Whatever you do with Builder William Ryan make sure you get a thorough independent inspection completed for all electrical, HVAC/Heat pump systems, and plumbing. My family purchased a new Build from William Ryan in 2018 and the home has had numerous issues. The latest being TWO Heat Pumps needing to be replaced along with Ductwork which costed my family over $30,000. The Explanation from William Ryan is we stand behind our work. I was further informed that their processes, equipment, and technology has improved over the last 5 years. Well, I thought we were getting a quality home in this new build. Buyers beware! Once, they get your money it is on to the next home buyer. Make sure you get your own home inspection to check for HVAC/Heat Pump, Electrical and Plumbing. Inspectors that specialize in evaluation of these areas will identify if quality work has been performed and identify issues before you receive the keys. William Ryan will only give you lip service once you obtain ownership of the home. I am posting this review for current buyers considering builder William Ryan. We had multiple General Contractors for the completion of our home and the lack of continuity is evident in the home's craftsmanship. Just because you have a new build does not mean you will be free of huge home repairs and expenses. I wanted to share my lessons learned so others can protect themselves and follow-up with things for yourself.Knowledge is power and please share with others. Last point, please register all your systems such as HVAC/Heat Pumps, Stove Range, and any other equipment installed by the builder. Oftentimes, these large ticket equipment items will not be registered by the builder. As a result, the equipment that starts having issues will not be repaired by the manufacturer due improper product registration. William Ryan will not inform you that they will not register you HVAC/Heat Pumps. Therefore, if the equipment fails after the standard warranty and you did not register the equipment, the home owners will be left making repairs on HVAC/Heat pump system in a new build. Trust no one but yourself when it comes to product registration. The builders will not make you aware of this at all. read more

The Wal-Mart of home builders on roll back. I should have know this was all bad when they plotted out my home and installed the pipes in the wrong location on the property. Run don't walk away from this home builder. Ive been in my brand new home for over a year and cant get warranty work done. I have tiles ready to fall off the wall because the grouting is crumbling, no grouting on much of my floor tile and water damage to my home. Warranty staff and management are disinterested. Ive been polite and understanding for the last year but done with that. Maybe bitch mode will get some progress . Most of my neighbors have had the same experience. Jill has truly gone above and beyond to make sure I was happy throughout the process. She kept me informed every step of the way and genuinely made me feel that I was in good hands. She has proven to be 100% trustworthy, and I couldn't recommend her more highly. She was so incredibly knowledgeable about the William Ryan Home product that she immediately knew the answer to just about every question, unless she needed to consult a particular trade for confirmation. She gave a great amount of attention to every detail, and missed absolutely nothing in giving such amazing quality of service. The process of building with William Ryan homes was (and still) is an extremely disappointing & frustrating experience. From the start, mistakes were made. Our home was framed incorrectly (2 bed with in-law suite instead of a 3 bed), the multi-stacking door was framed in the wrong location, they framed a window instead of a slider which meant our exterior of our home was framed 3 times. This also meant that the foundation was poured for the door in the wrong location. We went through multiple superintendents, there was no consistency in who we were working with. At closing, our home was NOT ready. There were many, many items to be completed and not small things either. (Broken window, no screens, holes in drywall in powder bath, broken cabinets, tub chip & scratches in Jack & Jill bath, kitchen faucet drips, hole with cap in quartz countertops because our selected faucet wasn't available (the week of closing), no black hooks for lockers / built-ins, missing grout around island, carpet in primary bedroom didn't go all the way to the wall, primary bedroom window does not close all the way). In addition, there are things we gave up trying to get fixed. The final paint touchup, cleaning (or painting) toe kicks throughout the house because they have grout on them, clean stucco pieces off back patio pop-outs, etc. The home was also not cleaned thoroughly, and we have spent much time scraping paint off our tile floors. We did not want to close with the state of our home; however, we were told we had no choice, or we would be in default. We were repeatedly assured that these items would be addressed immediately. That was not the case. Not only were they not addressed, but our punch list items from