It starts with Krista who has been the most pleasant and understanding person I have ever dealt with when it comes to customer service and I am a health educator and server for a living so I continuously deal with customer service all day every day. She's quick to respond and always has a solution for me. The apartment is great with an amazing view and anytime there has been something that has needed to be done at the apartment, it was quickly done and corrected! As all the tenants in our building are freezing in unheated apartments with no hot water at the end of the third day, I suspect other reviews are fake. The reason we are without heat and hot water is shabby, rushed, slipshod work was done--as is always the the case--resulting in a major gas leak and National Grid turning off the gas. The tickets/notices National Grid left on the basement door indicate the problems are the result of work not done properly or to code. None of us has received from Zuzu a single response to calls and emails, or even a general notification about the situation. In addition, hallway upkeep is non-existent, stoop and sidewalk never shoveled after snow. Wires to all the doorbells were cut during renovation several years ago, and despite numerous requests, have never been fixed. I could go on and on. Gas leaks due to sloppy, even covert work have occurred before. With the first one, Zuzu workers tried to hide and dilute the gas smell it by leaving all the basement windows open. Nice. Perhaps they hope the building will blow up because many of the apartments are rent stabilized. The majority of tenants have lived in the building for over 25 years. When this guy first bought the building, he must've assumed the occupants were all idiots whose rent stabilized tenancy could be bought for a sum equal to less than one year's rent of a slightly more expensive apartment [that we would never be able to find] in the neighborhood. When it became clear none of us would even think of accepting even 5 times his stingy offer, he grumbled and complained to us tenants that is was UNFAIR we were paying legal, rent stabilized rates. Working with Zuzu was the best experience with a rental property I've ever had. After almost a decade in NYC, I've dealt with a number of terrible management companies, without any sense of compassion or urgency whatsoever. Every interaction with Krista was pleasant and she always responded quickly and worked to solve the problem. There's nothing more comforting than knowing you are speaking to another human being when it comes to matters of your home. We all deal with our fair share of problems living in a big city, but working with your management company shouldn't add to that list. I cannot say enough about Zuzu- specifically Krista. Moving is expensive and stressful and never once have I felt this way working with them. I have worked with her the past year and she has been INCREDIBLE. I have lived in two apartments from Zuzu both of which have been in lovely locations and have been well kept. I am emotional writing this because Covid has been a very difficult time period and Krista has gone above and beyond her job description to make my living situation easy. They are quick and responsive to anything- such as a stove acting up, getting new window screens, fixing a buzzer and so forth. They get it done quickly and efficiently which i appreciate! I have moved many times and had many landlords. She is by far the most professional, compassionate and lovely property manager I have ever worked with in New York- seriously a rare gem. My family has also been in real estate for 40+ years so I am very used to dealing with brokers/realtors. I can not recommend Zuzu enough. I truly am sad to leave Brooklyn for Manhattan only because I have to leave Zuzu Management. If I ever move back to Brooklyn- Krista is the first person I will call. The house itself was not the fanciest but it was great for the price and Zuzu was very responsive to any maintenance that was needed. I only have good things to say about Zuzu Property Management. As a young professional moving out of my house for the first time, it was valuable to have attentive and communicative management. Whenever I had a question, I knew I could ask and get a quick response and an easy solution. The rent was fairly priced, and Krista was always kind and helpful when we needed something. While it is a little old school to go into to the office every month to deliver rent, I enjoyed seeing Krista once a month! I don't know where the positive ratings are coming from, but my experience with Zuzu was the worst I've ever had with a landlord/property management company. Yes, Krista is always friendly, but any repairs more complicated than changing a lightbulb took far too long to get fixed - and sometimes never got addressed at all. 50 Herbert Street has tons of tiles missing from the floor in the hallway, and in the whole year I was there this was never fixed, despite me tripping on them and asking for it to be repaired multiple times. A far bigger issue was the pests. Roaches were the first issue - Zuzu paid for an exterminator to come once, when we said it had got pretty bad, but NYC housing rules say landlords have to set up monthly appointments if roaches become a repeat issue, and this didn't happen. Finally, rats invaded the building because many of the trash cans at the front didn't come with lids. We reported this multiple times and eventually were rewarded with new cans with lids - unfortunately, by this point the rats were living in the basement and had now come into our apartment. The solution? Zuzu put down a few traps. Honestly, I could go on (about a leak in my bedroom ceiling that wasn't fixed for a week, about nightmare tenants in the building who would sing at the tops of their voices til 5am every night, which Zuzu failed to really do anything about) but this review is already long enough. If you have any other options, don't rent here. read more

