along with constant rent increases, they may be right for you.
