I currently live at Leonard Crossing in Bryan, Texas, and the homes are cheaply built and poorly maintained. For example, the homes are painted with flat paint instead of semi-gloss, which is not practical for rental homes because it stains and damages easily. Residents are also charged $100 a month for lawn and pest control, yet the services are rarely done properly. We receive emails saying pest control will be out, but I have cameras and have yet to see them actually come out and do the work residents are paying for. The lawn company they contract with also does a poor job--I've seen kids cut grass better than they do. On top of that, residents are expected to buy and spread their own mulch, even though we're already paying for lawn services. There have also been serious concerns about property management. A neighbor even caught someone stealing their dog from their backyard on camera by the lawn service company which is extremely disturbing. Meanwhile, rent continues to increase. My rent started at $1,975 and is now $2,100, and the house is simply not worth that price considering the lack of upkeep. Many rental companies refresh homes after long-term tenants stay--such as repainting or replacing carpet--but that does not happen here. The HOA enforcement is also excessive. I recently received a violation notice on March 3rd for something that supposedly happened on February 20th at 1 PM for a vehicle parked on the sidewalk. The problem is that no one was home at that time. I was at work and the kids were at school and we do not return home until after 5 pm. One car was left in my driveway, but the vehicle in the photo doesn't even belong to anyone in my household. Yet I'm being told to correct the issue or face a fine. How am I supposed to correct something when I don't even know whose car it was? There are also many vacant homes in this community, and after living here, I understand why. This is my FINAL NEGATIVE EXPERIENCE with SIMPLYHOME by CAMILLO after completing a lease term on Paiges Way in Katy, TX 77449 in March 2026. We previously rented from this company before COVID and had a positive experience, which is why we returned. Unfortunately, our most recent lease was very different and reflected a noticeable shift in how they operate. At move-in, we were instructed to submit documentation on the condition of the property through their online system. I completed this and included photos but was later told the submission had not gone through. I followed up multiple times by phone, but calls were repeatedly transferred between offices with assurances of a callback that never came. Despite documenting the condition, there was no clear confirmation or resolution on their end. One example was a recycling bin that was half full of rancid, oil-laden water and trash, which I had no practical way to dispose of safely. This issue was reported at move-in but never addressed. Separately, the front door lock did not function properly. It was supposed to rekey itself with the provided keys, but never worked, leaving us unable to use the front entrance. We had to rely on the garage for access, which was not secure. I formally submitted the maintenance request and had to make multiple follow-up calls, but the issue was delayed with inconsistent responses until it was finally addressed only after I posted a negative public review about it. At that point, the lock was replaced quickly, which showed it could have been resolved much earlier. They made claims that they did not see the maintenance request until the day before they fixed it, so either their maintenance request portal does not work properly, or they misrepresented when they really received it. But I have call logs of the numerous phones calls I made with lengthy hold times that never got anything resolved, so they cannot obscure that in their rebuttals. Shortly after the lock issue was finally resolved, we received a strongly worded lease violation notice regarding depletion of the mulch around the front yard tree. The property had no such issue at move-in or when they sent the lease violation, and I questioned their motives for sending it so soon after the front door lock issue and my negative review. I responded to the notice and didn't hear anything further, and no clarification or follow-up was provided. During the lease, we periodically received requests to complete surveys, but those formats did not allow for detailed written feedback, which limited the ability to provide a full and accurate account of issues they ignored. I knew early on that I would never renew this lease, and mostly because of how I was treated by various members of their staff, not the home itself. By the time we moved out, the overall experience had become more rigid and less responsive than before. We took care of the home, caused no damage, and left it in what most would consider clean, rent-ready condition. Despite that, a significant portion of our deposit was withheld for cleaning-related items that appeared to exceed a reasonable standard of "clean." They even list minor cleaning issues as "damage" on their report which they said they cannot change as it is just part of the line item. I have never damaged any properties I have ever lived in and did not appreciate this being on my record. There were also additional charges, such as a monthly lawn service fee, that didn't consistently reflect the level of service provided year-round, while tenants were still expected to maintain other aspects of the yard themselves. I especially did not like the lawn clippings that covered my car when they came through with the leaf blowers. There were also general environmental considerations that future tenants may want to be aware of. Street lighting in the area is quite dim, and the neighborhood is often very dark at night. On one occasion, a neighbor's security cameras captured individuals checking for unlocked vehicles. While this is not necessarily related to the property management itself, it contributed to a sense that personal vigilance was important in this area. Overall, the experience felt much more process-driven than customer-focused compared to our earlier lease. Future tenants should document everything carefully at move-in and move-out, and make sure expectations around maintenance, cleanliness, and fees are clearly defined in advance. read more

We rented a house with these guys in Enchanted Bay. They raised our rent 20% in just 2 years. I remember she quoted market rates as the DOJ was raiding Cortland lol. Okay. Anyway it was a very poorly constructed house. Shortly after moving in the pest guy came by said he wouldnt insure his work because it was built like a seive. He took me around the house and showed me the exposed frame and holes all over. He laughed, "did you buy this house?" My wife and I had a running joke about it being built by blind people. It got old. The HVAC stinks. From the beginning. And it never went away. We asked them to replace the filter or look at it and they told us not to touch it that someone would replace the intake filter after one year which was not far off. That never happened. They never replaced it in two years. We stopped using it in the winter altogether. We bought a fridge based on the dimensions in the welcome info they sent so we would have one soon after moving in. The dimensions were wrong and our new fridge was too large. The cabinet jutted out about 4" beyond the counter making it uneven and the space was very narrow requiring an odd sized fridge that was impossible to find. I think we went almost two months without one while I negotiated with Lowes. Before signing our second lease we got an email telling us we would be getting garage door openers, which we were very excited about because it is un-secure and also a pain in bad weather. The notice said someone would call us. No one called so after a while we called Simplyhome and they said someone would call us. It never happened. "You asked we listened!" I think the notice said. The list goes on. Our neighbors were terrible. The yards are a joke. The lawn people are terrible and the house is a joke...from the fixtures to the appliances and the construction. There is just too much to list. And people buy these! Theye lure you in with cheap rent then raise it high and fast. They ignored most communications. There is a reason they have an F with th BBB. DO NOT LEASE FROM SIMPLY HOMES -- BEWARE OF DECEPTIVE PRACTICES I was a resident of Simply Homes and my lease ended on April 29. Due to circumstances, I had to extend my stay from April 30 to May 5. I received a text message stating I owed $475.54 for the extension, which I paid. My original deposit was $1,595.00. When I finally received my deposit refund, it was only $561.77. The itemized statement they provided was confusing and lacked clarity. I believe I was overcharged and immediately contacted the property manager, Nik, who told me to submit a dispute via email. After doing so, I was sent another check for $83.33. When I tried to cash the first check at Walmart, I was told I had a returned check on file for insufficient funds--this was the $561.77 check Simply Homes had issued. Walmart told me to contact the issuer. I relayed this information to Nik, who said he'd investigate and get back to me. It's now July 18, and I have yet to receive a return call or any follow-up. Eventually, I received a second $561.77 check via FedEx with no explanation, no apology, and no instructions. When I attempted to deposit it into my bank, the bank rejected the check. Simply Homes has not only mishandled my refund, but they also issued a bounced check that has negatively impacted my ability to cash checks at Walmart in the future. They now claim the charges were "holdover fees" per the lease. However, when I called to discuss extending my stay, no one mentioned additional charges. I was told everything would be sent via text or through the portal. I have been left with financial and reputational damage over their error. I am now stuck trying to dispute and resolve an issue I did not cause. Simply Homes' lack of transparency, accountability, and communication is unacceptable. Their practices