our final walk through were transferred to the warranty department approximately 3 weeks after closing and we were told they would be added to our 60-day warranty list. The things that have been resolved... exterior lights installed on day 50, working doorbell on day 64, grout fixed around kitchen island on day 77, carpet fixed in primary bedroom on day 88, broken window replaced on day 98, drywall repair in our powder bath on day 110 (but we had to paint ourselves. During the first week they did correct our hood vents (installed upside down) and close the attic door which was left open with the attic light on. We have hit SIX MONTHS in our home, and we still do not have screens. We still have not been able to open a window because they haven't had their adjustments completed. We still have a dripping kitchen sink faucet. We still have an extra hole in our quartz island because a different faucet was installed. We still have broken cabinets in the kitchen and primary bathroom. We still have the wrong locker hooks for our built-in lockers. We still have a primary bedroom door that has not been repaired. This was not our first time building a home, but it was by far our worst. This is not a new builder; they do not build starter homes and we spent a considerable amount of money building with this builder. We would not recommend building with William Ryan homes to anyone. read more

If you are planning on building with William Ryan, I would suggest reconsidering. If you are already in the process, take what I'm telling you to ensure that your situation doesn't end up like mine. I'm going to keep this concise because I could write a book. I have pictures and paperwork to back up everything I'm saying, and I have other homeowners in the area who went through the same thing. The building process was fine. No complaints. We moved in January 2021. The day we got our keys, we were concerned because several items were not complete and there were many cosmetic blemishes. We were assured they would be taken care of immediately. I also had to pay to get the house cleaned because it was absolutely filthy and even had dirty toilets. As of June 30, 2022, everything that was incomplete is now finally done, except for two items. It took a year and a half of little to no communication from William Ryan. I finally figured out how to get through to corporate and let them know I would be filing a complaint with the Registrar of Contractors. An hour after I sent that email, someone called me back and came out immediately to get everything done. Cosmetically, it's a disaster. Here is a short list: * The grout has areas that are crooked, caked, chipped. * Bowed walls. * The exterior painting is uneven. Other issues: * Stucco is falling off already. * Carpet is matted down already. * The garage is uneven and has dirt and water going into it consistently. I would also like to note the lack of communication. We took days off work for contractors that no showed, we could never get a straight answer on schedules and our calls and emails would often go unanswered. Overall, I'm dissatisfied with this house. I would be very careful during your walkthroughs and make sure you are constantly following up. Get a second opinion when you get your keys. read more

Our experience with William Ryan homes has been a nightmare. We have lived in the home for three months and cannot get it completed. Our shower in the primary bath leaks onto our tile floor and renders it useless. They cannot get a handle on the repairs needed throughout our neighborhood The Fairways at Victory in Verrado. We have dealt with everyone at the Corporate Office and in the field that we can and they are totally inept at their positions. Toured 2 models at Wavelength in Eastmark and we were ready to build! However, the ensuing mayhem steered us in another direction and now based on the other reviews - that feels like a bullet dodged. The sales manager and 2 sales reps all provided different information and earnest/down costs for the same model/lot within a 48 hour period. Conflicting information was SO confusing, we'd selected a model and a lot (with the sales rep #1 specifically identifying the lot number) only to be told about 16 hours later (by the other sales rep) that this particular lot couldn't host our model. But.... (of course haha) another lot that would meet our needs WAS available, at a lot premium of 5x the cost of the originally selected lot. The new lot was much bigger (on paper anyway, sales rep #2 told my realtor that the corner lot was exactly FOUR sqft larger than the standard lots), if you do the math here that's a pretty significant price change for FOUR sqft of space. Anywho, I guess we'll never know if William Ryan builds a quality home, because their reps stopped communicating with my realtor after she asked about what our next steps would be for the larger lot. Legit left her texts on read! We will continue our home search and hope that the next builder we encounter has stronger customer service skills than what we experienced in our brief relationship with William Ryan Homes. read more

