The most heinously disorganized and lazy organization I have ever seen. You can call and call and call and get no one or get someone that can't help you and will "leave a message" or have someone "call you back" which they never will. You can apply over and over to a place and never get a call back. You can finally get ahold of someone to get you a viewing and then they'll never call back again and then when you finally get ahold of them they tell you they rented the place out after ignoring you for weeks. I don't know what other job they have but renting properties seems to be their secondary job. read more

Had a few units with them. They are probably the laziest company I have ever seen. Lets say you call them and let them know an issue has accord with a tenant. they will give you great response on the phone as if they'll be right on it. Then days pass, nothing you call them next. they will say they are working on it. weeks and still nothing. I have used them for less then a year and in that time. I tried to use their cleaners, he destroyed my new kitchen flooring by gouging it with his carpet cleaner. There contractor is the owners best friend and he stole a piece of furniture from the upstairs that was my personal item. Got it back after threaten him with a law suit. Guy didn't know he was being filmed by security cameras. Then I finally got fed up with their lazy attitude give them a 40 day notice. Just to be nice I tacked on an extra ten days so it wouldn't change hands in the middle of the month. They proceed to turn of power and water to the units I am working on. There is about 10 other rotten things they did. I have used about 8 different property management outfits in 20 years of doing rentals. they are not the meanest or the dumbest I have seen, but they get the title for laziest. Property management told me the pet deposit was one price. When i call to set up an appointment to sign the lease the deposit is $300 more than previously discussed! Set up the appointment at 2:30 and asked specifically if my wife needed to be there to get the keys, they said she can sign on Monday. I take off work to go sign the lease and lady says she must be there to give me the keys...WTF, i could be a work right now! The real estate agent had the wrong type/style of lease prepared for us so she didn't even have that right. I am in the market for a house after this rental and i am definitely never going to give them my business again. read more

So far, so good! We were apprehensive when we heard our rented building in Coquille had been taken over by Advantage Property Management... however, it's only taken a few weeks to realize this is a very good thing. So far, we're seeing improvements almost daily. It's VERY nice to have someone to communicate building issues with who seems to be attentive, competent and caring. We've made more progress on getting things up to code since Advanced has taken over than in several months prior combined. To us... this is all good news. Thankful for the help and the attention our building has been so desperately in need of. When I say "our" I mean the one we occupy, not own. Will update periodically, based on performance. There are very few affordable rentals in the area. Advanced staff are friendly, and knowledgeable about the area. They repaired what I needed, and make improvements as the owners allow. read more

Landlord, Coos County, Oregon: They have a nice office in downtown with parking lot next to building, and street parking. Use satellite view. The staff are knowledgeable about rental laws, and very informative about Coos County area. I added addendums to rental agreement with their help. They are at times hard to get a hold and sometimes lacking in returning calls, be somewhat persistant. There are 4 staff members, 2 that mainly handle rentals countywide, 1 receptionist, and 1 other. Receive billing statements pretty consistently. read more

I would not recommend this company at all! They are slow to respond to repairs and have rude staff. When the water heater went out it wasn't considered an emergency, they said we could to boil hot water for showers. We left the property clean and paid a licensed carpet cleaning co. to clean carpets. They said "they have the right to decide if it's up to "their standards" and deducted it from the deposit to do again anyway. So don't expect YOUR DEPOSIT back, they will nickel and dime everything. I advise you take pictures for your own records when moving in, request all repairs done before you move out. read more

I had to go to small claims to get my deposit back and I really regret not having an attorney with me. These people were slick and cunning in the courtroom, like it wasn't their first rodeo, and I was no match for them. They got out of paying any penalties, which they should have had to - they weren't willing to budge a nickel - on anything. I must admit I was fooled by their friendliness and smiling faces during the time I rented from them and I don't know if the judge was fooled as well but I did find him to be lenient toward the landlord side. Not sure if that's a Coos County thing or an Oregon thing, or just the luck of the draw, but I hope to never have to find out again. I wasn't going to say anything about repairs/maintenance until this problem with the deposit, but there was voluntary neglect at the property I rented at. There was a rodent problem and a flooding problem that they were aware of, that made the conditions unsafe at times. Their property on South 2nd Street should probably be leveled - it's falling apart and it's an eyesore to the community. read more

do not rent from these people. they allowed the owner of the house i was living in to leave me and my family without a stove for two months. we moved out and still had no word of a new stove. every issue with the house the owner was already aware of but did nothing. there was a massive leak in the kitchen that owner said "wasn't that bad" when he lived there. it ended up warping the kitchen floor and causing a huge lump. the property management was notified months before it got bad but they still did nothing. we still have yet to receive our security deposit back even though by law since we were without an essential appliance for longer than 30 days and there was a reported leak that caused property damage wasn't fixed within 2-4 days from time reported, they have to give us the deposit back. they are scummy, shady, and disgusting. read more

Their business practices are highly questionable. They are massively understaffed for the number of properties they manage. They exhibit a very poor knowledge base of the state landlord/tenant laws with practically no concern for their tenants. They will nickel and dime you for things on your way out that were present upon moving in. Save yourself a whole lot of grief and do not do business with them. I had to call the police because my drunk neighbor through an egg at me. We gave Advanced a chance to manage our properties. As experienced landlords with years of experience of managing properties in several cities and states, we were completely disappointed. One of our worst experiences! Staff demonstrated poor lack of communication, poor follow through! Their inexperience in property management was obvious. They were unorganized, could not respond to simple requests and tasks, could not coordinate anything well and managed our properties poorly. Their lack of attention and disinterest was disappointing. I couldn't even get a monthly statement regularly. When we traveled from out of state, they even missed an appointment! We have since found a better management company who quickly turned around both simple and complex issues, quickly within laws increased rents to market range (providing comps and clear explanation of current landlord laws) and fixed maintenance issues at fair cost. Our properties are now safe for tenants, profitable and cash flowing. Find a management company who has a maintenance department! It made our lives easier and communication effective! read more

So fast forward to November 2013. My wife and I bought our dream retirement property. Unfortunately, we are not in a position to retire and move up there yet. We turned the property over to APM (this makes number 4 if you're counting). APM did a bunch of work on the property to get it ready. Tenants moved in two weeks later and could not be happier. Absolutely the worst experience ever. They are seldom in , never return calls and appear to have a daycare in their office when it is open. They are suppose to contact you concerning applications but over one month and numerous calls to their "cell phones", we still have not been contacted for a property we were approved for. If the assistant is in charge of the office, the manager, who never seems to be in, needs to pay more attention. Not at all professional. Would not list my properties or rent with them. Wow..HORRIBLE customer service..AND the only rental company I know that does NOT either use a debit/credit machine OR have some sort of change system.. WAS SUCH A NIGHTMARE, would NEVER recommend. They caused me to lose a house we would have ended up purchasing.. AND my husband was carrying my sick son for blocks in the pouring rain, having no idea where they were located. He had parked a couple blocks away and walked. It was a sudden down pour... not only were they RUDE, and LIED about the conversation we had earlier regarding their money taking abilities (or lack thereof) what do they do when they a soaked parent and child? Trying to pay a $70.00 fee with $80.00?? NOTHING but tell them to go get change.. how about get off your lazy behinds and look for some change? Or offer a solution, maybe a near by business to get change..but NOPE. I am not on any assistance.. have money to pay move in costs, good credit and would have passed with flying colors...only GOOD thing out of this is that the owner of the home is firing them...
