I moved to 800 Arrive after spending almost 8 years at an apartment a few blocks away. I wanted something affordable that gave me more space, more sunlight, and a patio; it was a wish list! 800 Arrive offered exactly what I was looking for without settling. I didn't know I'd also get a lovely and patient crew of office staff (special thanks to Olivia!), a maintenance dream team (Nick and Joe are fabulous!), and a community of delightful human and furry friends alike :) I've seen some odds and ends changes in the last 3 years of living here, but I've changed and grown too! I've never had a maintenance issue that took more than 24 hours to resolve, and Nick and Joe are always prompt, friendly, and really commit to addressing whatever the issue may be. I know they're on my side, and that means a lot. Renter BEWARE---I regret leasing here for a year, most stressful thing ever. Not worth it. I always felt unsafe in the building as well as constantly worried about my property due to lack of security. The cleaning and maintenance staff do their best and I appreciated them, but are clearly understaffed and overworked. Here's just a few things that happened in the year I lived there: -Only Covid accommodations (besides attempting to enforce mask rules) they made for renters was to allow them to pay with credit cards without fees -My car was broken into in their underground parking garage I paid $150 a month in order to keep it safe. The garage door was often broken and anyone could walk into it. I decided to just park it on the street after that. -My visitor's car was broken into in their visitor parking at the top of their parking garage and ransacked -we had to pay to have our packages in a secure box that, apparently, were always full and therefore our packages were left out in the mail room. The mail room lock has been broken or doesn't latch for some reason. -the building was robbed and someone took Mac computers out of the mail room area that, again, is never locked. Only knew about this because I was friends with the leasing agent and they showed me the security footage. never heard from management. -one of our packages were brought up to our door and then subsequently opened by someone -their bike garage was broken into multiple times (located in underground parking where apparently no one could access without a fob) to the point where kept all our bikes in our living room There's a reason why a lot of their reviews are from people that toured but don't live here. everything looks good on the surface being here for an hour and much different when you actually live here. We've lived here 3+ years now and we have stayed, as things generally keep getting better! 5 stars- Nick, General admin team, location and proximity to Carboy, Vesper, Trader Joes, King Sooper, etc. On site gym and communal laundry is convenient too. My husband posted a separate five-star review for ARRIVE's maintenance crew; this two-star review is for everything else. Pros: The west-facing view, safety, the gym, dogs allowed, location. Cons: It's very dirty: the carpets, laundry room, the dog poop everywhere...in the grass and rocks, on the sidewalk, even in the lobby and elevators at times! The tiny kitchen is dark and has shotty construction. The closet doors are ancient, and fall out of the rollers. We painted the bathroom closet to cover its smell. It's understaffed and in need of upkeep/improvement. The rent is high (and raised annually). read more

When we moved in last year we were told construction would be done in Fall 2017. As of June 2018 work continues. The halls smell like garbage. Construction crews have priority for the 2 elevators as there is no freight. Trash is left in common areas. Security doors are left open. Got to give them a star for the location and another for the staff. But we have been nothing but disappointed living here. Good news? They are raising the rent. read more

I have lived at 800 Penn for about 4 months now and I absolutely LOVE IT! I needed a place to move into pretty last minute, and stumbled across 800 Penn in my quick google search. I am a resident at Denver Health and am on a budget, and 800 Penn gave me a great deal to move in, which was so great! The building is currently under significant construction, so I suspect that is the reason for the great leasing specials, but all the work is done during the day when I'm at work so it doesn't bother me at all! I appreciate how up-front the management is about progress and/or delays in construction, including providing a schedule for when the elevator will be down during the week for renovations, so that residents can plan accordingly. Upon move-in, my apartment was completely renovated with modern and modest finishings. The apartment feels open and very spacious and has more storage than I know what to do with. Also the balcony is HUGE, something you'd never find in Denver for the price. Everyone who works here goes above and beyond daily to make my living experience here top-notch. Anne Marie and Ashley have known me by name since I moved in, and even offered to check in on my cat while I was out of town. I have rented for 8 years and have never had an apartment community go out of their way for me, and they took such great care of my plants and my fur baby while I was away! Ben the manager is always super friendly when he's around, and very polite in his regular community correspondence. Howard and the rest of the maintenance staff are always amazing as well, always telling me when they're needing to stop by for updates, and any maintenance requests are taken care of in a very timely manner. I can't sing enough praises about my experience as a resident of 800 Penn. I'm not sure what all the bad reviews are for (TBH I didn't even check yelp before signing a lease) because living here has truly been nothing less than a 5-star experience! read more