When I call and leave a voicemail or I email them to inquire about the status of the check, they do not respond to either. Who's ever heard of a muti-million dollar company literally not responding to calls and emails, especially when you have purchased a product costing several hundreds of thousands of dollars from them, AND they contractually owe you money, AND after they have previously stated that they would processing the check ASAP? We closed on our home December 2019. I feel that for the most part WR builds a quality home, although their finish work wasn't the best, and needed to be corrected a few times. I also would suggest that you use a RE agent. I am an agent and if i hadn't have been, things might have gone alot differently like they did with other buyers in these reviews. My feeling is that between covid and the housing boom there is not enough quality people for the workload. If you know construction and/or are a licensed individual, you'll do fine. To say we are displeased and disappointed with William Ryan homes is an understatement. For starters we were taken for $65,000 by William Ryan after Nick Czar removed a 20% off design studio up to $80,000. Nick Czar felt is was ok to do this as he said...."Oh well go buy a home somewhere else Bc the housing market is as hot as it gets" I would hire a lawyer to deal with William Ryan Homes the whole way thru your process. You will save money by doing this, not allowing for their scrupulous ways to cost you money. Document everything as they will deny it all! They do not look after their trades....we went thru 3 General Contractor / Superintendents during a 10 month build time (to be expected because of Covid). Every piece of drywall has cracked in our home from ceilings to side walls to every wall in the garage and patio. We have been going thru the 11 month warranty process for 3 months now and work is still not complete. Warranty man Jason is unorganized, doesn't check on his trades, thinks items are already done as in drywall....see pictures below...3 months later drywall not done. Our bottom level floor which is Ceramic wood tile has hurt to walk on from day 1.....finally complained and threatened ROC and they finally decide we are right and needs replaced and re grouted for which my family of 5 has to stay in a hotel for 4 days. I will NEVER buy a William Ryan home EVER EVER AGAIN!! They do not care about people the way they tout ....I can promise you that!! Alicante by William Ryan has its own Facebook page for the 36 home community and EVERY home has major issues. Buyer beware!! I work really hard to provide a beautiful home for me family and to be constantly bullied by William Ryan over and over again suggests that is their culture and it comes from the top!! If you're looking to build a home, build elsewhere!!We were looking to buy at Alicante in Vistancia and found what we thought was the perfect home and lot. Far from it because they lied. They claim they are an honest builder and they are the complete opposite. Lied to us about how big the lot size would be and then when we found out otherwise they were not willing to compensate us for the 1000 sq ft difference. Since they knew they were in the wrong, they agreed to give us our earnest deposit back. Even the process of getting our money back did not go as promised. They claim it takes 30 days to process and it doesn't. It took me hounding several people by email, phone, and text message. Once I finally got ahold of someone, I had the check the next day. The way they process contracts and refunds, for that matter, is so inefficient. It's almost 2020 get with the times. Do not even think about building with them unless you love headaches. We put a 2,000 dollar deposit down at the Agave Ridge Lot 14 with a contingency that if our house doesn't sell by July 15th, we would get our 2,000 back, well we couldn't sell our house in time and the sales person said we would get our deposit back, now 6 weeks later we still have not received our deposit back, we were told if we signed this Mutual Release form we would get it back, I left message with their corporate office but no one called me back yet, I hope they will honor the contract and return our money. read more

Run! If you are looking to build, go with a different company! WRH is terrible. We loved our sales woman, but once the house was in production and out of her control- one thing after another! Piece of advice if you are currently building with them.. go to your house and check as much as you can on what they are doing!! We found so many issues, like a bathroom in the wrong place, all of the boards being used were bowed, walls not painted, cracks in the cement patio and walkway, etc! Since we have moved in, we have had issue after issue and it doesn't seem like satisfying their customers is a priority at all. When purchasing our home, which was "not easy" as their logo states, it was nothing but one nightmare after another. The first being our house was facing the wrong direction. We were told that being one of the first in the community, we were in control of what would be built around us. Our neighbors, tow lots down, were very excited that we were building a two story, because that