The building is DIRTY and smells like old water and mildew. Maintenance requests don't get responded to in a timely manner, when someone does finally come, it's always a botched job. Management doesn't answer or call you back, specifically the GM Tiffiny Andino. I signed an 18-month lease and my unit has flooded 4x in 15 months of me living here. I was without use of my shower, washer/dryer, and dishwasher for almost 2 weeks. There's water stains in the hallways from units flooding! This whole building can use an improvement. The elevator has been down for months and we have elderly people on the 4th floor that have trouble going up and down on the stairs. We have put in many complaints on the app seeclickfix and the inspector comes out and writes a ticket yet nothing has been done since the winter time. The heat does not turn on on cold days but on hot days they blast the heat which makes it unbearable to breathe. The boiler room is constantly setting off the alarms in the building and we have firefighter coming here more than maintenance or management. The radiator is soo hot in the living room it's burning the wood floor where I cant put anything there and when you step on it its extremely hot to be barefooted. Management do not care for the tenants all they care about is rent and they increase it every chance they get. This building needs extreme work the lobby has a whole in the ceiling where all the rain came in and also the elevators get rained in and also flood the hallway and nothing has been done. They also dont care about the tenants where people are allowed to have several dogs and the dogs bark constantly all night and when you complain management does absolutely nothing about helping the tenants. It's horrible here they have a portal for you to make your complaints and it will take maintenance damn near close to a year to come fix anything . Im done and also looking for another place to live. I would leave zero stars if I could. West of Hudson Properties is a slumlord. I know of at least 3 buildings where they are not performing their due diligence with maintenance. As such, there are leaks, elevators working on and off, packages being stolen from lobbies, security deposits being withheld, illegal language in leases and most importantly, tenants suffering as a result of their behaviors. Beware of renting at any property owned by this company!! My daughter recently moved into her apartment owned or managed by them in Philadelphia and it has been one issue after another!! Her key fob was not working properly so she put in a maintenance request and they changed her lock midday while she was at work and without even notifying her and never got a key to her! She was left for 2.5 hours unable to reach anyone and unable to get in where her small dog was left alone inside! She had to call a locksmith to let her in, break her in, and then she slept all night without a lock on her door! The company seems unphased by this but we ARE NOT!!! She is still unable to reach upper management to discuss this!! Only able to deal with maintenance workers who speak English as their second language so there is definitely not good communication there! The apartment looks new but everything is poorly built and poorly managed!! Definitely not a good place to be especially given the expense!! If we could give it negative stars we would!! And Maria Montiel who answers the phone in the corporate office is absolutely useless. She either doesn't understand English well or she is just plain rude, completely talking over you and not acknowledging the facts and the problem! I like my building in Union City. It's maintained very well and the super gets things done. Next to impossible to get someone on the phone or to respond to issues which are usually reported through their website. West of Hudson Properties has been a pretty decent management company thus far. Aside from the fact it was difficult getting In touch with them right off the bat when we saw their listing on trulia. It took many calls and a few different tries to finally be put in touch with our leasing manager. We worked along side Josephine on the leasing process. She was very communicative, thorough and kept the process clear and simple. We moved in about 3 weeks ago and the building seems to be under good management, the super, Juan, is great. He's extremely responsive and very helpful when I've had questions. Aside from a few hiccups with the elevator, whenever it breaks, it's usually working the next day. I have tired to contact some of the other people on the contact list for various other questions and usually it goes straight to a voicemail box and I never get a call back. I haven't had to deal with anyone else, Josephine has taken care of everything for us! She's great! All in all, I do love our new apt and the view is remarkable. read more

The building I moved into (Delmar Morris in Philly) has a major plumbing problem and West of Hudson Properties doesn't care at all. Our kitchen sink overflows with dirty brown rain water + any junk that is in the drain every time it rains. The one (1) time that our property manager has come to help, he vacuumed up the water but it was so much the vacuum exploded and he left a massive pool of disgusting water all over the floor and never came back to clean it up. This issue has been happening to every unit in our strip of units starting at the top floor and going to the basement. Our ceiling and walls have horrible water damage to them to the point the paint is falling off and there's a ton of mold growing. It's a health hazard to me and my cats. The lack of action from our property management has pushed me to have to file an official complaint against the building and unit with the city of Philadelphia. I've waited 7 months for them to do something so I've been patient. Also, head's up, they give you rent discounts for giving them good reviews on Yelp. My first review of them was a 5 star for this reason. I'm sure a lot of the other 5 star reviews are the same, so do not trust them. read more

