Our basement sump pumps failed and the company that installed them was no longer around and transferred us to Affordable. They answered right away and showed up the next day on short notice and repaired the issue. They were responsive and did a great job. We've been working with Affordable for a couple of years now. To put it lightly, we have the basement from hell. When they arrived, we had some water in the basement and they quoted us based on their normal pricing. Once the concrete came up, we couldn't believe what we were dealing with. It's a constant flow of water that required two sump pits and an insane amount of work to install our drainage system. Every time they tried to dig a pit it would backfill with sand and water- they had to dig this up painstakingly- foot by foot. We thought for sure we were in for additional costs, but they stuck by the original estimate. Since then, any time we've had an issue or a question, they are quick to answer. Poor Kelly and Bobby probably recognize our number on the caller ID but whenever we make a call or send an email, we always get a response- usually with a visit on the same day. We highly recommend this company for their honesty, customer service, and quality work. read more

Let me make this very simple... HIRE THESE GUYS! They did a full French drain with two sumps and we could not be happier. With so many sketchy contractors offering this service, it pays to go with somebody you can trust. "Affordable" was the only shop that promised to do things by the book. First of all, I'm in the Army away on assignment and these people made my life impossible for it. They supposedly give free estimates and charged me $75 for a "FHA/VA certification" only to provide an estimate and say they can't provide that certification because there is a water issue. I literally hired them to specifically bring a moisture meter to detect if there was moisture and they didn't bring any of that instead the unprofessional and rude general manager said "I can just look at this wall it needs waterproofing it'll cost 4000". What the actual... So when I called them for a refund since they didn't provide the services requested or what they hired for the lady became belligerent and rude after her own partner promised to provide that refund since they did in fact not give me a "FHA/VA certification". When we agreed they'd give me a refund they instead called my realtor saying I was "harassing them". No, it's not harassment to want your money back for unrendered services but it definitely seems unprofessional to start yelling about having years of experience and not needing to bring the tools you said you would to properly inspect the property as requested. When I said I'd just leave a bad review on HomeAdvisor they said "you can't do that since you're not that homeowner!"... I hired them. I paid them. I have the homeowners written Express permission to do this... I called HomeAdvisor and told them either this company violated your policies by conducting this inspection OR they are liars and thieves. HomeAdvisor agreed I had every right to proceed and that the case appeared to be that they had misled me. For the record, my realtor doesn't care if you ask for her to give you business one day then threaten to report her the next because you're not her client I am, and her company just like the Maryland real estate commission prefers clients happy with their realtors than clients being defrauded by a shady business like yours. Update: Ah I remember this well. Please read the other reviews here, other than the only 5 star one which must have been a friend, every single one is about the dishonesty of these people. My agent literally had me on speaker while you were inspecting there complaining. The entirety of your response is not only a lie, but also proves the hypocrisy of this business. (we do not engage in conduct bad mouthing people, let me bad mouth you and your agent right now). You literally threatened my agent with reporting her after she told you that this wasn't an FHA home sale and you wanted to try to stop the sale. So, I did end up buying the house, and two years letter.... no mold.... at all.... anywhere.... behind the stairs or otherwise. So your response and inspection were false. Luckily, I kept your inspection, maybe I should report it to the state of Maryland as a false inspection? I do not forget bad service. Dishonest people and service always comes to light, and you've likely lost more business than the money you've scammed away because of these poor practices. I did get a second inspection who held to their word and came out for a free estimate, and if they found nothing I'd be charged nothing, and they found nothing. They only recommended the gutter drains be extended, and that was done the next day. read more