are unethical and deceptive, and I would strongly caution anyone considering leasing from this company to think twice. The builder for Villas de Estrella just threw the homes together. They are not well insulated. The homes have a heating and cooling problem that gives you a very high electrical bill. The sprinkler system has you watering your neighbors front yard but not your own and you're still responsible for that water bill. The cleaning crew does a poor service of cleaning for move-ins. They charge you for every single thing (ie. mulch). The management company will violate you if your yard is not up to their code but I have had to ask them to keep the common park area cut. The back street looks a mess like a refugee camp but instead I guess Simply Homes management doesn't have to set the example of living by the same rules and standards. Instead of sending out maintenance to take care of legitimate issues they will send you instructions to troubleshoot them yourself BUT if you break something in the process you are charged instead of them doing it right the first time. I have had several problems while living here, but mostly my problems have just been with the neighbors. Things like parking their car on my front yard instead of the street, loud LOUD foul music, tons of people walking up & down the street, fights, a person killed on my street, but with all of that said, not with the property itself. The townhome is beautiful, and what really got me was my move-out experience. I'm in the process of buying a home and have had to extend my move out date more than once and they have been so gracious! they extend the date with no questions asked, so the customer service experience has truly been incredible! if SimplyHome will monitor the neighborhoods more, this can be a really great place to live. Our Air conditioner has been out for about a month. The unit has been replaced and the vendor advised the coils/ducts should be cleaned. Reached out and placed several work orders and we are being told new coils were order instead of someone coming to clean them. It has been consistently over 90 degrees in my home with my kids during the heat advisory. When calling we are getting the run around saying the vendor will call whenever the part comes in just wait. They're really big on issuing lease violations. I've even gotten lease violations for where my NEIGHBOR park their car despite having myself submitted multiple complaints about where the exact same car parks. I've also gotten "lease violations" for things that aren't even in the lease, or are expressly the property manager's responsibility. They've also made incorrect assumptions, accused me of violations, then demanded I submit photo evidence that I'm not violating the lease. If they're so busy paying someone to drive around and take pictures of violations, they're welcome to take pictures of the absence of their complaint on the next pass... Also, they'll raise your rent at every single opportunity stating "market value" like it's some sort of extortion pass. My rent has increased by over 30% since I moved in and it's going up AGAIN in a couple months. Don't believe any of the friendly "we care about our residents" crap their marketing people bonus onto the internet. Their ONLY goal is to squeeze as much money out of you as possible. The houses are all very cheaply built and about as durable as wet toilet paper in a hailstorm. The home is nice, but they SUCK as property managers. Just to list my experience with them, I was told my deposit would be $2000, then a week later told it would be $4000. They require you to use their pest and yard company adding $100 onto the bill per month. Then, once I moved in, they did not leave any keys to my doors or mailbox. I had to put in a request to wait for my keys. The garage door was missing the motor, and I had to pay $750 for the motor and a new track for the garage to open properly (I was told, "If you want it to work, you will have to fix it yourself") so their rude with no customer support skills. Then all of my sinks were leaking, my downstairs toilet was broken, and the dishwasher wasn't even connected. I had to wait 3 weeks for a tech to come to fix everything but my dishwasher because he needed "approval" to fix something that they should have checked before even renting out the property. The move-in process was great it's the after you move-in for me. So I moved in 01/17/2025 and I have already paid over $5000 and it's only 02/25/2025. They add on all types of charges for no apparent reasons. You pay $100 for lawncare that service for a yard that can be trimmed with a weed eater. You pay $50 for pest control for outside only. Grass is dead no green lawns in the entire neighborhood. I was in a bad accident and could only afford half a payment of February take note I've only been in the unit a month but they charged me $300 in late fees after I gave them a date of payment. And filed an eviction notice on a half months late payment and charged $450 for that. This is a bogus company to rent from and I wish I had did more research