Johnny was awesome. He was extremely communicative, reliable, and knowledgable. We met with many contractors for our job, and they all seemed a little shady except Johnny. His initial quote was very close to the final cost we paid. There are no hidden fees with Johnny as he is very honest and transparent. Johnny was also very good at diagnosing where and why water was leaking into our house. Many of the contractors we met with didn't even seem to know what the problem was. Finally Johnny always shows up when he says he will and he will let us know if he is running late. We would definitely use Johnny again. read more

We used A R Contracting in early January 2023 for an issue we had with some flooding into one of our condo units, which appeared to be coming from a drain that had hairline cracks in it. Johnny took our inquiry and job very seriously, despite the fact that I'm sure he could have been at 20 other jobs with all the rain we were having at that time. He provided some temporary to temporary/permanent fixes to stop the leaking from several different locations, all while we work on a more permanent fix. He communicated with me every step of the way, was very professional (not only him but the people who worked for him as well) and he charged what I thought was a reasonable price for an emergency request. read more

If you need your foundation waterproofed right then I highly recommend Johnny and his crew. They're expert waterproofers, their pricing is fair, and they're extremely reliable. They also offer a lifetime guarantee for their work. We hired A R Contracting after water infiltrated our basement during the storms last winter. Their quote was competitive with the other 2 we got, and knowing what I know now, the service provided is much better than it would have been with the other contractors, who weren't waterproofing experts. Johnny did extra work to ensure the job was done right, such as applying waterproofing adjacent to the foundation and underneath the path next to the building to ensure water didn't intrude around the corner of the foundation. He didn't charge for extra services like that, as it was his priority to make sure everything was adequately waterproofed. Johnny accounted for every detail of the process and regularly walked us through what he was doing and why in order to ensure proper waterproofing and drainage that would last basically forever. We did have an issue that turned out not to be Johnny's responsibility (the problem was an electrical outlet), but when the problem happened, he was getting ready to drive over late on a Sunday night in the rain to help fix it. We figured out what that the problem was on our end and since it wasn't anything he had worked on he didn't need to come down, but this was a pretty solid demonstration of his commitment to standing by his work. We spent all of last season nervous about the water intrusion problems getting worse, but thanks to the work Johnny and his team did, we're confident that the work Johnny did will keep all the water out this winter and for as many winters as we live here. read more

I contacted Johnny about my drainage project. When it became clear I didn't have the budget to hire him, he could've easily ended the conversation there. Instead, we chatted for over 30 mins about possible DIY solutions and products. Amazing. Johnny obviously lives and breathes waterproofing, and his passion is contagious. Hope I can hire him in the future! read more

I recently had the pleasure of working with A R Contracting a fantastic waterproofing company that truly saved my house from flooding. This company, led by Johnny, went above and beyond to ensure the safety and protection of my home. I cannot recommend them highly enough. From the very beginning, johnny stood out for his responsiveness. When I first contacted him about my concerns regarding water damage, they promptly scheduled a visit to assess the situation. He arrived on time and was incredibly attentive, listening carefully to my concerns and thoroughly inspecting the affected areas. Once they had a clear understanding of the problem, they developed a comprehensive plan to address the waterproofing needs of my house. Their expertise and attention to detail were evident as they explained the steps they would take to protect my home from flooding. Throughout the entire process, Johnny was actively involved. He regularly communicated with me, providing updates on the progress and addressing any questions or concerns I had. His dedication to customer satisfaction was evident in his prompt responses and willingness to go the extra mile to ensure my complete satisfaction. Not only did he save my house from flooding, but they also exceeded my expectations in terms of customer service. Their professionalism, expertise, and commitment to their work are truly commendable. I have already recommended them to friends and family and will continue to do so without hesitation. I'm glad to say with all the rain we had not one drop came through the crawlspace, which previously was always flooding. read more

They're not taking any new jobs at the moment, but he was very responsive and apologetic about it.

