Triad Basement Waterproofing originally did work at our Gaithersburg home about 12 years ago. Recently, we discovered that the drain from that original system had clogged and our sump pump had also stopped working. I reached out to Triad and was honestly impressed with how quickly they responded. Within about 12 hours I had heard back from them, and Justin was at our house the following day. He replaced the bad sump pump and made sure everything was working properly. He then returned on Monday to replace the clogged drain. Justin was fantastic. What really stood out was his attention to detail. He was extremely thorough, took pride in what he was doing, and cleaned everything up so well that the area was spotless when he left. But the biggest reason I'm writing this review is that Triad stood behind basement waterproofing work they had done more than a decade ago. They promised they would not break through asbestos tiles, but instead carefully lift them. They blasted right through the asbestos tiles requiring us to talk to a remediation company and do a safety clean up (though they insisted that wasn't necessary when we complained and accused us of trying to bleed them for unnecessary expenses -- we had not even asked them for a dime, and they were the ones who broke an explicit promise to us). They left open gaps in the cement after covering the french drain that we had to have addressed after they left (after confirming with this company that they would not accuse us of voiding the warranty if we did) and totally destroyed the efficacy of our radon mitigation sytem, which they said nothing to us about when inspecting the site to provide their workplan and estimate before the install. They claimed not to see it, but the radon system has bright red labels all over it and was in plain sight for both the inspection and while the guys were doing the work. Ray Charles would have seen it. So, we've had to pay more to address that. Insult to injury, our security system picked up one of their guys looking through our stuff in the basement, and when we complained about that, the owner made implicit threats about how we would ruin a relationship in which we may need them to come make repairs to our system in the future if we told anyone about it. As others have mentioned, he also offered us $100 to not post bad reviews. We didn't take the money, but others might, so careful on relying on reviews for this company. Spare yourselves. Go with someone else.

At one point, drywall was replaced without the insulation that had previously been removed. A couple of years later, the roof began leaking again in the same location. Messages sometimes went unanswered for more than a week, appointments were not confirmed, and I often had to follow up for basic information. I was eventually given another contact number and told someone would come out to inspect the issue. Over the following three weeks, I was given several dates when someone would come by. Each time, no one arrived, and I had to follow up again. At this point, my concern is not simply scheduling. I have a recurring roof leak in the same location following a previous repair that took over a year to resolve and involved significant damage inside my home. Two days later the one corner brick he replaced was good, but 3 nearby bricks cracked in half. That one stretch of grouting I wanted touched up was fixed, but new cracks formed as a result of the work completed. Joel came out, sold me on their system, and guaranteed I would have a dry basement. We also replaced two sump pumps and had the sump well dug deeper. The main selling point was their lifetime guarantee. Fast forward two years, and I have the exact same problem. Every time there is significant rain, water rushes through the same wall. I reached out to Guardian Basement, and Joel scheduled a time to check it out. His tone was completely different this time--defensive and dismissive. Within five minutes, he claimed, "Your system is clogged." He made this assessment without any real inspection--just by looking at the cement floor and wall. Now, here's the catch: If you look closely at their so-called lifetime warranty, clogs are not covered. So despite spending thousands of dollars, I'm back to square one. To make matters worse, Joel was incredibly condescending and unpleasant to deal with. After this experience, I looked into their licensing with the state of Maryland and found multiple complaints against them. I am now in the process of submitting my own complaint as well.
