When originally going through the rental process with Grand Mngmt. I had everything in place they requested. When I went to sign the lease, I was informed I also had to set up water service. I let the lady know in all my communications with their office, had stated water/ sewer was included. I had the email to back it up. I still had to get water serbice with no compensation for the inconvenience & misinformation. Upon trying to move in, the apartment was not clean & ai complained 3 times about the crumbs piled up in the oven door, & they kept saying they already sent some to clean it. Over all ai had to clean shelves, floors & bathroom etc. There were several items on the shelf over the dryer, the we left when we moved. The storage space was full of items & very dirty when we moved in, it was left clean at our move out. While residing there it took several phone calls & actually going to the office in person to complain to get things fixed. At move i. Under the bathroom sink cabinet was deteriorating crumbling and had molded. This was never fixed regardless of repeated requests the 1st 6 months. The fire place was full of burnt stuff on move in & left clean and vacuumed out at our move out. I called several times after move out to request an update on the return of the deposit. Tgey never responded to calls & i got a partial deposit return. I have not cashed it. I have requested an itemized list of what was allegedly cleaned. I have move in pictures & move out pictures & videos. I still have been blown off on receiving documentation of what was allegedly cleaned by them. ( per their move out check list, because we were there more than 1, cleaning g the carpets was not required. The carpets were vacuumed and & in good condition on move out. The rent consistently increased while we lived there. The month we moved out, our rent went up to $1300.00 per month. After I submitted a move out notice, Grand Management advertised the unit for rent at $1200.00 per month. Sadly intodays housing crisis to many companies out there are able to take advantage of their tenants. If they continue to ignore my requests for an itemized list of what they cleaned & associated costs, I will be co sulting tennant landlord regulations in Oregon to decide if further action is warranted. I would not rent from this company again, unless had no alternatives dur to this situation. If you want to throw away deposit money and struggle to get things fixed along with constant rent increases, they may be right for you. read more

I've never done a review before- but felt obligated to pitch in my experience with this company. My partner and I recently applied to one of their listings, and while the property itself wasn't awful, the lady showing us the listing, made us very uncomfortable. We were rushed in and out in under 20 minutes and were told we needed to respond in 48 hours or would be declined. The required $65 application fee seemed a little expensive as well, especially considering other companies are only requiring application fees around $35 or after seeing a free limited information application. The property advertisement needed updated pictures, as when we were shown the listing it was obvious that it had not been taken care of. The land was overgrown and the house itself was fairly dirty and not well taken care of. I had higher hopes for grand management, from family saying they had rented from them and had no issues- but after reading a lot of the reviews, id have to agree with them that this company needs some better management and people skills. read more

The people at Grand Management are not better than thieves. My son and his girlfriend applied to rent an apartment through them. They chose another couple, yet had no problems keeping their $75 screening fee--despite the fact they didn't use it or screen them. No, they just kept it (i.e. stole, in my view). How lucrative for Grand Management and how very unscrupulous, as well. It makes me wonder just how often they do this? Oh, I'm certain continuously. I had my own property management company and NEVER did this to people. The ONLY time I used their screening fee, is when I was planning to rent to them based on their application. I only wished my son had told me they were looking at a place through Grand Management, so I could have told him to run, not walk away from that. So, I don't rent from Grand Mgmt but lately I have been hearing some awful things about them. GM admitted to someone, that they drive by their multi-unit properties numerous times a day. GM does so to make sure you (tenant) aren't having company that's staying longer than 6 hours. GM counts the cars in the lot, take pictures. Thats creepy and a bit on the stalker side. I've seen one of their nasty-grams taped to a door. It's a violation if you have a dead bug in the track of your window? Who the hell doesn't have a dead bug in the window track? The list goes on to read like your grandmothers' handy suggestions on how to keep your apartment clean. Such as, "if you do a little bit of cleaning every day, it won't get away from you." Even telling you how to be dressed when they come to inspect your apartment. "You must be wearing slacks, a shirt, socks, underwear and comfortable shoes". "You must have already run a comb through your hair" as well. No dust allowed. No hair on the bathroom floor, not one. No dishes in the sink, nor on the counter. No pots even if clean, can sit on the stove (apparently its a fire hazard). Refrigerator must be spotless, SPOTLESS! Privacy is apparently a dirty word with GM. Each one of the line items listed is a "violation" to your rental agreement. You must show them your broom and mop or vacuum if you have carpet. I don't know about everyone else, but this would bring on anxiety and stress if it were me living under these rules, and the threat of eviction if you violate any of them. Its been over 20 years since I have rented, but if this is how property managers are handling people, seems a judge should be looking at their policies. read more

