Back in May, we met with Ernie from B-Line Fencing for a quote on a new fence installation. After…read morereceiving HOA approval, we proceeded with signing a contract and paying a deposit. Unfortunately, our experience quickly became frustrating and disappointing. Just days before our scheduled installation, we were informed that the job required a permit from the City of Rock Hill--a detail Ernie, as the professional, should have known and addressed upfront. The project was put on hold indefinitely. From there, we were repeatedly asked for additional documents, such as our plat, HOA approval letter, and later, specific approval related to an easement on our property. While I complied with each request, it was frustrating to keep learning about new requirements only after we had already entered into a contract. Ernie eventually told me the permit had been denied and mentioned that dealing with Rock Hill's permitting process had become a "nightmare." The last request I received was for an HOA easement approval letter, which I provided despite my growing frustration. I never received a response after that. When I followed up by phone, I was informed that Ernie had decided to cancel the job altogether and did not want to deal with it anymore. I did receive a refund of my deposit, along with a letter referencing several phone conversations from B-Line's office. One of these claims--alleging a call on July 24th with a dismissive response from a man who answered my phone--is completely inaccurate. No such call occurred, and I suspect the wrong number was being used. I'm sharing this review so future customers are aware of what we went through. We're now back to square one, starting the process over with another contractor. While we understand that permits and approvals can be challenging, much of this could have been avoided with better communication and preparation from B-Line.

Derun Construction Inc. is run by brothers Paul & Ivan Derun. I've had the opportunity to utilize…read moreDerun to fully remodel a ~40 year old Screen Porch and highly recommend their services. Rather than stating that they're great to work with (which they truly are) let me elaborate on my actual experience. Given I was seeking to remodel an existing porch structure in a pretty significant way, I initially enlisted the services of a structural engineering firm to create drawings for me. Thereafter, I began interviewing prospective contractors to perform the work laid out in the drawings and was quite surprised at the relative indifference and/or opposition shown by several contractors toward the existence of the plans - most claimed there wasn't a need for them or attempted to tell me how engineers just overcomplicate things. Paul, on the other hand, was actually delighted to know that I had these engineering plans in hand and went over them with me at our very first meeting. He was intelligent enough to realize that if he followed the engineering drawings, as laid out; he would have no issues in getting the project through the county code enforcement process which would be a win for both him, as a contractor, and me, as the client. Paul takes a lot of pride in his work and he works hard to please his customers. By nature, I am a very particular individual; and being a Realtor by profession, makes me even more so. Paul took all of my feedback in stride and did everything he could to meet my exacting standards. There were days when I literally hovered over him and his team; more so to learn from them (given my profession) rather than to supervise - but I'm quite sure this couldn't have been a lot of fun for him and the crew. In the few instances where my expectation on certain things happened to exceed the underlying project scope; Paul was very diplomatic in pointing this out to me and we quickly found common ground such that I wasn't compromising his profit margins and was able to fulfill my desires. I also wanted a proper estimate on the front end; as well as, a full paper trail of the project - including change orders - which Paul readily supplied. Paul's pricing was fair and the project was completed within the cost margins of error and project timeline I had planned for. I had a vision for what the porch would look like when completed and Paul provided a lot of good feedback in making my vision a reality. We talked through a lot of different things like material choices, design, electrical outlet locations etc. I'll conclude by saying Paul is just a genuinely good person....period; and anyone who opts to work with him is in good hands. Thank you Paul, Ivan and the rest of the team!

