I didn't make appointments totally my fault but we were just trying to feel out the neighborhood. Most places turned us away as soon as I mentioned our move-in timeline but not L and O Apartments. And that's exactly why I'm taking the time to write this. They were the only building that welcomed me as a walk-in. As soon as I walked in I was greeted with smiles. The lobby smelled amazing and the entire vibe felt warm and inviting. They offered me coffee and had apples and bananas out which my son absolutely loved. Chelsea is the one who toured me and she was so kind so sweet and absolutely amazing. After seeing the rooftop, the gym and everything else I'm seriously considering this place. If there's one thing I noticed it's that they actually make you feel like a future resident not just a number based on when I needed to move in.

This has been one of the worst living experiences I've ever had…read more The neighborhood feels very unsafe. There are large numbers of homeless individuals around the block, and I've personally been chased multiple times. It's incredibly stressful just coming and going from your own home. Another major issue is the trash collection. The city trash truck consistently comes before 7 AM, and the noise is extremely loud--it will wake you up whether you want it or not. I brought this up to management, but their response was essentially that there's nothing they can do. So you're stuck dealing with it every single morning. On top of that, the building itself is poorly managed. From noisy neighbors throwing parties and screaming at 4 AM to other ongoing issues, management never takes meaningful action. Their response is always the same generic script: "We are working on the issue. If you're not happy, we can review lease termination options with you." In other words, either tolerate the problems or pay more money to leave. The neighbors above me are extremely loud and seem to start their activity late at night, often around 1 AM. The noise is so intense that it wakes me up with a racing heart. It's not occasional--it's every single night. I haven't been able to sleep in my own bedroom for the past year because of this. Instead, I'm paying $3,400 a month just to sleep on my sofa. That's completely unacceptable and far beyond anything anyone should have to tolerate. Between the unsafe surroundings, constant noise, and lack of accountability from management, living here has been extremely frustrating. This place has seriously impacted my quality of life, and I regret signing a lease here.

We loved everything about the building it was always well kept and always clean. Denise, the building manager, was such a pleasure to deal with. She was always so pleasant and took care of any maintenance work we requested within 24 hours. She was always so understanding and accommodating. Another really cool feature of the building was the roof top! I had my birthday party there with all our friends and family. It's a huge entertaining area with the beautiful outdoor breeze. There are tables, chairs and bbq there ready for you to host a party or a small get together. The rent I also though was very competitive for the market. The building is situated in the heart of burbank adjacent to Toluca lake and just walking distance from many restaurants and shops. We would have stayed here longer but we are expecting a baby and needed the extra space. I would recommend this building to all my friends and family. Thank you Denise for being the best!!!

My husband and I have lived here for almost 4 years and we've not had any serious issues. The elevator does get squeaky from time to time though. Notices are posted in a timely manner, and any water shutoffs usually follow the posted time. Trash, recycling, and compost are taken out weekly. During heavy rains when the drains got backed up, Jillian ensured that they got cleared asap. For a building of 40+ units, the tenants are considerate with noise, they are mostly small families or working couples, so it's pretty quiet most days. There is a tiny gym (2 treadmills, a cycle machine, 1 elliptical, weight machine) on the ground floor which came in handy during the pandemic, and the pool was retiled earlier this year. The laundry room was also renovated about 2 years ago and you can pay the machines using an app. There's also 6 guest parking spots which is nice for when family and friends visit! After the building changed ownership in 2020, tenants were allowed to have pets, which can be difficult to find in Burbank. We enjoy living here with our two cats and it's super convenient and walkable to the central library and downtown area.

This means new dark…read morelaminate wood floors everywhere except the bedrooms (no linoleum, yay!) and new paint everywhere. I lived in the 3rd floor loft which gave me very high vaulted ceilings in the living room and stairs up to the loft above the dining area. The kitchen and entryway are just plain awkward. If you like to cook, you will develop a touch of claustrophobia using that tiny U-shaped nightmare. The oven and dishwasher can be opened at the same time, and that is the only nice thing I can say about that room. The entryway has a bulged out wall behind the front door that prevents you from flinging open the door, and the opposite side there is a half wall separating the dining area as well as a load bearing column which makes the space feel cramped. If you like to be greeted by your spouse when you get home, you might ask them to let you get past the walls and columns first, otherwise, claustrophobia again. My only other gripe with the place is lack of storage. Narrow pantry is dysfunctional, small linen closet in bathroom, and laundry is in the hallway behind bifolding doors - nowhere to store your brooms/vacuum unless you want them in your clothes closet (yuck). I remedied this issue by purchasing the big 3-door armoire from IKEA and using it as my catch-all storage: cleaning products, grocery trolley, vacuum and laundry supplies all stowed away behind doors. Amenities include a small 2-story gym, downstairs cardio and upstairs weight machines, as well as a hot sauna which nobody seems to know about (score one for Liz). The pool is actually hot-tub sized, so there are 2 jacuzzis with jets: one hot and one cold. You have to buy your own fridge but that's pretty typical. There are also laundry facilities on sight which I used occasionally when I had a comforter or something huge I couldn't fit into my little washer in the apt. The manager Gloria is very good at her job and takes care of any issues you have right away. The maintenance men are also very sweet. They have responded to an issue with my garbage disposal within 2 hours, and they gave me touch up paint when I scratched the wall with my furniture. A pleasant, quiet place to live.

I lived at Avalon Burbank for 2 years, by myself in a 2BR + loft…read more.. Let's start with the good. The location is phenomenal. It is literally the best location in the valley, with tons of entertainment, restaurants and shopping on San Fernando Blvd. The property itself is beautiful, the pool area is huge and rarely busy, gym is great. The maintenance staff is very responsive for emergencies, fixing most issues same day. The leasing office is helpful. Now the not so good...the reviews saying the buildings are old are spot on. Like....they're very old. Multiple layers of paint over everything, kitchen not renovated in 10+ years, etc. The individual apartments seriously need to be renovated if they want to make this a 5-star property. When I first moved in I had max 10 minutes of hot water when showering (hot water heater is in-unit). I went back and forth for weeks with maintenance...they even swapped out the hot water heater for a larger one...it never got better. I eventually gave up asking (I'm very easy going, and only spent about one week a month here). I also had to throw out the food in my refrigerator three times because it would die randomly before they finally replaced it with a new one. But other than the two major issues I described, the maintenance team was great (and both of my issues were probably administrative and them not approving new things or whatever) Overall, I enjoyed my time here. But I can see how if you are a picky person you will not like it. I can deal with a lot, and like I said I spent at most 2 weeks a month here, and usually only 1 week a month. You can tell most tenants stay a year or two at most based on the 10 different names on the letters that came in the mail to prior tenants. But I enjoyed my time here, and if I ever find myself needing to rent in LA again will probably move here.

I strongly disagreed with these charges, but unfortunately, I did not have the time to formally dispute them and ended up paying the amount requested. Based on my experience, I would not recommend this property management company. I strongly advise future tenants to document the condition of the property carefully and keep all photos and records before moving in and moving out.
