First to time at our new house as a family we found the basement floodIng inn three places. Got Wu's name from our broker, Dan Braun (also a god). Emailed and got an immediate reply. Our flooding was serious buT we were lucky that most of the water was going rright back oUtt of the basement. My contact at Wu, THomas, was amazing. He was over ASAP and wee talked. I am a long-term real estate broker and VERY cautious in my reviews. I had a friend that wanted to buy a house that Wu had done foundation work on. It was a competitive purchase so we won the house in a multiple offer situation after a pre-inspect. Wu was legally off the hook. When we got the invoice from the Seller it had no stated warranty. I was having water issues in my crawl space and called Wu Construction. The owner, Victor Wu, came out himself to do the estimate. He was extremely knowledgeable pointing out things that other estimators missed and had lots of good suggestions. I was so impressed with Victor that I selected Wu Construction to do my drainage project. The Good: Victor was very adamant about digging out and inspecting a nearby downspout for damage to the underground PVC piping. He was the only estimator to bring this up and it ended up being a huge benefit as the PVC pipe was indeed badly cracked and spewing water into the ground nearby the foundation. His crew fixed that right away free of charge and installed a catch basin in that area also at no additional charge. After a hard days work, his crew still took the time to inspect the exterior of the crawl space and seal any potential point of entry for rodents as well as replacing some insulation that was water damaged all at no extra charge. The Bad: His work crew of five men consisted of 3 Latino workers who could not speak English, 1 Chinese worker who could not speak English nor Spanish and thus could not communicate with his own crew, and a Latino foreman who spoke somewhat decent English. It was challenging at times trying to communicate with the crew. Victor came out during the work, but only spent about 15 minutes on the job site to briefly inspect the work in progress and then left. It's only been a few days now, but I suspect the broken downspout was the cause of the water problems and fixing that will prevent almost all of the water from entering the crawl space making the expensive interior drainage system unnecessary. I wish we would have inspected that first and potentially saved me from the whole drainage system, but he was also the only contractor to even mention the potential downspout issue so we would have never even caught that without Wu Construction. read more