Ant infestation (going on 4 months - and weirdly in the bathroom vanity area, not an area with food) The building is old, so even on the 7th floor there are ants in the structure. There is only 1 elevator that functions. FOR 15 FLOORS OF APARTMENTS AND THEY KEEP FILLING IT. STOP UNTIL BOTH ARE WORKING YO. I've wasted at least 8 hours of my life waiting for elevators, they should give me a rent credit for wasting my time. Renovations are...interesting. Terrible kitchen sink design. Instead of one deep sink..you get 2 shallow ones which limits the space for a garbage can under the sink, but also means you get crap coming out of the sink at 500 ft/s right into your eyes when the disposal runs. The dishwasher is extremely basic, and the plumbing is connected to the disposal and sinks. So, when the disposal (also cheap) doesn't adequately dispose of food (as they have in every place I've been before this), it clogs the whole system and water comes back in...via the dish washer drain. Its insane. Furthermore, because its a smaller kitchen, you lose counter space. Just a bad design. The A/C system is very ...odd. You only get heat or cooling, depending on the time of year. So they switch it over to heat in the fall..but if you get a random 80F day, you're screwed. I've never encountered such an odd system. Typical superficial cheapo quick renovation things. Like changing cupboard doors and painting them, but not the actual cupboards.. Painting doors 400 times so they stick. Cheaply installed blinds that sort of work. And there's definitely 2 water bubbles in the ceiling paint. This might have something to do with only one working elevator for ~200 units, so the construction guys have to schlep all their gear up and down the stairs, which pisses them off (I've heard the complaining in multiple languages), and leads to frustration and decreased workmanship quality. This all points to low quality renovations. It's decent for the price, but I wouldn't pay a dollar more than 1500 with pet rent included. Assuming no ants... The gym is pretty good (mostly brand new gear) and everything you need for a about a year of continuous working out until you run out of barbell weight. Thick walls and door so you don't hear the neighbors. On-site staff are very nice, and as helpful as they can be, but they're not in control of Trinity PM (the head company whatever) - so any review responses that just give you a number to call are pointless because the number just goes to onsite staff...who have no power........ read more

I moved here 6 months ago in Sep, 2016. Since literally the first night I moved in, it's been problem after problem. First of all, I thought I was moving into what I saw advertised on their website. Boy was I wrong. I'm on the basement floor in a 250ish square foot studio right next to the trash chute. All day long, I listen to people drop their trash (which is LOUD). I listen to the crew clean out the dumpster in the cemented hallway next to my room every other morning which is so loud my walls literally shake. This happens at 8am. There's no sleeping in here. The first night I moved in they gave me the wrong set of keys, and after coming home at 9pm to find out my keys don't work, we had to call the so-called 24 hour service number. They refused to come out and help, saying they don't cover "lock outs." My mom and I had all our stuff in the room; our purses, our phones, all our money. We had nowhere to go and this wasn't even our fault we were locked out. We ended up breaking in through my window which had a board duct-taped on. Yes. What a safe place. The place has flooded twice since I've been here. The pipes on the floor above leak, and the water drips through my ceiling and floods the hallway as well. I've had my personal belongings damaged twice. The price is outrageous. I've talked to people who have been here for years and specifically one man who used to live in my 250-sq foot studio. He used to pay $480 two years ago. I now pay $750. The man also said his current one-bedroom was $900 last year- they're now increasing his rent to $1500. Their website advertises a fitness room, a pool, free wifi, a clubhouse, etc. HA! The fitness room is so small and hot you can't be in there with more than 2 people. The pool has been empty and "out of order" since I moved in. The clubhouse isn't great. There's no free wifi. My entire floor is a dump; it's like they don't give a sh*t about the people who live on the basement floor. They now have garbage bins right outside my door in the hallway and people have been dumping their trash right outside my door, which gets everywhere and smells. There's so much traffic in my hallway and I hear everything. And parking?! HA. $100 for the garage, are you kidding?! I park in the one of 10ish guest spots. I'd give this place 0.5 of a star if I could, and ONLY for the location. DO NOT MOVE HERE. read more

