My experience with Nicole at Turn-Key Property Management was devastating. I was harassed about my service dog and even my personal property and belongings, denied the quiet enjoyment of my tenancy, and they intruded onto the property without notice, violating my privacy--taking advantage of being located right across the street. They refused to provide accommodations for my service dog to secure the lower parts of the fence to contain her, and instead targeted and harassed me about her not being on a leash restricting her service tasks. When I tried to accommodate myself by adding panels to secure the fence, they harassed me as if I were violating my lease instead of abiding by ADA fair housing service animal accommodation rights. On top of that, I faced bullying, discrimination for being disabled and on Section 8, and was denied lease renewal in retaliation for being a domestic-violence survivor--a violation of my rights under VAWA. It's especially ironic that they continue to manage the storage unit I rent from them, yet refuse to lease me housing. Now they claim they're giving me a neutral reference, but after how I was treated, I do not trust them. My Section 8 caseworker confirmed that landlords are not supposed to give negative references or take actions that interfere with a tenant's ability to obtain housing under Section 8 regulations. Because of this, I am homeless again, living in my car after already surviving five years unhoused, as this is the exact same systemic domestic terrorism that causes my homelessness. My experience with Turn-key was as a landlord looking for a new tenant for my rental. I contracted with them and they found a single guy who they had sign a one year lease. For the fee they charged for this service, I assumed they did background checks and rental history to get me a good tenant. They had "Joe" sign a contract for me. This was my only requirement, that they find a tenant with a good history and then the contract was between myself and the tenant at that point. "Joe" rented from me for about two years and started to fall behind on the rent. It was also obvious that his concern for my rental wasn't a priority. He had other friends moving in with him who weren't on the lease and the front started looking like a junk yard. I tried to work with him as far as getting caught up on the rent, but it wasn't working out. I finally served him notice and he got very irate with me. He told me over a recorded phone message that he "Would trash my house and disappear". I still have the recording. He did move out, owing 2 months rent and , true to his word, left the place filthy. He also left no forwarding address. Fast forward to my next tenant. "Joan" was a single lady and a good tenant. One day, shortly after moving in, she called me and said she was getting mail addressed to "Joe" and did I know where he was. I was in the process of trying to locate him for small claims court. Then "Joan" proceeds to tell me a story. It seems before renting from me, she owned a home in Paso Robles , also. She was moving to Arizona for a period of time and contracted Turn'Key Property Management to rent her house for her while she was gone. Guess who Turn-Key rented her house to? Yes, she recognized "Joe's name on the mail. As it turns out, Joe and his friends trashed her house so badly while she was gone that she couldn't afford to fix it and had to sell it. Now I can't say that Turn-Key didn't know about this before giving him to me, but I find it difficult to believe it wasn't brought to their attention. When I contacted them for help in locating him, they refused. I eventually found "Joe" and recouped some, but not all, of my losses through small claims court. Later, I found out that "Joe" is now serving time in prison. I guess the thing that I want to impart here is, if you're a landlord looking for a good vetted tenant, don't trust Turn-Key. read more

Absolutely the worst rental agent in Blackpool. Do not use unless you want to be threatened by threats violence, which have been reported to the Police, when you try to get repairs done by Turnkey. I had to report Turnkey to Blackpool council housing enforcement to get the repairs done. Then Turnkey gave me a eviction notice so they wouldn't have to do the repairs!! Blackpool council stepped in at this point and gave Turnkey a enforcement notice to do the work in July 2022 . Some of this work was completed in November. Other work as of March 2023 is still outstanding! So Blackpool council have got involved again to force Turnkey to complete the repairs that were reported in May 2022. The Blackpool council enforcement officer has been brilliant throughout, no repairs would have been completed if I hadn't of contacted Blackpool Council I repeat do NOT rent houses or flats through Turnkey rental agency!! read more

