I found this apartment 2 years ago. I was in a difficult situation and needed to find housing asap! The staff was great throughout my application process. The application process was a bit extensive, more than my usual in my opinion in the beginning. However note i understand why. From the two years I've been living here a few tenants have moved out and I worried about future tenants moving in. The new tenants though have always been friendly, respectful, and peaceful. The application process definitely plays off when I feel peace knowing future tenants will be great. From the day I moved in to today, my communication with Lisa, (she is whom I communicate most of the time with) is reliable and prompt. Any maintenance issue and request I have had is always addressed and managed by Lisa and the Empire Management staff. Empire Management in my experience do their best to answer to tenants issues ans community concerns. I cant ask for a better management company! I really enjoy the community I live in. It's a small complex, we all know each other. Some of us are close neighbors and kutner are just cordial but we all keep an eye on each other's apartment. We all do our best to take care of our community. It's a nice, quiet, welcoming complex. We have our hiccups here and there but they are resolved and the peace is always restored. read more

Since moving in October 2024, my experience has been terrible. There's a high-voltage power pole directly outside my unit, and as someone with EMF sensitivity, it has caused serious health issues. Even with a doctor's note, management said I'd have to pay to break my lease. On top of that, they've allowed repeated construction , no warning, even on holidays. I was woken up on Easter Sunday at 7AM by loud sawing and banging. This was the third time with no notice. If you value your health, peace, or working from home, look elsewhere. read more

An update from my 2017 review. Nothing has changed except I moved from the complex back in 2017. My family has sold all the condos there but one. The remaining tenant has a small emotional support dog for the mom who is handicapped. They live in an upstairs unit. Every once in a while, we would receive a letter stating the tenants we leaving items on the upper deck, or that the small dog was pooping up there and they were not cleaning it up. We would call them, inform the tenants to remove said items and / or clean the deck. Fines were never ascessed. Now, in April we received a letter, stating they had the right to remove the dog from the home. That they were letting feces build up and it was causing an odor. Attached was a photo that I am attempting to include with this review. There was several small unidentified objects. It looked like leaves to me but regardless it was such a trivial amount, even if it was from the dog, it would have not caused an odor. I might also add that this paticular balcony sits right over the site of the garbage dumpsters. Anyhow, we received a letter stating a $200 fine was being assessed. We then received another letter for the date of April 29th ( 9 days after the first fine was assessed) stating again there was feces built up on the same deck, no photos this time, stating a "Special" Meeting was help for this subject alone, and a $300 fine is being assessed by Unanimous Agreement. This is harrassment pure and simple. I agree that dog feces is not something to be lazy about and it must be removed. There was not hardly anything on that balcony. Also, I would like to know how the photos were acquired! Either people went on the roof and looked down, or a drone. Either way its an invasion of Privacy and Harrassment. If someone went on the roof, it was only to take a pic of the balcony. There was not enough matter to cause a smell. Nor was there anything else to catch their attention. They must be needing money and this is how they do it. We also received in May a notice that there was an "Insurance Adjustment" for the complex of $500. So each condo owner has to pay that as well. No forewarning just $500 attached to the monthly association dues. They give fines to the people that pay their dues. They allow other condo owners or their tenants, to hang laundry from their units, have mismatched garage doors, trash across the once beautiful grounds. People congregating in areas where its not allowed, etc. There was a flood in a condo we lived under and it completely soaked and damaged our unit. I am revising my post and not taking it down per the request of the manager Vanessa. She sent me an email and addressed it to the entire board because I was board member . I do not want my opinions to reflect that of the board so I am revising my post in an effort to make that clear . I was quite clear that I was posting as a member not the board . I feel Vanessa is attempting to intimidate and bully me in to removing the post but I will make revisions I found the manager took everything personal, did not listen and if she was pressed to deal with issues that she had not addressed like communicating with vendors she felt bullied and offended. If she met a road block did not do anything to get through it . Like when asked her to communicate with a manager of a neighboring property she said tshe left messages. I had to suggest to let her know you will give her 72 hours to return your call if not tell her u will speak to her manager . Why did i have to tell her? It felt like moving furniture . We were getting fines for having a mat at the foot of the stairs , well some of us were or having hoses on the faucet and yes they were rolled up because it was "common area," yet when my 93 year old owner called the faucet had a leak she was told it was her responsibility . Eventually the manager had her mom call who owns the place and said we bullied her they cut our association loose for which I am grateful for because I was suggesting the board terminate them the decision was made to make our requests known on writing then Vanessa's mom called to terminate our relationship because she felt bullied She also did work with my 93 year old neighbor who called me crying whom I help when they took two months worth of dues from her account instead of one en I had to call and inform her . Contacted Empire Management Group to order an HOA document package and demand on a RUSH, Cloyd was very helpful in providing the list of fees and CC Auth form to get the process going - I emailed the completed forms back and received a reply from Ruthie confirming receipt within the hour! We had an issue with the CC provided and she even stayed afterhours to make sure everything was taken care of and we received our docs the next day! I had just relocated April 3rd and been putting in application after application, driving all over the place looking at places. However, apartments were literally flying off the market, I could not get anyone to even look into my application. I called Empire, desperate. Again this month Empire management group strikes again. We own a rental at Meadow lanes in Colton CA and they constantly single owners that pay their dues and pay their petty fines. They focus on easy petty items to bring in revenue and can't address big comets within a community. Last month our tenant had a small blue trap on a balcony covering a child's power wheels during a rain storm which was removed after the storm. We pay a fine for that even thought it was removed after the rain. This months we received a fine for two small children stickers in the window. 1 Empire management is simply petty and only fines residents that pay their dues and 2 Empire Management is one of the worst company's to work with and 3 Meadow Lanes is a Horrible association to be a part of. read more

