    Leak from ceiling 2 and a half weeks after I moved in

    I left my complex on Saturday morning to find a homeless man sleeping in the hall across from my unit. I had to call police. I emailed the office stating, once again, how I do not feel safe in my unit due to living alone and multiple issues like this. They responded and are unwilling to work with me in any way on an option for me to move out.

    Surprise! A rusty razor blade that's larger than it looks waiting at the bottom of of the stairs you dodged all the trash to get down!

    Edit: They've "gone above and beyond" to explain the move-out charges? No, they haven't. They have simply repeated the same response, refusing to recognize or take responsibility for ongoing issues. I'm "still unhappy" because they can avoid their contractual responsibility for providing sanitary and safe conditions for years, but they'll sure as hell inflate or make up any "cleaning" line item costs and slap you with them upon move-out. There's so much email and photo evidence to sort through and organize after six years of tenancy. It wasn't always bad. The first three years or so were nice. The property was pristine, management was responsive and easy to reason with, and it felt a safe place to live. That didn't last. If you decide to hang with me and come to the conclusion that this is an unhealthy level of contact to have with building management on an ongoing basis, you'll be correct. I'm sharing these, let's say, sample correspondences for a few reasons. One, tenants' rights in Colorado are next to nonexistent, and all I can do about it is give others a heads up about what it's really like to rent at Broadway Station. Two, this company loves to reply to negative reviews with a gaslighting spin, some version of "all you have to do is let us know and we'll take care of it right away!" The email threads clearly demonstrate how that is not the case at all. Three, I was recently hit with some groundless charges on the move-out bill that they won't budge on, and I'm pissed. Maybe they'll comment on that here and I'll go into excruciating detail about precisely why they're in the wrong. The tl;dr is that this place is a putrid smelling, unsanitary dump and management's only response now, ever, is to lie about it. Anyway, here's some back-and-forth with more to come. Please keep in mind that the issues began long before what I'm sharing, and I'd already been pushed past my threshold for becoming a Karen. --- From me to, like, five different Windsor people including the effing corporate regional manager (7/2/2021): The Acoma side of the property badly needs attention. There are large urine puddles out on the sidewalk, dried urine and vomit in the stairwells, and urine and wet-looking dog shit smeared into the dog grass baking in the sun. Additionally, there's quite a bit of litter, cigarette butts, and a mounting pile of dumped furniture on the corner adjacent to the building. I just had a grocery order dropped off, and the delivery driver was gagging and asked, "Is it always like this? How can you stand living here?" So it's not just me. (Assistant manager responds that day. Thanks me for expressing my concerns and blames RTD.) More things were gross, of course, so me again: The garage elevator and all elevator entrance areas need to be cleaned, included smears of what could be blood or food all across the elevator door. The upkeep around here is seriously lacking and it's quite gross what gets strewn into my car and apartment from just the filthy parking garage. I've been trying to suck it up and stay quiet until my lease ends in January, but it's getting more and more disheartening to pay significant rent while dodging feces, urine, vomit, litter cig butts, food spills, etc. inside and outside every single day.... Response (7/6/2021): Thank you for bringing that to our attention. We have an assigned person to do cleaning tasks around the community. They do have certain tasks every day but we will inform them of the concerns you have expressed so they can address them. Me (11 days later): None of these areas have been addressed with the exception of the poop on the dog grass and the blood on the elevator door. For example, garage elevator corridors have the same litter, dog hair, and vomit caked in as they have for weeks. Can we please get this place cleaned up? Me again after no response for several weeks (8/5/2021): Several tasks on my maintenance ticket were marked as "completed" without being done. (Everything on the list was biohazardous.) ... Later that day: My car is parked in the roof area and I found empty beer cans and broken glass strewn across the hood of my car just now. There are also a couple piles of dog shit up here in the parking spaces and trash/litter thrown around. I pay to park here in order to avoid this stuff. (Office person responds cheerily, completely downplaying the safety issue.) Summer turns to fall, and the correspondence gets more and more absurd and dismissive as I voice growing concerns about issues of sanitation and safety (dead pigeons in the garage daily, pigeon droppings accumulating to cover entire parking spots, urine, blood, and vomit remaining in the same spots for weeks or months but taking maintenance's word that things were cleaned up instead of taking a filthy elevator ride to see for themselves). It goes on and on, and there's so much more, including maintenance illegally entering my property during COVID lockdowns, but Yelp is stopping m

    Broken into over night.

    My car got vandalized. We're finding that someone may have thrown something off their balcony. Anyone who wants to visit you can park in Narnia or possibly in the dim lit alley across a dilapidated warehouse. There is broken glass everywhere from cars constantly being broken into. Someone also got smoked by a screwdriver the other week by a homeless drunk person. There are blood trails at the front of the building. There is no grass. It smells like pee. Dogs aren't meant for the infrastructure even though they aimed it to be "dog friendly." I had to break the lease. Ridiculous. The only positive is that maintenance team is great and responsive. If you value your safety and well-being move along.

