I would strongly caution anyone considering renting from AIM Property Management. We lived in an AIM managed property for 3 1/2 years. After moving out, they withheld a large portion of our security deposit for items that were already damaged when we moved in, claiming extensive repairs instead of acknowledging normal wear and tear and long-deferred maintenance. To make matters worse, the remaining deposit was not returned on time, requiring formal follow-up. I'm now having to take legal action to recoup my money. Even before the security deposit dispute, they were consistently unresponsive and rude. Routine maintenance requests were often ignored, delayed, or met with excuses, and there was a clear pattern of deferring maintenance rather than addressing issues properly. Problems that existed early on were left unresolved for years. This has been a frustrating experience from start to finish. Poor communication, lack of accountability, and an apparent willingness to pass the cost of deferred maintenance on to tenants made this a company I would not rent from again. My experience with this property management company was disappointing. An eviction process for problematic tenants dragged on far longer than it should have, despite one occupant having a criminal background and not even being listed on the lease. Instead of acting promptly in the owner's best interest, the company appeared to side with the tenants, which prolonged the situation and increased my costs. In addition, my reserve deposit was never refunded after management ended. When I asked for documentation on how those funds were used, I never received a clear or itemized explanation. Owners considering this company should ask very specific questions about how they handle unauthorized occupants, eviction timelines, and the return of reserve funds. read more

We had a series of problems: --Rat-infested property --Broken thermostat --Cracked windows --Broken refrigerator --Broken dryer --Broken doorbell --Musty odor in bathroom cabinets --Flooding in garage and backyard --Non-functioning electrical outlets If we owned the house we would have addressed these issues at our expense; as renters, however there was no way we would have assumed these costs. Would have begged for us to stay but because we demanded these things be fixed, we were bullied and served a 3-day notice and a 14-day notice which they never followed up on. read more

My husband and I rented the bungalow at 432 S. Ash St only to discover approximately 1.5 months later that there was a severe rat infestation that extended into the house (please refer to pictures of rat droppings found under the range and washer). We attempted to get the owners to address the infestation but the owners, a young doctor and nurse, argued that they did not see that a rat infestation in the garage was their responsibility. They eventually reluctantly agreed to pest control, but this came several months after our request. It is because of said reluctance that we were forced to seek the assistance of the Dept of Public Health which ultimately cited the owners on at least two ocassions (see pictures of citations). It important to note that the property was rat-infested when we took possession and that we were forced to request several modifications like exclusion services, lye treatments to address the smell of the rat droppings under the house that permeated the bathroom, rat traps inside and along the perimeter of the house, etc. It was the most disgusting home we have ever rented (and we know older, vintage homes!). What made the experience worse was the owners' minimization of the rat infestation. The owners hired AIM to take over the management of the property when we found ourselves at an impasse due to the rat infestation. Denise Massey mentioned in passing that the owners were not charging enough rent and started to bully my husband and I into early lease termination. Eventually,, we agreed but were, ultimately, unable to move forward as the owners were unwilling to make us whole in terms of the financial investment we'd made (we trimmed overgrown trees, shrubs and bushes on the property in an effort to curb the rat activity that was eating away at the cables of our solar lights). We are fastidiously clean individuals who would have never rented a rat-infested property- no matter how charming on the surface! Dennis and Denise Massey point to us as being the most difficult tenants they've had in 30 years which we take as a compliment- i.e., we stood up for ourselves and fought back against AIM and slumlord landlords. While it is untrue that we used foul language, it is unequivocally true that I yelled at Denise Massey when she raised her voice at me in MY OWN HOME... And I would do it again! As for our legal claim in which we were requesting to be made whole prior to vacating, while we did not prevail, there is no question that 432 S. Ash St was rat-infested at the time of our occupancy. read more

I used this place for over five years, mainly because my tenants stayed that whole time. I thought Denise did a satisfactory job keeping receipts, with the one tenant placement, and getting repairs done, etc. I thought her fees were very fair. My main problem was fair rental price. Denise wanted me to ask for less rent initially, (so glad I didn't) and never to raise the rent in 5 years (regretfully,I acquiesced). Immediately after switching property management companies, I raised the monthly rent $400 and had it rented out in 11 days. The tenant of 5 years gave feedback that the property management never checked the property as stated in the lease (the tenant wanted her to check it) and the tenant said she was not very responsive to his emails. He would not recommend them. The property is in Redlands, if that helps. I could up it to 3.5 stars, if that seems more fair. read more

Caveat, this review is about a year and a half overdue. I thought I looked for their Yelp and didn't see them on here. What motivated me to write this is a conversation I just had with my housecleaner. She was referred by this company to clean my house after my tenant left. Her services are the only good thing that came from this company. She told me that this was the single dirtiest house she ever cleaned and she was afraid that since I hadn't seen the house before she cleaned it, I would think she did a poor job. He was here less than 2 years. It took her 8 hours to clean it on the first day, and I asked her to come back for another 7 hours after I moved back in. The tenant did so much damage I had to replace flooring in multiple rooms, and re-paint my living room and master bedroom as they had put some weird oil on my walls. He left trash everywhere and an outside table. All I had to pay to get rid of. I think if I had seen my home before the cleaning, I would've cried. I've since paid thousands of dollars to get my house back to the condition I left it. Besides obtaining a horrible tenant for me, they seemed to support him more than me towards the end. After I gave him notice to move out, as I would be moving back in, he advised the company that he wasn't going to move out in time. They recommended I allow him to do so, as he might trash my place if I put my foot down with the move out date. They knew that I had given notice at my old apartment. They should've known I had already hired movers and rented a truck as move out was only about 2 weeks away. When I advised them of this, they stated something to the effect of, "you're the one that is making him move out." Really? He is entitled to my house as long as is convenient for him because I rented out to him? Mind you, he was given 2 months notice and had recently chosen not to renew his one year lease. They also asked me if he could come back AFTER his tenancy ended to clean. This would have been a futile attempt to get his deposit back. They saw this place at move out...it would be ridiculous to think that possible. This and other little things made me feel like they were working for him. I presumed they were looking for a house for him to rent and as I wasn't renting my house out anymore, I was no longer a source of income for them. I can't confirm this, just a feeling. The bigger issue was maintenance, or lack thereof. The a/c made such a noise when I came back, it sounded like the ocean. When I checked, the filter looked as though it hadn't been changed since I left. They replaced a toilet for me, and had initially picked one out without consulting me though they knew I was moving back in shortly. The installation, through their person, was bad. The toiled moved side to side and up and down when you sat on it. Then they sent the guy to repair my house. I don't know if they would have tried to charge me but either way, he wasn't going to step foot in my house again. I had an outside handy man come out (who is excellent and on Yelp) and found out it was more than some screw missing. The seal that needs to put on, was not. If I had left it that way, it would have leaked. Thankfully, it was installed only weeks before I moved back in. I would give this company no stars if I could. I wish someone had warned me. Waste of money.i Edit: my handy man reminded me that the tenant pulled off the shower faucet and there was a leak in the corresponding living room wall. The drywall and flooring had to be replaced. read more

I had scheduled a viewing for one of their properties. Upon arriving to the property that was stated to be pet friendly, I followed Denise into the house where she told me that my service animal had to remain outside. I informed her that he was my service animal and she then replied with, "I don't care this is my house and it isn't approved." Ms. Massey, I don't understand nor do I appreciate the way that you treated my service animal and myself, but I do hope for future reference you educate yourself on service animal laws and proper etiquette. So that in the future you can show a little more tolerance, respect, and understanding toward those with disabilities and special needs.
