We have had problem after problem with SimplyHome since moving in. Maintenance requests are poorly handled, vendors are not properly supervised, and you will spend more time chasing SimplyHome for answers than they spend actually resolving the issue. If you continue asking for answers, don't be surprised when they eventually stop responding to your emails and portal messages altogether. We have had concerns repeatedly ignored, unanswered, or brushed off. It genuinely feels like they simply do not care. Our AC went out during 100+ degree Oklahoma heat and an active heat advisory. We submitted an emergency maintenance request and called repeatedly, yet nobody from SimplyHome maintenance came that evening or even contacted us. We had to track down and repeatedly call their HVAC vendor ourselves to get someone out that night and ultimately had to leave our home and get a hotel because of the heat. The way that situation was handled raised serious concerns about their compliance with basic habitability and emergency maintenance obligations. I wonder had we not called the vendor ourselves if we would still be without AC nearly 2 weeks later.. Their mandatory lawn service is honestly one of the most ridiculous parts of renting here. You are required to pay for their landscaping company and cannot opt out, but SimplyHome takes virtually no accountability for the quality of their work. We were specifically told that the landscapers are only responsible for mowing, edging, and "blowing off the concrete sidewalks." So if their crew blows mulch out of your landscaping beds, disrupts the landscaping, or leaves areas looking like a mess because of THEIR work, apparently it becomes your responsibility to clean it up and fix it. And if you don't maintain it to SimplyHome's standards afterward, you can potentially receive a lease violation and be charged for it. How does that make any sense? We cannot choose the landscapers, cannot opt out, and are forced to pay for the service, but we can somehow be held responsible for cleaning up or correcting problems caused by their own contractor. We have also complained about the grass being cut excessively short during Oklahoma summer heat and raised concerns about their equipment making contact with our property. Instead of addressing the actual complaints or holding their vendor accountable, their response is basically to keep reminding us that lawn service is mandatory. Pest control is also mandatory, yet we experienced delays getting the property treated despite significant pest issues when we moved in. Again, you're required to pay for the service regardless of whether the service and communication are actually satisfactory. SimplyHome also doesn't recognize rodents as pests, regardless if rodent infestation is present due to MULTIPLE structural openings and defects. Even simple maintenance requests turn into an ordeal. Our side gate latch is loose and the gate repeatedly flies open throughout the day and night. After a week with no communication from the vendor, SimplyHome told us someone supposedly came to the property, took a picture of the fence, and determined that no repair was needed. Nobody contacted us, nobody knocked on the door, and nobody asked us to show them the problem. Taking a picture of a fence without even testing the gate or latch is apparently considered an inspection. There is a very clear pattern with this company: poor communication, no accountability, terrible vendor oversight, unanswered emails and portal messages, and residents having to repeatedly chase them to get basic issues addressed. SimplyHome seems very good at collecting rent and mandatory service fees. Getting them to actually communicate, follow through, or take responsibility when something goes wrong is a completely different story.

Scummy business people. Big mistake!!! Andy Mckitterick (construction manager) was the person of contact to show me my new home. He struck me as a very bizarre individual. He was passively rude, incompetent, and condescending. He had a hard time answering simple questions and seemed slightly remedial. He also had a very challenging time filling out a simple check-list!! I had to come back a second time to get it properly filled out by someone else. I don't know what his issue was exactly but he made the process more difficult and awkward than it should have been. I'm currently dealing with numberous problems with this home. Not a good investment. AVOID!!!

We built a brand new home with Legends/Princeton Classic homes. A Princeton series. The follow is pretty typical if you talk to anyone who has purchased. We were pushed into closing, with a laundry list of items that needed fixing from the roof to the driveway and AC and tons of interior items, with the promise they would all be fixed. it is now 2 and a half years, and with all the warranty items put in, we still have a laundry list. From Jeff the PM, to Steven, the first warranty contact, to now Steve, the warranty manager. We still do not have a place that is completed we call "home". WE DO NOT EVEN HAVE A PHONE NUMBER TO CALL. Try reaching this company. Tell me how may instant voicemails you receive. Zero calls back. My neighbors got lawyers involved and I guess that's the next step. Instead of a company that was already paid, to come fix issues they causes by poor management and choice of trades.

I currently work in leasing myself and will be moving in July, so I pay close attention to professionalism, product knowledge, and overall customer experience when touring. There were both positives and areas for improvement. The highlight of the visit was the apartment itself--we really loved the 2x2 model, and the overall property and location are very appealing. However, the tour felt rushed and lacked important information. We were taken directly to the model unit, but no amenities were shown or explained. While I understand the pool may not have been presentable at the time, there was no mention of pool hours or details. We also were not shown the gym, mail area, or amenities within the office, nor were these features explained during or after the tour. Back in the office, the experience remained limited. Pricing was briefly discussed, and we were handed a sheet with floor plans, but there was little explanation of the application process, fees, or qualifications. I had to follow up with additional questions afterward because I didn't feel fully informed. I was initially very interested in a one-bedroom, but was told there were none available to view, which makes it difficult to feel comfortable applying without seeing the layout. That said, the 2x2 we toured is available for our move-in timeframe and is within our budget, so we are considering that option. On a positive note, I called back on Saturday and spoke with another leasing agent, Jordy, who was extremely helpful and informative. He took the time to answer all my questions and provided detailed information on multiple available units, which I really appreciated. Overall, the property itself is beautiful and priced well, and we can definitely see ourselves living here. However, the initial tour experience has made us second-guess moving forward, as strong communication and transparency are very important to us.

I…read morerecently made the mistake of using Ms. Martinez to buy my first home and it was the worst customer service I have ever experience. The inspector identified an issue with one of the A/C units and the seller agreed to repair the issue. We closed on the home on a Thursday and move in the next day. I immediately noticed that the master room was not cooling down. The next day I emailed the loan officer and Ms. Martinez to ask them what I could do about the unit not being repaired properly. The loan officer emailed back saying that this was an issue that the realtor could help me with because it was a preexisting condition. I did not hear anything from Ms. Martinez until I follow up with her. Ms. Martinez replied that she had just gotten back from Guatemala and that she was working on the issue with some lawyers. A week passed by and I never heard back from her again. I followed up with her and to my shock she replied in all caps " GOD BLESS YOU AND YOUR FAMILY" in other words leave me the hell alone. Very unprofessional to say the least. All I wanted was an explanation on what were my rights on the expensive issue. Ms. Martinez did not even have the courtesy to do that. I understand that we had closed on the home already but an explanation on what were my rights, since it was a preexisting condition, is all I wanted. This is not how you treat people.

    Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

    After reading the reviews, I noticed most of the high ratings come from owners. That might explain…read morethe difference in experience, because as a tenant this company was difficult to deal with. Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.