After two tries, I received an application in the mail for one of their rental properties. Apparently the first time they did not put enough stamps on the envelope! I scanned the completed application and emailed it to them with supporting documentation, including extra documentation which they did not ask for, but regarding my registered service dog and therapy cat. First I got a message saying my application was complete and I was now on the waiting list. The same day I got a message from a different person, saying my application was not accepted because I did not give them five years rental history. Yet on the application, it states "list the last three places you have rented OR the last 5 years rental history." I gave them the extra years information. Then they tried to turn down my application because they rejected the letter from my doctor regarding the need for my registered service, dog and therapy cat. They claimed the letter must be from a psychiatrist. This is wrong and illegal. They also said the letter must state the medical diagnosis. Also illegal and against medical privacy practice! I formally complained and quoted the ADA laws and threatened to report them to the Housing Authority. They then told me I was on the waiting list and everything was in order. Then I was told over the phone that they would not accept the doctor's letter because they didn't like the wording. It is very clear in the letter that the doctor states I need the therapy animals for the condition that he is treating me. Yet someone in a real estate office rejects the doctor's recommendations?! Then I got an email saying the application was complete and fine. Do I really want to live somewhere where the management break the law, are incompetent, and rude? Now I read they have poor reviews everywhere including the BBB, which you can look up. read more

It's a sorry shame how greedy property management companies are. Claiming the rent increases are due to a bad law.. Does that give reason for these deplorable rent increases for old, very simple apartments 2 bedroom costing $700.00 plus a month? No: This greed with landlords appear state-wide with the qualifier that its location, location etc. What, in most of this country goes for under $500.00. I do not recommend anyone to use their services. Wasted $150 of my money, and hours of my time. Pathetic at any resemblance of customer service...I had to call back numerous times to get answers, and even asked to be put on a list for what I was looking for after the 2 places they showed me were either in terrible condition, and they would tell me: "Nothing is coming up that we can see.." then find out another place opens up that would've been perfect, I call in and in under 30 mins from the posting of that new house, I was now 7th in line and had to pay them another $50 per applicant for this house...beware as a possible renter, and be aware as a property owner..they do not do any upkeep on their residences they manage..terrible. read more

They are so unprofessional. They make threats that are against the law. When you say that they change their tune. When you ask them in a timely manner to do a repair they ignore you and then want to blame you and charge you for it. I'd recommend property owners find a more law following company to manage their property and renters find a more honest management company to rent from. read more

