    HORRIBLE MANAGEMENT! They steal your money!!! Not only that, they are not responding to my numerous emails and phone calls. If I ran my business in this fashion, I would quickly be out of business. This company has not returned my deposit to this date, which was supposed to happen 21 days after moving out. And, I now have been informed they are holding back over $1,000 of my rental deposit unjustly. To explain, I rented a property that was in disrepair. I did not realize the extent of the disrepair since I was not allowed to view the property until our move-in date. Searchlight did not take over the management of the house until a month after my move-in date and had no clue of the overall condition of the house and yard either, since apparently the previous property mgt company did not convey that information to them. We lived there for 2 years and moved out a month ago. We left the house in much better shape than it was when we moved in, yet we are being charged for general house cleaning and carpet cleaning as well as items (not ours) being left behind. When I moved in, the previous tenant who moved out the same day as I moved in, left behind junk inside and outside of the house. There were holes in the walls and they desperately needed painting. The family room blinds were broken and looked awful. The sprinkler system in the front and back yard did not work. The only thing that did get fixed was the hole in the wall after I complained numerous times. Oh, and they finally got a gardener out to fix the irrigation system only a few months ago. The previous tenant had 3 German Shepherds who were indoor dogs according to the neighbors. The carpets were dirty with tons of dog hairs. The baseboards even had dog hairs on them. The rest of the house wasn't much better. I need this money. This is an outrage and needs to be rectified immediately. They have 21 days to return the deposit and that time has passed a week ago. Everything is being bungled. Don't use this company!!

They were also very helpful for us finding a place that took dogs as we travel with our dog all the time. The condo was perfect for us and my In-Laws. The place was well appointed and had almost everything we needed for our stay. It was close to the beach and downtown. But one of the nicest things was it was very quiet. You could barely hear anyone outside. The bedrooms had very comfortable beds and they even provided some shampoo and soap. We will be renting from them again next year when we come up.

We had a very wonderful stay at one of their beautiful beach homes this past spring break. Everything was clean with the usual dull kitchen knives and only a few non working appliances. Here's the problem. I get an email a day later after checkout with a picture of a broken bathroom mirror stating her maintenance person found it. She said not to worry because I purchased damage insurance and she just needs a brief statement of what happened. I was absolutely floored as we are the most careful and responsible vacation home renters in the world. I mean I got different friends banking on my family and friends to stay at their own rentals all over the world to help pay for their rental mortgages. If something broke, we would have let them know right away, offered to pay for it and with a gift of sharp kitchen knives as a sorry. This is 2026 and these iPhones now have the greatest quality and I right away went to my "exit" video and photos. I always do an exit video at any stay for proof of locked doors and windows as well as quality of rental upon exit so everything is date stamped. The mirror wasn't broken on my video and the kicker was that there was a hand towel rack with a hand towel hanging on the wrong side of the mirror on their picture compared to mine with no hand towel. There was basically no evidence of a relocated hand towel rack either. Please be very weary and always take lots of "Exit" pictures and videos if you must stay at any of this insurance fraud creating company's homes.

    I am confused as to why RPM does not allow for free electronic payments. I can understand the 3%…read morecredit card fee/$10 debit card fee per transaction but they should be accepting Zelle and/or Venmo payments. They told me "we're not collecting the fee" but that's irrelevant. It's 2025 and I should be able to send an electronic payment without being nickel and dime to death. My review is subject to change once I receive a reasonable explanation that makes sense. I have since been advised I can send payment through bill pay free of charge. I will be updating my review to 5 stars.

I was super surprised that how wonderful RPM at SLO was in returning my deposit after I moved out. They took care of the yard by hiring a landscape man.They paved a new parking lot in our side yard, so that we have space to park privately. Renting from RPM has been even better than renting from a privately owned place!! They are SO responsive and I feel like I'm renting from people who truly care about me. It feels like I'm renting from family! - any repairs are quickly addressed and fixed - they don't play the blame game - they look out for you Matt is INCREDIBLE! He is on top of everything, kind, and so, so good at his job. I can't thank SLO RPM and Matt enough!
