I've been living in 2020 Lawrence for more than two years now and I'm happy with my decision. The locations is really good. Close to public transportation, restaurants, bars, etc. Also close access to the highway. I had no serious issues with my unit in these two and half years. Any minor inconvenience was promptly fixed by the service team (I just ordered a service request online to find the issue fixed when I was back from work.) In these last two and a half years the leasing team has changed numerous times, but the management team has always been attentive, available, helpful, and in good spirits (as it is the actual team). I know they run a couple of social events each month (which I can't always attend due to working hours), but in my previous experience have gone quite well. I hope I can stay in 2020 Lawrence for a few more years. I would recommend this residence to anyone looking for an apartment in the great downtown area. read more

So it's been over 2.5 years and a lot has changed. If you want to feel harassed while living here then this is the place for you. To start off, we got a letter on our door stating we have many noise complaints. One date we were out of town, another date was just 1/2020 which doesn't make any sense. The only time I have ever heard from Katie regarding a noise complaint was while I was home on a Tuesday afternoon. It doesn't say anywhere in our lease that listening to music in the afternoon is prohibited but apparently now it is. Last night Our new neighbor complained sending over security at 8pm while we were having a spaghetti dinner. The guard was recording me on his phone as we had the door wide open showing him our dinner and that our music wasnt loud.. The security guard remained in the hall even after I shut the door. When I opened the door to ask him why he was still outside our door. He informed me he was calling the cops, who never showed. And even if they did, we weren't disrespecting anyone. We were told when we moved in here that the units were condo grade with concrete in between. Its strange to us that after 2.5 years of living here, now we are getting these noise complaints. We miss the old management. Katie is never around the building. She put up security cameras so she never has to actually be on the premise. And when I asked why so many cameras, her response was, "we don't have to notify the tenants if we decide to put up cameras." When we wanted to have a meeting with her, this took weeks. Nate, the assistant property manager, informed us that she rarely comes to the property, which makes sense since they have left construction waste in the hallways for months. This all is indicative of our friends in the building who also express they won't be renewing their lease along with the entire maintenance crew that left because of Katies management. This is not only heart breaking to write because this has been our home for almost three years with so many wonderful memories but also makes me frustrated that I can't even enjoy dinner with my family without being harassed. read more

Lots of hidden fees. Management expects the residents to police the building. They charge residents for having more than 2 guests on the rooftop, weirdly management throws parties with big groups of guests and no one gets in trouble. Had many packages stolen from my door, management says there was no camera in that hallway so I'm out of luck. So many homeless people around the building yet no building security if hired. They watch you on the cameras and find ways to charge you if you break any of their rules. Don't live here! read more

First off, 5 stars for all the people at 2020 Lawrence - management, front desk staff, and maintenance are unfailingly welcoming and helpful! I was also extremely satisfied with the unit I lived in. It was spacious and well laid out with great appliances. The only reason I take off one star is the inconvenience that comes with full building maintenance. In a large building, this is unavoidable, but it's something to be aware of before you rent. There were significant periods of time with no garage access while the garage door was replaced and later repaired multiple times, and the main AC for our unit had to be shut off for over a week during the summer due to planned maintenance. These sorts of things will happen at any large building, and I did appreciate that management is actually fixing the issues that arise! Overall, I definitely recommend living at 2020 Lawrence. read more

