Slum lords. Never fixed anything. They rent out old properties with tons of issues and try to act like they are emaculate. Same goes when you leave and they take your whole deposit expecting it to be better than when you moved in. If you want a property management that doesn't fix anything and wont give your deposit back then these are the guys for you! -response: property was not professionally cleaned when I moved in, the final inspection was skipped becuase Gigi, whom has many complains on this site, messed up our mov in date. We left the home 10x cleaner than when we moved in. During the inspection I was shown several none issues that were used as excuses to clean, including the floors which were in the same state as when we moved in. ... all the facts, place has black mold, moister in all the walls, rot in the bathrooms, back Casita is a weak structure from wood bees and yard is lumpy from gophers. All was requested to be fixed but the majority was not fixed. That's the difference between renting and owning, we were not responsible for this and as the management they were to fix them Much like the constant sewage problem that they tried to cheap out to fix every time until it rained too much and the sewage deemed the house unlivable. Staff is unbelievable unprofessional and rude. Called yesterday in the afternoon about a packaged sent to my old address. Family friends (who were the cleaning service) notified me to call the company to receive it first. Never got the name of the person on the phone but she was condescending and made me feel stupid about the situation before saying "I'll call you back". She never did. The next morning Sara called me back about my package while also disclosing private information (I was never on the lease) between my father and the company. Her tone proceeded to be nasty and rude saying "I'm actually getting my paperwork ready for a small court claim" before finally hanging up. Not once was I rude back to their unfair and unprofessional treatment. I found an awesome house I wanted to move to. I was completely in love after selling my condo and the separation anxiety after living there for 18 years. I was completely stressed when my dear friend died the day after I put all my furniture in storage. Then I met Gigi Gomez from Plus Property Management. I read the reviews, but being the fair person I was taught to be, I wanted to meet her in person and decide for myself if the awful things that were being said about her were true. Gigi is rude, condescending, her communication skills lack and she jumps to conclusions at the least error or hurdle in an application. She must have cheated one too many landlords​ because she believes the smallest mistake is an effort to defraud her company and her clients. There's no compassion or understanding. She acts like everyone is the son in law of the properties she's trying to rent. In other words, no one is good enough in her eyes. Plus Property Management is doing a disservice to their clients by keeping Gigi employed and giving her the opportunity to humiliate, embarrass and shame everyone she comes in contact with. I hope the owner of the property at 1229 Village Meadows in Lompoc finds out just how the potential applicants to his property are treated​​ because if I was them, I would fire this company in a second. I found the house I wanted through Tower Property Management. I dealt with Glenda and Laura, and the contrast in handling my stress was amazing. I've used Plus Property Management for quite a few years now. I'm extremely happy with the way they manage our property. They've just gotten our property turned around and ready to be put on the market for rent. The previous owner passed away suddenly and all his things were left behind. Very unpleasant experience overall , my boyfriend and i walked in yesterday to talk to someone about a home for rent , we were judged immediately when they made sure we were about to provide 2 1/2 times the rent before continuing about the home . We then made an appointment for the next morning to view the home to see if it was a place for us and we receive a call 10 mins before the view a lady from the office call us about it and proceeded to tell us there is someone who has applied for it thats fine i still want to view it cause what if i want to put an application in , she asked me if i know when i wanna move it i say im not sure yet because i wanna see it first and she tells me she is going to cancel my view since i am unsure (mind you we are already like leaving the house ) VERY RUDE . Plus Property Management has been a great landlord. Whenever I have any issue with my condo at Lompoc Village Condos, they have a repair person over within 48 hours. The repairs have always been excellent--nothing has to be done twice. I have been a landlord myself in the past and I understand how difficult it is to get good service people and get them quickly. My experience as a renter is pretty limited and my current location is the first with any property management company. So with little experience to make comparisons, I decided on a slightly less than perfect rating. Thinking that it takes a lot to be perfect at anything, I will have to say that if Plus Property has made any mistakes I'm completely unaware that it happened. Almost 2 years ago we asked to see a house for rent that was online. That particular house wasn't the best fit for us so Gigi mentioned another one similar in size and location. It has been a great fit for us. The whole staff at Plus Property was very helpful and patient with our newness to renting via a management company, and made sure that we moved in on schedule without a hitch. The house has been a rental for decades. The owner takes pride in the property and went above and beyond getting it ready for us. Communicating through a management company is new but in the two years here I think the owner understands that we will treat what is his as though it were ours. Yes, there have been a couple of minor issues requiring maintenance. On each occasion Plus Property has followed their protocol to a successful conclusion for both owner and tenant. Also, feedback of status and follow-up by Plus Property is very helpful. Without question, I recommend Plus Property. I also recommend this owner and house. But you can't have the house just now because we are not done with it! read more

