Rent payments were sent, but not cashed for weeks - not a problem until Cathy would call and demand immediate payment for a check that had been sitting in her mailbox for weeks. Move out was a nightmare. We requested a move-out inspection and not granted it. Instead a list of action items was sent over, and apparently we were supposed to request again. The cherry on top was when work was to be performed at move out - Cathy's husband performed all the work at super inflated rates, and billed it out as though a separate company had done the work. Over $600 was removed from our security deposit for some weeding and watering the lawn. We were billed outrageously for wear and tear items like light bulbs, something to the tune of $6 a bulb. I've rented over a dozen properties in my life, and have never faced all the personal attacks, price gouging, and absence of professionalism like I did with Cathy. Not a single landlord ever held back more than $100, if anything at all, from our security deposit. Not here. Our's was more than halved. Overall, rent from HPM and expect lies, manipulation and certifiable behavior from your landlord.

The tenants gave their 30day notice to vacate on May 18th but I was not notified until Jun3rd. On that date I asked their move out date and wasn't answered until 9days later. Jason stated that they inquired about downsizing so MPM was unsure if they were definitely moving, but the tenants gave official notice so there was no question about my property being vacated. I had offered a longer stay at a discount but that did not change their move out date. I questioned the late notice and Jason responded that MPM "does not normally notify clients of turnover." This statement is either untrue or proves a lack of fiduciary duty and poor business practices. Standard practice is to notify homeowners in 24-48hrs. Due to these delays, I was unable to pursue finding new tenants or the sale of the house in a timely manner and lost significant income on the property. It also delayed my giving 30day notice to MPM to terminate our contract, causing them to charge me for an additional month of management fees. I complained multiple times and received fluff responses with no solutions. In addition, when I went to the office to retrieve the keys to the property they had lost the HOA pool key. I informed them that there is a fee for a replacement key. Jason said that he would look into it and get back to me. He never did. Everything we discussed was via email, so I have receipts. According to legal advice I have received, I have a legitimate case for small claims court should I choose to pursue it. As a property owner who has dealt with other property management companies, I highly recommend NOT using Manzanita Property Management.

The office staff called us to perform service on one of their properties. They gave us the tenants name, address and telephone number. We contacted the tenant, set an appointment and completed the service. We made repair recommendations and sent the invoice. Several days later we spoke to the owner Lisa and went over our repair recommendations. Additionally, per her request, we emailed her an estimate of repairs. Several weeks later, the owner of the property called us and said he never authorized the original service. We contacted Lisa and told her that we were perplexed, but nevertheless, needed to be paid for work her company ordered. Lisa claimed that she never authorized the work, and that her Client's account was empty of funds. Additionally, right before she hung up on us, she stated, " This is on my low end of priorities." Needless to say, we will never do business with her again.

This realtor does not fix house appliances when regular maintenance is required (ice maker, dish disposal, etc.), communicate in a calm and direct manner, or know how to do math. She managed to mix myself and another one of her tenants up when giving back house deposits which ended up in me being shorted $1,000. Her solution to this problem was not to correct the problem she caused, but told that other tenant and myself to "venmo each other to make it right ourselves." However, this was not a problem caused by us and should not had to have been solved by us.

They have been raising the dues every year since with worsening service. The people they hire are so cheap or are directed to do the bare minimum at our expense- it's shameful! They are just like big government...you give them your money and get little return for it! HOA boards beware!

Bad experiences with not one but two agents from Paso ReMax. First time we used them to buy and…read morethe agent treated us poorly because we weren't super wealthy buyers & wanted to stick to a spending limit. We finally found a starter house but as soon as we closed Escrow, BOOM the agent wouldn't return our calls & we had to contact the broker to resolve about 3 major issues w/the place. Then shame on us for giving Parkside ReMax another shot down the road when we sold a house. We used a different agent but again, because it wasn't a super expensive property the agent put out minimal effort and since the market was good our house basically sold itself. We paid thousands in commission cash (agent wouldn't negotiate and we were foolish to not shop around more) and we got very, very little service in return. No more Parkside ReMax for us. Ever.