Empire Management Group is the worst HOA. The owners Vanessa and her mother are animals. They never respond to an type of communication and when they do they will drag the conversation and nothing get resolved. They trash the Pinehurst community in the City of Highland. The two of them and their workers are just there to steal your money. They were so rude and then they turned it around saying I wont talk to you because you are rude when in fact I just responded towards their salvage behavior. The good reviews they have were written by their workers, friends and associates. You can always visit. the communities they "managed" and people will tell you how unprofessional they are. The only person you can count on is VANESSA. I recently contacted Cloyd Carter regarding my parking Permit. My vehicle did not only get TOWED even after having the Old Parking permit, but when i asked to speak with Ruthee Marroquin, the so called Manager, her demeanor was to cover up for Cloyds mistake and refused to hear me. I contacted the Tow Company and THEY WERE ACTUALLY MORE HELPFUL THAN EMPIRE. A simple phone call from ANYNYONE from EMPIRE would have resolved my Issue. I asked for ONE DAY courteousy extension to have my Parking Permit updated. Its a SHAME to have such unprofessional People managing YOUR OWN PROPERTY. If anyone is looking into this MANAGEMENT COMPANY i suggest hiring Monkeys. They might do a better job in handling any issues with YOUR PROPERTY. read more

I honestly don't even know where to begin! We have been tenants on one of Empire Management's properties for the past 8 years. I am so sad that the independent owner to our building chose to retire and sell our building and the new owners chose to do their own managing(which has already become a headache). Empire management has always taken care of our building. The moment we had any issues, we would submit an email and literally the next day or two we would have maintenance handling it. They have always been great about that. I have gotten to know the staff pretty well especially, Lisa Cansler. She is by far an awesome go to person, whenever we needed anything. Especially after we experienced a garage fire. We had the hardest time dealing with the owner's insurance company and contractors. Lisa was ALWAYS a phone call or email away whenever we had any issues with them. She advocated for our family far more than our own insurance adjuster. I can honestly say that after our building was sold, Lisa and I developed a friendship and are still friends to this day. She has always gone above and beyond. Side note: I don't understand how someone can give Empire Management less than 5 stars let alone 1. All I can say is, it might just be a very disgruntle tenant that isn't happy with themselves that chooses to leave 1 star reviews because they have nothing else better to do with their time. read more

I once had a very trouble section 8 tenant and had to go to court and needed character witness. Vanessa Wuestewald the property manager of the HoA personally assisted me. Empire Mgt is getting a bad rap by some of these reviews. These are the same people that may be renters and owners that do not get involved with what is going on in the community. We are a homeowners association and unfortunately it is the OWNERS that rent to some of these people that are BAD owners and do not hand out the rules of the association. Our association is VERY strict for a reason and I tell the renters that we want our renters to be happy here and if they are not then they need to move elsewhere. As far as section 8 our association has no jurisdiction over this as it is AGAIN the owners that makes the decision. Funny how people are all gung ho about making negative comments but never say anything good about what has been happening over the past 8 years that has been very positive. Back in 2007 when there was a corrupt board of directors and management company, that we did a recall, it almost put our association in bankruptcy and it has been a hard come back but with very difficult decisions and not raising dues or special assessments, we have managed to pay the bills and put aside money in our reserves and have took some very hard hits with fires, etc but we always manage and try to do what is best for the association and not everyone will like it. Yes, the association sends out violation letters to the owners who violate and we will fine if they and their renters are not compliant. There is 276 units, can you image if all units had rugs/towels/clothes hanging over their balconies on how it would look! The association is trying to keep everything consistent. Most that talk negative are the first to violate the rules because they do not like it. The association has to be tuff and will continue to do so to keep our community rising and it has come a long way and is better than it ever was. There is crime everywhere, not just our place so let's be fair here. We work very hard on the owners to make them understand how their decision to put certain renters in our association really impacts everything. Haters will always be haters and negative people always see the negative and not the positive or what good was done or is being done. Empire Management Group is not a good management company. I can't understand why our housing association uses their services. I AM A HOMEOWNER IN ONE OF THEIR MANAGED GATED COMMUNITIES. They send out unprofessional emails from their Administrative Assistant who puts her name, instead of the person in charge of our community on letters about policies. On top of that, their emails are without any logo or identification, making it look like Spam. Their website has basic information and half the links do not work and have not worked (although they claim they are updating their site). Our gate intercom system has never been fixed and they like to pick on neighbors who try to improve the community instead of taking care of the homes not taking care of their yards and common areas. They pick on the good people and stay away from the bad. I WOULD NOT RECOMMEND USING THEM AND HOPE OUR ASSOCIATION WILL LOOK ELSEWHERE FOR MANAGEMENT SERVICES. Hands down the most conniving, manipulative, dishonest company I have ever come in contact with. We rented a condo from them for over 2 1/2 years when we discovered mold in the home. Our children had been sick for so long, we finally ordered a blood test that came back as positive for exposure to mold spores. We went through the proper procedures of having the unit tested by a inspection company for airborne mold. When we gave the information to Empire Management, they were dismissive and uncooperative. Multiple times they would lie blantantly about communication with myself or my spouse, or with the home inspection company. We were told they would fix it by redoing flooring but no further work would be done. At that point we decided to move. Once we vacated, we were diligent in cleaning the home to ensure we would receive our security deposit to cover the medical bills we had incurred because of mold exposue. We were given our move out inspection and were told they would refund our whole deposit. Since then, we have not heard from them. Legally the deposit has to be refunded within 21 days and its been 30. Every time we try to contact their office, the story is different and the do not know what happened to the check that was supposedly mailed out. I would never recommend this office to anyone. They are unprofessional, pathological liars that are clearly only interested in money rather than the families they rent to. read more