I'm writing mostly to share my experiences with the maintenance member, Rudy. As a long-term resident here, I can say with certainty that Rudy has been an incredible addition to the maintenance team. He is always friendly, has such a great attitude, and willing to help with both the biggest and smallest of tasks! I've been living in 2020 Lawrence now for 2+ years, & love it here! This apartment complex is clearly doing something right, because I keep choosing to renew my lease. I disagree with some of the comments in the prior reviews. Yes, there has been some turnover since I first moved in here, but that's because the property is now stabilized. The change in staff does not directly correlate to poor property management. Personally, I've always received topnotch service from the 2020 team. If I ever have any sort of "issue" or any miscellaneous questions, I simply reach out to management via email for assistance. Management usually responds within one business day (if not the same day). If I ever have any sort of service request, I can submit my issue online through the 2020 website portal. All of my issues are typically resolved within 24 hours (i.e. clogged shower drain, new light bulb, etc.). The service team is always friendly, and they go out of their way to help. Another example - one of the treadmills in the gym stopped functioning a couple months ago, & the 2020 team was quick to respond & have it fixed. Also, the service team cleans the rooftop hot tub every morning (which is comforting). I value the importance of great apartment management, as it is the foundation to happy residents. I've lived in other apartment complexes (cough, The Metro, cough) & I'm still blown away by how terrible the management team was. Here, the 2020 team organizes 2 to 4 resident events every month. I've attended wine tastings, beer tastings, rooftop BBQ's, potluck dinner parties, etc. It's nice to have social gatherings with other residents (& indulge in free food & alcohol!). Since it's prohibited for management to share demographic info due to the Fair Housing Act, I'll provide some insight. Although there are some outliers, I get the sense that 2020 residents are primarily young professionals (ages 23 to 40). You're not going to see 20-somethings throwing huge parties here. Don't get me wrong, residents are more than welcome to have friends over for BBQ's & drinks of the roof, but you don't ever see parties getting "out of control." It's also difficult for strangers to gain access to the rooftop - you need to have a resident key with you in order to unlock the rooftop door. A large majority of the residents are friendly & respectful. The residents here do not abuse the common areas or amenities. Since living here for 2+ years, I've only experienced loud noise in my unit just once. The resident above me was playing music at around 11:00 PM on a Wednesday night, & he had his bass cranked up so high that it was vibrating my bedroom wall. I simply went upstairs & asked him to turn his bass down, & he was cool about it. Honestly, I sometimes wonder if anyone else lives here because it is so quiet! If you're still reading by now, you probably get the drift that I enjoy living here. My primary piece of advice to future residents is to reach out to management if you are upset about anything. Moved to Denver from Littleton and am pleased with my experience so far. The rooftop view is excellent and everyone in the building seems very nice so far. Nate was one of the reasons I choose 2020 Lawrence Apartments. He was so helpful and friendly on my tour. When I moved in I worked with the Manager and she was helpful as well. The apartment oven was not cleaned when I moved in, so I called and they had someone up to my apartment that same day to clean it. Overall I am very pleased with my move to Downtown. read more

I have to say how well constructed this building is. I have lived here for 1.5 years and truly am impressed by the wide hallways, concrete floors and ceilings, and the thick walls between units. My electricity bill is very reasonable even with the big windows to let in light. This complex does not have a pool which I think is kinda a good thing as it keeps parties out of the common areas. The staff are very attentive here. I put in requests for service and they are fixed within 24hrs. The manager and assistant manager truly seem to care about the property. I lived in the building for just shy of 3 years. I originally loved the building and management. However, over the last 18 months the quality of both has decreased significantly. Berkshire took over the property in October of 2015 and since then things have steadily gone downhill. I'll start off by saying that the building is awesome, the location is great, but the neighborhood is not. 2020 is located three blocks from two of Denver's largest homeless shelters, and in a 5 block radius there are at least half a dozen halfway houses. This means there's a lot of homeless traffic at all hours of the day/night. Break ins, theft, and vandalism are an extremely common occurrence in the garage. Security cameras on the property are located at every entrance in the building, and in community areas, but there are no cameras in the garage or on living floors in the building. This means when your car or home gets broken into, the very best the police department can do is photograph and fingerprint. I've had two locked bicycles stolen from the garage on site. The cleaning company that the building hires is absolutely miserable. Weeks go by without the floors being vacuumed in hallways, with the exception of the floor with the demo units. The entire time the two girls are here they are on their phones and the bottom line is they do a half assed job. The community areas are almost always spotless, but the stairwells and the hallways get neglected for long periods of time. The maintenance crew is decent at best. My requests for maintenance have almost always been answered pretty quickly. However, they consistently neglect the dog park for days at a time. The building usually provides poo-bags for the Barks-N-Rec area, but at least once a week the bags run out. When that happens, people for whatever reason don't bring their own bags and the poo piles up very quickly. Recently, the bags ran out on Thursday and no one cleaned the dog park until Monday morning. The state of the dog park was not only smelly and disgusting, but a health risk to my dog and me. Lastly, the management team! I have almost nothing bad to say about Kari Clinkenbeard or Joe Peacock. They're both great people to communicate with, and are very responsive when you come to them with complaints. I feel bad all of the problems involved with this building fall on to their shoulders because more often than not it seems like the problems exist because of Berkshire, the company that manages the property. The employees in the office are the lowest on the totem pole and can only voice the problems residences have to their supervisors - it's up to the management company to make the necessary improvements. From where I stand, Berkshire could care less. TLDR: building and location kick ass, neighborhood vagrants suck. Theft/vandalism is frequent. Cleaning company half asses their job, as does maintenance. Office team is aight. Ultimately you are renting from a company that doesn't give a shit about you or your belongings, and only wants your money. read more