I called Wu construction at the recommendation of my real estate agent after our new, finished basement flooded. Victor came out to our property, himself, and gave us a detailed bid for the scope of work. He was extremely knowledgeable. His bid was fair and beat out his competitors - some of whom wanted to charge us 3x as much as Wu for the exact same work! Victor said his team would install a sump pump in our crawl space and connect all of our gutters to a drainage system that would run out toward the street. His crew started work the following day - a Saturday - and worked quickly to get the job completed. I was completely impressed by how hard his crew worked and with the immaculate condition they left our yard in. After the job was finished, we had another flood in the basement. Luckily, Wu Construction guarantees their work for 25 years. Victor came out immediately to assess the problem and sent a crew out the same day to begin digging a French drain along one side of our house. Again, they worked incredibly hard - in the rain. They worked quickly and quietly. Immediately, we saw the water in our basement subside and began to re-dry it. Victor even helped us clear a clogged drain pipe free of charge! Victor was determined to remedy our flooding problems. After that, we experienced another small flood at the foot of our basement stairs. Again, Victor immediately came to the house with a crew and began work. They jackhammered up the cement beneath the stairs and created an interior French drain. That was the end of our flooding nightmare. I would HIGHLY recommend Victor Wu and his team to anyone who needs help with flooding or drainage issues. I hired Wu Construction to do a number of projects on a fixer-upper I bought last spring. Overall, my experience with them was positive, but there were a few things that cost them stars in my book. First off, the good: Probably the best thing about Wu Construction is their estimator Dave. Dave is absolutely amazing. He is knowledgeable, helpful, and was very willing to work with us to make sure that we ended up with what we wanted. I can't even count how many times we changed our minds about one particular part of the project and Dave not only helped us figure out what we wanted, but he was very good about making sure that the changes we wanted got done properly. Wu Construction also is very about making sure that we were happy with the quality of their work. About a week after they were done it we discovered that one whole wall had not been properly primed and needed to be redone. The guys from Wu Construction were down there the next day to redo the work--no hassles and no extra charge. Unfortunately, there was also some Bad: Our project was about a five day job. Unfortunately, about four days in the workers from Wu Construction vanished. I was told that various people were on vacation, maybe they were and maybe they weren't, but the end result was that last days worth of work lingered on for three weeks. It was insane and very frustrating. If not for the fact that they drew my project out far far longer than it needed to go I'd probably give them four or five stars. Dave is awesome, though. I called Wu Construction to take look at the areas w/water in my crawlspace and provide a quote for work required to remediate it. They set an appt for Greg to come out between 1-3 pm. I took half a day off of work to meet him at my home. Just after 1 pm that day, Greg called and we talked less than 5 minutes about what I know about what is going on in my crawlspace. I'm not sure why I needed to take a half day off work for this, but I had been told Greg would be showing up at my home that day. I had a few non inclusive photos of some of the areas w/water, though the photos weren't very good. I emailed them him as he instructed, and he provided a quote a day later. After reviewing the quote, I emailed Greg I was concerned about the water source(s) being fixed prior to them installing the sump pump he suggested, since I'm concerned my sprinkler system may be leaking and there is a lot of water around the sewer drain under my home. He said, "There is no need for physical inspection. The photos tell the story. It is ground water intrusion (coming in the cold joint between foundation footing and wall, this shows in the pictures and is very common). If it was sewer water the crawl would stink to high heaven. If it was due to a plumbing supply leak water bill would be high and the water stains on your footings would not be present." I wondered if I had both the ground water intrusion and other leaks, I wouldn't know if he was merely going off the few photos I sent him that only showed some of the water stains on my footings. I shared w/Greg that I recently received a letter from the city I live in indicating my meter readings show I may have leaks in my system. Also that I do sometimes smell an unpleasant scent in my living room, which is above the sewer drain in my crawl space. He told me to contact a plumber. Greg referred to their being in business for 36 years a number of times, as well as the 25 year transferable warranty. Frankly, I don't care how many years they've been in business, I'm not comfortable w/this substantial of an issue being diagnosed by a few (bad) non-inclusive photos. Additionally, I can see from other reviews how responsive Wu Construction is w/past customers having issues (NOT!) and needing 'warranty work.' Clearly Wu Construction doesn't need my business, which is a good thing because I certainly don't need theirs. I've found a wonderful friendly, knowledgeable water remediation company whose reviews show they actually stand behind their work and are responsive to the rare issues that may arise. They were able to clearly explain and identify water sources and provide a comprehensive plan to mediate. They also spelled out exactly what I can expect the day of their work and the items I'd need to take care of before their visit as well as after. There are plenty of good businesses out there. It takes a little time to do your homework, but well worth a successful end result. read more

I had a a very odd sinkhole-like depression emerge in my yard directly in front of my porch last Sunday. I did a little bit of digging and found the sinkhole continued downward and appeared to run toward the porch. Out of caution I stopped digging and tarped off the hole. On Monday morning I started calling foundation experts, none of whom could come to look at the sinkhole for at least a week. I then called Wu Construction based on the positive yelp reviews and texted Thomas per the Wu Construction voicemail instructions. Thomas replied within minutes to let me know that his boss, Victor, could come and look at the issue within a couple hours. I rushed home from work and met Victor. Victor took a look into the sinkhole and immediately confirmed that it wasn't an immediate threat to the porch or house, as I had feared. Huge relief. He also said, "I'll save you some money: keep digging until you find your problem, then call me. It's probably a broken sewer or water line, but you won't know until you keep digging. If you hire out the digging at this point, it will be way too much money. Keep your money, keep digging, and send me a picture later of what you find and we can figure out how to fix it." With that advice, I did some more digging and eventually realized I was running into the concrete roof/lid of an old septic tank that had collapsed (house predates the Seattle sewer line). I took a picture and sent it to Victor. He confirmed it looked like a septic tank and affirmed my plan to excavate the rest of it and then simply fill it with gravel and the excavated dirt. I did that over the weekend and the yard is basically back to normal. Victor provided helpful, immediate advice in response to a very worrisome situation, then stayed in touch with me while I figured it out and fixed it myself, all without charging me a dime. If I have any future problem regarding foundation, sewer, or landscaping, I will be calling Victor first. I strongly suggest you do the same. read more