My husband and I have been renting for many years. We have gone through landlords and property management companies so we are not new to what is expected from us when renting. The first hiccup was when we went to sign the papers and we were told only then that the fireplace was not in working condition and we could not use it. It's a 100-year-old house with single-pane windows and only a floor heater so this was kind of a bummer especially since one of the reasons as to why were renting it was because of the fireplace. But that was fine. We were too far in the process to look back. Getting into our new rental was fine. The place was very dirty. My mom and I spent an entire day cleaning. If there was a problem they were pretty much on top of it. There was a time when our power was out in 3 of the 5 rooms and we were asked to wait a few days to get it fixed. But maybe that was not in their control. What is the most important thing I think you should take away from my review is this: When you rent from them be aware that you are liable to pay rent for the months of November, December, and January even if you are month to month. Once you pay for November's rent you have "signed on" to pay till the end of the year. The reason being is that it is a difficult time to rent a place so Turn-key feels that it is the tenant's problem, not theirs or the owners. It didn't matter that they asked us to pay $75 dollars more a month to go month to month (which is ridiculous) but we did what we had to do. The bottom line is Turn-Key's requirements have proven to be significantly less tenant-friendly and more confusing than comparable property management companies. I hope instead of just saying thank you and it will "help improve future processes" that they actually DO something like take away having to pay rent for 3 months even though you are paying more to be month to month. **I will say this one last thing. They did not take a ton out of our deposit which I was worried about from previous reviews. They were also able to secure a tenant for us so we did not have to pay for January's rent. But I'm sorry I can not give them too much for that since it wasn't hard for them to find a tenant. There were people continuously driving by the house. This is the central coast. A ton of people want to live here so I don't think the rule of paying for November, December and January should even be a thing. read more

Melini is very attentive and understanding to the needs of a renter and issues they may face. We have had a few issues with problems with our rental over the past few years and have had excellent response from Turn-Keys staff to ensure the issues were dealt with in a very timely manner. First of all, just horrible customer service. Second of all, they ask that you spend money on an application and submit it before viewing any home! Then if you get approved, then you'll be able to see it and decide if you'd like to live there or not... When calling to inquire about a home for rent the lady on the phone is very reluctant to help. It's like, OK...you are requesting people to apply for a place before seeing it and when i call and have very specific questions about the space they a either don't have the information at all...like square the footage for a bedroom, for example. Or not being helpful at all to get the information... I literally had to ask her if she could go find out the information before I go and apply for the place! An organized professional, would have offered that don't you think?! I mean don't you want these places to get rented?! She was very reluctant to help and short with me on the phone. Not a pleasant company to work with, so I'm instantly turned off of any potential rentals from this company. I've called twice now about two separate properties and each time it's like pulling teeth... Or it's like I'm bothering them with asking details about certain properties! Bummer because one of the homes looks like a nice place to live! But after experiencing their customer service and reading their other reviews, I have made the right decision, in not doing business with them. When we arrived to our St Martins by the beach in Destin, FL through Turnkey rentals, we discovered dried human puke on our beds and our hallway was soaked from a leak under the floor. We tried to get a refund but the only response from turnkey is that they would "resolve the issue" but that never happened. People are numbers at this business just like most others. I would not recommend