    The workers were still moving around furniture when we were there, but the place is beginning to look very cozy and a nice vibe. Boba is what you'd typically expect.

    My family and I went to 10X Boba Tea Lounge since it was nearby our favorite ramen place. We ordered two drinks to split amongst the four of us, the Sea Salt Foam Vietnamese Coffee and the Mango Yogurt Smoothie, since it was featured as some of their Top 10 bestselling items. The inside of the store is clean and has comfy seating (with even a couch and claw machine). The iced coffee was smooth and slightly bitter. The amount of sea salt foam was just enough to complement the subtle sweetness of the milky coffee. Everyone really liked the combination of flavors achieved through a simple set of ingredients. The mango yogurt smoothie was my personal favorite of the two though. I enjoyed how well the tangy-ness of the yogurt and the sweetness of the mango went together. The taste was reminiscent of mango lassi, except the texture was a bit different because they mixed in real mango pieces as well! This would probably be the perfect drink for the summer. We enjoyed our drinks and hope to come back soon to try more!

    I can't believe I haven't tried 10X Boba tea lounge until now! The drink selection here is quite unique, there are some that stood out to me like dragon fruit peach, lychee rose. I love that their fruit teas include real fruit pieces. I have tried the pineapple mango green tea which has pieces of mango. Rose lychee green tea has several whole lychees. Dragon fruit peach green tea has bits of peaches. Every drink I've tried here has been good so far! This shop is super cute with all the boba plushies on their merchandise wall. The tables, chairs & seating area are very clean. They also have a conference room. I love the concept of a ramen bar where you cook your own ramen, even though I don't see myself eating instant ramen when I'm in this area. I would like to try a few items on their appetizers menu though - next time!

    I liked that this spot was in a shopping complex that wasn't as packed as the one across the street. So, I was able to find parking. Inside, I really appreciated the amount of space and seating available. There were sofas, seat cushions, bar stool seating, and table seating. I loved the cute boba plushies lining the shelves. They're a bit pricey, but you can purchase and take them home with you if you really like them. They have cute little keychains on sale too. Now, on to the drinks! My whole family ordered their Vietnamese coffee with sea salt foam. The coffee was strong and creamy. It was delicious. But, I wish there a smaller cup size so I didn't get as much of a caffeine hit. I couldn't sleep at all after drinking this. At the less sugar option, the drink was also a bit too sweet for my liking. Next time, I'll order this drink at no sugar level and less ice. Of note, we could've also ordered their coffee through their kiosk next to the ordering counter. Next time. They do also have other drinks and snacks available. So, I'll need to try them out sometime. Overall, we really enjoyed this boba spot and are glad we have a new boba spot replacement for The Bunny Tea (RIP).

    I order my boba through DoorDash and it said it was a coffee milk tea with boba. However, upon arrival, they did not include it and I had to pay for the boba. Their online ordering is misleading. There is plenty of space for hangouts and dim lighting.

    Cool ambience and friendly servers. Saturdays seems to be vendors day when vendors come in and take over the store to sell other things so there will be limited seatings. They took over Modern Tea; which definitely has a different vibe. Before, it was modern and simple. Now, it's a younger vibe with a study room or a conference room. Same or similar furnitures as before but things are much more crowded now. If you're not familiar with this area, it's in the same parking lot as H-mart and share their parking lot with many other businesses in the plaza. Pandan mochi waffle reminds me of Vietnamese waffle but much thicker. Lacks in flavors but color is more potent. Not sure if I would get it again but wasn't bad either. Perhaps a different flavor. Butterfly Pea Matcha Latte (Fresh Milk) is pretty and flavorful. Something I would get again. It's green even after mixing! Great drink for a pick me up. I don't recommend getting it at night unless you plan on studying all night long. Boba (tapioca) is little in quantity compare to other places but still soft and chewy. Since this boba shop isn't crazy far from the all girl's private school, I can see it being busy after school with a bunch of students taking over the study/conference room to study or doing group projects while sipping on tasty, pretty drinks and snacking on whatever high school kids snack on these days or real estate/insurance agents nearby stopping by for a quick, casual business meeting or snacks.