Grand Management in Coos Bay makes it impossible for seniors or anybody on a low income even if the income is guaranteed to rent from them the $45 non-refundable application fee for every place that you tried to rent is ridiculous that rentals in this area are outrageous are seniors and disabled people will be out on the streets! Grand management and all other management companies need to get their heads out of there but wake up and smell the coffee and realize that people need a place to live especially our seniors and seniors on disability! Hold my B33r, I have the worst one yet...I rented from these people for 8 years, kept the place clean, followed every (ridiculous) rule, always paid the rent..One day I found an FED order on my door. For being drunk and disorderly, running a prostitution business, and starting fires in the apartment. Not for being a prostitute, drinking and doing drugs and starting fires, but because the Manager discovered that I was earning a Master's degree. And, the quote-unquote Unknown Occupant was my newborn son. This company is very unprofessional and really bad at communicating. I've emailed multiple times looking for help finding an apartment and I really need help, I'm moving to Oregon from Michigan and this company has not been any help, they emailed me back a week later and all it said was to look on their website, like wow thanks that's super helpful I've already done that a lot and your properties get taken up so fast and i need your help tosecure one. I'm having such a hard time finding a place and it seems that they rent out most of the properties. They require a $45 application fee for every property and if you don't get it you have to pay it again and again. Also working through their application is time consuming and there are so many things you have to do and have in order to even be considered. Two stars because I am *trying* to be fair. Grand Management was our best option in that we were coming in from out of State and they were the most willing to with work with us. Now that we're renting from them, two terms of our lease are repeatedly violated-- the reasonable upkeep of property and laundry facilities (outside and in), and non-tenant-related pests like the epic spider infestations on the outside of the complex (which do get inside the units) egg cases, caked on webs and all. The complex we live at is in horrible disrepair, depending on what unit you're in. There is no civil discussion about these terms with management because they are crafty and find loophooles, or, give you such a run around that it is best to take care of certain repairs yourself, with your own money. It doesn't matter how good our credit is, or how quiet, respectable, and compliant a tenant we are, or even that we pay rent on time-- the treatment is what I would imagine a delinquent would be getting. This company also treats its supers terribly, like they're sub-human. All in all, I thoroughly believe all the other poor ratings/reviews. They're in keeping with what I experience. I may still stick with Grand Management, toughing it out, because I got this crazy idea that enough critical reviews and more tenants speaking out and exercising their rights (ESPECIALLY THOSE OF US WHO ARE DISABLED) will turn this company into a respectable one. After waiting over a month for an apartment that I was told is "definitely mine and no one else will get it" I get a call saying we were denied the apartment. Jerry is the supervisor and he is extremely rude. I tried to explain to him a situation and he would not listen to me. He belittled me and left me and my 7 month old baby without our own home. Isn't it a sad state of affairs when we have so much "stuff" we're willing to pay month after month, year after year to STORE it? How much was it worth to begin with? Never had an issue with Grand Management. My complaint with them would be the same with anybody who expects you to pay them, yet makes no provision for payment envelope self addressed. I really hate having to address my own envelope (that's after I find one) and send money to someone at my own additional dime. If they want the payment - send me an envelope! No worries now, we finally cleaned the silly thing out. I will say, I was surprised at how graciously they accepted our cancellation without further charges. Waited four years on cave junction housing list! Then at the last minute after all background cleared I'm off the list! I'm 62 and disabled and applied at the low income apartments. Apparently I don't know anyone who has a credit score over 700, owns their own home, and makes $30,000.00 a year verifyable income. It was asked for on a Friday at noon and they wanted it by Monday morning and verified by noon. And it was paper work i didnt even have! I dont know what miracle the post office can pull out of their hat to actually make that possible! I kept telling them I don't know anyone. So I'm off the list after four years!! WOW. And after I had to give up my 2 small cats because you can not have any pet! Its disgusting to be told I don't qualify because I don't meet their financial requirements! So if you have no money and don't know money, do not bother here. I was threatened with "I will take you off the list" so many times until I played beat the clock every time she called me! I lost appt over these people. Basically told I was too poor for the cave junction poor house!! read more

As a new tenant in a property managed by Grand Management I'm seriously concerned about what I got myself into. Prior to walking through my property or receiving keys, I was put into a room with a computer to watch a video where I was instructed on the management company and owners rights. I was given an inspection report and told to return it within 14 days. This was done. After two written reports and similar number of calls, I was told by the maintenance person that "they didn't work for me and they would get to it when they could." A long sorted story leaves this new tenant with huge renters remorse and surprise at being treated like I had no right to advocate for clean living that is toxic free. A property management company is the "go between and mediator" between the property owner and tenants. Property management definition: is the operation, control, and oversight of real estate as used in its most broad terms. Management indicates a need to be cared for, monitored and accountability given for its useful life and condition. This is much akin to the role of management in any business. This new tenant is disheartened and discouraged that in order to get attention regarding healty living conditions it resulted in numerous written and verbal conversations and complaints. Repairs, especially issues identified at move in that are health risks pointed out in the move in video shouldn't be treated lightly, put off or ignored. Residents shouldn't be made to feel that they are inconveniencing the management company staff or property owner when requesting appropriate repair and mold abatement of properties. I've rented, owned and leased properties on both the east and west coast for over 30 years and have never encounter or been treated so poorly. Disappointing to say the least. read more

Absolutely terrible. My fiance and I were in town from 2,000 miles away, looking for a home to rent. I called to make appointments to view apartments. I was told that due to tenants, they'd need 24 hours notice to show me an apartment, though I was sitting in front of it, and it was completely empty. I called again and asked to see another apartment and a triplex (both empty). I was given an appointment for three days later. When i showed up for my 11:30 appointment, i waited an hour and twenty minutes before giving up. This was despite a confirmation phone call I made at 11, and two more calls at 11:45 and 12:15. It was a degrading, disappointing experience. Go to any other property manager in town if being treated like a human being is a priority for you. read more