Requested a deck quote and setup an appointment. Eric Kent from Deck Plus came and I explained what…read morewe were desiring and when I thought my end vision was understood. He asked how we wanted to move forward and I said please prepare a quote to which he responded "I don't do that, I can give you a ballpark and if your serious I can be more detailed once you want to move forward". I responded in surprise so what what is your 90% ballpark estimate as we discussed (understanding minor adjustments and design changes can change cost as well as materials prices). His response was 30k so I asked he email me it as we discussed to confirm the size and design and again he said I don't do that and if you want to move forward we can get more detailed. I asked him directly " am I detecting an attitude in your responses as my desire is to make sure we are on the same page. If I can't get the estimating person to provide a basic estimate to build off with out a tone that I should just agree and hand him my cash is unacceptable. A basic estimate would have taken him maybe 15 minutes and would lay out timelines, payment schedule and clarification on what the 30k provides is not to much to expect. Under no conditions would I agree to any work where I get a fraction of my desires addressed / confirmed understanding and then be spoken to like "agree to us doing it then we can address your questions with a condescending tone. I thanked him and walked him to his vehicle. I called the office and explained my dissatisfaction and refuse to use a company that the sales person can not keep his frustration in check and forgot I am the one paying for the project and not some guy on the street that was interfering with his day. Attitude and respect sets the stage and if providing a quote is an annoyance, then don't advertise a free quote (perhaps the old saying you you get what you pay for is true, I paid noting and got my money's worth). I would prefer to pay for an estimate fee and feel my desires were heard and understood as I make my decision. George

We signed a contract for a construction project located at our primary property on May 6, 2024 with…read moreCarolina Contracting and Investment, Inc. The contract was signed with Glenn Wise located at 1632 Village Harbor Dr., Lake Wylie, SC. 28710. The project was to remove the roof of the 3-car detached garage extend the 3-car garage to six car garage and build a 2-bedroom 2 bath above the detached garage. Once the contract was signed by Mr. Wise, he turned over the construction of the project to Andrew Neweth, project manager and Art Regnier, supervisor. There were several problems with the construction project: The electrical for the detached project was to run through our Primary Dwelling, which already existed. We were told by Carolina Contracting that the county would not approve. However, the county did approve, but the concrete contractor had already poured the garage floor. This did not allow the placement of electrical in the detached garage. This was additional project cost to owner. The next issue was that the patio door was to be 12 foot wide but the Project Manager ordered and installed a 9 foot. The master bath was to have a walk- in tub. The framer was not told by contractor and framing was installed and installing of walk-in tub could not done. The front of the original detached garage was removed and the existing brick was cleaned of mortar and placed in yard. I asked the brick contractor why they did not use the removed cleaned brick. The contactor indicated that he was not told to install the brick. This was a cost to the owner for cleaning of brick. The biggest concern is the exterior brick that was installed. I had raised the concern back in January 2025. The brick ordered was manufactured by Triangle brick. The name that was ordered was Southampton. The original supply of brick was correct. The brick contractor ordered a second delivery of brick; however, it did not match the first supply of brick. He ordered a third order of brick, but again that supply did not match the original order. The brick contractor had the original order and the third order removed from property and used the Second order to complete project. The brick contractor was insisting that the brick would be a closer match after being pressure washed. There was a brick stainer that came out to our property several times to stain the brick. This process did not work and I was not satisfied with results. A contact from Carolina Brick and Material, brick supplier, came out to the property and asked how did the stainer perform his work. After we talked, he indicated that the end result was not acceptable. The color of the detached structure is lighter than the Primary dwelling. This looks bad and does not match the original structure. We were told by Glenn Wise that there would not use the contractors for Electrical, Plumbing and Concrete/block in future. The overall project was far from acceptable. There was no supervision from Glenn Wise, Andrew and Art. We would NOT hire Carolina Contractor and Investment again

I had a disappointing experience with Carolina Contracting & Investments Inc. While they were not…read morethe lowest-priced option, I moved forward expecting a higher level of service and project management. Unfortunately, that was not my experience. The project timeline extended well beyond what was originally communicated, with little proactive communication or clarity around delays. Overall coordination felt lacking, and the project did not appear to be effectively managed from start to finish. One of my primary concerns was that the individual acting as the project manager was actually the company's Marketing & Business Development Director, and this was reportedly her first time managing a project. As a result, several important details were overlooked throughout the process. After the project was completed, I was also contacted directly by one of their subcontractors stating they had not been paid for their work. This was concerning and added to my overall lack of confidence in how the project was handled behind the scenes. Additionally, there were professionalism concerns during the project. The individual I understood to be the superintendent (Art) frequently arrived at my home with a noticeable odor of alcohol, which was uncomfortable and raised concerns. Based on my experience, I would recommend that others proceed with caution and ask detailed questions about project management structure, communication expectations, and subcontractor handling before moving forward.