Master craftsmen at work Last year, I noticed a tiny amount of water coming into my house in one corner when it rained. The harder it rained, the more water would come inside. And on the outside, water would pool on one side of my house. I called Johnny to have a look. He explained the situation and gave me an estimate to remove the concrete sidewalk around my home, waterproof the foundation and re pour the concrete. The main issue was that nearly 1/2 of the home was at ground level, in other words, there was no clearance between the stucco and ground level. He was able to start work several months later after he cleared his backlog. As the crew worked, Johnny found other issues related to how my house was built; the baseboards around the periphery of the home were rotted and needed replacement. The foundation needed repair due to sitting water. Instead of re-pouring concrete, I agreed it would be best to install an active drainage system, a "French drain" that includes a pump that routes water to a suitable exit point. But wait, that's not all, my chimney had a leak from the second level, and needed to be re-built. I saw firsthand how much damage rainwater can do to your home. They completed the work in under 2 months. Johnny communicated with me every step of the way. I could see the way the work was progressing that Johnny and crew are consummate professionals. The results are stunning. I felt like the crew built me a new home! I can't say enough good things about AR Contracting, they were able to fix a major problem with my house and make it right. Consider yourself lucky if they place a bid on your job, and make sure to accept, I couldn't be happier. read more

Johnny and his team at AR Contracting were top notch professionals. We had a flooding issue at our house that no one was adequately able to resolve or even game plan for. When Johnny first came to our house we gave him a thorough overview of our house and the affected areas. He came up with his plan of action which he described in clarity- he showed us where he would dig, install waterproofing material or equipment, and explained how it would work when the rain came. Even though the process was intense and laborious, Johnny was always positive and always kept us in the loop as the job was being done. He was clear and transparent if any unexpected changes or issues came up while the project progressed. Once the job was done, Johnny left everything clean and in fact some areas looked better than before he worked on them! Johnnys estimate and quoted price for his work was reasonable and fair. It was also less than what other contractors quoted for work that didn't even seem like a sure thing! Two rainy seasons have passed since the project was done and we are happy and thankful that the system did its job and we have had no flooding in our basement and living area. When the rain comes we no longer stress out about the water! We get to enjoy the rainy season which is a blessing Johnny even goes out of his way to check in with us to make sure our house is in good shape, and has offered us advice and help regarding other questions not related to his work at our house. His customer service is above and beyond We highly recommend hiring Johnny and AR Contracting for your waterproofing, landscape, or construction needs!! Thanks Johnny ! read more

I am extremely disappointed in this company. Genuinely lacking in customer service and professionalism. I can only assume the job was not profitable enough, so other excuses were made to abandon the project. Update: I will update my review shortly to address the nonsense you replied with. I am happy to add screen shots to reveal your companies level of unprofessionalism. read more

Johnny came out during a rainstorm as I wanted to discuss waterproofing and drainage because of water in my crawlspace. Immediately he told me I had a gutter issue rather than a drainage issue and that he wasn't going to sell me services I did not need. He gave me other tips on how to maintain my stucco. It's rare to find this kind of honesty and candor from a contractor. read more

I met Johnny on a whim when I was trying to figure out why my basement flooded every time it rained. Different contractors over the years had tried to fix the issue, but it would still happen with heavy rain. Finally, Johnny came by the house and quickly diagnosed the problem. He explained in detail what he would do to fix it. I am no expert, but he is incredibly knowledgeable and easy to trust. I gave him the greenlight to tear up my concrete and add drains along my property. It has now been almost 2 years, and plenty of heavy rain days. No flooding, no moisture, no water related issues anymore. Also, the drains are barely noticeable and didn't take away from our overall aesthetic. He and his team did a great job and I highly recommend them. read more

AR Contracting is the best waterproofing company in the city of Los Angeles. Johnny is knowledgable and personable and holds multiple certificates that ensure the solutions to your drainage and waterproofing projects are unrivaled. He is now working on a second project at the condominium complex in Pasadena that I live in. The first was completed in 2022 and involved waterproofing to the foundation, adding a French drain, sump pump, waterproofing around windows, and adding a stucco sweep. He knew exactly what to do and how to get it done. His workmanship and craft are impeccable. He is doing the same thing on a different part of the building this year. He always picks up his phone and can explain what needs to be done in 10 different ways. He has no problem doing this until you the client, the HOA board, the city, or your concerning relative understands how his recommendations are going to work and why each step is necessary for the success of the waterproofing and or drainage problem. I can not recommend him enough. read more