before signing my lease. I will be looking into legal action against this company for all the bogus charges. Also the late fees exceeded the 10% required by law. I am at the height of frustration. I was so excited when I moved that I didn't care that there weren't any ceiling fans, garage door opener or alarm. I'd just lost my loved one to cancer and was happy to have a place to settle into. I would like it to be known that the house had roaches that I was tasked with getting rid of. Belonging from the last tenant in the attic. But, I stayed for the sake of stability and I also love the floor plan. Currently, my air is out an it's been consistently over 80 degrees. When I asked about having someone come out.... I was told that the vendor will contact me M-F between normal business hours. I've explained that one of my kids are home ill and I'm trying to work from home. It would be nice if I could get a timeline. Or, at least what feels like service. My bathroom floor is buckling and has been for a while. The first person that came out documented it and I never heard another word. I reached out again recently and they sent out a plumber Id like to believe that this is a few bad apples in the bunch. But, I have gotten a good result through the proper channels. I have had an absolute nightmare experience today. I have put in multiple emergency work orders since 9:30 this morning. It is now 2:30 pm and I haven't even received the courtesy of a phone call from maintenance . My smoke alarms will not turn off and are literally blaring throughout the house, which I feel may potentially be a electrical issue. I have also been having issues with my light switches not turning off. The maintenance refuses to call me back after 5 calls to the emergency line. Me and my child can't even go inside the house. Would it be possible that the name change results from mutual feelings between others? Despite the fact that lawn care is included, I would prefer it not to be. Each week, I have ruts in my yard (even in winter when my sprinklers do not operate). I moved in February of 2024 now here it is April 2024 someone is stalking me and my 15 year old daughter. They left dead flowers and a note at my door. I'm scared out of my wits. I called the police right away had them come out search the property etc. Our neighbors wouldn't even come to the door an to share their ring camera videos. The company told me to send over all documentation in which I did. only to tell me a judge has to sign the order. That's not what it states in under lease or Texas law. that's only if it's a domestic dispute or they have a perpetrator. I think this is because the company isn't worried about our safety they are worried about money. They have lied several times saying they were sending the case details to the legal department then to the regional mngr and they would get back to me I call everyday and they give me the run around. I ask for a corporate number they say it isn't one. just move and we're going to charge you. Like that's it?! No. I have to find somewhere new for us to leave the law and lease say you have to release me with no penalty. I'm trying to do the right thing while I'm in fear for our lives. we haven't been home in a few days because of the incident and I'm trying to prepare to leave but leave the right way. read more

Our AC has been out off and on since we moved in 4 months ago. A total of 4 work orders put in, and never actually fixed. It is now mid-June in Houston, TX and with our AC still out, it is 91 degrees in our home, hitting 100 outside. They confidently said it was not an emergency with a 2, 6, and 10 year old miserably hot. They provided no temporary solution at all, and no accountability. read more

My central unit AC went down early last week. I live in one of their 4 Bedrooms apartments. I submitted a service request via portal to that effect... Long story short, It was concluded that my AC unit was bad and cannot be fixed. We are on high temperature alert in Houston all these while despite all the calls to the office, maintenance and complaint made via tenant portal. I've lived without any for of AC all through last week until yesterday that the brought a portable AC unit which is only able to cover my living room space. The whole of the upper section of my house is like hell. My AC unit still don't work as we speak, no one cares, no one gives a damn, no one calls, nothing. I pay rent here; I don't owe a dime. Ever since I moved into this place I have had nothing but issues. The most recent issue no is I have no HEAT in my house. Last year I put in a service request about the heat blowing cold air and was told that there was nothing they could due but change the filter. This year the AC unit in the attic burned itself out and the tech cut off the entire unit and now this house feels like a meat locker. I was told by the tech to cut the oven on but when the oven is on it doesn't do anything, the house is extremely cold. When I called they act like they don't care. I WILL NEVER AND NEVER RECOMMED THIS RENTAL COMPANY TO ANYONE. read more
