I and my family moved to the Central Coast about eight months ago, and were fortunate to get a rental soon after getting here. The house is now up for sale, and we were forced to find another rental. The rental market is CRAZY in this area! Too many prospective tenants, and too few rentals. Every property we had seen over the last month or two we found ourselves going up against several other prospective tenants. It's a nightmare to try and find rentals here in this area. We had visited other property management companies in Arroyo Grande, and let me tell you...those are some of the most unprofessional people in the real estate industry. One company held our application fee/check for a week and never processed our app or contacted us (thank God). Another was supposed to hold an open house within a half-hour window, and never showed up, while us and 10 to 15 other people were outside the house waiting. Yet another company told us on one day that a property was still available and they were taking applications and to come in the next day, and when we came in the next day we were told that the property was already rented. I and my family are very impressed and happy with the professionalism, courtesy, and urgency in which Wanda, Jeff, and Claudia treated us! I honestly would not recommend anyone to any other property management company than Del Mar who might be interested in renting in this area. Wanda and Jeff were sincerely happy for us when we were accepted. My wife actually cried when I told her that we got the house she wanted. This was the most beautiful house we had viewed during the last two months of our search. I want to note (not brag) that I worked as a REALTOR for Century 21 in California for many years before moving here, and that I am a recipient of the Century 21 Centurion Award, which is reserved for the top 2% of all Century 21 agents worldwide. I only mention that because I know what it is to be professional, to treat all clients with respect, I understand all the aspects of customer service, and to have the sense of urgency when attempting to achieve the goals of your clients. My wife and I made the decision to leave the bay area & move down to the central coast. We came down on president's day to see about 20 places that we were interested in leasing. We ended up seeing two places managed by Wanda and one of them was our initial first choice. We arrived at the first location and eventually Wanda showed up after we called her. To be upfront, Wanda is not a very personable person and was very cold when we first met her. We ended up not liking the first place and as we were following her to the next place I remember vividly telling my wife that it felt like Wanda just wasn't very friendly. It was so bad that I didn't even really look at the last place because we just wanted to forget that we had met her. I guess it's funny because later that night when we looked at all the places we visited, the place actually had a lot going for it and because someone else had backed out on the lease, we were able to lease it. I sent my cashiers check for the deposit and first months rent right away after signing the lease paperwork. Make sure you READ your lease paperwork and addendums! Like most places you do a check in and mark anything down that is blemished or needs work so that you're not held responsible for it. The biggest upside to this place was that it has been completely remodeled so there weren't that many issues. The biggest issue in my opinion was that they put in a brand new shower/tub but they did not replace the shower/tub hardware like the shower head and faucet nor did they seal it with caulking to make sure water didn't get in the walls. Being the good tenant I try to be, I took notes and photos of everything and brought my report to the office. I sent an email to Wanda about the shower & it was not recieved very well. I said I'd take care of it but that was not recieved well. I also didn't know that they work strictly using their online work order website, which eventually made things easier. What stuck out the most after just moving my entire life 4 hours south was when I called the office to voice my concerns, mostly about the shower not being sealed. I was told that the place is not perfect and if I don't like it I can always move out. WOW, I literally had already gave them $3200 and moved over 250 miles and that is what I was told. I was honestly shocked but what could I do? They eventually did a half ass job at sealing the shower and after a few days it went back to being unsealed and I just gave up on it. Eventually Wanda realized that I was a proactive person and meant well so things seemed to mellow out. There were some shortcomings to the remodel because my neighbors across from us told us that the units were pretty bad. I had a leaky garage door, a few leaks in the bathroom and some issues with the cheap refinished tub they put in BUT it wasn't that bad. Most of the time everything was taken care of. I hadn't planned on breaking my lease BUT the opportunity came up to buy a house. As soon as we knew we would be out I gave notice and also posted ads on the place to make a smooth transition. We were out by the 