this company if you happen to have a problem at one of your rentals. out of $3000 we paid, they offered us $300 to make things right and that was after we kept chasing them. Extremely displeased with Turn-Key Property Management. I warn you; this is a long review but if you are seriously considering using this Turn-Key Property Management, I would read the entire review! Let me start by saying I never missed or paid rent late. (Even during the pandemic.) I was a quiet, responsible tenant... From the beginning, the tone in how they communicate to you is extremely condescending. They treat their tenants like they are delinquents... I have shared the email correspondence with a few working professionals to confirm I wasn't being overly sensitive, and they agreed the attitude was assertive and condescending via email. Turn-Key has a handful of additional fees. To name a few that are over the top, Pet Administrative Fee, New Pay Late Fee, Returned Payment Fee, & Tenant Amenities Package Fee. The Tenant Amenities Package fee may be the most frustrating. You are forced to pay an additional $10.00 a month ($120.00 a year) for amenities that should be expected, such as an emergency maintenance line, one-time late fee forgiveness, and electronic records (aka emailed pdf) of lease agreement... Just an opportunity for money grabs from the tenants. I received an aggressive recurring payment email at the beginning of Covid. In late March of 2020, all tenants received a pressuring email suggesting we should sign up for the ACH (Automated Clearing House) rent payment. This is so our rent would be automated during these difficult times. This may have been meant to be thoughtful, but I took it as a desperate effort to try and lock people into paying rent amidst the shutdown. When it came time to renew my lease the rental agency never reached out about rental rates or a new lease contract. Typically, a rental agency will reach out 3 months in advance. Trying to be responsible, I reached out a few weeks before my lease expired to discuss going to a Month-to-Month option (which you can do after 1-year lease). Turn-Key offered a $60 per month increase for the month-to-month option for my 200 square foot studio (about a 5% increase of my current rent). I could have not reached out and probably kept my same rate and not been locked into a contract. I felt frustrated with this increase because during the entire pandemic I never missed a payment or had rent be turned in late. Turn-Key has a preferred house cleaner. I decided to help guarantee my deposit being returned I would use the suggested cleaner. I knew if I used one outside of the suggested it could open me up to not receiving my deposit. The cleaning company's preferred form of communication is via text. We had booked an appointment for 8 am. I followed up to confirm the day before and the time had changed to 9 am. I said that was fine and tried to confirm the best way of payment and what the hourly rate would be. I requested 2 hours of cleaning for my small studio. They explained they had a checklist, and they would have to complete the checklist so they couldn't quote the amount of time. I have a hard time having a contracted person come out with no price and no time limit doing work on the house. This opens anyone up to being taken advantage of. I explained I needed a quote beforehand. They quoted $45 an hour and only told me there would be 1 person. A few hours later the rate changed to $90 for 2 people and the time had changed again, 8:30 am. I finally gave up with the time changes and price changes. The professionalism and consistency were extremely lacking, and I would have much rather used the cleaners I have used in the past. They need to reevaluate their contracted help. On the day I turned in my keys they sent a Turn-Key representative to my NEW RESIDENCE. The guy just showed up and tried to let himself into our house. In the process, he let our dog out from the gate. This means Turn-Key gave/shared my personal information with a stranger... How do you mess up and send a representative to the wrong address when our new rental isn't even through the same agency? Luckily, my boyfriend was home and was able to tell him this was the wrong house, and he shouldn't be changing the locks at this house. We are extremely thankful he didn't mess up our new door that is original to the 1930's farmhouse. Our new landlords would have been extremely upset and could have cost us our deposit at our new residence. read more

