I have tried to call at least 3 different phone numbers associated with this property management company since last week, including one that is supposed to connect you directly to Russel Hathcock, in regards to a property I'm interested in renting. I have left numerous voicemails, called at multiple different times throughout the day to get someone on the phone, and have also messaged them through Zillow without a single response. This house has been on the market since August and it's not hard to see why it's still available if it's this difficult to contact someone who should be eager for my business. It's all very weird to me but after seeing these reviews, maybe you all did me a favor. WORST ever!!! ZenRent allowed the tenant to ruin my home. The filthy carpets had to be removed and replaced. Most of the plant vegetation was allowed to die, including citrus trees. New sod was allowed to die. The house was not left in "rent ready" condition. They did NOT abide by the rental agreement. Tenant was sent to COLLECTIONS for $10,000. worth of damages and ZenRent said there was nothing they could do to help me recover my expenses and they rented to my tenant at another one of their locations. WORSE yet my TPT taxes were not paid for 2 years. The notices were sent to ZenRent so I wasn't aware. After all, in section (n) of the rental agreement ZenRent was given the authority to pay AZ Dept of Revenue. Money was deducted from my monthly statement BUT TAXES were NOT PAID. My bank account was put on hold until I paid $1484.71 to AZ Dept of Revenue. ZenRent is THE WORST! BEWARE!!!!! read more

Do NOT rent from this company. No matter how much you like a house it will never be worth renting from this company. I knew they had bad reviews when I decided to rent from them, but I never knew how bad it could truly get. I'm inclined to believe that any tenant who has said something nice about them is somehow related to one of the urchins that work at Zen Rent. The trend I've noticed is if you are a tenant, you absolutely hate Zen Rent. If you are an owner, you love their appalling management procedures. It will never be in your favor as a tenant. When they claim to get the most for the owner they are not lying. They will try to pull the wool over every tenant's eye to soak every penny for their paying customers (the owner). When my family and I tried to move into the house there was dog hair everywhere, the air conditioning was not working, and the house was not cleaned! We all have allergies to dog hair, and I told Russell this upon move in. The house was unlivable due to the dog hair and heat from the air conditioning not working. We were forced to pay a week's worth of rent and were not able to live there for that week since they did not have the place move-in ready. In their contract, it stated that we must pay for our mailbox key. It was also in the contract that we must leave that key that we paid for, or we would be charged $100 for not leaving the key. When we left, we were also told to replace the filter with a brand new one. This was never done for us. It looked as if the filter upon our initial move-in was a year old. The vents also had at least a year's worth of dust on them. They have never addressed that this all happened upon my move in. Zen Rent has ignored me every time I have said these are the things they did not do. I could go on and on, but I won't bore you with everything they did wrong from the beginning. As far as personality goes, Russell is tolerable, Bailee has the personality of a wet rock and I have only dealt with Mark one time when they would not give me my full deposit back for reasons not completely explained. Mark told me I can talk to THEIR broker. Really? Because THEIR broker is really going to help me? The cretins working for this company will not explain themselves and you will never win because AZ law is completely in the favor of the owner. You are better off renting from an actual realtor and not a rental company. read more

so here I'm writing a review.. first I'm not related in anyway to this company. so after reading all bad reviews I was kind of scary about my security deposit . I'm fresh in USA I didn't know to search on reviews before renting. moreover as a foreigner citizen with no credit history and no SSN and no rental history. I was facing big problem in renting in majority of houses I wasn't able even to go past aplication process page one. so with zenrent I was able to find where their office is and went directly there and spoke with Dylan and Eric. long story short but they accepted risk of renting to us . only after that I found all the reviews about this company that kind of scared me. so what I faced: 1 contract is pretty long and somehow rigid but it's pretty business orientated 2 again you can't find famili in this company and I think it actually good. 3 from my part I was accurate in matter of payments and also when I moved I left house in rent ready form( I use suggested carpet cleaning company, replace some blinders that my kids broke and patched holes that I made. So I get 100% refund. also as maintenance there was a problem with oven that was fixed in 2 days and with fridge that was replaced with one brand new in matter of 3 days. So finally I can't blame a bussines that behave as a business . Yes they are taff, yes they will try to get as much they can from you, but this is what you should expect from business right? I have tried calling east valley to fix the plumbing, both toilets don't work. It took one and a half hours just to get them to answer the phone. They open at 9 am, but sent my call to an answering service. I called back after two and they had just started working on it. I tried calling back after four and now we are back at the answering service. We will have to deal until tomorrow when we will start calling again. I have been an owner using East Valley for a number of years. I have never had a problem with them. When the HOA has informed me of a problem, EVPM has taken care of the problem. When something has broken or quit working at the house EVPM has promptly contacted me for authorization for repair. Bailee, my contact person, has been exceptional to work with. It is nice having a company you can rely on for screening, contacting repair companies, collecting the rent and the multitude of other items that come into play with a rental unit, especially when you do not live in the area. read more