Very happy with Wu construction. We had a basement standing water issue when we purchased the house, and without an obvious source of the leak, monitored the situation for a long time. Everyone gave a different answer as to what the cause of the problem was and what the fix should be. Ultimately, after hiring another company to doublecheck our downspouts (which revealed nothing) we ended up going to Wu Construction to install our interior footing drain. They were efficient, and were extremely competitive on price. We also had Wu construction do prescriptive duct sealing and reinstall our insulation. They beat the other bid we had by 10% and did a very high quality job. My only gripe was that it was a bit difficult to deal with the scheduling -- Victor wasn't always the most responsive, but Thomas was very responsive whenever I texted it. There was also a short hiccup with the scheduling where the front office scheduled another job after I asked them to come back on Monday (as opposed to finishing the job on a Saturday), so we had to wait. But in all, I would definitely use them again. Best of all, there's a 25 year guarantee on the workmanship, so if water comes back in again, they will come back and fix it. read more

So far they have - damaged our landscaping wall, needing repair (photographic proof of this) - damaged a car (no real-time proof but strong suspicion) - took down a huge part of a tree of ours with their truck (photographic proof) When we confronted them about some of these issues, they denied doing them. They also tried to cover up the fact that they did them (e.g. when the truck wrecked part of our landscaping wall, the guy acted like he didn't know what we were talking about, and the next day the Truck had a replaced, brand new tail light). read more

I don't write on Yelp as much as I should, given how much I use it. But after the experience I just had, I thought my review of Wu Construction could help people in the future. In all, I recommend this company with some caveats. I'll just tell you my story. I came home after work on a Friday to find standing water in my finished basement, coming up from under the carpet. Disaster. And, the timing could not have been worse. Many of the top local plumbers on Yelp were closed on weekends. First, I called a 24-hour service (stop freakin!). They charged me $100 just for the visit (in their defense, they did come promptly at 8pm on a Friday). The gentlemen were nice, but did not inspire confidence. They wandered around the house and never did seem to come to a conclusion about what was causing the leak. They quoted me a price of just under $6000 to drill a 20-foot trench and install a sump pump. I decided to look for other bids. But remember, this was a Saturday morning. Many plumbers didn't even pick up the phone. Mr. Wu called me back that morning, set up a visit for Sunday morning. It was like night and day between Mr. Wu and the other guys. He diagnosed the problem quickly and confidently. He seemed to genuinely want to find the most cost-effective solution. His 30 years of experience shows. I've seen other reviews note that he is not a native English speaker. This is true, but I had no problem communicating with him. Especially since he is very responsive to texts. He even encouraged me to text him pictures of my problem beforehand to see if he could diagnose the problem that way. In the end, he offered to basically do twice as much work (longer trench) at about $1000 less than the other guys. We started two days later, he finished the job in a day. He did not ask for a dime until the job was done (the other guys charged $100 for the visit, and then wanted a $3000 deposit before starting). So why 4 stars instead of 5? I have two beefs. The first is -- he did not inform me that his workers would tear open my drywall when drilling the trenches. When I saw this after the project was done, he said he did not have time to repair it, so I needed to hire someone else. Of course, then I had to scramble to find a drywall contractor at short notice, and had to pay more for it. Lesson learned -- always ask whether I will need to hire someone else after a contractor's done. Still, it would have been nice if he had told me this beforehand. (Note -- he did offer to pay a small portion of the other contractor's fee -- a nice gesture). Second, when his workers put up plastic to capture the dust when drilling into my concrete foundations, they used staples. They put staples into the ceiling, the wood surrounding my closet, etc. Just shoddy stuff. And then they yanked the plastic off but left the staples there. What's wrong with tape? In the end, I'd use Mr. Wu again and recommend him. He was responsive, trustworthy and did good work at a reasonable price. I would just ask a lot of questions before the project began to make sure I understood exactly how it would go. PS -- I did call him again, after we discovered more water coming into our basement, this time from above. He diagnosed the problem from a photo. Told us we how to solve the problem and didn't charge us a dime and without tearing my house apart to find the problem. I guarantee another company would have torn our ceiling apart, but this man knows leaks. read more