I just wish I had read the reviews before wasting my time. I was on the phone with the most arrogant, condescending person I have spoken to, her name is Gigi Gomez. I didn't react to any of her rude comments, even after all her mean remarks I was polite, asked the question I had and I just listened to her being more disrespectful. She should let people know they are not allowed to ask her questions about the application process. Why would someone like her be allowed to answer phones or interact with people in this business is beyond me. I seriously don't understand how the manager or owner don't see this, but she must be a peach around them and they just look the other way when a complaint is made. We are well qualified for their rental requirements but I rather go somewhere else then to have to hear this lady again. I had a few bad experiences before and I have never written a bad review but I want people to know what to expect, this person managed to ruin my day and I will be going somewhere else. read more

Not very professional. Gigi called me to meet at a house to view and then just didn't show up.when I called they said she went to lunch and they would have her call me. I called back a few minutes later because I didn't want to wait and was interested in the house with only seeing the outside and wanted to go to the office to get an application. They were fairly rude with me on the phone about having a dog and that the notes said we can't rent because of a dog. Well if that was the problem from the beginning, then don't tell me to come to the house and waist my time. read more

My experience with Plus Property was very similar to the one Grace G wrote. The person that was assigned to the home I wanted to rent was a lady named JT. She too is was very short and unpleasant. I thought she was very unprofessional and point blank borderline just rude. I explained to her that I wanted to move in a place on November 1. She immediately cut me off and stated how she didn't think that would work out because the property was ready to go now! I told her I didn't want to waste her time or mine if she had tenants ready to move in immediately. She then back tracked and said I was the only one who had applied thus far. She then gave me a date and time to show me the home. She also stated there was another home that had been on the market longer that she could show me. I guess that home would be okay to wait until November 1 since it had been up for rental longer. ATTENTION OWNERS, please be very careful whom you let manage your properties. Cheaper does not always mean better and I bet it is definitely safe to say we are not the only ones that have run away from this property management company. read more

The day after applying for a rental unit managed by Plus Property, I received a phone call from the manager and she stated that I was the first applicant and that we only needed to send an additional document over. As requested, I promptly submitted the required document and asked for her to let me know if there was anything else she needed from us. I have the email to prove this. I just got off the phone with the property manager again today who then requested that I needed to send over the application fees and asked if we were still interested in renting. I said yes and told her that I could bring them in tomorrow afternoon as long as we could look at the unit. She then responded saying that the unit was no longer available, that they already selected an applicant, and that I should submit the application fees for a credit check in case we rented with them in the future. I respectfully declined to proceed as it was the only unit my family of four were interested in specifically. Granted, I didn't spend any money for this process but that was because their online applications didn't have any option submitting an application fee. She mentioned to me that she needed to get the ball rolling and that the other applicants were able to get their application fees submitted. If that was the case, I believe their corrective action should have been to follow up with me for the application fees as we patiently waited a week for a phone call for further instruction. I would have gladly taken time off from my 15-hour work days to do so! If you plan on renting with Plus Property online, just be sure to submit your application fees in person or you won't get the unit. I suppose I might be the culprit for the situation as the other applicants were at least able to get their fees submitted before us. My gripe is the miscommunication with the property manager. I asked if she needed anything else and she didn't. If there was, I would have complied immediately as I'm trying to find a new home for my wife and kids. read more

Wasted my Time, Money, and Gas for this ridiculous "Management company" the only one who ever answered my phone calls (when they would answer) was Gigi, the only one who looked my way when I walked into the closet of an office was Gigi, nobody else smiled or acknowledged me or could assist me when she wasn't around. And she (Gigi) was Rude, she was completely unenthusiastic to show us the apartment, did not return phone calls and left us hanging for almost 2 weeks after paying the fee. She told us we did not get approved and that they had picked the best candidate for the apartment. Months later, the apartment is still listed, and I am SALTY. Will not recommend this crappy establishment or go back when we start looking again. And I hope whoever reads this, seriously rethinks. Their out for that application fee and that is it. read more

I feel very sad to post this review, my mother in law and I were looking for a home to rent for the family and we came across a couple of homes. I emailed the person in contact of the property Gigi Gomez I had asked for more info about the homes and let her know about us and what we were looking for. She emails back but not pleasant, very short conversation she stated on one of her emails she would like to speak to my mother in law and I to know a little more about us. We go to her office location thinking well she maybe be more pleasant in person we get there no welcome, no smiles, no customer service from no one basically we walked in asked for Gigi Gomez and she was seating in her desk and didn't offer for us to seat no smile no how are you? How are you doing may I help you, nothing. I said hello I try to explain to her who I was and she just said that there was 2 applications in front of us and we just need to fill them out and bring back with $35 each applicant. I wanted to ask questions about the process of the applications and about the homes we were interested in and she was rude enough to say any questions I have they will be on the paper. She didn't want to talk to my mother in law, she didn't want to know anything was very unprofessional no customer service not there to help. My mother in law believed that she didn't like us from the moment we got there in our old car since she can see us through her window. My mother as a joke stated that maybe she saw us come In a old car what makes her think we can pay for a home... I took the applications but didn't come back at all. We really loved the homes we saw but when you can see the interest in the person that wants to help you find what you are looking for they do help. And this place and person was not.
