We tried them as a short term property manager for a Lake Home in Hartwell. We were new STR owners and therefore had lots of questions. I really enjoyed our contact- but the owner was the issue. She was very rude to me in several occasions. She also lied outright when we had questions on pricing. We had set minimums and were told that we could adjust prices on their platform as they didn't track Clemson game weekends. I spent hours setting minimums for those weekends. Then we received several extremely low bookings for key weekends ( George Strait and 4th of July; $150 a night for the peak summer week in a home that sleeps 8). She had sent me videos on how the software worked to adjust prices . She the told me after the extremely low bookings ( prices well below our minimum)that price tool she literally sent me videos price adjustment that she "NEVER told me it worked for owners...???. So lies... ! The staff was friendly and very responsive, it's the owner. We felt like they are not geared to having lake homes as they are based in Athens. The other issue was we paid the top tier premium fee. That was supposed to include monthly inspections AC filter changes, batteries , light bulbs and such charged. In 6 months that never happened 1 time a man came and was in and out in a few minutes and didn't change the filters. All the spares were still in my closet. They also said that premium included extra insurance. When we had an issue with a guest damaging an item we got so much push back... it was $100 item and we were the told ( by the owner) we should've not had a quality appliance. After several requests they finally replaced the item. I was told the guest insurance they get charged wouldn't be applied again for damaged item. This was another concern because part her sales pitch was that they have guests pay premium so that small $ things under $1200 ( as I was premium level ) were covered. She didn't want to honor this. I think guests had ok experience. It was a struggle to get reviews. From an STR owner standpoint I would not recommend. read more

Terrible and unprofessional Service. We were looking for housing and they never bothered to answer the phone or email. They would tell us they didn't have a receptionist and were busy doing other things. Would show us the housing to shut us up about how much they would lag since we would have to show up in person to ask what was going on since they would never answer phone or emails. We never heard back about our desired housing or lease despite the fact that we were already approved. Jason amongst with his other colleagues were rude to my husband for asking questions about why the process was taking so long. They just take your money for the application but never bother to call you or contact you again. read more

Jason and Beth have been helpful and patient in getting my wife and I to get into a duplex in a 55+ community. They are reputable and honest( and friendly) in helping in reuniteing our marriage to find a home for us. I highly recomend them. read more

Owners beware. Manzanita's accounting is a mess, and the people who work there can't even make sense of their own monthly statements. Also, there's been a turnover in staff over the last 18 months and things have gone downhill since two key employees left. Add poor communication skills and lack of knowledge / experience to the mix, and the only viable option for an investor is to find a property management company whose staff understands how to take care of both tenants and owners. Also, I find it interesting that two recent positive Yelp reviews both spell "property's" wrongly. Should be properties. Makes me wonder if the same person wrote both. Just saying . . . . read more

I have rented my apartment with Manzanita since 2019. There is now new management, and it has been such a blessing. All the staff has been very kind and helpful, but especially the manager Jason. Horrible Experience with assistant manager, Chase. All was well when she took the time on a Saturday to show us a Townhouse. We agreed verbally on the deposit and monthly lease amount. Since we live in Los Angeles, looking to relocate she was to send us the contract by email over the weekend. On Monday we received a phone asking for us to drop off the deposit money. We explained that we did not receive the contract. . The assistant manager explained that they need to have the money first and then we would receive the contract. Since she insisted on having the money before signing, we refused and decided to move on. When we found another property it was under their management. We decided to give them the benefit of the doubt. We called, left messages, sent her the money for credit check. We were reassured by the lady that answered the phone that she had received both our messages and the Money order. Never heard from her again. Please BE CAREFUL... Don't ever give anyone money before you know what you are agreeing to and have it in writing. NEVER read more

Bad management Took a lot time to fix one problem. When bringing up a problem with the fridge they would take the fridge and bring another exact same one and still wouldn't be working good when the guy was told if they have a different fridge he said they have 5-10 fridges all the same in a storage so they where to cheap to even fix a fridge When bringing up cockroaches the would quickly call pest control but the guy would literally spray some water literally the problem got worse and after mentioning it same thing would happen they would call pest control and problems worsened Top lock of the door broke and when addressed they would brush it off and say they would send someone and never did after a year after moving nothing was fixed. Bad overall a lot of cockroaches I can tell you that. Would never rent from this property management ever again. There only hungry for the money not for the renters. They will try and tell you cockroaches come for outside but in reality there not. If your thinking your gonna get your full deposit back don't plan on it they will BS you with different fees and tell you the house isn't clean so they charge you for the cleaning fee I learned it the hard way. read more