What an amazingly crooked operation ! My son went there in person after not understanding their "process", to talk about the many many properties they have their claws into in the area. He was told, in person, that they really aren't "property managers" or "leasing agents" ... they are in the business of developing application waiting lists for owners. Worst experience I've ever had dealing with a "professional" entity. The man at the front desk wouldn't acknowledge my presence when I walked in, when I got his attention and tried to enquire about their properties he rudely pointed to a stack of paper saying, there are all of our properties. We then found a place to rent from their sheet after driving around, paid em the 30 a person application fee and were told that the place was already rented. They are crooks! run! read more

Grand Management Services, are terrible landlords! If I could give a zero star rating I would. They do not response to requests for maintenance. Nor do they comply with Fair Housing laws. They did not have my my apartment cleaned professionally and admitted it them would not send anyone to help clean up. They do not enforce their smoking policy and use false interpretation of laws to try to explain this. I suggest Keep looking, rent at your own risk, they appear pleasant until you have a problem they they act quite differently. read more

They take their sweet time to get the maintenance requests taken care of, they don't even let the tenant know they filled one out for something in their apartment, they are deceitful when it comes to paperwork. We gave Grand a chance to manage our properties. As experienced landlords with years of experience of managing properties in several cities and states, we were completely satisfied with their staff and follow up. Staff demonstrated exceptional communication, great follow through and their contractors and maintenance department top notch! Grand's experience in property management saved us thousands of dollars. They are organized, responded to simple requests and tasks, coordinated well and managed our properties well. Their attention to issues saved us money. We had maintenance issues, tenants with chronic late payments, and demonstrated the skills to resolve. They quickly turned around both simple and complex issues, quickly within laws increased rents to market range (providing comps and clear explanation of current landlord laws) and fixed maintenance issues at fair cost. Our properties are now safe for tenants, profitable and cash flowing. We're so glad we fired our two previous property managers and found Grand Property Management. They make managing properties much more effective and less frustrating. Professionalism and follow through are what we expect as landlords. And Grand has met those expectations. read more

Grand did not keep up with annual inspections and treated us poorly on more than one occasion. We discussed our dissatisfaction with the owner, and she suggested we take our properties somewhere else. That was the best advice that Grand ever gave us! We turned our properties over to another company in town and have been extremely happy since. read more

I rented a house from Grand Management for 1 year. When we first moved in, our house was FILTHY! It had supposedly been professionally cleaned but I spent HOURS disinfecting the bathrooms. The master had urine on the floor, around the toilet and also had pubic hair stuck to the toilet. Upon opening 2 of the drawers in the bathroom we found spots of blood. It was disgusting to say the least. This was all after paying a $1450.00 deposit. We also had numerous maintenance issues over the course of the year. We would call and leave messages for maintenance with no calls back....for DAYS. Finally, after sending a nasty email to the "maintenance coordinator" he responded to us. We quickly learned that if we needed anything done, to contact the personal maintenance man that was sent out directly from the property owner. I kept wondering why the owner had a seperate maintenance man from Grand Management. Now, I see that it's because he wanted the work completed on time. Upon moving out of the house, we left it 150% cleaner than we found it. We even have a "letter of recognition" from Grand Management for how clean the house was during their inspection. Yet, they kept almost $300.00 of our deposit for "cleaning fees" when requesting a break down from a cleaner of what exactly had to be cleaned, all he could supply was a picture of 2 fridge drawers, the stove (which we didn't clean) and the microwave (that belonged to the owner and was stained) hmmm....$300.00 for 1 hour of work...I am DEFINATELY in the wrong business. I am a landlord myself. I have ethics and morals when I rent to my tenants. My suggestion is if you are thinking about renting from Grand Management, take your time and business somewhere that won't take advantage of you. If you decide to rent from them, plan on spending the first week (or longer) in your new home cleaning and trying to get phone calls returned to you. read more

I went on a showing with a very nice young lady. She took me to see a home that had a lot of character. I enjoyed working with grand management as soon as I was done seeing the place I came back to the office and filled out an application with assistance from another very sweet young lady. I had a gentle man come to the front and ask me if I needed any help when I was being helped already it just shows that they are really helpful and want to make sure their customers are well taken care of. I will recommend Grand Management to my family and friend just on the service alone. I felt like I have known the people working there all my life. The home I looked at was nice and clean and ready for me to move in. They said they would be more than willing to give me the keys the same day I filled the application I had to wait do to my lease at my old place but it just shows how willing they are to get me into a place as soon as possible. I'm hoping things work out and I'm able to get i into a place managed by grand management. read more
