I reached out to Armored Basement Waterproofing for some guidance about a window well that was filling with water and not draining. I'm from our West and haven't ever had a basement so wasn't sure what to do. After sending some pictures, Jay answered me that my first instincts (a few inches of pea gravel and a plastic cover for the window well) were good. His communication was great and he didn't try and sell me on services I didn't need. I really appreciate this "old school" kind of service and humanity. YAY! Good customer experience that builds trust for the future if I ever do have a problem they can help me out with!

Added sump pump with drainage and waterproof liner

I met with Gary, in person, for an estimate and he was friendly, very organized and explained everything to me very clearly including where the water was entering from and what he would do to fix it. The pricing was much better than competitors as well! Before the project began I had a few questions and all communication via email was clear and quick! The project was completed today and Chris and his team were great! They showed up on time, were very friendly and professional and cleaned up after wards. Again, Chris answered all my questions and did great work. Very greatful to have found them, the entire experience was completely pain-free. I highly recommend them!

Opposite corner, showing the sump pump and battery backup unit. The drains empty to the sump, which pumps the water out of the house.

We have a 1941 house desperately in need of waterproofing. Gary responded immediately to our query, and was very helpful in explaining the process and giving us a quote. His quote was actually the lowest one we received, and given their ratings, we decided to go with Armored Basement. The team that did the work arrived on time, did the work promptly, and did a great job cleaning up after themselves. It took about 8 hours spread over two days to complete the work. Gary came by after the work was done and walked us through it, and dealt with a minor issue, no problems. There were no surprises, upsells or anything of the sort. We can now move on to renovating the basement without worrying about water, mold, etc. We highly recommend working with Armored Basement for anyone with a significant basement waterproofing job.

That was the first red flag. When they did respond via the referral app, they said "Good morning, Thank you for reaching out to Value Dry Waterproofing, unfortunately we have been unable to reach you but will keep trying..." No one from Value Dry tried to reach me. That was the first real contact from them. According to the referral site, all contact should be done via the referral portal for everyone's protection. When I spoke to the person to make an appointment, they insisted that "all homeowners" be present for the inspection & that we needed to set aside 2.5 hours for it. They would not make the appointment unless we were willing to commit to those conditions. So Shane, their inspector came by, showed us movies to explain everything, then spent roughly 1.5 hours looking things over then measuring & drawing diagrams & working up a proposal. Then he sat me down to explain it all, go over the proposal & answer any questions. His initial "MSRP", that's what he called it, was for $31,085.25. When I balked, he quickly started lowering the price. For the egress window & well the price was $20,000!! He offered to price match any other offer we obtained for the waterproofing, which he managed to lower near $8,000 because we didn't want this or that or absolutely need this or that. I felt like I was at a car dealership & negotiating the price & options for a new car. Shane left me feeling like he was more interested in up selling us, than helping us solve our problems. He could fix our basement water issues but the priority was profit. Shane arrived promptly at 4:00pm & left at 7:30pm. We were flabbergasted that this company had so much time & effort to spend on this. Again, it reminded me of the time and effort it takes to purchase a car. Too much time, too much money, & I felt kind of abused by this company by the time Shane left. Guess what, we aren't hiring them. Caveat Emptor!! UPDATE: We have since hired another company that came in after Value Dry (see my other reviews to see who we hired) and they have excellent reviews (not just from me). Their salesman did a thorough evaluation, explained everything, offered a larger scope of work (comparing apples to apples) without trying to sell fancy unneeded add ons. Their price was still thousands of dollars lower than Value Dry. Their guys did excellent work. Whatever defense the Owner of Value Dry gives & does not want me to judge them by price or the amount of time their salesman (who was a gentleman) wasted, it ALL figures into a review. So again, caveat emptor or as Sy Sims used say "An educated consumer, is our best customer!"

