I've watched her get homes sold in record time. I've watched her get above asking price for her sellers. I've watched her win multiple offer bids for her buyers time and time again. And I've watched her do this all with a smile on her face because this woman LOVES her job...she loves it. Kimberly is committed, professional, honest, and a straight-shooter. She is constantly in touch with you, and I've never waited more than a couple hours to hear back from her. She makes you feel like yours is her only transaction even though she's a busy and well-established agent. I've worked with many agents over the years and I can honestly say that Kimberly runs circles around them. Call her, you will be glad you did!!!

I obtained Fort Lowell Realty in 2021 to manage my duplex. In the beginning, I had responsive and…read morecommunicative property managers. However, from 2021 to 2025 they went through four different managers. I would have one person, everything would seem to be going well and then abruptly they'd tell me someone else was being assigned. In 2025, I was again assigned a new manager, Andrea R. and communication significantly declined in comparison to other property managers I had been assigned. Emails would often go unanswered for long periods of time. Everything fell apart during a tenant move-out at the end of 2025. Before the tenant moved out, I provided the original lease and deposit records to Andrea so there would be no confusion. During the scheduled move-out, the assigned manager was unavailable, and the person who performed the move-out inspection took not one photo. I had to step in myself after tenant departure to take move-out condition photos because Fort Lowell staff didn't do it. The departing tenant was instructed to leave the keys unsecured in the mailbox after 5:30pm, which was very concerning because they didn't set up a lockbox for the tenant to securely leave the keys after the inspection. In addition to all of this, they issued a security deposit refund using rents from another unit to the tenant before fully reviewing damages. Keep in mind I held the deposits, but they did not consult me or provide me with the breakdown and obtain my authorization before refunding the money that I should have provided from the deposit account not use rents from another unit's tenant. To make matters completely insanely worse, the refund included money that had already been returned years earlier to a prior co-tenant! After I began formally requesting proper documentation and correction of the accounting, communication became worse. I sent a written notice under the contract giving them nearly a month to fix the issues. The problems were not fully corrected. After I terminated the agreement with proper 30-day notice, communication completely stopped, they did not follow up with me with requested documentation and stopped responding to my other unit's tenant they were still managing in this timeframe. I have still not received the complete documentation or the remaining funds in my owner account. I also later discovered that another tenant had gone six months without a properly executed lease renewal, and I was never informed. As a landlord, you need clear communication, accurate accounting, and proper handling of deposits. In my experience, those basic protections were not consistently in place. In addition, Fort Lowell's team is extremely unprofessional, completely ignoring clients, being condescending, and just displaying levels of incompetence I didn't know could exist. If you're a property owner, I would not recommend you use Fort Lowell. In fact, RUN!

I filled out a form on the Arizona housing department website asking for information about special mortgages. I have NO idea how David F. and his team got a hold of my cell phone and email from that, but they did. Next thing I know, I get a creepy text from David on my one day off, Sunday, trying to chat me up like we already had met and like I had solicited his help. NOPE. I did not. I certainly don't want to get cold-called via text, but that's exactly what he did. To me, texting is reserved for family and a few close friends. I don't want to be someone's next "mark" via a text and on my F'ing Sunday! He also had the nerve to add me to his spamming emails and I started getting emails with properties in them. Once again, I never signed up with these people, had NO idea who they were and certainly didn't give them permission to spam me. So, when I get this interrupting text from a total stranger while I'm at a play on my day off, I logically ask: How did you get my info? Instead of answering my question or apologizing, I get another creepy text asking me more questions about my activity. This is when I decided these people are just unctuous (see dictionary). REALLY? Is that the right way to start off a fiduciary relationship? Intrude on someone's life via their cell phone without asking and then when they ask you a logical question ignore it and slime your way further into a hole with another question? Gross. Just gross. So, I extended (via another text) some sage feedback to David F. about how NOT to start a biz relationship (uh, like cold-texting someone and then ignoring their "why are you contacting me" response...) and he had the nerve to once again, ignore my displeasure, not apologize and say that his tactics are good. What do I have to say to the fool who ignores the potential client's statements about the UNWARRANTED, UNSOLICITED and offensive behavior? BYE BYE. Dude, if you can't f'ing get a clue about what I find acceptable and unacceptable about how you initiate a dialogue with me, do you think I'd trust you to help me buy a HOUSE? OMFG. Get a clue... Dear 46:10, if you wonder why the only property David F currently has listed on his site is a ramshackle shack, check his sales tactics first.... perhaps his manner has something to do with it.... and since you haven't caught on about this "alt" smarmy way of doing business, how could I trust your company in any way... shouldn't you only pick agents who have a clue to represent your company? No to 46:10 and NO to Keller Williams period over this. Just too gross for any iota of trust to develop...

Upon moving out, I was charged for repainting and cleaning despite leaving the unit in clean condition. The repainting was described by workers as routine wear and tear, which should not be billed to tenants. I was also previously informed that I would receive my full deposit back due to a planned transition involving my father taking over the unit, yet deductions were still made without sufficient explanation. What is most concerning is the lack of responsiveness. I have reached out multiple times requesting documentation, photos, and clarification for these charges, and my inquiries have been ignored. When a management company does not communicate or provide proper transparency, it raises serious concerns about how they conduct business and manage tenant relations. Prospective renters should be aware of these issues, as deposit handling and communication are essential indicators of a reliable and trustworthy property management company. Unfortunately, based on my experience, Occasio Realty has not met those professional standards.
