I did not realize the extent of the disrepair since I was not allowed to view the property until our move-in date. Searchlight did not take over the management of the house until a month after my move-in date and had no clue of the overall condition of the house and yard either, since apparently the previous property mgt company did not convey that information to them. We lived there for 2 years and moved out a month ago. We left the house in much better shape than it was when we moved in, yet we are being charged for general house cleaning and carpet cleaning as well as items (not ours) being left behind. When I moved in, the previous tenant who moved out the same day as I moved in, left behind junk inside and outside of the house. There were holes in the walls and they desperately needed painting. The family room blinds were broken and looked awful. The sprinkler system in the front and back yard did not work. The only thing that did get fixed was the hole in the wall after I complained numerous times. Oh, and they finally got a gardener out to fix the irrigation system only a few months ago. The previous tenant had 3 German Shepherds who were indoor dogs according to the neighbors. The carpets were dirty with tons of dog hairs. The baseboards even had dog hairs on them. The rest of the house wasn't much better. I need this money. This is an outrage and needs to be rectified immediately. They have 21 days to return the deposit and that time has passed a week ago. Everything is being bungled. Don't use this company!!

We provided our forwarding address to him on June 10, 2019 and he confirmed receipt of it on June 10, 2019. Again, we have written record of this. We did not receive our security deposit in the 30 days since our lease ended. They said they never received our forwarding address (easily disproved). Then they sent us a portion of our security deposit electronically (making it clear they didn't require a physical address to send us money though they repeatedly say they never received our forwarding address (again, easily disproven), taking unreasonable deductions from the amount and weeks past the 30 days they had to return our deposit or provide an itemized list of reasonable deductions (which cannot include regular wear and tear ... and naturally this is what the deductions were for). We have sought legal counsel who have recommended we pursue our case in small claims court. As we now live in Wisconsin, returning to Pittsburgh for court is not ideal. Yet, we may well do it. As legal counsel told us, it's to help take down shady property management companies that will likely victimize others. In the meantime, do not rent from "1st Choice Property Management".

We left the home 10x cleaner than when we moved in. During the inspection I was shown several none issues that were used as excuses to clean, including the floors which were in the same state as when we moved in. ... all the facts, place has black mold, moister in all the walls, rot in the bathrooms, back Casita is a weak structure from wood bees and yard is lumpy from gophers. All was requested to be fixed but the majority was not fixed. That's the difference between renting and owning, we were not responsible for this and as the management they were to fix them Much like the constant sewage problem that they tried to cheap out to fix every time until it rained too much and the sewage deemed the house unlivable. We got rental reminders monthly via email and paid rent online which was a quick and easy process. We ended up moving out of state a month before our lease was up paid the final months rent while family cleaned up the home for new renters. There were some minor miscommunications with the move out inspections and such but overall the process went smoothly. Deposit check was mailed in a timely manner, we don't need to rent from them again but I would recommend them, better then other management companies we've used in past. Nice people