This was the absolute WORST experience i have ever had with a vacation property management company. First, they didn't send me an email confirmation for SEVERAL days after I booked my reservation. I am actually friends with the owner of this property, and his personal assistant said he was giving me 50% off the nightly rate. However, after several days of waiting for confirmation, I called Turnkey to verify my reservation and have a receipt sent to me. The agent said that there was a $0 for the stay and a $0 balance on the account. I stayed on the phone with her for 20 min having her double and triple check everything. She then sent me the email receipt confirming no charge. I thought my friend was just being extra generous, and I texted the receipt to my sister who was going to stay with me. Then, the next day, I receive a call from Turnkey asking for payment. Confused, I called them back, and this agent asked me for a $677 payment over the phone. What??!! I was baffled, outraged, and furious! I had spent 20 min on my Sunday afternoon the day before trying to confirm everything, and THEN I wasgoing to have to reach out to my sister and also tell my husband that the staff was going to be over $300 each for 2 nights. Turnkey had charged a $155 housekeeping fee and a $49 non-refundable damage fee. Who does that?! And, this second agent acted like it was no big deal and was surprised that I was upset. So, I ended up talking to about 4 other agents throughout the day trying to get someone to make amends for this terrible situation. I finally talked to a manager in the evening after facing much resistance. She offered me 10% off my next stay with Turnkey. Like I would ever want to do THAT again. Anyway, I persisted, and she spoke with corporate who told her she could give me the discount for this trip. By that time, it was nearly 9 pm, and the discount only brought the cost down to $617 (because of the fees). I said I wanted to talk to my sister about it before paying, and the manager eventually told me that I could pay the next day. Well I woke up the next morning at 5:30 am for work, and I saw a text that my reservation had been CANCELED at 11:35 pm the night before! After I had gotten permission to pay the next day!! I was again outraged, so I reached out again to ask why my reservation had been canceled when a manager had told me I could pay that day. Long story short, I talked to another 3 or 4 agents who weren't helpful at all. They asked for payment of the $677 again (when it had already been discounted). They never gave me a good reason why my reservation had been canceled anyway. They MISSPELLED my name, AND they all acted like I was the one with the problem!! What an absolute joke!! Horrible service. Tried to cancel due to the increase in COVID19 and they refused to refund our money. We are a group of over the age of 50, some with health concerns including a compromised immune system so after we cancelled they told us we could not get any money refunded to us. We have lost over $1000 and Turnkey is NOT willing to help us or have any empathy toward our situation. The rep we spoke with stated they are have lots of problems with people wanting to cancel because of COVID and they are NOT willing to empathize. Cost of our rental was over $5,000 for 7 days and they refuse to,refund our money. We accepted their offer of a credit and tried to book the same property for next year. Surprise, surprise- it's "not available". If we had cancelled our trip, I could somewhat accept their policy. However, they are citing that we cancelled the reservation within 30 days and so are not owed a refund. Bottom line, avoid these scammers at all costs! I rented a place from Turn-key Property for a year. The move-in process was straight forward and easy. This review is based on the move out process, I do not recommend them as a business. We had called maintenance 2-3 times during our stay, and no one ever showed up on time. The two maintenance guys would show up late the same day, or would show up days late and with no notice. Also, once we gave our 30 day notice, we had two different Turn-Key employees enter the premises without notice, and without knocking while we were home. We brought this up to management, and they seemed unphased which leads me to believe it happens often. We also did not receive our full deposit back. The reasons given were for dirty windows, a dirty bathtub, and a dirty backyard. The windows and bathtub were stained from years of hard water, and were just as clean as when we moved in. We were also charged for lightbulbs that didn't exist on the move in date. The back yard was full of weeds, dirt, trash, and overgrown shrubs when we moved in. We planted a lawn, added drought resistant plants, pulled weeds, and a rotted tree stump out. They took money out of the deposit because there were "leaves in the yard" a week after we had moved out. When I called the company to discuss deductions the man I spoke to yelled at me, and told me that we should have cleans the place. I tried to speak to another employee about getting yelled at and that woman told me "it is what it is". Taking money out for normal wear and tear is illegal, and if it wasn't a "landlord" doing it, it would be considered embezzlement. Here are my recommendations: 1. Don't rent from Turnkey. 2. If you have no other option, document the entire place you are renting before moving in, and do your walkthroughs with the company prior to moving out. If you left the place as clean as when you moved in there is no reason for them to keep ANY of a refundable security deposit. Good evening, Hello my name is chan and I have been receiving horrible customer service from this company within the past 24 hours I have spoken with multiple agents who cannot seem to comprehend my issue enough to allow me to speak with someone who can resolve the issue. This is beyond ridiculous at this point I am just trying to book a property with being quoted two different prices and they are telling me that they will not honor the Lower even though it was their company who quoted it to ME!! it's not like I just made the price up!! after even admitting that they saw I had spoken to someone and the agent had sent me a email of the quote they said they would not honor the price Like it was my mistake which is extremely horrible customer service because the mistake was not made on my part. I have spoken to a agent and an incompetent supervisor by the name of jasmine H. Whom was very rude by the way And kept telling me she can't do anything about it. If you guys made the mistake there should be something done to rectify it I asked her would there at least be a fee discounted she said no. The only good thing I can say about Turnkey is they did make me some money and if that is all you are interested in go for it. If you care about your property and want peace of mind that it is well taken care of, look for a different property management company. Turnkey managed my condo in Myrtle Beach SC for 10 months and it was 10 months of hell. There is absolutely NO communication between corporate and the local staff. I had to make many trips from Wilmington NC to Myrtle Beach SC to meet repair people as Turnkey did not seem capable of making sure the repairs got done. I had 2 guests in the 10 months period complain that the unit was not cleaned prior to their arrival and I had linens and bedspreads disappear into a black hole. On the occasions that I was at the property the floors always felt sticky or gritty. They claim that after every cleaning, pictures would be taken and uploaded to the owner's site so you can verify the condition of your property. They do upload pics but they are always the same pics of the toilet, inside of washer/dryer, inside of microwave/oven/frig, never pictures of the general unit. I could go on and on but have other things to do. Please think twice before using this company. My new management company has a higher split but I can sleep at night knowing it is well taken care of. read more

