HORRIBLE MANAGEMENT! They steal your money!!! They haven't returned our deposit back when we left…read morethe property in same, if not better, condition we left it, yet they are charging fake fees. Not only that, they are not responding to my numerous emails and phone calls. If I ran my business in this fashion, I would quickly be out of business. This company has not returned my deposit to this date, which was supposed to happen 21 days after moving out. And, I now have been informed they are holding back over $1,000 of my rental deposit unjustly. To explain, I rented a property that was in disrepair. I did not realize the extent of the disrepair since I was not allowed to view the property until our move-in date. Searchlight did not take over the management of the house until a month after my move-in date and had no clue of the overall condition of the house and yard either, since apparently the previous property mgt company did not convey that information to them. We lived there for 2 years and moved out a month ago. We left the house in much better shape than it was when we moved in, yet we are being charged for general house cleaning and carpet cleaning as well as items (not ours) being left behind. When I moved in, the previous tenant who moved out the same day as I moved in, left behind junk inside and outside of the house. There were holes in the walls and they desperately needed painting. The family room blinds were broken and looked awful. The sprinkler system in the front and back yard did not work. The only thing that did get fixed was the hole in the wall after I complained numerous times. Oh, and they finally got a gardener out to fix the irrigation system only a few months ago. The previous tenant had 3 German Shepherds who were indoor dogs according to the neighbors. The carpets were dirty with tons of dog hairs. The baseboards even had dog hairs on them. The rest of the house wasn't much better. I need this money. This is an outrage and needs to be rectified immediately. They have 21 days to return the deposit and that time has passed a week ago. Everything is being bungled. Don't use this company!!

We had contracted with a 5 Cities management company we had used before (but now under new…read moreownership). It took them a week to respond to our initial request (and then we got a lame reason for the delay.). We didn't get a readable copy of the contract, weren't told they'd be holding the tenant's security deposit money and mis-wrote who was responsible for taking care of any repairs. That along with other things we weren't advised of. When looking for a new manager, I suggested that since the home was in Santa Maria, we should use a Santa Maria property manager. After looking at several on Google, I liked the services that Advantage said they offered. The main reason they got the contract was that they returned our initial call within 90 minutes and second call almost as quickly (You don't get a second chance to make a first impression.). One thing they offer is an early pay list to get us our rent early (since we need it well before the 15th of the month to pay the mortgage). They have lived up to that commitment as well as promptly introducing themselves to the tenant as the new manager and addressing and or bringing to our attention any property issues (and letting us decide if we want to use our house warranty and/or pay with OUR credit card). They also took the initiative to arrange for them to pay our landscaper monthly rather than us write and mail a check.
