The hotel ammentities are very nice however. The gym is by far the best hotel gym I've worked our in, and I like the 18+ hot tub away from all of the children. My only complaint with the pool area is the actual pool. I haven't seen the indoor pool, but it would be nice to have another pool that isn't swarmed with children and 3 feet deep. The staff are very helpful, and the repair man who helped fix our room door and shower fixed it quickly and was super helpful and efficient. The front desk attendants where very helpful when our room wasn't in the system. Margaritaville being a 2 minute walk from my room is awesome and the food and attractions are awesome. Overall not a bad place, just a few things I wish were different.

this place was very bad. paid 6 thousand dollars for the week to stay and was not impressed at all!…read moreMaster bedroom tv was broken and didnt work, dishwasher handle was broken and was a pain to open up to use because of it. Was told they will not give us fresh towels that we have to wash them and wasnt given enough so had to do laundry everyday to have clean ones for the evening shower. Cabinet doors in the kitchen were broken, ceiling fan in the second master bedroom was broken so they gave us a floor fan that was so loud that we couldnt use it because it kept our kids up that were sleeping on the pull out couch just outside the bedroom. Also worst of all the pool, it has so much chlorine in it that went we went into the pool you could smell it burning. also becuase of the chlorine our kids had trouble swimming because it just burned their eyes. they wore goggles and still had to rub the water way and it would find its way into their eyes.I would never suggest this place to anyone. Wan not impressed for the amount of money we spent for the room.

First of all, this is a HUGE resort and each unit has different levels of upgrades and updates…read more The unit we rented was fully updated and very nice with an outstanding view of the gulf. (St. Martin 1407) We loved watching the sunrise and sunset from patio. We could also see large fish and stingrays. There was seating for all 8 of us on the patio to enjoy the amazing view. Overall nice building and we enjoyed the gym, pickle ball and basketball court. Here are the cons: - It's odd that there were no beach chairs or toys in our condo or the office to borrow for your stay. There are chairs to rent for $55. I did see some condos had them in the garage space though. - The water in our unit tasted and smelled like chlorine - leaving three of us with upset stomachs until we could buy water. We were able to drink from the water fountain in the lobby and that water tasted good. - There were very little notes/instruction left in our condo for how to navigate this large resort. The map we got upon entry was not detailed. It was frustrating when we arrived. Where do we park? Where is the fitness center and what are the hours? How do we borrow pickle ball or basketball equipment? Where is the office? Where do we eat? Get coffee, etc? How do we use TV? - The pool is advertised as 'heated' but it was COLD. I'm thankful that the hot tub was fairly large! There were some little things the owners/management could do to make a 5-star experience. I did find out that you could go to the main office (by Ruth Chris steakhouse), and they allow you to borrow pickle ball equipment and a basketball. It would be awesome if they allowed you to checkout chairs or beach toys and bikes. It would also be nice if they sold coffee! The coffee shop next door doesn't open until 10. Overall, we had a nice week. The highlight was the view and being able to watch the sunrise and sunset from the patio.

BEWARE AVARI VACATION RENTALS: Condo uninhabitable,…read moresignificant water damage and mold, refund or relocation refused We booked unit A412 at the Waterscapes in Fort Walton Beach through Avari. Upon entering the condo I noticed a musty smell and the condo looked severely neglected- chipped paint throughout the corners and baseboards that looked like it needed to be touched up for multiple seasons, with significant water damage and mold/growth growing around the baseboards and drywall in the bathrooms. Upon brushing my teeth I noticed that the bathroom faucet was completely caked with black and green mold and we ended up using bottled water to brush our teeth. One of the showers wasn't dispersing water properly and it was actually painful to shower because of how much pressure was coming out of the shower head (water was only coming out of half of it, so it was shooting out to the point I couldn't shower my child because it was like pins and needles). Usually high water pressure is great but this was extreme and from obvious neglect. When we got into bed we noticed our sheets were stained throughout the middle of the bed. The condo was truly disgusting and I have ZERO idea how anyone thought it was OK to have guests in it at all. We had to stay there one night because our flight got in super late (we arrived at the condo around 12:30 am) and I had my 3 year old with us so we ended up switching beds to one that looked cleaner and crashing for just the night hours (until around 8:30) before hauling out of there. I was in contact with customer service from about 1-2 am, but was told I would have to wait until the on site property management before I could be relocated or refunded. When I finally got a hold of the on site property manager (after calling multiple times from 8:30 am- 10:30 am) she told me I could not be relocated or refunded. It was after 11 am before I could see her in person though there were several urgent orders put in for her to contact me. We walked through the condo together and I pointed out all the issues above and told her the condo was uninhabitable and to ask again, and I was told the same again (no refund or relocation to a different condo). Apparently if the individual owner doesn't want to refund you your money- it doesn't matter if the place has obvious mold issues and unlivable! As a side note I woke up with a sore throat and itchy/runny sinuses that resolved after leaving, so I will be reporting this condo to the local health department. I truly believe this place is a major health hazard and caution everyone to stay away from Avari- they obviously do not care about the health and safety of their customers.

The location was great, the room was amazing, the amentities were the best part. This is a great place for families as the many pools and water areas are so much fun. During our visit, we didn't have reason to contact anyone at the front desk but we saw staff there regularly. The public areas (to include the hallways and pool area) were always clean, though one of the two elevators often smelled musty/sweaty. The pools are quite nice--there is one heated and one non-heated pool--and the max depth on both is 5'. There is a decent-sized hot tub on the heated pool side. I saw the water being tested once while we were there. There were plenty of lounge chairs, though on hot summer days they might get taken more quickly. A great bonus is that there is a deck box with beach and pool toys so you don't have to worry about bringing your own or buying some once you get there. It was full with everything from floaties and beach balls to water guns and shovels/buckets! (Though, it also became the default place to throw stuff people left behind, and by the end of our week, there were towels, swimsuit coverups, etc. in there.) It's a quick walk down to the beach and there are chairs and umbrellas for rental. They came with our rental, and they were great to have! The only downside to that is they're pretty much only out from 8a-5p because that's when the staff puts them out and takes them down. The guys were always nice (though we were never actually seated in the chairs at 5 to have them ask us to leave) and they were extremely helpful--a guest of ours had trouble walking, so they moved our chairs from the end to directly across from the walkway (chairs have name tags on them, so they moved our name tag to a different set of chairs). There is a decent exercise room, though we never used it. Of course, each condo is owned by different people and likely has somewhat different amenities...so it's not really fair to rate the place based on any of that. So, just as an FYI, our specific unit had double beds in one guestroom (with horribly loud frames), mold growing on the third bedroom walls (probably because the windows were never open), mostly uncomfortable living room furniture, a refrigerator that was rusting out around the water/ice dispenser), no clothes storage/dressers in any of the rooms (each room had TV armoire with a few very tiny storage spaces--but not really meant for clothes), and kitchen supplies that were very much lacking (the place sleeps 10, yet there was not a full set of 10 dishes--there were like 6 bowls, 8 dinner plates, 10 salad plates, a random smattering of water glasses, etc.--which made dining with 10 people quite interesting). There were also good things, of course--there was nice balcony furniture (including a bar-height table and chairs and a chaise lounge), keypad entry (so you didn't have to carry a key!), free wi-fi, a decent washer/dryer, and a nice master suite. Overall, we had a nice stay. It was a little cramped for the two days we had 10 people there, but we were all family so it was fine!