8th of the month and still paid the entire month's rent. I gave a list of over 10 people who were interested in the place and even provided better quality photos of the place then what Wanda had on their ads. The lease said we needed to pay up to $500 for them to lease the place to someone else and that we needed to have the carpets professionally cleaned. If someone didn't lease the place we would be on the hook until our lease was over. I hoped that it would be easy, smooth and that Wanda wouldn't really charge me $500 when I had done all of the leg work for her. NOPE, not only did she charge me $500, she let the person who leased the place negotiate a lower rent! So I was on the hook for 3 months of the difference between that lower rent. What's even more mind boggling is that everyone knows north Grover is expensive and rising yet Wanda was ok with lowering the rent! I learned my lesson to never ever rent from a property manager and I hope my review will make you think twice before dealing with this place. read more

SUPER unprofessional. Asked us to leave due to our unit being an "unsafe living environment" due to their lack of preparedness for a storm. I asked if we could move back and they said we could apply for it....IN THE MIDDLE OF DECEMBER. We weren't even given a full 30 days notice. They paid us to move out. We left civilly and are STILL getting a negative review from then when we apply for rentals like it is our fault. Wanda is a TERRIBLE landlord and incredibly unprofessional. Rent anywhere else first. I Spoke with a Agent at Del Mar to see if they ran the Hoa for a home. The person who answered started off in a curt manner. Acting as if I had no business calling her. And things went down hill from there. She refused to help in any way possible. She would not even say if their management company did, or did not run the HOA. I was not asking for any personal info, just basic info that Hoa's are supposed to help with. She kept telling me to call my agent, the selling agent and the Hoa. The sellers agent and my agent both told me I would have contact the Hoa to get any info I was asking for. And I cant call the HOA because I am possibly speaking with a representative of the Hoa who refuses to help. I would avoid this Management company at all costs. They truly are the worst management company I have ever dealt with. And I come from a background as a realtor that not only worked for a management company, but I had to deal with them on a daily basis. I did finally find the right Management company that runs the HOA and they were extremely helpful. They also let me know that they loved to help perspective homeowners, and gave me all the info I requested. Update I have received a call from Wanda at the Del MAr Property Management. She was very helpful and I feel like she took my complaint seriously. She let me know that they manage no Hoa's. But she did wish me luck in my search for a new home. Seems like maybe the person who answered the phone yesterday does not reflect the rest of the people in the business. I told the person I would change the review based on the call I received. My fiancé & I rented from Del Mar in November of 2021. We were having a rough time trying to find a place due to my low credit & having a small dog. Wanda was able to work with us & find a way to be able to rent to us. It was mine & my fiancés first place together & she gave us the opportunity when everyone else turned us away. Living there was nice & any problems we had, she was able to help us right away. We were living upstairs & asked if we could move downstairs & they allowed us to move, no questions. We did have some flooding due to all the rain but the owner came by & they were able to help us within a couple hours. I have never had any issues with Del Mar's management. They were very understanding & professional. The only problem we had while living in one of their properties was because of noisy upstairs neighbors who had a two year old that would cause so much noise. We never complained because we understood with a baby, it can be hard to control noise level, I guess. We would love to rent through Del Mar still but we needed something a little bigger with no neighbors above or below us. We were there a year & a half & were extremely happy while living there. :) read more

I am a 24 year old working woman trying to find an apartment. I have 4 years of previous rental experience and a 734 credit score. It shouldn't be this hard to rent an apartment!!! I always pay my rent on time and just got done with paying $1300 a month for the past year and $1395 for my rent for the year before that. This extremely discriminating property management company for some reason does not allow co-signers. Why not have even more people on the lease to be responsible for paying for the rent? I spoke with an extremely rude manager named Jeff who would not even take the time to explain why they don't allow co-signers. All he said was "It's non negotiable." And before that he was hesitant to even let me see the apartment because of my age. He assumed that someone aged 24 wouldn't have a good credit score. He also judged my mother for calling for me (originally) to inquire