Horrible experience with a group of people who treat potential clients like dirt. When we learned of their uneducated breed-specific pet requirements, we attempted to communicate further, however they were not open to consider us as a qualified long-term applicant. They were extremely rude and treated us like second-class citizens - however we are an educated, multiple business-owning, six-figure income couple. I have absolutely nothing good to say about this company. When I first found a place I wanted to view, I had to call three times to get information on the condo. After a third message to them I finally got a response. I looked at the condo and liked it but because I'm a recent college grad, I don't have the income to meet the requirement. After 5 more calls to the company to ask how to get a co-signer, I filled out the application. Once I got approved I went to the office to sign my lease. When I walked in, it was shabby and smelled like urine. I told them I was there to sign a lease and gave her the address and she looked around and said "do you have the lease? Where is it?" why would I have the lease? I was there to sign it. After paying my deposit and $150 admin free for their superior service (not), I went back a few days later to pick up my key and went to the house to unpack my car. The two garage door openers they gave me didn't work and they gave my the wrong key. I couldn't get into the house. I went back to tell her about the problems and she tried to convince me that it was the right key and that I just didn't know how to open the door (because it's broken). She finally looked at the other key she had and noticed that I was given the wrong one. Imagine that. But she then told me i had to try the garage door openers again. I took two hours out of my workday, (you're expected to move in Monday-Thursday because apparently people don't have jobs) and got nowhere. My lease starts today and I am dreading working with this company for the next 365 days. read more

Our experience with East Valley Property Management over two years was TERRIBLE. From waiting weeks in the summer for our air conditioning unit to be repaired, to not getting callbacks when toilets overflowed, the service was awful. We were NEVER late paying rent and took immaculate care of the property. The carpets needed to be replaced when we moved in, so we did not have them professionally cleaned when we moved out (although we did so two months earlier and vacuumed and spot cleaned). We spent several days scrubbing everything from baseboards to garage floor, and paid the last months' rent even though we were moving out prior to the start of that month. We pruned all shrubs and used a gallon of weed killer along the perimeter...yard looked great, although we informed EVPM that a reseed was needed for front yard (not at our expense, as renters) and a load of new rock would really spruce up the back. No go. Instead, they kept 2/3 of our security deposit. We dealt with VELESHA for move-out and she was the rudest individual you can imagine. We did the RIGHT thing and were treated HORRIBLY by this second-rate "property management" company. NEVER RENT FROM EAST VALLEY PROPERTY MANAGEMENT. YOU WILL BE SORRY. read more