If I could give this place zero starts I would. What a shame for such a beautiful place to have such a rude leasing agent! First off the guy told us that we were too early for our appointment (10 minutes early) and then later at the appointment's time he was asking if we were in a rush. Besides, his way of talking to people is not the best. He comes across as a very fake person, with a fake smile and not helpful. We went there this morning and just because the barcode of my husband's ID was a little faded we couldn't see the apartment. We explained that we woke up super early and lost work to drive all the way from Colorado Springs but he didn't care - no exceptions!!! He said that only me could come up and see it - that's insane!!! If I was the owner of this building I would immediately get rid of this person, because he's scaring customers away. Moving to a new city is never easy, but without 2020 it wouldn't have been as amazing as it's been. The staff is beyond friendly, greeting me and feeding me! There's always events going on either in the building or outside in the neighborhood. The amenities are open 24-7 which allows me to fully enjoy the hot tub! The rooftop has an incredible view.of the mountains and the ballpark which makes sunsets indescribable. I live in a one bedroom which is plenty of room for just me! The ONLY reason I did not award 2020 5 stars is because of some of the neighborhood. Namely the lack of a grocery store within reasonable walking distance (there is one that delivers to the building for free) or the occasional bad apples hanging around the outside of the building (I've never personally had a problem but then again I haven't been out late much). All in all, this building is amazing. It's perfect for young professionals. If you're looking to relive your glory college days, NOT for you. But if you're an adult looking for a clean place to live where the residents respect the property you share, it's ideal. read more

I've lived here for 2 years now and I love it. The walls are thick and floors concrete so you're not able to hear your neighbors walking around above you. The rooftop is awesome and is perfect for an evening of watching the sunset and grilling some food. It's also a great seat to watch the fireworks at Coors Field. I don't see the negative things others have posted on here. I've never seen a bug in my apartment nor had my car vandalized. From what I'm reading, people either love it or hate it. I love it. Kari & Joe do the best they can on any given day. So...A) Don't want to deal with homelessness? Don't live in ANY downtown ANYWHERE IN THE USA. B) Don't like the fact that when you walk by your neighbor's door you can smell curry? Get a life, whiner. At least they are diverse enough to make it. C) Don't like that management can't meet your every demand? Rent a place at the Ritz or Four Seasons. The management team does everything in their power to make the building safe, clean and with a positive vibe. What I have noticed: MY GOD! LARGELY, WHAT A BUNCH OF BRATS AS TENANTS. I'm talking about people who couldn't point out Libya on a map, yet have no issues throwing up their libations in the garage (causing a 2 week stench in summer), leaving empty beer bottle in the lobby, breaking lampshades and punching holes in the walls by the elevators. While 2020 Lawrence seemed attractive upon signing our lease, living here has been a very frustrating experience. 1. We were without A/C for multiple days in July and without heat for multiple days in December. While maintenance was quick to respond, they were not helpful in solving the issue. We are currently running multiple space heaters as the only source of heat in the apartment where we pay $2k a month in rent - completely unacceptable. 2. The garage is not secure and there are no cameras anywhere in there. I had my laptop stolen out of my car, and when I took it to management after filing a police report they told me "it's the season for that" and that I need to keep my car locked (which it was). 3. The front door continually stops working for days at a time and we are told to use the garage entrance or the door in the alley (which is not the safest at night). 4. We were excited about having a hot tub on the roof when we signed our lease, but a week after moving in they closed it and it never reopened. No change was made to how much we pay in amenities though. 5. There was an afterhours venue that opened up directly across the street from the building and would regularly have loud music playing until 4:30AM (even on weeknights) that you could hear from your bedroom. It was disruptive for a long time before being shut down, and the staff here was unable to help in any way. While there are things we like about this building (location, view), we are overall disappointed with our living experience here and will definitely not be resigning our lease. read more