DO NOT MOVE HERE. Most likely anything you have seen advertised or been promised has the stench of BS attached to it. The elevators will be down for TWO plus months each one after the other. There is continuous construction with all the noise, disturbance, workmen, inability to sleep in or enjoy your home during the day. There will be no rooftop patio garden, no front patio seating and certainly no computer/coffee lounge coming. When if ever the spa/exercise room arrives will be a miracle. There is no free WIFI - that is coming with the new computer/coffee lounge which is also in doubt. And if you are a Dish or Direct user you cannot have that service in the building now. The rents have been jacked to market rates but without the completed amenities other true luxury buildings offer. The photos displayed on the website are not what you will get. Those are the show models. Or they are the penthouse 3 bedroom units that now going from $4200 up. Your online payment site is often incorrect and you are expected to pay the stated amount while it is being "looked into" and late fees will be added while this discovery is being done. One weekend 30 move outs and another weekend over 10 departed. I broke my lease and left. Working part time from home I couldn't conduct phone calls with all the noise and my WiFi would cut in and out with all the work. Working in my studio was impossible with constant disruption. As a fiber/fabric artist I was concerned about using my embroidery machine with power surges even with a protector. And without quiet it was often difficult to create. Almost daily emails of changes in dates and at least every other week water is shut off sometimes twice per week for repairs. Even renovated apartments have issues. After the water is shut off and then restored, my toilet experienced flushing problems and I would have to run one if not two dishwasher cycles in order to have clean dishes. It's a nightmare. Overall the complex is wonderful! The management team is always nice, and quick to help you solve problems. I think they've done a great job creating a community here. The cleaning staff is always so nice, and amidst covid they have been really on top of keeping the whole complex clean. I had a few issues in the beginning of my lease, but they have all been resolved. Recently (through no fault of the complex) there was a fire in the building. The maintenance staff went through the whole building banging on doors, making sure everyone and all of our pets got out safely. They're constantly nice and work hard to make every apartment great for residents. I would definitely recommend. read more

I've been living here for 7 weeks and it's a nightmare. The A/C doesn't work and I've been essentially told too bad, we'll fix it when we can, and we're not in violation of any fair housing standards. The dishwasher and stove were just replaced this week. The shower wasn't working when I moved in, running hot, cold, freezing, and scalding and it still doesn't work properly. If you're sophisticated and expect quality standards, don't rent here. Sooooo many problems Water: Every week there is some issue with their pipes and it needs to be shut off. The top floor leaks, it leaked the day I moved in and still leaked one year later when I moved out. Heat & A/C: The heat is terrible. I had to have a space heater in my bedroom just to keep it above 65 in the winter. They shut the heat off in mid-March so you better hope there are no cold days after that (oh, wait... it's COLORADO, of course there will be cold days). They advertise as having A/C, it's just cool air that blows out of one room. The summer I was there it barely worked at all. Thefts: If you leave ANYTHING unlocked or even partially locked at the bike rack, it will get stolen. Mgmt: The manager, Carlos, is a great guy - but the owner of the place is a total cheapskate and won't spend a dime to get this building in working order. read more