I booked a property managed by this company on VRBO. After booking they sent an email saying the booking need to be finalized by clicking on the attached link to verify identity by answering some questions. I did so and was immediately shocked at the quesrions. I wasn't buying the home, I simply wanted to rent it for 3 days! Example: wanting the last digits of your social security number, places of residences and several others. It's wasnt just one question, it was an inquisition, at least 8-10 questions. I called the phone number listed to say I didn't want to provide this type of info.... and they said that if I refused to answer these questions, they would cancel the reservation . So I gladly said, please cancel. One must wonder why they need such personal information when they already have your CC info and all that personal info. I will never book a property that uses this this property mgmt company and I would never recommend this mgmt company to any of my friends who have rental properties in other locations. read more

Very disappointed in the way this company handles its check outs. They clearly want to do everything possible to keep as much of your deposit as possible. I've always owned a home and this is my first time renting. Being that I wanted to get my deposit back I paid for somebody to professionally clean the inside and outside of the home ( which i also had the home professionally cleaned every week while I lived there). I also had the carpets professionally cleaned. I was informed by the staff that the mirrors she could tell were clean but weren't cleaned well enough because she could see some streaks on them which would apparently warrant them to hire another professional cleaning company to go back in and re-cleaning which will cost me about $100. I find this funny because when I moved in the oven clearly hadn't been professionally cleaned ( there was still food left in it.) And the outside area had weeds all over the place as tall as me. The staff informed me that I should have put that on the checklist but again being this was my first rental I was under the assumption a checklist for renting was for things that are broken not dirty. If they saw I made the efford to pay 300 dollars to clean carpets and the house and they were worried about a " mirror with streaks on it that she can tell had been cleaned". I believe they could have called me and asked me to go wipe the mirror off one more time not make me pay for a SECOND cleaning service to come in. I will never rent from this company again. I rented an apartment here in September 2015 and moved out in January 2016 I signed a year lease and broke my agreement early, they found someone to take my apartment so they said it was only 350 out my deposit. I was not penalized that much or so I thought I wasn't going to be! My 1200 dollar Security deposit was nickel dime'ed down to $12.31 cents. My apartment was clean! RE: Property viewing, staff miscommunication We scheduled a viewing of a property and was as told that we would be able to view this property on a certain date, but got a call in morning stating that there was a misunderstanding with the tenant and one of their worker about the times - something about a translator. We were understanding and rescheduled the appointment for the following day, at 4pm. I asked if we needed to apply right away and was told that it would be best to view the property first before applying for the rental place. At about 11:15 am, we get a call saying that the appointment was cancelled and this place has an approved application?!?! The man I spoke to said he had no idea there was already an approved application. We set aside our time from work and then are told the apartment is not available! If we had known, we would have put in the application in sooner. Fortunately, we are in no rush to move. We have very good credit scores and moving to a smaller place is a choice. We understand there's no guarantee who will get the rental property, but we didn't even get a chance to apply and wasted time with phone calls and rearranging our schedule from work to view the property. read more

I currently live at one of Turn-Key Property Management location and moved in about 5 months ago. My family an I are extremely happy living here. We had a few issue arise with the toilet, garage and dry. Each time I called, the staff was friendly and quickly gave my issue attention. Within a few days of calling there was a contractor at my place that immediately fixed the problem. The contractors were all local and friendly as well. They'll keep every dime they can from your deposit, make up repairs like broken blinds (that worked from the day you moved in to the day you returned keys), move you in on bad, beat up carpets, replace them when you complain, then replace them again after you leave when all they'd have to do is patch a couple of high-traffic areas with spots. Staff is unfriendly, unhelpful, and now matter what you do to follow your lease terms to a T, will still find ways to leave you with a pittance of your deposit. Don't rent from them. read more

Absolutley the WORST management services, pathetic screening of tenants, allowed continual criminal activity at my property and even after neighbors complained did not notify me until I had to evict tenants. After eviction they allowed their contractors to do piss poor work, and reuse old hardware after charging me for new. Nothing but excuses and denials, You're FIRED! read more

This is the most dishonest property management company that I have ever worked with. They rented us a property with mold and that the owner tried to sell to us within 6 weeks of living there. They also told us the rent was one price, but then the lease showed $50 more! They claimed we got a $50 discount for paying on or before the 5th. Whatever. Very bad experience. read more

We recently moved into a rental and Melani worked her tail off to coordinate cleaning and repairs for our requested earlier move in date. We had some problems (not Turn-Key's fault) and the problems were handled that day. Great service from nice people. They are collecting application fees ($25 per person) and then say they will pick the best applicant. The application process in not streamlined. They do not disclose what criteria they are choosing applicants nor the details of which applicant got the property...I think there is nepotism in their selection. They are a rip-off. read more

worst property management company ever.. they do not follow up when there are reports of burglary on their properties. no notice to the tenants that items were stolen. don't rent from them. couldn't even be bothered to come out and help. my storage unit was reported broken into 2 weeks ago and they did not notify me of this. all of my stuff was stolen. after 2 weeks they went and put their own lock on my unit. still not notifying me all of my stuff was gone. read more
