The first thing Tom told me when he came over for the first day of work was: "How did you find…read morethese guys? They can't find new customers and all their existing customers aged out/died". We probably should have ran at this point. We had a quote from Johnson Brothers Construction to rebuild our shower that had a leaking drain. Their quote was very competitive ($10k + tax) and they seemed knowledgable enough, so we went with them, aware that things might go over the quoted amount given that every projects has unknown. We did have some unforeseen things happen, requiring an extra day of labor to strengthen the floor and some weirdness about the existing drain setup that was taken care of by a plumber in an hour. Yet, here we are, two months later with a total bill that is well over twice the quoted amount, a tiling job that is sub-par and a lot of finishing touches are still missing. When you hire a general contractor, you expect them to guarantee some level of quality and to advocate on your behalf with subcontractors. In our case, the tiling subcontractor not only did a horrible job, but also tried to increase the cost for some work we already sign-off on and way over ordered one of the types of tiles (that we had to pay for). In the end the subcontractor fixed as much as they could short of redoing the whole floor, but we were the one fighting for it and inspecting the work. JBC just stood by. JBC also had two subcontractor give us quote for some drywall for a transition strip. Their interfacing between these subcontractors is essentially a series of screenshots of iMessage conversations they have with those subs. I made it clear to the drywall sub that I wanted quotes for the different parts of the job. He gives us one opaque quote with possibly an extra $100 (??). The transition strip sub, what we hear is that he'll come by by the end of next week. Saturday comes and he is no where to be found. JBC gave no updates along the way. I could also talk about their opaque billing practices, how they're charging for labor hours that don't seem to line up with what I can see on my front door camera. Or how they have 3 guys show up for the same amount of time and yet one of them is charging for an extra half hour? Honestly I could go on and on. We definitely regret going with JBC for our job. I should have heeded my gut feeling when Tom said what he did. You definitely should.

Excavators NW used a simple inexpensive fix and since then my basement has been dry. We had been quoted by others nearly 10 times what Excavators NW charged. Excavators NW had a much better understanding of the drainage and reasons for the flooding. Their repair included partial sewer drain replacement, French drain, and a sump pump, all of which were a lot less costly and made more sense for our 90-year-old Ballard home than what other companies proposed. I found out Excavators NW do a lot of work to keep houses dry since most of their business is lifting houses and putting in new basements. I knew nothing about the process but was curious and the owner was very accommodating in explaining how he keeps his customers basements forever dry. Super knowledgeable and super nice guy too. Highly recommended.

Mike from MBR was contacted initially to seal my grout and after they started the work, he found…read morethat there was existing issues with the previous installation. He asked if I wanted him to look further and I said "yes" There ended up being a catastrophic amount of damage from an incorrectly installed roof that I got last summer which had resulted in a majority of the master bathroom having extensive water damage. Mike agreed to help me with getting everything fixed, essentially kick-starting his solo efforts as a general contractor and got his appropriate licensing and bonding to work as such in an individual capacity. He performed emergency coverage tasks on the roof during extreme weather to attenuate ongoing damage and ended up needing to gut and replace the entire master bathroom. Mike organized and subcontracted to experts for each specialized task including plumbing (all of the old plumbing in the walls was done incorrectly and would not last longterm) and large-scale tiling (Mike's father is a master tiler and it absolutely shows in the amazing work), always keeping me aware of any changes to the ongoing bill. While the task did end up being more than the initial grout cleaning, the full rebuild of my master bathroom was a significantly better value than other quotes I heard. The quality is masterwork and my wife loves it, and isn't THAT what really matters? It took several months to complete the job, due to always finding something else that the previous builders had done wrong or not at all; but now I have a master bathroom that I will not ever need to worry about. I will be hiring Mike again for my contracting needs.

Every day they packed up their tools and cleaned up the jobsite, a detail which is rare in our experience but deeply appreciated. Due to a scheduling issue on our end they also had to spend 2 days working alongside another crew and they worked vary hard to ensure that everybody was able to get their job done and stay out of each other's way. We had them out to transplant a large bush, build a paver patio, and build a foundation pad for a backyard office. Their work on the patio included several excellent details that no other landscape/hardscape company we talked to mentioned, including steel edging around a crawlspace vent and buried cement around the entire exterior of the patio to ensure that none of the pavers would move. The pattern throughout the patio and along the border is flawless and exactly what we asked for. The foundation pad was built beautifully, the company we had out to build the structure was able to start immediately and it's all rock-solid. Imperial Hardscapes was also able to offer us a steel edge for the pad instead of the more traditional treated lumber which we love because it meant the pad took up the minimum amount of necessary space in our yard. All of the details were taken care of beautifully. Everything was level, square, and every choice along the way was communicated to us so we weren't left with any questions or anything we weren't happy with. We can't wait to get Lima out again to build a step for the backyard office and potentially a paver path for us, we loved their work and recommend them without reservation.