They encourage positive communication between residents and they respond to issues right away by presenting solutions. I've had horrible landlords in the past, but my experience with Zuzu was an incredible improvement! I only met the landlord/owner of the company once, but that didn't really matter to me. The ladies who work in the management office -- Ashley and Krista -- are so sweet and helpful. They're incredibly responsive and have always provided solutions to any problems my roommates and I have had. I live in a super affordable apartment through Zuzu. The building itself is pretty old and isn't that nice to look at from the outside. But the unit we live in is well-kept and clean. We have never had any issues with bugs or mice, and the company even paid for a monthly preventative exterminator service in the apartment. If you're looking for somewhere affordable to live with an attentive management staff, this is a good bet. read more

I've been living at one of John's properties for almost 7 years now, in the same exact building and the same exact unit. John has about 15 employees that I have come to know VERY well and have become friends with, including the main office staff - and all of them are super efficient, really accommodating, and have been incredibly helpful. Krista and Ashley are the nicest and most understanding. As a professional that has strict hours and a mind numbing commute, it is important to me to live in a place that is zero drama and is generally clean. John has provided all of that. He's incredibly professional and generally a no-nonsense landlord. And that is exactly what you want in a LL. Someone who you can trust to be fair, honest, and prompt. Also someone who isn't going to nickel and dime you or move slow on any kind of repairs needed. He's got this Apartment Management situation on LOCK. It's New York. Buildings can get old. Things break. There are going to be a spider, flies, and rats every now and then (i've seen one in the last 7 years - genuinely not bad). And ZuZu has had my back and taken care of me extremely extremely well. read more

Absolutely the best landlords I have ever had, and I've been in NY for awhile. This is the highest standard of management companies. Literally have heard horror stories about other management companies in NYC - that could not be further from the case with Zuzu. They have been the kindest, most helpful, most communicative office to work with, and they always make you feel like your priorities are theirs - they treat any issue with urgency and have proven they will always find a way to deliver a good solution. From the get-go, it was a seamless application to obtain the apartment - and Zuzu makes it easy to pay rent with a drop off box right in the neighborhood. Any minor issue (normal wear and tear you expect with apartments) we've had has always been resolved perfectly within 24 hours. During the pandemic, when we needed repairmen to come, they were excellent with communication and worked with my schedule and sent two gentlemen who were perfectly nice and efficient and wore masks the entire time, and even offered to wear gloves. As financial issues arose they were incredibly kind and understanding and willing to work with us every step of the day. Krista in particular has been so lovely and communicative. Unfortunately we opted not to renew our lease because roommates were relocating out of NYC - Zuzu made it easy and even offered to write us tenant letters of recommendation. Whenever I move within NYC I will make it a priority to get in touch with them directly and move into one of their buildings, because their level of communication, care, and customer service is just completely unparalleled. read more

And there are numerous code violations and the department of housing preservation has come multiple times to inspect, sigh ruefully about the lack of maintenance, and take our reports. Personally, I would strongly advise against renting here. read more

Zuzu Property Management is John Imperatore, one of the biggest slumlords in North Brooklyn. They set up this company about halfway through my 7-year stint in one of their buildings. They do not give a shit about anything but getting your rent. The plumbing in the apartment upstairs sprung leaks at least 6 times while I lived there and they sent over inept workers who didn't fix anything. Front door lock was broken for 3 months. Bedbugs. Boiler exploded in the middle of winter, filling the building with CO gas. This wouldn't have happened if it was properly maintained. Then, no heat for 3 weeks in the dead of winter. Krista and Ashley were always nice on the phone and helpful but it's obvious who actually calls the shots. I only stayed so long because my apartment was rent-stabilized. Also, if your room doesn't have an outside window, it's illegal. You've been warned. read more