Get used to nothing working. I lived at Penwood in a two bedroom for a year and a half. For the price, the size of the apartment and the location were great. Most of the neighbors are alright and its a fairly quiet building; however, the maintenance and customer service were terrible! If something breaks in your apartment, you really have to hound them to fix it and it usually won't get done right the first time. They have also had repeated water and heat problems. The water is always being shut off for a day and the heat went out for over a week once. The building was built in the mid 70s and its really starting to show. If you don't care about maintenance stuff, and trust me when I say stuff breaks a lot, its not a terrible place to live. I've lived in a lot of apartments and I have found that some landlords want to deliver a good product while most just want to suck rent out of you until the building falls apart. Penwood is very much the kind of place that doesn't care about the product and just wants your rent. read more

I've lived in 800 Arrive since September 2018, 5 full months now. While I toured and visited many other apartment communities around the city, ranging from LoDo, RiNo, Highland, Congress Park areas, I found this apartment to have the some of the most value alongside it's amazing central location in Denver. I have had a fantastic experience with the staff here, who have been responsive to any maintenance issues or various requests. They really make me feel appreciated. I give this Apartment a 4/5 because there have been cases of disruptions with water being shut off for 3-4 hours during the day (reason being pipes are in a constant need of being updated due to the older building), elevators on occasion not working, and a couple of times the garage door having issues. I want to note that the staff does keep constant contact via email to the community when issues arise and keep us updated on how quickly it will be resolved. Aside from the overall value compared to the Denver market, one of the biggest selling points was the gym. It has modern equipment such as Pelton bikes, a water rower, and a free bench press and free squat rack. I prefer this over a smith machine any day, and honestly having equipment that allows full range of movement is extremely hard to come by in many apartments. The residence are comprised of many young professionals such as myself. This community loves their dogs and is very friendly. In short - I am happy with my decision to live here and would highly recommend this to anyone interested! read more

Unfortunately, Trinity was not as understanding but it wasn't for lack of trying on Ben's part. Ashley handled a recent issue with our lease renewal in a prompt and professional manner. She understood the issue was time sensitive and made certain to remedy the situation so that it was without consequence to us. She handed my frustrations with grace. I am on my second lease and plan on renewing again next March. The staff is very knowledgeable, friendly, approachable, and they all get things done. I haven't had too many maintenance request but everyone I have put in gets addressed and resolved in a reasonable time. The community as a whole is very pleasant. We are active in the community events that Trinity coordinates, which are a blast! I think all of us have a dog, so if you are looking for a puppy friendly place, this is it! My dog loves it here and is friends with all of the staff. I don't know if management changed recently based on the bad reviews from 2013 but this place has the best management I've ever lived in! Carlos basically runs this place. He's always in his office, very attentive and helpful. The cleaning lady is the nicest chick ever, I see her almost everyday vacuuming and keeping the place nice. It's an old building so it's not a fancy place but for $850 a month 800 sqft 1 bedroom in a sick part of town + $45 underground garage (which is so important in Capitol Hill since parking is a nightmare!) this place is a total steal! I didn't even know they had an indoor pool and jacuzzi until after I moved in and I was like WHAAA YEEEES. I use it every week to work on my laps and chill in the jacuzzi :) They also have a very small gym, nothing fancy but it's nice when it's too cold and I don't feel like driving to my regular gym, I can run and lift some weights here. You can tell it's an old building and some of it is a showing its age. But it's a WONDERFUL value here in Capitol Hill! My place is huge compared to other places in the area, but my rent is affordable. It's actually pretty fair rent for the area. I already had a plumbing issue and they got it fixed immediately! Whenever I have packages, Michelle personally hands them to me and greets me and knows my name! What more could you ask for? It has been about a year since my last review related to the cleanliness of this community so here is an update. This morning, I was taking my dog out for his walk at 7am and as soon as I got on the elevator I noticed how clean it was (look and smell). I thought to myself "this is nice" and of course when I get to the bottom there is Rachel is on the first floor doing a great job cleaning. Most sides of the building have pretty great views. Many residents are encouraged to write great reviews so that they can be entered for a raffle to win something so that may be why you see positive ones here. If you read the negative reviews, it's pretty on point. We lived here from 2018 to 2020. The management company that was first there when we moved in was great. Toward the end of our time there, another management company seemed to take over (this happens a lot in apartment complexes nationwide). Once they came in, things went downhill. Random people were wandering in the halls, even a transient was walking by one day while I was getting my laundry. Tenants are disrespectful and will use all 10 washers/dryers at once not allowing anyone else to use them. Elevators are constantly broken. Gym equipment is never maintained. Hallways have dog poop & urine. There are notices of water having to be turned off due to some problem or another but never explain to people as to why. When we moved out, we were accused of damages to the floor that were recorded when we moved in. They apparently have no evidence of documentation since there is no record keeping from the last management company. We were charged $1,100 for damages that were not ours but were there when moved in. When I tried to speak to them about it, they were never around and I had to leave messages. They would e-mail me days later asking, "what do you need?" I was directed to speak to their billing department. The woman there said after I explained my situation, "you need to pay it ma'am" and hung up. My advice for anyone moving there: take 100 photos of every inch of your apartment hour 1 of you moving in. Make sure to submit a checklist to them of the damages and those photos and keep EVERY single copy of everything so that on move out day, you won't have to go through what we went through. In my opinion, I think they charged us because they did not want to pay for damages themselves and had no one else to blame since they were new management to a building. read more

