If I could zero stars I would. I Contacted Roland to gut and remodel a apartment and hallway for me last March (2023) and got the worst experience of my life instead. He started off asking if I wanted to pull permits.. I said of course.. and that should have been my first red flag. He never pulled any permits, barely showed up and would give excuses/ straight up lie and say he was on his way but never show up. He also ended up charging way more then quoted. He got caught and hit with a stop work order 3/4th of the way thru.. after he had swindled me into paying him his final payment using every excuse in the book. He swore up and down he would make it right, all he did was make it worse by getting rude with the building inspector. Turns out he wasn't even properly licensed to be doing the job, which was probably why he avoided permits. He never made the situation right because the building inspector told him to tear the drywall down so electric and plumbing could be inspected, which is completely normal and he threw an absolute fit and refused to do that. He tried to figure out some way around it (one tactic he tried was to blame me, saying I told him not to pull permits which makes no sense, I live in this building too, I want it done safely and correctly, just further shows how low he will go to worm out of responsibility). He tried to fix it by bringing his brother in law, Chris Cordio, because he is properly licensed. Chris fought with the building inspector as well and neither one did anything to actually fix the issue. Chris also refused to tear the drywall down. After fighting with him for months and getting nowhere we had to fire him and hire another contractor for $30k to do basically the same job he did, showing how much he over priced me. Actually, my new contractor had to do MORE work to correct all Roland's mistakes ..Of which there were alot. Insulation was not to code, many things were not to code actually. Worst of all he left a HUGE hole in my roof and drywalled right over it hoping we would never know, or maybe hoping we would call him to fix the inevitable damage.. I asked him to at the very LEAST give us $5000 back and he had the audacity to tell me "well I know I owe you money but not that much" ...after he swindled me out of $100,000. Never heard from him again. Stay FAR away from this business. I'm out $100,000 plus the $30,000 I had to pay the second contractor all because of Roland Pagan. read more

If I could do no stars I would! Follow up to my situation is took Roland to small claims court as he stated he would take his chance in court with me. Roland was a no show. I won by default and given all my evidence amount awarded was substantially more than what I paid due to increased cost to repair damages. Today was due date for payment and nothing from Roland. Looks like I will be going back for payment review hearing in October. And this guy was referred by my cousin who said he didn't want to get into when I told him what Roland did. read more

Since Roland told me he'd take his chance in court with me filed small claim against this company. Won by default in Lowell. Judgment for full amount allowed in small claim given my evidence but had to do Supplementary Process in Leominster since that's where he now resides. Roland started to pay me then filed Motion to Vacate Judgment in Lowell citing he had no idea about Judgment. Motion was granted so back to court in Lowell. Given his actions I've since learned of more options open to me. In hindsight I wonder if he could/should have just repaired problem spot on roof as opposed to replacing entire front of roof. read more

We hired this company to replace a roof at a house. We were very disappointed in the results. - This company is owned by Roland. He came out to do our original estimate. We had other estimates, but we liked Roland. He seemed to be knowledgeable and passionate. We decided to take a chance and hired him. - His company didn't have this listing at the time we hired him - he only has a facebook page for his business. All reviews were positive there. Of course, any page moderated by a business owner will only post the best reviews. Well, here is a review for a job that did not turn out so great. - I'll just list the facts and just reiterate how disappointed we were with the results. - Rule Number 1 when replacing a roof - Don't let water get into the house when you are changing roofs. We got quite a bit of water damage during this install. This house never showed any signs of leaks in the past 5 years. During the install, we had a very bad rainy day. How the water got in is irrelevant. Suffice to say, quite a bit of water got in, and caused quite a mess. 6 rooms received large brown wet spots in the ceiling. One was so large, they had to replace a portion of the ceiling. - The most water damage was in the 3 season porch. They had to replace a section of the ceiling and walls. A section of rug was very wet even 2 days later. They cleaned the rug, and we are just hoping there's no black mold. - While they did re-paint the section of ceiling that they replaced, I now have to re-paint all the other areas throughout the house. And - I have to re-paint the porch. - I keep picking up old nails all around the yard. Found one inside, too. This house has 2 kids. I don't really want loose nails lying around all over. - I was given a lot of lip service, with no real results. "We will be here first thing tomorrow, 8 AM" / "We will make it look like we were never here". After being told the first, I waited around from 8 AM to 12 waiting for Roland to show him all the damage. For the second comment, well, I have to repaint rooms, touch up woodwork, re-paint walls, and had to do quite a bit of cleaning up after the crew. - It's tought getting what you need in writing. I felt like I had to follow up a lot with Roland when needing corrected quotes. - We also asked for a rain diverter over the front door. We we expecting something like a triangle that would look good. We got a slanted piece of metal nailed up there. Sure - we didn't get in writing that we wanted a nice-looking triangular rain diverter, but come on. It looks like a scar on this new black roof. - Roland seemed genuinely concerned about the leaks and damage. In the end he took $500 off the total price. --- They've already been paid, and we really don't want anything from them. This job was meant to take less than a week. It took nearly 2 weeks. We received a lot of water damage for a home that hadn't seen any in years. Even then, we are left with quite a bit of work to do, as we now have to repaint ceilings in most of the rooms, repaint walls, touch up woodwork, and pray that there's no mold in the walls throughout the house. My whole family is upset about this. Again, we want nothing more from this company. I want to write this honest review so that you have something real to go on than just positive reviews on a facebook page. read more

Steer clear if you actually want the job done and done right! I reached out to Roland about replacing our skylight in our bathroom which he said he could do. We set up a day and time for him to come look at the job and give us an estimate. The number of no shows from him was crazy. I would reach out to him to find out why he never even let us know what happened. It was excuse after excuse! After months of going through this I told him I decided to look for another company to do the job and he asked us to give him 1 more chance to come for the estimate. Against my better judgment I agreed to give him this 1 more chance. A few days later he showed up late with more excuses about why he was late. My husband showed him the job and he gave him a rough verbal estimate and said he would write up the official estimate within a few days and send it to our email. We waited and waited and never received the estimate. A few weeks later I reached out to him several times about the estimate with no response. I sent a final email saying we were moving on because we need the job done! I received an email back with more excuses so I just didn't bother. I finally received a paper saying how much he was going to charge us but no break down. We decided after months of aggravation and excuses we hired another company and we couldn't be happier! read more

Follow up to my previous post regarding roof installed by Roland. This is not all inclusive as I am not even getting into the no shows/no calls, doing work on day rain dwindling down in the morning and string of nails I retrieved from yard. Received assessment of the damage done to both my shed and house roof as a result of the work done by Roland in 2019. All 3 confirm the shed roof leaking, underlay not installed and particle board they installed wet and decomposing. Assessment of the house roof from the attic confirmed ridge vent not properly installed, particle board used instead of plywood per contract, nails wet, moisture getting in attic and resulting possible mold in attic. Need to have test done to confirm. May also contact building inspector as it does not appear permit pulled. At this point I am waiting for estimates to repair whatever I may be able to afford. Since Roland stated he will take his chances in court with me I assume he knows how backed up court system is. I will also look into consumer help resources such as Help Me Hank and Ben-has-your-back. It's just very disheartening to have to go through this, especially when contractor was referred by a relative who does not want to get involved. read more
