NOT to fix the items ... just to meet. Another 2 months and 10+ calls and maintenance arrived. We were then told some of these items were "cosmetic" (like our fridge). Other examples: the gate lock to our pool was frozen... took 3 mos to get repaired. Memorial day weekend the only access we had was if we got a child to climb over the gate. IH has paid informant living on-sight. They routinely serve you violation notices for minor infractions. The worst is vehicles that are violating parking. They will RANDOMLY give multiple tenants notices that their car is illegally parked ... the SAME notice goes out to numerous individuals for the SAME violation. Neighbors talk. One day four of us held the SAME parking violation notices. The craziest thing was no mailbox access for months. We were told by invitation homes we had to contact the post office to obtain a mailbox key... so we did again and again, for months we picked up our mail from the post office. Finally we got the PO Manager to DRIVE to drive to our place and open the bulk mailboxes. Written on the inside was "NON POSTAL". After 3 months of picking up our mail at the post office we were now back to square 1. At the postal managers suggestion ... I purchased a new lock and now we finally can get our mail. Had I not taken the initiative we'd still be picking up our mail. Turnover at IH is atrocious. You never talk to the same person. Do your best to lease at any other development than one managed by IH. We are stuck in a lease for another 15 mos.

The latest being TWO Heat Pumps needing to be replaced along with Ductwork which costed my family over $30,000. The Explanation from William Ryan is we stand behind our work. I was further informed that their processes, equipment, and technology has improved over the last 5 years. Well, I thought we were getting a quality home in this new build. Buyers beware! Once, they get your money it is on to the next home buyer. Make sure you get your own home inspection to check for HVAC/Heat Pump, Electrical and Plumbing. Inspectors that specialize in evaluation of these areas will identify if quality work has been performed and identify issues before you receive the keys. William Ryan will only give you lip service once you obtain ownership of the home. I am posting this review for current buyers considering builder William Ryan. We had multiple General Contractors for the completion of our home and the lack of continuity is evident in the home's craftsmanship. Just because you have a new build does not mean you will be free of huge home repairs and expenses. I wanted to share my lessons learned so others can protect themselves and follow-up with things for yourself.Knowledge is power and please share with others. Last point, please register all your systems such as HVAC/Heat Pumps, Stove Range, and any other equipment installed by the builder. Oftentimes, these large ticket equipment items will not be registered by the builder. As a result, the equipment that starts having issues will not be repaired by the manufacturer due improper product registration. William Ryan will not inform you that they will not register you HVAC/Heat Pumps. Therefore, if the equipment fails after the standard warranty and you did not register the equipment, the home owners will be left making repairs on HVAC/Heat pump system in a new build. Trust no one but yourself when it comes to product registration. The builders will not make you aware of this at all.

Ive been polite and understanding for the last year but done with that. Maybe bitch mode will get some progress . Most of my neighbors have had the same experience.