I moved to 800 Penn about 2 months ago. I know this place has gotten some bad reviews due to the renovations, etc. and while it can be irritating and inconvenient to not have use of the elevators, etc. the staff has been amazing. They go above and beyond to take care of the residents in any way they can, are professional and courteous, and have made me feel welcome. Ashley has gone out of her way to help me and is an awesome manager. As renovations continue the building is improving. Highly recommend ! read more

Ok. So here is my final review on this place. I didn't last my entire lease because first off, I was robbed twice while living there. Once, I was asleep in my bed. This place is the most stressful situation I've ever encountered in my entire life. Literally, daily, there was some sort of issue with the building. They include water being turned off for hours at a time several times a week, one of two or even two of two elevators down for long periods of time, loud parties and boisterous neighbors, raw sewage dripping onto the flow in the main hallway that leads to the garage, passive aggressive staff, inadequate guest parking, ruuuude neighbors, and almost zero security within the building, just to name a few. I, and my dogs were incredibly stressed the entire time we lived there. It was absolutely ridiculous that a community like this could be so awful. Plus, everything they add on top of the rent is where they get you. My rent was $1515 and with parking, pet fees, and just utilities, brought the price up to over $1900. That is ludicrous. I'm so happy I broke my lease and moved early. They can keep my outrageous $2900 deposit, it was worth it to get the hell out of that disgusting situation. The place is under constant construction, it's terrible from 8-5pm Mon-Saturday. We are on the 7th floor and we have ants in our apartment. There are ants in the kitchen, bedroom, bathroom, living room and den. They are EVERYWHERE. They have already come to spray and that has not fixed the issue. The ant spray was put down and TWO WEEKS later they are back. We were not told that there was only one working elevator, nor that it was in service mode from 10am-2pm daily. They email and post the elevator schedule but do not adhere to them. There have been been multiple times when the elevator was in service mode during an unscheduled time. We had all of our windows replaced, but we were not able to stay in the apartment for the 4 hours that it took to replace the windows. There was also not a window of time on a set day so it was difficult to plan. We were told that our floor would have windows replaced between Monday and Friday between the hours of 9am-6pm. The floors are concrete with a vinyl covering laid over, there is not any cushioning to the floor. The double sink in the kitchen is very shallow. The laundry room/trash room on our floor smells terrible, like an old sponge. I don't doubt that when all of the construction is done the building will be nicely renovated. Living here while the whole building is under construction is not ideal. They gym is nice to have, not all of the equipment works and it is not completely finished. We moved our son into Arrive 800 Penn. The staff is great. They were very helpful. The balcony is very nice because there is a railing as opposed to a solid wall. This made the difference with other apartments he looked at. Lots of Storage. Big closet in the bedroom that is the length of the wall. Coat closet to the left when we walk in the apartment. Extra cabinet space in the hall that goes past the kitchen to the bedroom/bathroom. I read the other reviews that complained. It's an apartment, you are not going to get a deep sink that you get if you were buying/building a home. As for the water temp. I just figured out how to adjust the faucet and the water temp was fine. My son has a dog and it is great because most of the other residents have dogs also. They have a parking garage and lot. A person had parked in his spot and they texted my son to see if it was somebody staying with him. It was was good to know they check on those things. Walking distance to 3 grocery stores. Also park across the street which is great for the dogs. The only downside I noticed was the elevators are always busy. (That is why I gave a 4 star review. 