Johnny swapped out a bad valve, gave me some great pointers on how to get the most out of the sprinkler system, and the final price came in UNDER the estimate. Really impressed. read more

We had a drainage concern, contacted Johnny with a short notice and he's able to accommodate us for a visit. I worked with Johnny and AR on a big drainage and moisture problem at my house. The basement had mold, which he removed and did a whole negative side moisture barrier. Then he did a French drain system and surface water drain system with a sub pump to get the water off the property, preventing the moisture and mold from coming back. AR was very responsive, accurate, easy to work with, and thorough. I would work with them again and recommend them to anyone. Johnny even helped me with a little work that wasn't on the original estimate as a favor. read more

I had called Johnny at AG contracting 2 years ago for a drain issue that we had in our backyard. He came out with himself and a couple employees installed a drain what he recommended would work. this review is long overdue but because it hardly rains here we never really got to see if the pump work correctly or not cause it has hardly rained. Last we get poured. The drain worked awesome! Great work and kept job site clean. Most importantly honest. Thank you Johnny for the great work that you and your crew did. I'd like to highly recommend AR Landscape for French Drain installing. Johnny Delamora personally designed and installed a rather complex French Drain system along our house. He was wonderful. The drain works amazingly, we had one heavy rain so far and I enjoyed every minute of it because my basement was dry! Johnny explains everything thoroughly and sticks to the estimate and time frame. He really knows his stuff. He and his crew are all pleasant and respectful. He is a state licensed contractor and only does drainage. Call Johnny at (213)271-4473 read more

First, I hope my previous review remains - I'm still new at using Yelp, although I read the reviews all the time. Second, I will be forever grateful that Johnny saved me once again. In my previous review, I had been renting a house in Sherman Oaks. Then I bought a house in West Hills and the sprinklers at the new house were one of the things that were not repaired in the "flip." So water was spraying everywhere or barely gurgling out of the sprinkler heads. I just assumed Johnny wouldn't travel so far so I made the mistake of hiring another company that charged me $900 for 5 hours of work and when I contacted them to say many of the sprinklers they had "fixed" were not in fact fixed at all. So they came back and "refixed" their previous mess. Then they charged me another $500! I was livid. They also informed me that I had a mix of metal and pvc and with all the rust, nothing would work, and they couldn't repair any of the metal sprinkler heads. So I called Johnny and begged him to help me as the garden was getting brown and the 10 control valves and all of the messed up sprinkler heads. He agreed to come, and it took him 3 full days of work, with an assistant helping him for two of the days. Guess what? He fixed the metal sprinkler heads ... oh ho ... so I guess that other company was "misinformed" (or they had zero talent and just wanted to charge me a gazillion dollars to rip up the entire irrigation system and install one of their 'solutions.') It is not cheesy to say that what happened to my sprinkler system after Johnny got finished was almost identical to the moment when Belle declares her love for the Beast. Everything began to water properly, and I didn't need all the sprinkler heads, and the lawn has turned green again. Thank you Johnny. Thank you so much. You are a marvel and a wizard! read more

We purchased an older home in Los Angeles in which are daughter lives. There were significant drainage issues on the property and a California basement with a concrete floor with a crumbling surface. With other repairs necessary in the home, John helped us to prioritize the projects and get the most bang for our buck. He removed the old concrete floor paint and resurfaced with a durable epoxy. He installed a surface drain on the low part of the property in front of the garage, leading to a sump pump which brings water up to street level. He took the time to construct and plan the system such that if a French drain is ever necessary on a vulnerable side of the house, it would be able to tie into the existing work. John and his crew were great, worked everyday, and always communicated what they were doing. I can highly recommend John without any reservations and will definitely use his services in the future. All around OUTSTANDING service! I called A R Landscaping for some much needed lawn maintenance. We fired our gardener 2 and a half months ago and since I have not had a chance to replace him, our yard looked like a jungle. Even in this busy season Johnny did his best to fit me into his schedule the next day. When he realized he will be running 15 minutes behind, he called right away to let me know. Johnny and Andrew were professional, kind and courteous. In a matter of 3 hours they've done a tremendous job. They were fast and thorough. Aside from trimming trees, bushes and shrubs, mowing the lawn and blowing leaves, they've also replaced one of my broken sprinklers. I was thrilled with their service and I could not recommend them more highly. read more

