Chance was very meticulous, methodical, and patient when explaining his findings. When I showed him some aesthetic flaws of the new built, he took photos and included them in his report even though they were not structural issues as a favor for me. The best part was that he spent time physically walking me through his assessments by showing me inside and outside of the house. It was a very helpful gesture on his part. I don't know how much a general inspection should normally cost, but a friend told me $420 is a great value. Based on Chance's professionalism, patience, and customer service, I felt confident that I would hire him again for any future needs.

Our tenants were worried about allergies that they thought resulted from mold in the HVAC unit. Allan was amazing to work with…read more While buying a new build home from a builder I reached out to several inspectors on Yelp to price out an inspection. Allan was very responsive throughout the entire process, and was available to discuss services with him 15 minutes after submitting. Pricing and payment was transparent and a smooth process. The inspection report was very thorough with pictures and written in terms I could understand. Allan checked items I wouldn't have even considered and made several ongoing maintenance suggestions. He used a drone to inspect the roof, thermal cameras to inspect HVAC and insulation, electrical outlets, water systems, appliances, etc. Discovered several items I wouldn't have noticed (or at least not until they became serious issues). I felt as if Allan was inspecting the house from the perspective he was going to buy it himself, and left no stone unturned. Highly recommend DLB Check.

AVOID AT ALL COSTS!!! Used them twice and will never use them again. Paid them to do one property…read morein Austin which went fine. Bought a 2nd property and they quoted me a price that included a separate fee for a pool inspection. I was VERY clear that the prior owner had drained the pool and I was aware of a crack and that it looked bad, but I needed a real inspection done to identify the specific issues. They said they would do that. I said okay. I then got a report that simply said that there was no power to pool equipment and to get somebody else to inspect it. They then repeatedly said the pool looked bad and had cracks with no specific info of identifiable problems or any new info at all, and to GET ANOTHER INSPECTION FROM SOMEBODY ELSE. The house had power. The equipment is connected to the pool. All he had to do was flip the breaker to get power to it. Regardless, since I was given no new info and was told to get somebody else to inspect it because apparently this company isn't capable of doing a pool inspection despite charging for pool inspections, I simply asked for a refund for the pool part of the inspection. I was then ignored for days, and then told no because they had done it when all they did was recommend getting somebody else to inspect it. No equipment was tested. No new info was added beyond what we had told them and knew already. I have 20 properties and have gone through this process with a ton of inspectors. Never have I had an inspection company screw me over to keep roughly $100 in this manner. Maybe use them for a basic inspection of the general house, but every single add on inspection for sprinklers, pools, etc is a complete scam where they will tell you to get a real inspector to look at it while charging you for that advice.
