From the owner: When asked to size up a project or a property I apply my 40-plus years in construction across…read morenorthern NM; sometimes during an initial, informal visit to the property; and sometimes by formally applying my 240-plus question list to help an Owner more fully understand what they are getting into. I may provide the initial site plan and floorplan-elevation studies, but typically the actual design and specification work gets turned over to a designer or Architect. I also help owners find a qualified contractor, though that is getting trickier. I often set up the initial site development-build budget, with the understanding that these days the best I can do is identify the specific individual costs on a spreadsheet, assign initial values, and sometimes help track expenditures across the duration of the build. Overall, I apply a great deal of experience on an hourly basis via a Consulting Services Agreement. I typically set a cost range for the initial assessment, another cost range for the initial design and planning, and, once the plans are complete and a Scope of Work is identified, I can establish a cost range for the actual build process.