So far it's a zero for me. I applied for an apartment on the turbo tenant platform. I paid $55 for an application fee and sent all supporting documents. They made a point to schedule a viewing, confirm the viewing, have an agent meet me there, and send me a link to apply for the apartment. After paying for the application they are now completely ghosting me. The phone number no longer works, no agent won't answer, they won't respond to my emails, and won't respond to the text messages. I think a person deserves a response when we take the time to go through all that. read more

Does not deserve a star! Absolutely the worst apartment I've lived in, 35 Kensington Ave, Jersey City, NJ! The former super of the building, Sandy, was completely useless with communication, his repairs were rush jobs and needed to be fixed again later. The apartment was infested with mice and cockroaches. This was because the unit's closets had large gaps which allowed the mice and insects to entered the place. I needed to get spray foam insulation that was made with rodenticide to block from entering. There were frequent leaks from the broken radiators, shady maintenance guys were employed that, if you listened to the stories from the fellow tenants, had the tendency to steal plus Sandy would ask if I could leave the keys so he can enter the unit and perform the repairs while I was gone. The maintenance guys were not bonded or insured. The list goes on and on. Avoid this place like the plague. If you still live here, leave if you can!! read more

We eventually had to withhold paying rent because it's just not fair and not right to ignore tenants completely. If the apartment you are looking at is managed by "West of Hudson Properties", do yourself a favor and RUN! This is the worst management company I have ever dealt with. I had moved into a very nice, high end apartment building that had its issues as all places do, however attention to fixing and getting things up to par was where this property management company was the ABSOLUTE WORST. The model Amir, the property manager, likes to follow is ignore calls and just collect rent. He never got back to us, never fixed anything, and never was concerned about the building issues or tenants unless they missed payments (which was the only way to get his attention). In most cases even when they were summoned to court they didn't show up. Towards the end of my stay here, the building (8917 Old River Road North Bergen, NJ) was broken into. Police were called to investigate and all that was found was the front door was smashed and the lock destroyed (Call the Bergen County police for details), however the fix for Amir was to ignore it altogether. From that point on I never felt comfortable leaving my wife at home alone, until one of the neighbors decided to put up his own wireless cameras to ensure someone was keeping an eye on the building. After a few months passed without any effort to make the building safer, there was a massive exodus of people moving out. I did hear since I left that the busted lock on the front door was beaten into place so that the door comes to a full close. The next poor decision that Amir made since there were so many empty apartments was to have one of his colleagues, Tiffany, illegally rent out one of the units as an AirBnB. She was not smart enough or just didn't care to check the law, or to at least post the illegal apartment on the AirBnB site without a picture of herself including her name and company information. Once the unit was rented through AirBnB, the cops were called on a regular basis for noise complaints. Amir never cared about who was renting or what they were doing as long as the payment was going through. At one point the cops were called because there were 18 people staying in a 2 bedroom apartment, which is a fire hazard. When the county figured it out almost immediately summonses to court were given, and fines were slapped on them. Spent most of his time ignoring my requests and then trying to intimidate me to stay or I would be taken to court. In the end, I never received payment of the % interest built on my security deposit. I also never received any reimbursement for the MUA (Sewer) bill that I had been paying for the better part of a year even though the lease stated it was their responsibility. Amir knew that instead of doing what is right and just paying the few hundred dollars owed to me, he would instead do what he is good at and ignore me. Knowing that the endeavor would cost me more to fight this in court than to pay it, I decided to warn all of you out there to steer clear. There are tons of buildings and apartments out there don't rent from a place managed by West of Hudson Properties. I WOULD NEVER RENT A PLACE RUN BY THIS GROUP EVER AGAIN IN MY LIFE! We decided to look into a two bedroom loft apartment from West of Hudson Properties. Even