I hired Affordable Basement last year at the start of COVID to waterproof my stubborn unfinished basement area in Washington DC in preparation for a full rehabilitation of that unit. I had tried to waterproof in the past with no success. I also had several companies give me estimates that were very costly and provided no real comfortability that they would be able to fix the problem. Affordable diagnosed the problem and came out 4 additional times at no charge as they continued to troubleshoot and fix the waterproofing issue. I had to file a complaint with MHIC. There response was due yesterday still nothing. Affordable has taken 16 months and the project is not half complete. This company is the model of A+++ customer service. Jai had left me a voice message concerning the scheduled appointment I made from Home Advisor. She was able to push up the appointment to meet my schedule needs. Ron came out to estimate the job. This was my first estimate for this project and I was skeptical to hire them prior to other quotes. He totally understood my concerns and said if I scheduled the installation at this time they would take $500.00 off the cost as well as give me a 30 day price match guarantee. On top of that the lifetime warranty on the work, labor and sump pump made it a no-brainer. Kelly contacted me the day before installation to verify everything and answer any questions I had. Joe and his team showed up on time, placed plastic around to minimize the dust and promptly did the work. They finished in approximately 4 hours. Upon completion he went over the instructions as well as ensuring I was comfortable with the outcome before my final payment. 2 days later I received a package in the mail from the office. We hired Affordable Basement Waterproofing to install a French drain, sump pump, and stairwell drain in our rowhome in DC in August of 2018. What should have been completed in a day or two turned into a nightmare. The first day they jackhammered the trench and removed the dirt which they then spread out in my backyard that was being remodeled at the time (note that I had scheduled no one to be working those two days so ABW could finish). I realized this fact only after viewing my security camera footage later and seeing that they decided not to haul the dirt away in their truck. This extra dirt later had to be removed by my other contractor further delaying their schedule. The most amazing part was that they somehow spilled wet concrete all around my basement workroom floor (and splattered all over my workbench and tools) and then proceeded to wash it down the floor drain of my 92 year old house. Needless to say the concrete plugged the floor drain and my basement flooded the following weekend during a downpour, which is how I discovered the clog. Never once in five years of living in our home has the basement drain clogged and prior to this work, the only way for rain water to exit the stairwell was by running under the door to the floor drain, so it was used constantly. I had a plumber out to try to clear the drain and he was luckily able to punch through some of the concrete with an auger but in doing so broke part of the pipe. Not only did ABW not pay for the plumber but they refused to pay a few hundred dollars to have the pipe fixed. They did offer to split the $100 emergency plumbing bill but then charged my credit card for the full amount after all the work was completed. It's not over yet. When the first crew finished, they were unable to build any slope in the concrete floor to match the original conditions and ended up leaving a 2" gap beneath my door. I had to screw a piece of wood to the bottom of the door to keep bugs and animals out until it could be fixed. Not only was there concrete in our floor drain, but the speed drain and it's 2" drainpipe that they'd installed at the bottom of our back stairwell was also filled with concrete. The pipe had so much concrete in it that the opening was reduced to about a 1/2". They finally came back exactly one month later (started August 29, finished September 29) to fix the concrete beneath the door and replace the speed drain. During that time I had to live with an inoperable door and I couldn't put my work room back together because I knew they'd be back to make another mess before all was said and done. We also had to live with shelves and tools in the main, finished portion of our basement for the entire month while the work room was out of commission. Originally they only agreed to replace the concrete beneath the door which was 2" too low, they found that no vapor barrier had been installed above the gravel before the concrete was poured the first time - something I had insisted on but no one would believe me. They ended up breaking up all the concrete, putting down a vapor barrier, and pouring new concrete. Throughout this process, the General Manager Kelly was respectful, outside of blaming me for the clogged pipe. Had she owned up to the mistakes of her first crew and agreed to pay for the plumbing repairs I would have never written this review. The system has been working so far since they completed the work. Due to that fact, and because Kelly continued to pick up my annoying phone calls, I decided to give them two stars instead of one. read more

Jai is super helpful! I had reached out regarding a basement inspection that was of an urgent nature since I was going to close on a house in less than a week. Jai was able to send George out the very next day to inspect! George is very knowledgeable and can explain what's wrong and what's not in a very easy to understand manner. This company is not a BAD company. If you don't speak with Kelly or Jai everyone else is clueless. The morning old lady doesn't have any idea what's going on, she's always using the line " I just answer the phones" the weekend lady is clueless and wants to give her opinion which is the opposite of what Kelly and Jai told me, she used to have a Waterproofing business and might know someone who can get me done faster, very unprofessional. If it's an outside dig Kelly can't do it for "OSHA" the weekend girl said that's a lie, she needed to "buy time". I cancelled my contract and got my outside dig done in one day IN THE DRIZZLING RAIN! No issues. I cancelled my contract last Saturday and have yet to hear from the office, I'm assuming they did not get my message from the weekend lady. The company itself isn't hopeless, I just felt like Kelly had lied from what the weekend girl said. Kelly and Jai are awesome and work super hard, very personable and nice, but if you don't deal with with, throw it all out the door, if you have an outside dig definitely don't think it's getting done on your "confirmed" date. Last thing, they are so busy and Kelly and Jai are always there late, but they do keep you up to date, I just could not be pushed off another week for an outside dig. We had an issue with one room in our basement and wanted to get a few opinions on what it might be so we called out a few companies. Affordable was one of the companies. We have a French drain around the perimeter of the basement, the gentleman who came out really really wanted to educate us on everything so he even drew pics for us girls, which is what he called us the entire time! I'm in my 40's, I'm a woman. That aside, he quoted us $10,000 to put in a French drain in our basement, as if we didn't have one and I sure wasn't going to disappoint him by telling him we knew we had one. He also talked about using black corrugated pipe but none of the pics on Yelp even show that pipe being used. He said we needed another sump pump and also needed to replace the one we already had. Oh and another $1500 to replace the drywall he was gonna mess up. We're at about $12,000 give or take. I won't tell you the company name but the next day an honest company came in and told us that our cable was laying on the float of the sump pump and that it probably didn't turn on causing the water to back up into that room. It worked fine ever since. Affordable guy was right about one thing, our sump pump is too small, replacement is $160 which this "girl" can do herself. I am aware that I'm a female (girl) but I'm not a dumb one!!! read more

We needed to have our sump well and the drainage around it replaced, and the basement wall sealed. I prefer to hire local, so I called Affordable Basement Waterproofing and asked for an estimate. They were very friendly and willing to work with my crazy work schedule. The estimate was reasonable and I scheduled the work. They even filed the permit paperwork with the county and scheduled the county inspector. The two workers showed up at my house on time, and right away put down canvas tarps to cover the floor on the path from the patio door to the work area. Since they would be jack-hammering up part of the basement floor, they hung plastic sheets EVERYWHERE downstairs to keep the dust to a minimum. They worked quickly and were very professional and polite. This was the day before the big blizzard, and I was worried that they wouldn't be able to get it complete in time, but they assured me everything would be fine. The next morning, with the blizzard heading our way, they showed up on time to wait for the inspector and completed the job quickly after he approved it. They cleaned everything up before they left, leaving only the plastic sheets (at my request) since there would still be dust settling. Affordable does really good work, they're reliable and friendly. I would definitely recommend them, and would hire them again if I had further work to be done. read more