about the apartment. I HAVE A FULL-TIME JOB. I CANNOT MAKE CALLS DURING THE DAY. That is why my mother is calling for me. Well... he and Del Mar Property management are losing out on someone who pays their rent on time every month, who has a great credit score, who is a quiet respectful tenant, and more. They are also losing out on having someone who makes over 400 K a year (my father) as a co-signer. Do NOT put up with this company's discrimination against young adults!!! I have a college degree and a full-time job. Why should my age be a factor?!!!! I can meet most of the rent on my own, and my dad chips in on whatever I can't pay. We've been doing this for years. I may have the unique distinction of being both a property owner and a tenant, simultaneously, in which both homes are managed by Wanda at Del Mar Property Management. In addition, she has managed homes for family members for years. For the house I own, she found me the most incredible tenants who have been renting the house for 7 years. They not only pay on time, but they have improved the property to the point of getting a city beautification award. Wanda finds good and reasonable professionals whenever anything needs to be repaired, and she stays on top of seeing the work through to keep the tenants happy, as well as me, the owner. For the house I rent, she has been more than fair and accommodating. I once forgot to send the rent on time, and she sent a very courteous and tactful message to remind me. If you are an owner, you will find that Del Mar carefully screens potential tenants who will be held accountable to treat their new homes with respect. This is as it should be. If you are a renter, please know she will be careful to make sure you have the ability to pay your rent and have that respect for the homes she manages. That is also as it should be. I highly recommend Wanda if you are an owner and/or if you are a responsible renter. After doing business with her on both sides of the fence for years, I know she is the best, and I would recommend her unequivocally. And I do it often. read more

I have rented for 4 years and have had continuous issues. I have 2 other family members who rented from Del Mar in the past and also have had similar issues. Entering property without notice, refusing to repair plumbing, roofing, termites, and also refusing to replace furniture damaged from said, raising rent despite not fixing things, ect. So let me start off by saying this WAS me and my boyfriends first time renting an apartment We first got the impression that it would be great for us - the location and pricing was wonderful.. Once we got to signing paperwork the deposit amount changed from 500 to 1600... and when we asked why it was because of credit history, I have a 740 credit score and his is around 790... and this was just the first straw.. When we first moved in we didn't think they would be renovating our unit. We were never informed beforehand that any work would be conducted... More often than not they would forget to alert us that someone would be working on our unit or coming in... From contractors to roofers to plumbers and FUMIGATION for termites... For about 3 months we would wake up around 6am every morning to hammering and drilling... They redid our roof TWICE within the time we lived in Océano and we didn't even live there for a full year. Both times I came home to my kitchen filled with derbis from the roof.. we also once had to stay in a HOTEL for termite fumigation.... This doesn't even include the bees nest that we had to deal with towards the end of our stay. We were also accused of taking a towel bar from the restroom when there wasn't even a towel bar to begin with... I even have emails for proof. It took me a very long time to write this review because of the fact that we had gone through so much with the property management.... it was truly a stay from hell. Save yourself the hassle and DONT RENT HERE. You'll thank me later I totally forgot to mention that on one of my days off they decided to redo our balcony and stairs that lead up to our upstairs unit... I open the door to see no balcony.. no steps... nothing! Until I could hear one of the contractors yell below not to step outside because there's no balcony... Obviously!! I had to use a ladder to get to my car. It's insane the amount of alterations that took place here. I wouldn't wish this living situation on anyone. Whenever one situation would pass we would be left thinking, "what's next?". -for the response of the false accusations none of what I wrote was a false. I agree it's important to be transparent on a public site, and I have proof for all of the altercations that took place here. The deposit amount on the website was different compared to what was presented to us at signing, that lower price deposit was never offered to us. read more