I've (regularly) seen waterproofers try and "sell" $13,000 "solutions" to my Clients, for a problem that could be fixed with landscaping and gutters. Or I see companies start out great, but, then get so large that they have estimators (clearly on commission) who are kind of running a muck. Or even worse... the company was great, but, grew so large that they became a salable company. Then, once the company is sold/in new hands... good luck with that warranty! Craig and his team are fantastic to work with. I used them in my own home. All About Waterproofing didn't try to sell me something I didn't need. In fact, he found a great way to reduce my cost and offer me a better solution. His construction team lead was well spoken & easy to work with. Everyone on the job from start to finish was respectful & efficient. They gave me a truly transferable warranty. They did a great job, at a very fair price & were in and out within 48 hours. Hands down the best waterproofer I've ever worked with. Hopefully I won't have to use another waterproofer in one of my own homes. But, if I do, I know I'll be calling All About Waterproofing. In my work as a Realtor though, I'll be recommending All About Waterproofing often and breathing a sigh of relief when I see their name attached to a waterproofing job on a home for sale! PS-I got AAW's info from another friend that is in waterproofing. That's right, his competition recommended him for the job!

I was having my whole family for Christmas Eve and there were trays and linens I need from the base. They jackhammered all day for 4 days. They did put plastic up thinking the cement dust wouldn't come upstairs. When I went down there was a man and woman to clean the area. They broke my new dehumidifier and they did replace it. I had a beautiful flower arrangement and when I went to get it, it actually had cement on it. It was ruined. Craig said it was my responsibility to cover it so it didn't get wet. The cement dust was a everywhere. I mopped the floor twice but I still can feel the grit. All my totes had a thick cement dust on them. Things like fans, lamps anything standing alone is covered in dust. When I changed the furnace filter monthly it is still loaded with cement dust. Recently I went down to get my tote with summer shorts and it is gone. I had linens such as shower curtain and towels etc. in big clear plastic bags. The summer bag is gone. I did email the owner Craig but got no response about the missing property. I won't know what else was missing until I go down to find something. I would not recommend this company to anyone. Their contracts are legally deficient, as they omit both the salesperson's license number and the project commencement date. Furthermore, the District of Columbia Licensing Board (DCLP) was unable to locate a license for our specific salesperson or any other individual at the firm. It seems they don't have a licensed DC salesperson. Following a ten-month delay, the company proposed a change order that would double the initial project cost. This increase is a direct result of the original salesperson's lack of expertise and professional neglect. Additionally, the company proposed a solution that is illegal under DC regulations, and their internal communication remains highly disorganized. Under District of Columbia law, performing home improvement sales without a proper license or executing contracts without commencement dates and salesperson license numbers may entitle clients to a full refund of the contract price, regardless of work completion. I recommend that any parties engaged with this company review their legal standing regarding these practices. Please be cautious if you decide to challenge this company. Their management called and threatened us claiming that we will run out of money before they do.

It kept my now finished basement safe and dry for over 20 years!!! Recently, however, there were heavy rains and a drainage pipe leading to the sump pump failed and a small portion of my basement was flooded. More carpet damage than anything else thankfully. I took videos of the leak the next heavy rain and contacted BWN. Despite 20+ years having gone by, they were still in business and stood by their Lifetime basement guarantee. They came back and not only fixed the issue with the one pipe, they preventatively applied the same fix to a similar second pipe, just in case!!! Cost to me, ZERO!!! They left open gaps in the cement after covering the french drain that we had to have addressed after they left (after confirming with this company that they would not accuse us of voiding the warranty if we did) and totally destroyed the efficacy of our radon mitigation sytem, which they said nothing to us about when inspecting the site to provide their workplan and estimate before the install. They claimed not to see it, but the radon system has bright red labels all over it and was in plain sight for both the inspection and while the guys were doing the work. Ray Charles would have seen it. So, we've had to pay more to address that. Insult to injury, our security system picked up one of their guys looking through our stuff in the basement, and when we complained about that, the owner made implicit threats about how we would ruin a relationship in which we may need them to come make repairs to our system in the future if we told anyone about it.