meant there wouldn't be one directly next to them. They wouldn't put two, tow stories side by side. Well, they just sold the lot next to me and viola! A two story right next to me. I cannot wait to get out of here. It just goes to show in their employee records. We have had the same sales people, or Super on sight in the year we have been here. They also cheated us on appliances. They were supposed to be "Stainless" NOT stainless look alike. HORRIBLE!!!!!! We were so thrilled when we first began our journey with William Ryan Homes. Great community, great floor plans and amazing sales staff. Then we started building... We were given a projected closing date, and then missed it by 3 months. Builder said it was a supplier issue, however we have since learned from conversations the GM had with our neighbors, that William Ryan Homes employees failed to file appropriate forms with the city that resulted in the delays. Hey, mistakes are made, I understand that, but now you're lying to your customer. We were supposed to close within the year, (something we wanted to have happen for tax purposes) and instead closed 2 months in to the new year. Sadly, troubles did not end there... When the home was sold to us, one of WRH's big sales promises is that they do NO blue tape walk throughs. Instead, they come by after 30 days and make ANY and ALL repairs that you have discovered in your first month in the home, (this includes any damage that YOU as the homeowner might have done during the move in process) Pretty amazing right? Yeah, after we signed papers and SEVERAL months into the build process, WRH decided to change that policy and NOT make it retroactive. When I arrived to pick up the keys to my house, I was told we were going to do a blue tape walkthrough of the house. I was unprepared and again...lied to. I explained to the GM what I was promised and he told me to take it up with someone who cared. I had to make several calls to my sales person who presented my case to his higher ups and eventually they agreed to reinstate the 30 day walkthrough that they promised. Fast forward.....the 30 day walkthrough never happened Now we arrive at the 90 day walkthrough. GM arrived and I began pointing out several issues. Almost every issue that I pointed out I was told, "Oh, that's a year walkthrough detail. We don't do that at 90". So when I arrived at the master bathroom countertop which had a large crack across the top of it, the GM said that he would call in the folks that installed it. Those folks came in a week or so later, determined that THEY were not the ones responsible for the crack. The GM then says, well, if you had reported it within the first 10 days, or the blue tape walkthrough, (that was never supposed to happen) it could have been replaced. However, because it's 90 days, your out of luck. Enjoy your giant cracked countertop. I can't stress enough that the Construction Manager if WRH cares NOTHING for the home owner. He is out to protect William Ryan Homes and will cause you nothing but pain, frustration and financial issues. I was SOOOO hopeful for this company and this process. Sadly, I have been lied to, taken advantage of and given a poor product. I wish I would have done more online homework and seen how terrible this process was going to be. I feel badly for a genuinely incredible sales staff who are representing some horrible folks. read more

William Ryan is an unprofessional, deceitful, and truly disappointing company. During the process of building what was supposed to be my and my husband's dream home, the employees have misused our trust, delivered poor customer service, and completely disregarded any promises made to make it right. In the beginning, we thought that we would sign our contract with a seemingly trustworthy saleswoman. Then, when we went to sign the contract, we were met with a new saleswoman, who after we signed the contract with, things began to spiral downwards. The lack of concern, poor planning and communication, and various other factors, caused significant issues to arise in our home. We loved the backyard view of our home so much, but an unnecessary post was hindering our mountain view. In addition, we were threatened to not get keys because we complained about the house being incomplete. All the appliances and utilities had some type of issue. For example, we had to point out the lack of water in the laundry room and our post-tension slab had to be cut open. We have never been apologized to and after three months, we still do not have several issues fixed. We had had to take time off work or give up days off to accommodate their schedule only for them to have to come back again. We still have holes in the drywall, a potentially out-of-code light in the back yard, a dented oven hood, and a poorly-placed sprinkler box that have yet to be fixed. At this point, any requests we make are ignored. Overall, our experience was terrible, my dream home has been ruined. If you want a hurried, sloppy, poorly built home built by a company with the customer service skills of a cat, then you have come to the right place. My advice to anyone looking at William Ryan is to run. read more