    Avoiding another obstacle thanks to our friendly neighbors

    Apartment complex that checks a handful of boxes but when you look under the hood, there's a lot left to be desired. For starters, I chose a unit which faces the mountains. While it's a nice touch, the train is unbearable (the main train along with the city's lite rail). I'll post photos and videos of both for reference. When touring the unit, I was told that the windows have a triple pane and therefore noise wouldn't be an issue. I wish the leasing agent had leveled with me and been more upfront and honest; I likely would have gone with a courtyard option instead. In short, the train is very VERY loud and runs 24/7/365. I can't stress this enough. It's painful during the day and even worse when you're trying to fall or stay asleep; I am constantly woken up. It does not include parking ($60 per month) and I usually pay $80 for utilities. My AC bill will ramp up more than expected; my apartment faces the west and without any building cover or shade, I am constantly running the AC as my apartment's insulation is behind the times. Opening the window isn't much of a reprieve either. In terms of amenities, the gym has some older equipment but gets the job done. There haven't been any true community events sponsored by the building other than Girl Scout cookies being sold or a one-off yoga class. So it makes living in a large complex feel even more impersonal. The hallways often smell and require frequent cleaning due to the number of dogs going to the bathroom on the hallway carpet. Paying over $1600 a month and having to sidestep this is quite the joy and a humbling experience. The neighborhood has an industrial feel with a couple of cool restaurants nearby. Otherwise there isn't a ton that is immediately accessible although Pearl Street is about a mile away. Sprouts is close too. Feel free to reach out with any questions. This is the first apartment building I moved into where there isn't a traditional office open during the week that you can walk into to meet the building managers. You have to drive to the cornerstone office location to pick up the keys which wasn't clearly communicated to me when I arrived at the apartment complex hoping to pick up my keys when my lease started. Luckily though the move in process was smooth and I didn't need to contact the office to use a dolly or anything, though that would have been helpful. Since I moved in I received 2 large packages that I could not carry up to my apartment without a dolly or assistance. I called the office number and connected with Doug, who promptly got back to me and said he was on the way to the building see if there was a dolly I could use. Next thing I know he was at my door and had brought the package up himself! He is super friendly and helpful and went above and beyond to help me with my packages. The gym has all the necessities and feels clean. The building feels safe and the butterfly entry option is super convenient when ordering takeout/delivery. Overall a great move in experience and apartment complex.

So, read on, folks. After calling this place home for almost a year, I'm happy to report that I couldn't have chosen a better community and location. Denizen is nestled mere steps from the light rail, a few more steps from grocery stores, and a bit more--err, but not too many--steps from a plethora of South Broadway shops, bars, and restaurants. Beyond that, the units are some of the nicest and cleanest I've ever seen. And, as an added bonus, the new Community Manager (Sarah Park) really takes this place to another level with her kindness and professionalism. So, if you like a walkable neighborhood, free coffee, ample dogs to pet, fun neighbors, and the most friendly and attentive front desk staff you'll ever meet, then cancel your other apartment tours. But the last several months I've been pretty displeased. My storage unit was broken into and I wasn't informed even though police were involved, many of my maintenance requests have taken 2-3 submittals to be resolved, and most recently my ceiling has been leaking for over two weeks now and is still not fixed. Besides all that, this is a great location and the building is still pretty new. Many of the residents are like-minded and young professionals like myself. I would still recommend people to consider denizen as an option for living, but be mindful that some reviews may be outdated; there has been a decline in management the last year or so.

Seems to have several 45-55 year old women who are going through some crisis of trying to be young while being old and are extremely humorous to watch..just make sure to hold your breath while in the elevator with them...their perfume is overwhelming. I can't bring myself to give it 5 stars, I struggled to give it 4, but did due to the location, great staff and cleanliness. The negatives: LOUD LOUD LOUD. regardless of what floor you live on - you will hear loud trains. At all hours of the day (and night). Loud thunderbolt noises as the train cars connect and crash. Screeching metal on metal and train horns ALL the time. The view looking into downtown and Union station is great but extremely loud. FINISHES: the homes have a cool urban feel to them, with high ceilings, cement-ish type finishes and large windows. But the cabinets are cheap, with terrible easily broken handles (think work office coffee room) paying around $625k, you would expect higher quality finishes and higher quality building materials that actually withstand daily use. PARKING: the parking is secure and that is great, however it is tight. It seems as if they didn't plan correctly to space out enough parking for the people that live here. It is extremely tight, and poorly executed. Dimly lighted and not safely set up for driving up/down the different levels. Drivers could easily crash into one another around the corners. Good luck if you are driving anything larger than a fiat or civic.

As a resident of several years, however, I have observed the property shift from what was once a genuinely luxurious community to one that now feels more average. I recognize this is not a reflection of the on‑site staff, but rather of broader decisions made by the AMLI corporation. There are several areas that no longer align with the standards of a luxury apartment community: limited covered parking, a very short pool season, a dog park that is not cleaned regularly, and an overall decline in maintenance as the property ages. Despite these issues, pricing continues to reflect a premium living experience that is no longer consistently delivered. additionally, there is no benefit as a residence if you continue signing year after year. They will have specials for new residents however no incentives to stay at the apartment Complex is offered to current residents. On a positive note, the gym remains excellent, and the location is highly walkable to many great areas. The staff is overall very friendly and as mentioned, I think a lot of these things are outside of what they can approve by a reflection of the Amli corporation.

When you're trying to make a decision on the spot, having that information ready on hand was so helpful! Rent prices have gone up so high in the time I've lived here, not to mention most places are built brand new but lack anything good about the units (meaning they are tiny apartments with little closet space, thin walls, and the building is more hyped up than the actual units. I don't care how nice the lobby is, show me the unit!!) The last place I lived at had construction going on all the time, the leasing manager didn't care about anything, and I paid almost 2 grand for 1 bedroom. Never again!!! I contacted this service to find where the apartments are that are not like what I described above. Dan was completely transparent with me (he showed me buildings that pay him a finders fee) but I ended up LOVING the property we picked. It is owned and managed by the same company, so no issues about horrible management companies that ignore requests. I am also saving about $400 per month compared to my last apartment, and the location I am in is amazing. I have THREE giant closets in my 1 bedroom apartment. Yes 3. Denver can be a nightmare to rent an apartment, but Dan made the process so much more enjoyable. If you are wondering if you need him, the answer is yes! He can also find apartments outside of the network that pays him, you will just need to cover that yourself. I was on a budget so I'm happy we found in network.
