They maintain a good working relationship with us by providing timely monthly reports and address all tenant issues in a timely manner. They are deliberate and decisive in their property management decisions, which means that problems are solved promptly and correctly. Yet they are very patient with us in explaining the details of a tenant issue or property situation and listening to our questions. They screen for high qualified renters for our investment homes to prevent future tenant issues. Their rental collection system provides me timely and predictable rental income. Their subcontractors perform good and reliable repair work when something needs fixing or replacement. The subcontractors are easy to address, and very friendly both to me and to the tenants. Their estimates are reasonable. They finish the projects in a timely manner, which is a blessing for the tenants! Matt's extensive property management experiences have provided me with valuable protection for the safety of my real estate investments. They also charged me for broken sprinklers and dry spots in the grass even though the sprinklers were always broken and maintained by them. I was told to leave wall mounts in order to avoid paying for holes and was still charged. If you rent from them take DETAILED PICTURES AND VIDEOS upon moving in and out or you may not get your deposit back. I do not recommend using their business.

My grandson and I, but not my granddaughter, were approved to view possible homes. The reason given was because of her credit report. She does have a negative credit history, as she has been diagnosed with several medical issues that prevent her from seeking employment. When I inquired as to whether we would be acceptable, if she no longer was to reside with us. The answer given by the receptionist was that only Scott could make that decision, and she would make that inquiry for us. When I phoned again four days later to learn what his answer was, I was now told that I would have to personally meet with him to learn his decision. However, I was advised that he was not available at that time. I left many phone messages after that, but none were ever returned. Several weeks later, after I had finally accepted that I would not have further access to their services, I received a phone call from this office. I was told that there was a home in Mission Hills for rent where all three of us would be accepted as tenants. When I referred to their previous decision regarding my granddaughter, I was reassured that she would be approved. When I viewed the home, I began to realize what was going on. This particular rental had been available for an unusually long time, and I could see why. It was a horrible place to call home. First of all, it is in Mission Hills, which is not the most desirable residential area. The tour revealed a kitchen that was a disaster, as were both the front and back yards. Just to prove my suspicions, I inquired as to whether there were any other rentals that would accept my granddaughter. The response to that, of course, was that there were none. It didn't take a genius to see that they needed to get renters for this unpleasant residence and, hopefully, I would be desperate enough to make that possible. Otherwise, they would have explained why all three of us were acceptable here, but not in any other rental. My granddaughter could not contribute financially and our source of income would remain the same, regardless of where we live. I will never do business with this agency again, and I warn anyone else considering such an association to be very careful! Look for deceit and dishonesty under their artificial posturing! If you are looking for a super rental office, try Plus Property. These ladies are wonderful and so helpful every step of the way. They really want to work with you and willingly keep you advised as to the current rental market. They are always agreeable to appointments for viewing available homes.

Not only that, they are not responding to my numerous emails and phone calls. If I ran my business in this fashion, I would quickly be out of business. This company has not returned my deposit to this date, which was supposed to happen 21 days after moving out. And, I now have been informed they are holding back over $1,000 of my rental deposit unjustly. To explain, I rented a property that was in disrepair. I did not realize the extent of the disrepair since I was not allowed to view the property until our move-in date. Searchlight did not take over the management of the house until a month after my move-in date and had no clue of the overall condition of the house and yard either, since apparently the previous property mgt company did not convey that information to them. We lived there for 2 years and moved out a month ago. We left the house in much better shape than it was when we moved in, yet we are being charged for general house cleaning and carpet cleaning as well as items (not ours) being left behind. When I moved in, the previous tenant who moved out the same day as I moved in, left behind junk inside and outside of the house. There were holes in the walls and they desperately needed painting. The family room blinds were broken and looked awful. The sprinkler system in the front and back yard did not work. The only thing that did get fixed was the hole in the wall after I complained numerous times. Oh, and they finally got a gardener out to fix the irrigation system only a few months ago. The previous tenant had 3 German Shepherds who were indoor dogs according to the neighbors. The carpets were dirty with tons of dog hairs. The baseboards even had dog hairs on them. The rest of the house wasn't much better. I need this money. This is an outrage and needs to be rectified immediately. They have 21 days to return the deposit and that time has passed a week ago. Everything is being bungled. Don't use this company!!

We had contracted with a 5 Cities management company we had used before (but now under new…read moreownership). It took them a week to respond to our initial request (and then we got a lame reason for the delay.). We didn't get a readable copy of the contract, weren't told they'd be holding the tenant's security deposit money and mis-wrote who was responsible for taking care of any repairs. That along with other things we weren't advised of. When looking for a new manager, I suggested that since the home was in Santa Maria, we should use a Santa Maria property manager. After looking at several on Google, I liked the services that Advantage said they offered. The main reason they got the contract was that they returned our initial call within 90 minutes and second call almost as quickly (You don't get a second chance to make a first impression.). One thing they offer is an early pay list to get us our rent early (since we need it well before the 15th of the month to pay the mortgage). They have lived up to that commitment as well as promptly introducing themselves to the tenant as the new manager and addressing and or bringing to our attention any property issues (and letting us decide if we want to use our house warranty and/or pay with OUR credit card). They also took the initiative to arrange for them to pay our landscaper monthly rather than us write and mail a check.