After multiple calls to other companies with plenty of puzzled responses, Johnny had a handle on our situation just from our phone conversation. Jonny was very responsive, honest, and sent us a detailed proposal within a day of coming out. I've worked with AR Landscaping on two separate properties in Los Feliz for four years. If you check my other reviews, I seldom write them, but when I do they're extremely detailed and can be harshly (but appropriately) honest. This review is long overdue, and I'm pleased to finally give Johnny and his team the detailed review they deserve. Johnny, who was working virtually alone at the time, inherited two properties from our former landscaper/gardener, Aaron four years ago. After a long search, I had recommended Aaron for his consistency, communication, and attention to detail. Aaron's were big shoes to fill and after he left very suddenly leaving us with Johnny and AR Landscaping, there was a great deal to maintain and adjust on these properties... I mean A LOT. But I can say beyond a shadow of a doubt that I, along with the homeowners of these properties, are more pleased with AR Landscaping than we ever would have been with Aaron. No question. This is saying something... initially we thought we might be "stuck" with an inexperienced gardener, and now I'm reticent to write this glowing review as AR Landscaping's popularity grows larger and their available hours in the day grow smaller. Johnny and Andrew are excellent, and to be perfectly honest, you'll be lucky to have them work on your property. I know I'll forget tasks of days gone by but let me make an attempt... Johnny and Andrew have updated sprinkler heads, sprinkler systems, and time clocks, changed out arrangements, designed arrangements themselves and worked with new designers to create new arrangements, cleared brush, maintained landscape lighting, repotted trees, cleaned showers and tile, moved furniture, helped straighten and hang fine art, plugged leaks, repaired and re-installed water features, repaired fencing, given excellent advice, kept water use low in severe drought, kept costs down by knowing which nurseries have the best but most inexpensive product, pruned trees, rehung and sured up shade sails, installed a hose reel, worked tirelessly through very difficult, very personal times to meet giant deadlines, hauled garbage to the dump (unfortunately)... all of this while watering, maintaining and leaf blowing consistently. Now that's not just a gardening team, that's a full service maintenance team with specific knowledge of a great deal beyond just plants and landscaping. If something needs to be done on a schedule, Johnny and Andrew are willing to jump in without prodding or cajoling. They're not just part of my team, they're indispensable. And Johnny's education in horticulture? His actions and suggestions aren't merely arbitrary guesswork. They come from years of professional study, educated professors and the valuable experience of working in California drought conditions. If Johnny doesn't know how to solve an issue, he'll be honest with me. But if he moves forward with confidence, the homeowners can be confident that it will be done right and done efficiently the first time. I've come to know almost immediately when a company is trying to nickel and dime me or the homeowners of a property. If paid hourly, some companies stay too long, their hours don't match up with their invoices, or the same jobs are done twice and three times. I've never had to worry about this with AR Landscaping. Johnny's invoices are clear, accurate, and sent electronically. His rates are appropriate and he has raised them only once in four years. I don't pay them personally, but I would advise any homeowner that AR Landscaping's work is worth every penny. One more thing. The main property I work with Johnny and Andrew on is a 4500 square foot, 5 bedroom, 5.5 bathroom luxury home with outdoor grounds spanning 11,000 square feet containing an orchard area, very finicky fescue front lawn, rose garden, a salt water pool/jacuzzi to contend with, a retaining wall succulent garden and approximately 40 potted plants to maintain on a consistent basis. This is a property not for the undependable, not for the unwilling, not for the unavailable. AR Landscaping's duties have appropriately grown over the years and my only worry is that they will continue to grow, forcing Johnny to hire more help as the "secret" of his hard work and experience spreads across L.A. However, if Johnny's choice of Andrew as a surrogate is any indication, I suppose the homeowners have nothing to worry about as his company becomes more successful. Excellent work gentlemen. When the sprawling estates and additional corporate grounds come calling, don't forget about us little guys! Seriously, don't forget. See you tomorrow:) **Myself and/or the homeowners have received no incentive for this review. read more

