    Why is will county pump price $2000 higher than there competition. $1600 for the pump ? And $800 for wire is unreasonable

When the written report came through, it was thorough, clear, and matched exactly what he had already explained to us in person. On the scheduling side, Christina was fantastic. She was professional, responsive, and quick to follow up. Coordinating the inspection was smooth and efficient, even with a compressed timeline, and communication was clear every step of the way.     Update: I've been in…read moremy home 6 months and on 4/11/22 I had severe flooding in my basement due to a pipe to the sump pump coming a part. My inspector notes nothing of this being a danger. Note my furnace is on blocks and the inspector never mentioned it could be due to a history of flooding in the basement. When my professional plumber arrived, he explained all my piping for the sump pumps and the pumps themselves needed repair and replacement. He noted the piping was not up to code. He also noted that there were plastic attachments on my water heater that were also a safety hazard and against code. I had to have those parts replaced with the proper copper parts. My inspector was beyond "rushed" as I noted in my previous review. He was down right inconsiderate of the safety of my home and family. Here are direct quotes from my plumbers report: " Arrived at the home to look into the sump pump issues in the basement. Upon my arrival there was 3-5 inches of water in the basement. There was 2 sump pumps in the pit. One of the sump pumps completely failed, the switch and the pump. The other sump pumps switch failed. This allowed water to accumulate and flood the basement. The discharge for the sump pump was also installed with improper materials and fittings. One of the rubber couplings that was connected to the sump pump discharge was actually disconnected as well." " While in the home I noticed there were some code violations on the water heater. The water heater was installed with flexible supply lines with a shut off valve that was inoperable. The temperature and pressure relief valve was also piped in using regular pvc. This is an improper material for this use and could result in injury. I installed new dielectric unions to the existing water heater and installed a new 1/4 turn ball valve. Installed new copper discharge pipe for relief valve." For some reason I'm unable to add updated pictures to this review so I can't the flooding and damage but I definitely will try to share on Yelp! RUN DON'T WALK to another inspector. Original Review: Your Home Inspection is Only As Good As The Home Inspector ! While the owner Larry is very pleasant and personable. However, Larry didn't inspect my home and it has been costing me. My inspector was over 30 mins later and then rushed through the actual inspection. There were cracks in the flooring that could have been noticed if he did the slightest moving. While the sellers were purposely deceptive, this is why I paid nearly 500.00 for an inspection.... To actually inspect! The inspector was there less than two hrs. I've been in my home for less than 90 days and my refrigerator, and garage door opener have gone out. A section of my fence has broken and folded over. The electric in my kitchen and bedroom are regularly blowing fuses and or flickering when more than one outlet is used. Also please "Beware" of placing confidence in the promise of the warranties. While I closed on my home less than 90 days ago, the 90 day warranty is 90 days from inspection. Depending on how long it takes a person to close a 90 day warranty is more like 45-60 days.     Joseph Konopacki and his company Insight Property Services are guilty of gross negligence. They…read moreperformed inspection of my house in La Grange Park in August 2024. Their inspection failed to identify the following problems: 1. A significant smell during the running of the two furnaces was deemed to be normal, and the furnaces were reported to be functioning well. However, an inspection by Precision HVAC identified that both furnaces were cracked and at risk of carbon monoxide leaks which could be lethal. Precision turned off the gas to prevent the carbon monoxide leak from causing harm. A second HVAC company (ABC) confirmed the cracks and mentioned that it was unsafe to continue to use the furnaces. They also suggested replacement of both the furnaces. 2. The sump pump battery was described as follows: "There is a battery backup system which appears functional and is charging." However, there had been no recent rain in the previous 3 days (per the report). When a plumber from ABC inspected the battery, he found that the backup battery system was swollen and nonfunctional. It was "charging" because there was no output to the battery. The battery was swollen and at risk for explosion or rupture, per the plumber's report. The backup sump pump was turned off due to the risks. Perma-Seal confirmed the problem and replaced it. The purpose of a home inspection is to make sure that the home is safe for its inhabitants. Joseph Konopacki and Insight Property Services failed these basic requirements and should lose their license for gross negligence.