I am only giving them one star because zero wasn't an option. I think that the company and employees in general are argumentative when receiving any inquiry. My perception is that it is because they are on the defensive. When I moved into the house it had nothing but dirt and a few plants in the back yard. The walls were all stark white; painted with some flat, some semi gloss arbitrarily. I would say it was clean, but it wasn't perfect. There were no ceiling fans in the rooms, and two bedrooms out of 5 had tiny little ceiling fans. I installed fans, and told the owners friend that I would leave them when I moved out. I also hung fans on the patio, planted grass and had the yard professionally maintenanced every two weeks. I installed reverse osmosis water system in the kitchen and also left that for them when I moved out. I was instructed upon moving that they did not want me to touch up any spots on walls. We lived there two years and from normal wear there were a few spots when we moved. The house was due for a painting when we moved in. When I moved out, I paid a professional cleaning company to clean and I then went in afterward to clean a few things I felt were missed. I brought a realtor with me to take pictures and she said it was move in ready the way we left it. I provided them with the receipt. I also had the carpets cleaned which cost me over $500. It is appx a 4,000 square foot house. I cleaned the carpets every six months while I lived there. I was told that I couldn't be there for the final inspection, and then when I sent it in writing to confirm, I was told that I could be there. We had an arranged time, and when I got there he had already begun without me. He commented that what he saw so far was great and he still had a few more rooms to look at. He was the former owner and now his son in law runs the place. I had professional cleaning done, professional carpet cleaning and landscaping done. I brought a 3rd party to inspect with me and was given the thumbs up, so was I surprised to not receive my security deposit back in full!! Our rent was never late, we were responsible tenants who cared about the property. EVPM took 20% off the top, which we knew about. They then deducted $50 for cleaning!!! and $75 for landscaping!! Here is the most shocking part of all to me was they deducted $200 for PAINTING! It looked like mishmash paint when I moved in! I left the house better than when I moved in and they stole from me. I would caution people from renting with this company. Their property "turning" standards are very low. I was told that my property would be cleaned before we moved in, but I still spent many hours cleaning food off the walls of the kitchen, grease off the cabinets, nail polish off a mirror, dust off of all the base boards and scrubbing the scummy tile and surround in the bathrooms. I was also told that the property would be painted (or at least the multiple scuffs, etc would be retouched) and nothing was done. They wouldn't even provide touch-up paint. They are slow to respond to requests, even with constant contact via email and phone. Their leases are full of ways to make the tenant responsible for everything and hidden charges that you will pay upon move-out. Even my hours of cleaning before we moved resulted in a cleaning fee. We left this property much better than we found it (including painting most of the property at our own expense) and they still managed to find ways to keep our money. They did work with me to some extent when I had to move out of state and terminate early, but even though I marketed the property and got them a great tenant, they charged me a hefty fee. DO NOT RENT FROM THIS COMPANY EVER. Right from the start there were some good and bad things. The house that we rent is amazing, however we will never live in it again thanks to the company. I wish i could let the owners of the house know that it's a terrible company and we would be willing to rent (and even pay more) if they were to go through another company. Our lease agent, Cathy, is a nightmare! When we went in to sign the lease, we asked if the house would have a great grass backyard like the pictures had advertised it. When we went to look at the property, there was no grass to be seen. Cathy stated she would arrange it, but never did. Our first move in date, the house was nowhere near ready. It looked like someone had come in and wrecked it. There were personal belongings still left behind from the previous tenants (meaning there was no way they could have deep cleaned the carpets) and even a hole in the wall. When notified of all the broken windows, screens, and the hole in the wall (leading to the outside) they stated they would have someone come fix it the next day. Lets just say we couldn't move in until ONE WEEK later.... and YES, they charged us for that week still.... We kept asking someone to come fix the things that were important, like the windows not being able to be open, and the garage door openers not working-and no one could help us. We've been living here for 6 months, and they STILL HAVE YET TO FIX IT. Now I will hand it to them, they had one guy come out who patched up the hole in the wall, and then painted it a different color, so now half the wall is white and half is dark brown....like he couldn't tell the difference when he painted that? Our windows don't open, our dishwasher leaks, the fans aren't installed right and the cables to hook up to the TV's in one of the bedrooms lead to outside and aren't hooked up to anything. We've sent them numerous emails and phone calls. When we tried to set up appointments, we all took turns taking off of work. When they said they would be out from 8-10, I took the morning off work to wait. When the guy still hadn't showed up at noon, I had to leave for work. He called at 2:30 and asked why I wasn't there.... Another fun fact is that you can pay online (just kidding!) We all signed up for auto pay and when it didn't work in the first month they told us it was all fault (we all bank through different bank companies) and that our accounts must be wrong. We started paying in check (and even paid the late fee they charged us). All of a sudden 5 months after we signed up for it, they started taking it out of our bank accounts. Too bad I had already turned in the rent check. I called and asked them to pull the check, which they didn't, but told me they did. I paid 2 times the rent and still haven't received a dime from them. They also kept the HOA's complaints away from us until there were large fines attached. such as- there are weeds in the front yard (which they told us they paid someone to take care of). Stay FAR away from this company! I do not have one single good thing to say about them. They were awful from the time we signed our lease. Before we left the office after signing our lease, we told the lady at the front desk (I think her name is Cathy) that we wanted permission to paint our property. She then responded with, "That isn't my job." It was like pulling teeth to finally get her to get someone else to ask if we could paint our property. We called back two more times and asked if we could paint and they never contacted the owner of the property and never got back to us. So when we moved into our place, not only was it filthy, there was cat hair every where! It was all over the stove, behind all the appliances, in the refrigerator, and stuck in the carpet. We called and told Cathy what we discovered and she told us, "Well that isn't my job." We finally got her to connect us to someone else and they told us that all of their properties pass a "white glove inspection" and they refused to send a carpet cleaner. I was 5 months pregnant at the time and had to get on my hands and knees to scrape up all of the cat hair out of the carpet through out the entire house. To give you an idea of how much hair there was, after scraping about two square feet of the carpet, the cat hair filled up a quart sized Ziploc bag. Every time I went in to pay our rent, Cathy would sigh and roll her eyes when I asked for a receipt. I ended up just going through their website they provide to pay our rent. It's worth the $22 fee to not have to deal with them. When we moved out, we went in to tell them we weren't paying for a carpet cleaner since they weren't cleaned when we moved in. Cathy then tells us, "That's not my job. I don't know what to tell you." Do you see a trend here? We left that house in much better shape than it was when we moved in. It was nearly spotless (aside from normal wear and tear). After we moved out, they sent us our refund and charged us for a months rent (we already paid it beforehand), a late fee for the rent we already paid on time, $130 for general cleaning (trust me, it did not need cleaning), and $170 for not cleaning the carpets. I read other reviews about EVPM and saw that they did the same exact things to other tenants. Do yourself a favor, do not rent from this company or have them manage your property. read more