AR Landscaping was recommended to me by a hardware store as I was looking for someone to repair my 10 year old sprinkler system. Johnny came to look at it and obviously saw alot of problems caused by wear and tear over the years. He could have tried to sell me on a whole different system (because mine is outdated and inefficient) but instead took the time to replace the heads and make adjustments where necessary. He totally upgraded my system by re-directing sprinkler heads, adding a pipe or two to hit bare patches and putting stoppers on heads that were not needed. He saw that we were using WAY too much water. My front and back yard have never looked better! Johnny is an artist, VERY educated in landscaping and obviously loves what he does. He, and AR Landscaping, continue to go over and beyond making sure our system not only works, but is working as efficiently as possible so that our water bill is as low as it can be. They respond quickly and couldn't be easier to work with. Obviously, I am a big fan of AR Landscaping! read more

Johnny has been working on my house and garden in Silver Lake since I met him a few years back while volunteering at the Micheltorena School Garden. He built the school's awesome chicken coop that you see from Sunset (as a volunteer!) He and his crew have dug out and built a french drain along the side of my house, repaired the house's foundation in the process, built stairs in my garden, placed irrigation and drip sprinklers all over my hillside, built a wooden gate for the side of the house, and constructed that magnificent wood retaining wall that you see in the pictures. I will say that that retaining wall was no small feat: it required a bobcat to dig out the hill, 6 feet deep concrete foundations for the supporting poles, among other requirements. It will last for decades, at least, and couldn't be more beautiful to look at. Soon I am going to have him build a treehouse and a chicken coop for us as well! Johnny does careful, intelligent, conscientious work, and he takes his job very seriously. He is also responsive: text him and he'll be at your house that day if he can. I have also called him on a Sunday to see if he could help when there was a cat stuck in the tree on my yard, and he showed up 20 minutes later! In the end, though, he has been critical to helping me realize my hillside gardening dreams. With his careful irrigation planning, my trees, roses and natives are all thriving. He also uses an online accounting system that will send an itemized bill to your email, that you can pay with credit card. Call Johnny! read more

I've found it challenging to find a capable and responsive landscaper/contractor to help me with a major project. For the ones that actually have time or call me back, many of them quote like they don't want the job. Jonny called me back quickly, quoted the work right the first time, came out and started even earlier than expected and finished on time. He even came out more than once and did extra work over the original plan just to make us happy. Johnny is awesome! We've been having major drainage issues in our yard for years, with multiple companies coming out to tell us how to fix it. I contacted Johnny and he came the same day to take a look and provide a quote (something that took other companies several weeks to do). He seemed to understand the problem immediately and came up with a plan that made sense to me. He also quoted us a lot less than many of the other companies. He and his team completed the job quickly and thoroughly, and kept the area and the whole yard clean and intact. He was great at communicating what they were doing, and any changes they needed to make. We haven't been through a rainy season yet with the repairs, but the yard has dried out significantly in only a couple of weeks, and the plants are happier. I highly recommend working with Johnny! read more

Johnny did a great job cutting a drainage trench and installing a sump pump and water diversion system to keep all the runoff from our yard from pouring directly into our garage. Another contractor came out and told us the only option was to dig up the entire driveway, regrade the yard, pour in a new driveway with center channel, and pour four more inches of concrete in the garage (which we were quoted $38k to do). Johnny came out and immediately saw a more logical and cost effective solution and saved us well over $30k in the process. Best of all, when you call, you get Johnny. And he comes out to assess the situation himself. You don't get someone whose first question is "what's your budget." He was in regular communication during the job and even sent photos and videos of the job in progress as we were out of town for the last part of the job. Would recommend highly. read more