    This boba store definitely has one of the most beautiful decorations I have ever seen. There is a small conference room where meetings could be held. There is also a desktop, and a printer for everyone to use. The setup is perfect for informal business meetings. There is a self-service kiosk which you can order your drinks from. They have some snacks for sale too. I had the hot taro milk tea, and premium black milk tea. The taro milk tea was way too sweet. There was taro flavor but I could not taste any milk tea. The same is for the black milk tea; sweet but no presence of black milk tea. On the fence if I should give other drinks a try.

    This spot use to be called modern tea & now it's under a new ownership. I got to speak with the owner "Christian". He was extremely nice & passionate about his work. I thought the decor was beyond beautiful and well put together. It's spacious & instagram worthy. I decided to order two of their drinks, which are the mango fruit green tea & pineapple fruit green tea. The pineapple was decent, just wish it had more pineapple flavor but the tea flavor was strong. The mango tea was refreshing and the tea flavor was predominant. Whomever their vendor is definitely provides some high quality tea. The owner was kind enough to let me try some samples. I tasted their Jasmine milk tea, taro milk tea & Thai tea. The Jasmine milk tea was fantastic. It was flavorful, refreshing & sweet without it taking away the tea flavor. The taro milk tea & Thai tea was good, I just wish their taro drink actually had tea in it, but it didn't. I decided to order their jasmine milk tea to go & Christian said it was on the house, I appreciate that a lot. Overall it was an awesome experience, the drinks were a 4/5 but the service was beyond exceptional so for that I'll give it a 5. They also have an area where you can grab some snacks, a computer for you to use & a little meeting room for you to study. I'm glad that it's not the same owner from the previous name "modern tea". Service was utter garbage & so were the drinks. Anywho, I can't wait to come back and try their watermelon & coconut juice.

The lounge like ambiance, along with their diner-like menu, is a major selling point for folks and has been one of the reasons for their popularity over the better part of the last two decades. It is a bit trendy and plays music that you would think of and in a Miami lounge or a pretentious New York Club. While service is not their strong suit, the clean bathrooms, spacious seating, and semi-open kitchen makes up for some 'tudes from the staff. The menu is most definitely Asian, but blends from a predominantly Chinese menu and featuring various Taiwanese, Korean, Japanese items. The latter includes sushi, which is likely one of the only spots in the neighborhood that still has it after midnight. They have bluefin tuna and sea urchin, in which Cafe 101 is one of the only late night spots to offer it. Their beef chow fun is nice and greasy, but filled with excessive onions, bean sprouts, and various other veggies that almost take away from the noodles and beef (which was nicely cooked). Their shrimp and egg came in a nice set, which was a good surprise and surprisingly well executed. This is also a spot for Japanese curry, and even though it's not the best, it most certainly does the job. Taiwanese popcorn chicken is on point, cumin lamb is unsurprisingly spicy, and Singapore chow mai fun has a tinge of solid wok hei. (#1) I'm genuinely not a fan of their soups and think the sushi rolls are not their best work. While they also have milk, tea options, unless one is desperate, I would also steer clear of. Parking in the early evening can be an issue at Don Huang Plaza, but after 11pm, the parking options should be abundant. The less sweet is already plenty sweet for me, so wish there was a slightly less sweet option than that. The service was polite and friendly, and the inside was clean with several tables. Besides the great taste, I really appreciate the "no artificial stuff" way of doing things. After one drink I'm Chicha San Chen fan! Be sure to stop by sometime and try their tea :D

But when I'm in town I go out of my way to "eat all the things" to take advantage of being near the Vietnamese community. I decided on trying Tea Top over other -- seemingly indistinguishable boba shops -- simply because this shop participates in the Dining Rewards Program, which allows me to earn airline miles per dollar in addition to my standard credit card points per dollar. I will say, the tea here is very good. They actually sell tea, rather than just sugar water. You can taste it. And for that, I appreciate this place. I tried their Alpine Green Tea with boba. It was good. I came back a second time to try their Wintermelon Alpine Green Milk Tea and thought it was even better! Quality drinks and I can earn additional airline miles per order? I'll be coming back. I also like that their in-store rewards program keys to your credit card so it recognizes your account and you can instantly apply small discounts to future orders every time, or save up your points to get a buck or two off an order when you feel like it.