5 would be perfect.) My son's apartment is on the 3rd floor so we took the stairs. But if you are on a high floor the elevator wait might bother you. Place is clean and well maintained. If it is possible I would give 800 Pennsylvania "Luxury" Apartments less than 1 star. It is honestly a joke even calling them luxury. Since the sale of the building and corresponding management shift to Trinity Property Management, the building has taken a turn for the worse. As previous reviews have mentioned, one of the two existing elevators has been out of service for nearly a month. Trinity seems to have absolutely no sense of urgency in this matter. Not only are residents forced to wait for other residents, but additionally the workers hauling in and out equipment and old appliances etc. for all the apartments being renovated. Simple amenities such as a Deep Rock water dispenser and cable in the gym, and the soda and vending machines in the clubhouse have been removed. The ground level bathrooms are not even unlocked for use while working out. Both the pool and the hot tub are drained and closed for resident use. The icing on the cake came today when we were forced to remove all possessions from our balconies, so that they could be bolted shut for major repairs. Leaving not so much as a possible breath of fresh air from them. Management refuses to even discuss allowing residents to give proper notice and vacate living in a hellacious construction zone. read more

My hot bath knob started to leak & after 6ys here it didnt surprise me so I called to have it tightened up & it was replaced which im not complaining about. What I am complaining about is that 2 knobs are the original 3 figure grip & then there's the knob that was replaced a big full hand grip knob its so awkward to use & it looks even worse. Just looks so ghetto & I truly feel that this establishment is no where near being ghetto but leaving my tub in that way & them thinking its ok is beyond me. read more

I've lived in Cap Hill for 8 years, and have learned the neighborhood is really hit and miss - both with price and quality. You can pay $800 for a dirty, unheated studio while the place next door has practically new one-bedrooms for the same price. That's why I feel so lucky to have found this place - it's modestly priced, clean, reliable, well maintained, and in all ways delivers on the promises a living space makes. To the other reviewer's point - I have been here through the months of weird water issues. It's stopped now, but there were probably 3 months where there water was shut off on random on week days between 9 and 4. Since I work a 9 to 5 this didn't even affect me, so I guess your schedule might determine your satisfaction. Heat has never been an issue, nor has AC, nor has getting things fixed ever taken more than a day. Yes, your bike will get stolen if you leave it unlocked on a patio facing the street. I imagine that logic applies everywhere in Cap Hill. In a nutshell - I've been here for a year, plan on staying a year more. Carlos, the landlord, is a hell of a guy - one of the only supers I've met that actually seem to care about his tenants. The space is clean, well maintained, doesn't smell weird; the walls are thick and my neighbors are either friendly or so elusive I never see them. I really couldn't ask for anything more - this is by far the most normal, predictable, amiable apartment complex I've lived in in Denver. read more

This is a beautiful apartment locate it in Capitol hills very elegant place great management. I do recomended to live there very nice people and closer to downtown. read more