I had to put in a retaining wall in my basement to separate the crawl space from the full height portion of the basement that was dug out in the 1960s. At the time it was just a wall of dirt. They recommended a cinder block retaining wall reinforced with concrete and rebar as it's much cheaper than all cement. This saved money and still was to code. The basement has stayed dry and I can now finish the basement. They did an excellent job and came it exactly at their quote. I had two other quotes that were much higher. May 2012 they installed a crawl space drainage system to remedy a home inspection defect for standing water in multiple areas of the crawl space.The inspector reinspected the crawl space and closed the defect, and I have been in the crawl space a few times since and all was well. Late March 2012 an HVAC installer reported an area in the crawl space where there was some water under the vapor barrier which I immediately reported to Wu Construction. I was surprised recently to see that this company was still in business. Several years ago, Wu Construction took my $5,000 without ever solving my drainage problem. My basement had cracks in the floor and walls which tended to look a bit damp year-round. The basement never flooded, but just smelled musty. Wu Construction told me they could fix the problem. They did dig up the inside perimeter of the basement, and put in French drains. That didn't work, so they dug a hole and installed a sump pump, which died after a few days because it was running continuously. Their "finish work" was very unfinished looking, and the dampness problem stayed exactly the same. I called a couple of times, and Mr. Wu told me that they would be back to fix it, but never contacted me again. I am a single woman, and I feel that they took advantage of that. Their crew was pretty gruff and intimidating, too. I guess that's why I never pursued it further, but they knew that they had my money and never solved anything. Just left me with a smelly sump hole in the basement floor, covered with a plastic lid. I've never had any other home services company rip me off. I guess that this company figured I'd never say anything, but here I am. read more

Be very cautious with this company. I have a rental that had a sump pump that quit working. I called Wu Construction to see if they could figure out the problem. We set up an appointment and I showed up right on time. Their estimator was already there and said he got there early and already had a proposal written. It was over $3,000.00. They wanted to put in a new sump pump, new drainage system and new lines. I asked him what was wrong with the old system. He had a perplexed look on his face. I asked him if he checked my existing sump pump. He said he did but I could tell he was uneasy. I asked him where my sump pump was and he pointed to the south side of my house. I told him that it was on the north side. I asked him if he actually went into the crawl. He admitted he did not! I asked him to leave. A couple of days later I hired an electrician to confirm power to the pump. Turned out it was simply the GFCI switch that powers the pump had been tripped. He replaced the switch (just as a precaution) and haven't had a problem since. $200 repair. Not the $3,000.00 that Wu wanted. read more

Should of found Mr Wu and company sooner. We have had drainage issues in front of our garage since we bought the house in 2013. Old french drain not draining fast enough. Basically we would have a lake in front of our garage coming into the garage and potentially flooding basement. Now lets get to the service. Mr Wu came out right away. He said no problem getting fixed. Gave a verbal quote and told me to email him for paper quote. Emailed and quote came back a little higher that quoted verbally. I then mentioned the verbal quote no problem honoring. He had got my house mixed up. He was very busy that week with quotes with the heavy rains. We then booked a time within a week and Mr Wu's crew came out and started job. They worked all day. His crew was awesome and very friendly. They finished job and went to give them a check and they said Mr Wu would send a invoice. Now to the good part. No more flooding and it's been tested for the last two weeks with the heavy rains. I had water coming into my basement after hard rains, which seemed to be associated with a downspout on the exterior of the house. I called Wu Construction and appreciated their prompt service. It is hard in Seattle to get someone to come out for an estimate and/or service and people are usually booked out weeks. So I was happy that Thomas called me back the next day and was able to come and give me an estimate within 3 business days. I also liked that he could come early in the morning so I didn't have to take time off of work for it. When Thomas came to take a look at the problem, he provided me with 3 options, which were helpful, an expensive and more involved option that was guaranteed to work for 25 years, a less expensive option that was guaranteed to last 12 years, and a DIY yourself option. Thomas got me the estimates within a day. We decided to start with the less expensive option offered by Wu Construction of rerouting the downspout away from the house, trenching a line with pipe to drain into the front yard. After I called Thomas to let him know what option we decided on, they were able to come within 3 business days and get the job done, which I appreciated as the fall rains had started. One fellow showed up to get the job done. There was a little bit of a mixup about what Thomas initially told me they would be using, 4" PVC pipe, to what they actually used, 3" ADS pipe. However, the fellow that came to do the work, trenching and installing the pipe, did an excellent job at trenching with minimal disturbance to front yard plantings. I would recommend being there at the time of work to make sure that the fellow or people that actually do the work know what you want done as Thomas did not come out the day of the job. I say this because the reroute, meaning the placement of the trench and pipe, Thomas told me they would do was a little different from what the trencher thought, so I was glad that I was there to discuss this with him before the job was started. Overall, I would recommend Wu Construction because they are prompt, reasonable, and do a clean, conscientious job, and most of all, no more water is appearing in my basement any more after a significant amount of recent rains. read more