While I enjoy the unit that I live in, the property managers are completely unhelpful. After myself and my neighbor had packages stolen during the holiday, they did not notify the other tenants to instances of theft. When they sell you on the unit, they pump you on the building security. Please do not be misled, the building is not secure. Homeless people are frequently found sleeping in various parts of the building. I know two current tenants who had homeless people randomly walk into their units. Theft of property is frequent, and as previously mentioned, the managers do not even pretend to care. Under the ownership of Berkshire they have essentially done away with resident events. Now resident townhalls and sales pitches from local businesses count as the monthly events. Despite having a no smoking policy anywhere within 25-feet of the building, which results in a $500 fine, I have seen one of the managers smoking next to the building. The gym is often without towels and towelettes. Instead of being helpful and calling tenants before taking negative actions they simply hide behind the "it's in the lease" safety net. There is no consideration for the tenants who pay crazy rent to live here. This would have been a one-star review if I did not like my physical location and if the location was not so convenient. read more

(I lived in behind razor wire in Papua New Guinea with 24/7 armed guards if that tells you something). #1 The building construction is terrible - I hear everyone walking by my apartment and smell whatever they may be cooking for dinner. #2 The management team - to call them that makes me laugh a bit. They honestly couldn't properly manage a Taco Bell. #3 Good luck with your maintenance requests! At best they will check and tell you everything is ok. But heaven forbid your rent is 1 day late! For some reason the management team takes zero responsibility for this. #4 Garage door was broken for a month - letting anyone whom wanted a warm place to stay for the week a nice home! It only took them two weeks to hire a security guard #5 Front door didn't work for 3 weeks. Again, you charge me if my rent is a day late but it's cool if I have to try three different doors to get into the building #6 Did I mention the management team? This is not a community; they want your money. That is all. Literally will wave and smile as you walk in, then send you a letter threatening to keep your deposit and cancel your lease if you don't comply within 24 hours. What a joke. I just moved out of 2020 Lawrence and I have to say I stand by ALL of my original comments. This place is trying to be luxurious without the follow through and with so many new "luxury" apartments in Denver I would recommend reading reviews and looking elsewhere. Recently my husband and I scheduled a time to move out, this is something they recommend doing because they lock down an elevator for your use and let you use a flat bed cart. Anyway, we scheduled a time to move out but 2 days before our scheduled time the office decided to close that day. Completely fogetting our move out reservation. They didn't even tell us specifically they just sent an email to the community. When I went in to the office to question our reservation they said they would see what they could do... apparently nothing was the answer! I had to pretty much beg to use the cart and I had to leave a credit card for use of it (which has never been the procedure before). They let us use the cart but they did nothing about our elevator reservation. They pretty much left us high and dry on moving day! Using the elevators for moving out without a locked down elevator is pretty horrific for those moving and all of the other residents. It wastes time for everyone trying to use the elevators! The one good thing about 2020, the one shining star, is one of their newer employees, Kari! She is fantastic! She did go above and beyond for us on more than one occasion. Even after we moved! She is a true asset and maybe in time she will help make this place truly luxurious. If I could rate just her I would give her 5 stars. The front door has been broken for a while your FOB doesnt get you in and then they prop open the door so anyone can get in. If you tell the woman who works there in the office she has an attitude and is nasty and can care less. Maintaince issues are bad and dont get fixed. THe woman who works in office when u sign up is nice but once your a tenant paying over inflated prices for no pool, shoddy workroom and broken hot tub thats never worked, she is nasty and has attitude if you come to her with a problem. I am one of the first residents to move into 2020 Lawrence when it opened and I still live here 5 years later and I love it! The apartments themselves are very nice and new, my view facing west of the mountains and Coors Field is incredible, the location is super convenient to my office and there are lots of cool bars and restaurants nearby. Having been a renter most of my life, I am most impressed with the management as Kari and Joe are absolutely amazing! If I have ever needed anything they are the ones to ask and will bend over backwards to help keep me (as well as all of their residents) happy. Everyone in the office is friendly and the maintenance guys have always taken care of anything I've ever needed. I moved into 2020 Lawrence only 3 days after the building officially opened and have been impressed since. Move in was easy and even with the building being so new, it went smoothly. The staff is always kind, standing up to greet you as you approach them in the leasing office, always willing to help and open to suggestions and feedback, which has been all positive. The one bedroom that I am in is quite spacious and well laid out, considering it being less than 600 square feet. The finishes and details are what make these apartments stand out, besides the fact that they are brand new and walkable to almost everything. I would definitely recommend 2020 Lawrence to people in search for a new apartment, or atleast do yourself a favor and see it for yourself! read more