She has managed several property's for us over the last 12 years and they are always thorough in screening tenants and checking references. They communicate well and if a property needs attention or repairs they are on it and get the job done. I recommend them all the time because of they quality of their service. read more

Unfortunately I had a terrible experience renting from them. Only stayed 6 months and they used my deposit to upgrade the landscaping on the property and will not provide any legitimate invoices to the work done and now will not respond to any emails. If you plan to receive your money from your deposit I would advise to look else where. Warning from experience. For two years, I rented a Westside Paso Robles home through Manzanita. From start to finish, they were fantastic to work with. Someone took me out on short notice to see the house on a rainy afternoon and let my kids and me wander everywhere to be sure it was right. We rented and any problems we had were addressed in a fast and friendly way. I dropped rent payments at the office and staff there was always attentive and nice. When my two years were up, Manzanita quickly inspected the place and had my security deposit refunded promptly. If I could I wouldnt even deam them worthy of one star. My Fiance and I decided the house on vine street was a perfect little starter house for our new beggining together. Well it was a blessing in disguise we werent able to move in on the original date due to them needing to do additional repairs. Two nights before our move in date we went to measure for the new furniture we purchased. we walked in and found an odd smell weird vibe and holy crap cockroaches EVERYWHERE!! ON the walls,sinks,baby ones in the tub, what a nightmare. The next day we contacted the company and they didnt even want to hear about the roaches! They said come get your deposit we did and the lady couldnt even look us in the face just held the check up . My fiance said he was sorry but there was cockroaches and she tried to say she went there the night we did and didnt see anything,we then showed her the pictures and said "Oh" in a passive way. We then were will willing to push back our move in date so they could fix the problem and they still refused. Please look before renting from this company, supposedly this location has previous history with roaches and they dont want to tent the place because of the cost. Once you have roaches you CANT get rid of them easily. We are just blessed that we didnt move all of our new furniture in. From reading the other reviews Im not suprised they have a bad rating. They have been more than accommodating, helpful and not to mention very nice!!! BEWARE, they will charge you for pre-existing damages and falsify the cleaning invoice, resulting in barely getting anything back from your deposit. If you are having a maintenance issue be prepared to wait at least a week before it is addressed. Take pictures of everything before and after move in and move out. Keep records of all calls you make to the company. They might not price gouge, but they are slumlords. read more

Rented from Manzanita for nearly 6 years and loved the entire experience. We moved in when we were young newlyweds and adored our first home together there! Rental rates were the best in the area and we were able to save to buy our first house at 27yrs old! The staff is friendly, attentive and helpful, but also gave us our privacy. Worst property manager ever!! My family and I have been in a rental with them for 5 years and from the get go it has been a MISERABLE experience. From their bad attitude to the lack of house maintenance. We were told false information about repairs before moving in and after the fact when we brought it up we were yelled at by a woman saying "you can just move out then!" They have come on the property without the proper notice and had the neighbor "a friend of the owner" vandalize our property to snoop! (We only know because we then received a call where yet again we were approached by a yelling woman.) It takes weeks for them to respond about basic plumbing issues. We stayed in this house because we were saving to buy which now we are being forced into (blessing in disguise) because they are moving in a family member. That's fine and dandy they have that right but NOW ALL OF THE SUDDEN they are scheduling appointments to redo windows and fix existing problems we brought to their attention months ago! We aren't even out of the house yet! We would never refer them nor in the hardest of times consider renting with them again. read more

Terrible company to get any rentals, rent from here only if you want to see your deposit be taken away. Rented a studio for a total of 3 months and they "claimed" the carpet was ruined when it was still new, and charged me for a new one. My deposit was 1150 and they say it took that much money to clean up a place I lived in for only 3 months. They fake invoices and just charge whatever they want to keep your money. They have a reputation for that, many people have complained about them to the BBB I would take my business somewhere else. RENTER BEWARE!!!! read more