though it was a downsize for us, we immediately fell in love with the tall windows and high ceilings. Everything was brand new and modern. We worked with Maria, from West of Hudson Properties. She was very helpful and accommodating to our schedules when it came time to view the apartments. She was very knowledgeable and friendly. She made sure to introduce us to the maintenance staff (prior to moving in) in case we ever have any issues in our new apartment. Stay far away from any rental that has West Of Hudson Properties managing it. They are unresponsive to all maintenance requests even big serious problems. They will go months without acknowledging your requests, They replace broken appliances with older even more used appliances that they take from vacant units. Their superintendent of maintenance in my complex has to watch YouTube videos while he's in your unit "working" on how to do his job. which isn't very reassuring when he's doing electrical work. The last superintendent of my particular building quit telling all of us residence it was because they were way too cheap and wouldn't even give him a raise after years of service. The elevator repair man who works for a third-party company that repairs elevators is always out in the building having to fix the elevator I heard him say one day how much he hates coming out to the property to do a service because they're so darn cheap and won't pay for replacement parts and makes him look bad, they instruct him to just "put a Band-Aid on it" They only hire within their own family so you can imagine none of the workers are qualified or certified to do the work for their positions. I have really enjoyed living in a WHP building. We have had no issues my emails if there is one are answered in lightning speed, and if something is wrong it's fixed pretty quickly. we had an issue with tenants leaving stuff in the hallways last month and needed to get the situation resolved ASAP in mid-Pandemic, and Paola was ON IT. The dog run is a lifesaver if i need to run out after dark with my dog. And the building is kept SUPER clean for a NYC area managed building. After 3 months of living with cockroaches, I found and had to kill SIX more again today. I also saw a mouse in our lobby last week. The building is completely infested with cockroaches. We keep our apartment exceptionally clean, so if this is happening here, I can only imagine what is happening throughout the building and other units. After calling over and over again and sending email after email, we got minimal extermination services that did not fix the problem. Amir and company ignored months of requests to clean up mounds of trash and overflowing dumpsters even despite being fined by the city several times. Several of the apartments reported mice, and no remediation was made. When major appliances (refrigerator, water heater, etc.) broke, our neighbors reported it taking up to 2 weeks to receive replacements. Amir overcharged for services not provided, withheld private property, and attempted without our entire security deposit until we threatened legal action. I requested to view the apartment and Josephine L. responded to my apartment request. We spoke of what my apartment interest were; I was very detailed in what I was looking for and Josephine L. was very informative. All I have to say is run!!!! My apartment has been nothing but issues since I moved in 2 months ago, from no heat, to no hot water. Just when that nightmare was over I received a phone call from the Jersey city police department that my apartment had been burglarized. I had to hire my own locksmith because the police wouldn't leave with 2 unsecured doors. The main door to the building has had no lock since July so anyone can just walk in LOL! My computer and all my jewelry were taken and I now have to take off of work because I cannot leave my dog here or anything else because it is at risk. I still have not heard from maintenance on when someone will replace the door and I will not pay rent until it is fixed. I wish Amir/Tiffany would take me to court...im sure it's just a bunch of talk because that is the game they like to play. Current renter of 1 bed room apartment. The rental process was convenient everything done within a week. The apartment superintendent Ivan is also very helpful and responsive to any issues. Property Manager Paola is good at responding to emails as well. Mass transit around the apartment complex include buses and Light Rail. The apartment is close to couple of bus stops that go to Journal Square PATH. It is also relatively close to MLK Light rail which goes to Downtown Jersey City. Terrible company. Easily the worst experience I have ever had with a property management company. We dealt with a realtor to move in which was probably the smoothest part of the process. We were told that there were no available parking spots, but we would be notified when one came available. Which clearly didn't happen. Then we move into the apartment and it is not ready, there are cabinet doors missing, unpainted doors in the apartment, closet racks there are too close to the wall so you can not hang clothes, scuffs and damage throughout the walls of the apartment which we took dozens of photos and sent them through the portal to maintenance and to a couple members of there staff via email. Which garnered no response until my wife called multiple times and finally got through to someone that could at least listen to