I've been living at 2020 Lawrence for over 1 year now, and I must confess I probably will not move until I'm ready to buy a place. The amenities in this building are state of the art (which you'll find at most buildings in this price range). However, the differentiating factor is the staff. The entire staff goes out of their way to make the residents feel at home, and if there are any issues (like some this year with the garage door) they are all taken care of in a timely manner while managing all the residents expectations. Overall a terrific place to live and I can't see myself living anywhere else for a while because of the staff in the building. read more

Terrible pricing, unethical practices. I know the Denver market is bad right now, but this was the most expensive place I've rented with the least amount of perks. Was lied to about the flooring being hardwood on move in, it's a bad quality and outdated laminate. Most of the appliances, fixtures, walls and carpet are outdated. I had to get them to replace the carpet on move in because it has stains. The area is awful. You see more homeless people than not. Biggest reason to avoid this place is the shelter that is less than a block away. Just way too close. Sirens every 15 minutes, all day and all night. Construction site directly across, and still they haven't reduced prices. The only reason they get 2 stars is because the staff is good, particularly the maintenance team. They were great. They have good residents events as well. The bad again- They charged me 2 full months plus parking and late fees after I had ended my lease! Never experienced this before with any apartment building. If you want outdated, over priced units and waking up to sirens and construction every morning, go for it. Otherwise, I would not rent here. I've had a lot of pride in all the places I've lived, and this is the one exception. read more

Draconian rules and enforcement in the longest and most legal lease I've seen by far. $4,500 plus 2 months rent to end lease early. Not even a one day grace period for rent payment (due on 1st even on holidays). Refuses to pay cleaning contractors for months at a time. See dirty carpets and stairwells. Late and inadequate snow and ice removal from sidewalks. Broken fireplace on roof for almost a year. No cushions on seats on the roof. Cannot sublease or Airbnb your apartment. Cannot have more that two guests in common areas (aka, no double-dating). Made deal with local towing company to boot and tow cars in the middle of the night in garage in assigned parking spot ($150 per month) with license plate registered with leasing office, without a call, notice, or complaint for a "missing" newly issued parking pass that isn't missing, for multiple people. Checks, money orders, and cashiers checks are not accepted. You must give access to your bank account for rent, utilities, and any fees they impose. Maintenance requests are often late and incomplete. Information from leasing staff is often inaccurate and unhelpful. They are happy though. It is a luxury building (if properly maintained) with a lovely view. You will pay luxury prices for post office treatment and results. Nice apartments, good luck feeling at home. read more