This company is awful. The lady at the front desk is in a terrible mood all of the time and is just plain RUDE. She never can help with anything and acts like it's some big hassle every time you have a question. When we first moved in the water pipe for the washer blew out and filled the kitchen with water. We had to turn the water off and I called twice with no return calls. I have a baby and no running water is not an option. After not EVER getting a call back we took care of the problem ourself. Now there is evidence of termites in the ceiling. I called Sunday and have yet to receive a call back and it is now Thursday. Also our lease is up for renewal and even though we have had no problems, no late payments, etc. we have to pay an additional $200.00 to renew the lease. There is no reason for this. We already paid a deposit when we rented the house that is only 80% refundable so what is the point in having to pay another $200.00. We haven't done anything wrong. I am so frustrated with this awful, unprofessional company. I wish I could contact the owner of the home and tell him that his house is being handled by an extremely unprofessional company. After our lease is up we are out, and I will never recommend nor rent a property from this agent again. read more

I give EVPM company the lowest review because they stole my security deposit without any proof. They told me I had to take them to court to get proof and they always win in court. Also, that their lawyer would kick the claim out of small claims court. They wrongfully made deductions and with inflated pricing. When I disputed the charges and did what they asked the sent a letter to say that they reviewed the dispute and stick with their original decision. They haven't listened to anything I have said and are not interested. If you have to do business with this company, PROTECT YOURSELF! Do all walk-thrus with them, inspections, take a million pictures, document everything, keep receipts etc. They are shady and nice up front but will bite you in the end. East Valley Property Management is not to be trusted. If you have problems please take the time to file a complaint with the Better Business Bureau and call email TV News Stations. The more people who speak up and out against them the better to stop there behavior of they don't have to prove anything...take us to court (saying, "by the way it will cost you and you will lose)...well I will take my chances. read more