Only spoke with her over the phone once and she was very condescending. It's not hard to be nice...she really needs to change her attitude. Wanda is the most horrible, rude, unhappy person we have ever dealt with. From the time we rented our condo from her 5 years ago we had problems. She gave us the wrong date to move in, and then made it seem like it was my fault. She had very rude comments about the condo we were renting as we did the walk thru. After 5 years of being awesome tenets, we bought a house and put in our 30 days. Wanda was quick to want to see the townhouse and take pictures before we even packed one box. Then, with less than 4 days before we moved she wanted to show the house to potential tenants, are you serious!!! She was rude and nasty on the phone when we tried to come to a comprise with her. I rarely take the time to write reviews, and only do so in one of two service scenarios--1. excellent, or 2. horrible. I had well-researched Del Mar prior to renting, and was aware (as a review reader) that there have been mixed experiences. As is normal, I believe. But I have to admit, while some of the negative reviews spooked me, I have never had a more positive experience renting from a property management company in my 20 years as a renter. I have rented all around the central coast, as well as southern California, Colorado, and Oregon--and Del Mar stands out as the only one I would rent from again. They are truly exceptional humans, and the property was one of my favorite places to have called home. In a nutshell--every staff member I worked with from Wanda to the front desk was kind, courteous, professional, and helpful. The office fur baby also gets a shout out, because what a sweetheart of a love bug! But back to Del Mar--from viewing the unit, completing paperwork, dealing with the one maintenance issue I had in my time there, paying rent, and eventually, moving out--the company was very professional, timely, and efficient. They never failed to notify me if anything was happening in the complex maintenance-wise, and there were no discrepancies in any dollar amounts I was quoted vs charged. I found them to be very honest and caring. I'd still be renting from them now if work did not draw me out of state. Another thing I appreciated was the neighbors. Our triplex was quiet, and everyone was very friendly and incredibly respectful of and to one another. I cherish this sort of positive vibe in a home space, and believe that Del Mar does an excellent job building good communities in their spaces. I am thankful that I trusted my instinct with Del Mar and not some of the more scathing things people have posted. I believe it's always best to make up your own mind when forming an opinion rather than judge based off the experience of another. However, if my sharing my personal rental story helps aide you in your decision-making process with them, I'm happy to offer it. Absolutely terrible experience. We rented directly from our landlord for years with literally no problems whatsoever until Del Mar took over. Then, it went downhill from there and turned into a nightmare. Wanda and her "team" are unprofessional, disorganized, and slow. Communication within their own office, to contractors, and tenants was abysmal. We moved out, and even then it took forever to get our deposit back. Finding a place in any area is a tough. When I was looking for a place to rent I filled out many applications with many different property managements. Many were rude and unprofessional, leaving me frustrated. When I came across Del Mar Properties I was pleasantly surprised with the professionalism and kindness of Wanda and her staff. The rental market in this area is extremely competitive, and most rental agencies and private owners that I've dealt with are pretty inconsiderate and dishonest. My experience with Del Mar and Wanda were the exact opposite. When searching for a home (which took 6 months) I was surprised that I didn't have to pay a fee just to view the rental. It was after I turned in my application and viewed the property that I was given the option to pay a small amount to have a credit check run. Every other company I've worked with required it up front, it was expensive, and I always wondered if they actually ran my credit (and the 25 others viewing the property at the same time as me). First impressions mean a lot, and Wanda/Del Mar definitely came across as a professional and genuine company right off the bat. After moving into the rental, every time that I needed to reach out about maintenance issues or other concerns my emails were responded to promptly and professionally. There was always wonderful and clear communication, not only from Wanda but from her entire staff. When I was looking to move into a bigger home, Wanda advised of rentals that she had available so that I could check them out. In the end I found a rental through a family friend, but if given the opportunity again I would definitely want to rent from this company again. It was bittersweet moving out of the home I was in! As a 24 year old young professional, I was weary of this company after reading a previous review stating that they discriminate against people my age. I am so happy to say that this was absolutely not the case during my recent experience with Del Mar Property Management. I applied for an apartment (with no cosigner) and was approved & offered a lease just two days after submitting my application. Wanda answered my emails promptly, and I had a viewing scheduled within two hours of my first email inquiry.
