    For over 5 years now, I've been unable to get help with much. Even before then, things have…read morehappened that haven't been addressed. For instance, the gutter fell off the house after i was here for like 3 years (been here about 10 now) and is still sitting beside the house. It actually is causing the foundation to shift a lot to a point where my shower door shattered once which I had to pay for because they didn't believe it happened out of nowhere. I didn't have the energy at the time to deal with showing them info about what it really was but that's just one example. They do sometimes do the bare minimum like if the stove breaks they'llf ix or replace it once in a great while. But they don't even do inspections at this point. If you are a landlord, there's a good chance you're paying someone just to collect money 'cause that's ALL they ever call over or try to do something about. So if you want to summon someone to help you, just be late on rent. Also, they are not follownig their own lease or even the state laws related to things like waterproofing. I am not even sure how they have a business because they totally are just taking money and raising rents and who knows but they answer emails sometimes. Don't get caught up and hopefully a class action can be put together to help everyone in these situations 'cause I am pretty sure they target people in bad situations 'cause otherwise people would be likely to not put up with it and whatever but like many others I've talked to I had to settle with where I am to escape homelessness.

I had them get me an estimate for a metal roof for the house & shed. They never called anyone and had me fooled. They have a separate K&S Contracting business which stands for Kelly & Shawn Thurman but only Kelly is the owner and she has her brother-in-law Brandon Thurman set up the work. We set it up in 2022 for them to hold the rent money. After it was paid for and supposed to be done by the end of October 2023 they kept withholding my rent money. It was a big hassle to get the extra withheld back. They promised it one day and then never got it in the bank. Then I saw it pending so they asked me to pay it back to them and then they took it back out of the bank and 2 months later tried to cash my check. I got all my money back and I called others, but they were booked up or didn't do metal roofs. Brandon Thurman called me and promised (and never got) $3,000 off the house and $2,500 off the shed so I agreed since they said they'd be ready to put it on. Months went by again. Then they refused to do the shed, mentioning rot. They knew it was rotten when they gave me the bid. That is why I needed a new one. They finally started in January 2025, Finished in March 2025. In October I was having Oneill's Overhead Doors & Gutters put some gutters on. They couldn't because of the holes and crumbling boards and how part of the roof hung over too far. We've had onsite meetings with Oneill's, and another contractor has gone and tried to explain to Kelly Thurman what needs fixed and she said Brandon was out of town (as usual-In Mexico a lot). They've refused Pre-compliance notice from certified letter; they've at times refused texting. They've been late for meetings onsite that they said were mandatory and that they got to pick the time, etc. Got charged the full original price for the house and my shed still needs a roof. They walked on the carport and put holes in it as they worked on the house roof. They refused to put the new boards, etc. on for O'Neill's Gutters so I have no gutters. Next step is the documentation to the contractor's board since K&S said they won't be fixing it because of the rot. Contract said they would fix obvious rot and this is obvious for all to see. Within the 30 day grace period from when the pre-compliance letter went out I'll be sending the official complaint to the Contractors Board. But the complaints just hurt Kelly Thurman, but they've had so many complaints I know Brandon Thurman doesn't care and I doubt any of them care. I hope someday the state will see they really need to listen to all these complaints and shut both of their businesses down. The older generation took care of my dad's house but not these new owners. I'm using a different property management company now. Glad to be rid of them. BB

Michelle rents homes for homeowners here in Coos Bay and she is illegally using an Oregon contractor license under the company name JMC Property Services to keep renter deposits and overcharge renters for construction work performed after a renter has moved out. Michelle bills herself under JMC Property Services LLC for thousands of dollars of construction work for her rentals after the tenants have moved out so that she can collect money for normal wear and tear and other construction that has nothing to do with the renter and bills the renters and the homeowners. ( see attached invoice) In my case, Michelle has kept my $1,690 security deposit and has charged me thousands more after I moved out for normal wear and tear and other construction at 90767 Sanddollar Lane, Coos Bay Ore 97420 that was NOT my responsibility. I requested a validation of the debt letter from Michelle back on August 30 2022 via email. In the email I let Michelle know I need a copy of each receipt of the paid amounts to the companies she retained to do the work listed in the deposit accounting form she sent me. Oregon law requires a Validation of Debt be sent within 5 days of a request and in the proper format which she failed to do upon my request. The validation of the debt letter should have a tear-off where I can dispute any charges I feel I do not owe. Michelle Cantrell still refuses to give me the company names and phone numbers of those who did the repairs she claims I owe her for. In addition, Michelle Cantrell rented a home to my son Chase O'Neil and his two roommates at 1964 Meade St North Bend Ore 97459. My son moved out of the rental back in June or July of 2022 at which time Chase requested a walkthrough. Chase and his roommates gave Michelle Cantrell a $1,4300 deposit each. Michelle refused to give Chase a walk-through of the home and kept his security deposit. After the roommates moved out a couple of months later, Oregon Bay Properties performed a walk-through without Chase and his roommates, and charged Chase and the roommates for thousands of dollars above the security deposits for normal wear and tear and other construction and damages from rats and rodents that Chase and his roommates reported to Oregon Bay Properties and requested repairs but never got done. Michelle Cantrell then sold Chase and his roommate's debt to a creditor to gain profit from the rental. Michelle Cantrell did not allow Chase and his roommates to do a walk-through of the rental so that they could address any issues that were their responsibility to correct.