us. The elevator breaks down regularly. Peoples packages that get left in the mail room are stolen regularly from people that live near the apartment which after multiple complaints has translated into no action and continues to this day. Now after living here for 10 months we still are told that there are no parking spots available although a majority of the tenants are moving out due to being so dissatisfied with the apartment building and in particular the property management company. We have been informed by the one maintenance employee on site that West of Hudson is not going to offer us parking spots because when the former tenants move out, and they are moving out in droves, they are keeping those spots unattended until the next person moves in and giving those to the new tenants. A sort of way to entice people to fill these vacancies. So after sending multiple maintenance requests, emails, etc. we finally get a call. We are lied to that there are no parking spots being used, under the guise that these spots are attached to vacated apartments that will be given to future tenants, and told that if one comes available they will call us, "which hasn't happened," and the charge will be 3x the price of what everyone else paid when they moved in for a parking spot. All of this has become very important to us due to the fact that my wife was awoken to a man being shot outside our window just a couple months after moving in. Plus the lack of parking has led to many street cleaning parking tickets. On top of everything, today I got to meet a new tenant who confirmed with the maintenance man on site that he had a parking spot already. The maintenance man looked at me with a look of empathy as he has been well aware of our struggle since we moved in. So if you are wanting to hear an opinion from someone who has lived in one of their properties for a period of time, and conversely doesn't work for them, this is what you will be dealing with. read more

Short story: My girlfriend and I got assured that we were going to rent out a unit at The Grand in Jersey City, N.J.. After demanding the down payment as quickly as possible; sending us the lease agreement to sign; and registering us for the building link, West of Hudson Properties went back on their word and refunded our down payment with little to no knowledge as to why. Long Story: My girlfriend went to a viewing for unit 208 at 747 Grand street. The minute she went into one of the vacant unit that resembled the layout of unit 208, She sent me a text right away saying it was going to be ours. All we needed was the down payment and they were going to take care of the rest. We gave them: the money, our social security numbers, and signed the lease agreement. Not long after, we were connected to the buildings system. The whole process went by faster than I expected, so I was anticipating the worst to happen. A week later, after telling us our move-in date was the first of August and the tenant occupying unit 208 was moving out the end of July, my girlfriend received a text from the leasing agent stating, 'our down payment will be refunded on Monday, in person, because the current tenant decided to stay.' That was the last time we heard from the agent. No other information was provided other than that. I knew it was a lie so I decided to call building management for more answers. I was not upset; nor did I call the office for an argument on any level. If i was upset, i would have went in person. When "Amir" answered the phone, who i can only assume is one of the assistant property managers, I respectively introduced myself, then he abruptly interrupted me and said, "I know exactly who this is and I already mailed out your deposit...." What preceded after was him going on a vexed tangent and answering questions to which i did not even ask. I simply wanted a truthful answer because the one given to us was a blatant lie. "I MADE A MISTAKE! IT WAS NOT THE AGENT'S FAULT. DID YOU GUYS REALLY THINK WE CAN RENT OUT THIS UNIT FOR $1,200?! IT WAS A MISTAKE...!" Perplexed, I asked him to calm down because all i wanted was the truth. "At what point did you realize you made a mistake? Was it when you: received our deposit; sent a copy of the lease agreement; documented our social security numbers; did a full credit check; gave us the move date; or registered us into the system?" Fast-forward the phone conversation, the check was never mailed. It was personally given to my girlfriend from the agent. They gave my girlfriend, not wife, to which we do not share the same last name, a check that was supposed to be given to me because it had my legal name on it. Not only did Amir write off a check with my name improperly written, but he failed to put my correct and current address on it. The bank naturally gave me a hard time and I spent AN HOUR explaining my situation to the bank manager. After a very annoying two weeks: the check was cleared, I have an abundance of extra furniture that was intended for the new place that is now sitting at my parent's house, and the same unit, 208, went back on the market, once again, for $1,200. Because of my job, I have dealt with multiple management companies and they are by far the most unprofessional people to sit behind a desk and call themselves property managers. I know what happened to my girlfriend and I is not fair, but neither is having fake reviewers counter-arguing our reviews for better ratings and in hopes nobody reads this.
