I am currently being charged over $10,000to escape a hostile, unsanitary, and unmaintained living environment. 1. PREDATORY FINANCIAL MALPRACTICE Management is attempting to force me to repay a signing concession because theymade a clerical error. In California, the drafting party is generally responsible for their own mistakes--yet they are attempting to pass the cost of their incompetence onto me. Adding "holiday parking fees" for residents is further proof of their relentless nickel-and-diming. 2. TOTAL ABANDONMENT OF HABITABILITY (CIVIL CODE § 1941.1) The "luxury" I paid for included a move-in with pet-urine-soaked carpets, damaged appliances, and a leaking toilet that they still haven't fixed after months. Replacing a dishwasher with a foul-smelling, dirty used part is not "maintenance"--it is a health hazard. 3. DOCUMENTED HEALTH & SAFETY VIOLATIONS Management's absence on weekends has turned the amenities into a liability. I have documented: * Health Code Breaches: Dogs in the pool and infants in diapers in the spa. * Fire Hazards: Open use of prohibited gas and coal grills on wooden decks. * Safety Risks: Unrestricted off-leash dogs and zero security presence. 4. HARASSMENT & BREACH OF QUIET ENJOYMENT I have been subjected to targeted harassment from a neighbor who cycles their garage door 10+ times throughout the night specifically to disrupt my sleep. Management has been notified repeatedly and has chosen to be adversarial toward me rather than addressing the harasser, a clear breach of my right to quiet enjoyment. BOTTOM LINE: They want $3,094/month for a unit that failed basic health and safety standards on day one. They are a global corporation that views tenants as ATM machines, not human beings Lastly they will charge no matter what a carpet cleaning, and housekeeping cleaning bill. No matter what. They also let a black car stay on the property spot 1 as you drive in with cans cigarette and trash piled up it smells so bad when you walk by. Updating my previous review. It was nice and somewhat quiet here at first. How things have digressed. Now I have an Alpha Male and his party girl upstairs and their child is like a cat with zoomies! Constantly runs thru the apt for hrs at a time triggering my nervous system. I measured the decible count one day and it was almost 80 decibles, which is hazardous to any himans health! I was on a telehealth call one day and my provider at the other end of the phone could hear the child running thru the apt! My pictures on the wall are so askew from the loud noise from above. If I complain, they are petty and vindictive and the recent parking issue, new management refuses to address! The jerks pinned me in front and back while parked on the street! The apartments speak for themselves. Modern luxury inside with a warm farm/craftsman style feel on the outside. They are the the newest, nicest, best apartments in Paso Robles hands down. Things like attached garages (with smart garage openers), USB ports in the kitchen, McMansion size kitchens, porches and balconies for most apartments, fire pit, spa that has amazingly strong jets, impeccably clean neighborhood, are just some of the small tiny but big reasons why I love loving here. The leasing specialists are truly exceptional. Nic and Pat are professional, friendly, and communicative. They made me feel right at home, especially since I was doing the entire rental process remotely and had some hiccups along the way. They made it really simple and easy when it could have gone the other way. The staff here give Blue Oak the personal touch cherry on top! Staff is very involved with lots of community events, contests, breakfast days, pet photo contest, etc. They won't leave you high and dry after you sign the lease, expect them to remember your name and go out of their way to say hi and accommodate any requests,etc. Five stars plus! read more

Signed a lease at the end of April with the intent to move into my apartment in May as I accepted a position in the local area. I recieved an addtional job offer closer to home and let the leasing office know that I will not be moving in after all. My mistake for signing the lease early and having to pay 5k to break a lease in an apartment I never moved into. Here's the issue! I settled the final payment by mailing out the finalized check through my bank and not even 10 days after notifying the leasing office I recieved a colletion notice from thier internal debt collection agency "IQ Data International". I called the leasing office to confirm as to whether I should be concerned and was told not to worry about it as I have already mailed a check for the final balance. The next day I received a call from IQ Data demanding the remaining portion from me, negating that I had already sent the check and spoke to the leasing office. This collection company threatened to report me to the credit bureau, called me an irresponsible tenate because I leased an apartment that I never moved into, and harassed me all while I was at my place of work. Keep in mind I had 30 days as of the cancellation notice to pay this amount, which was done. Needless to say be very cautious when leasing from this company as they do not do business professionally and follow their own guidelines. It was the worst situation and would not want anyone else to go through what I went through for the sake of their wellbeing. Horrible way of doing business! read more

I just signed a 1-year lease today. The whole experience getting to this point has been great. The leasing team has been very responsive and accommodating. The application and approval process can be done online, which has been really helpful since we're currently living in southern California and can't be at the property to do everything. This place is all about show from the outside and poor quality inside. The dishwasher only cleans from the bottom so your dishes are never clean. The refrigerator is great for a one bedroom but not meant for a 2 bedroom. The garage is below the living room so you will always have cold floors in the winter so plan on running heat and AC non stop. Whatever they tell you rent will be add $150 a month for all the charges they add in. Pest control?!? never once saw any pest control total scam. When you move out the charges they come up with to keep your deposit are crazy, so don't plan on getting anything back. The balcony door are so cheap you can feel hot or cold air coming in year round. Oh and its nice to see the property manager on apps hitting on people who live in the units, yeah thats not uncomfortable at all. Over there are house you can rent for the same prices and cheaper apts that offer better quality of life than this place. Before you move there walk around and try to find one person who has been there more than a year. You won't people regret moving there within 3 months. read more

renters beware!!! do not rent from the property. had so many unpleasant experiences i don't know where to began. could it be the harrassment from neighboring buildings that would threaten my girl for walking on the the wrong side of the street. or maybe the fact the caulking was done poorly, and my first year here i got an insane amount of ants, yet we pay for pest control. door jams weren't done incorrectly, exterior patio door sticks because they were not installed properly. now lets get to end of the lease. one, i got a charge for $560 move out clean up. $910.00 for new carpet and padding. umm i shouldn't be paying for you to reset for the next tenant (that's why we pay rent). $613.00 for dishwasher, that was used for maybe 3 to 4 times in 2 years. now call me crazy, if i was still a resident and was actually using this and complained it didn't work it would be fixed for free. now that i'm not a residents i get a bill. that's bs... so if you plan on living here. don't!! so many better options for how much you pay. best part about this place is nick the gent in the front, aside from him being so kind, i would of never lived there. i bought a house, so you're welcome for never defaulting on payments during the pandemic, you're welcome for never requesting assistance. i asked to clean, paint and do more things and they said no problem we got it. no walk thru, no paper work. just a bill.... worse experience in my life!!! read more
