I bought an…read moreO'Neil Ford home in Terrell Hills and hired Grable because supposedly he's an expert on O'Neil Ford. I quickly learned that everything was about his massive ego and sadly most of the advice he gave us was terrible. He told us to waive inspection on our house which turned out to be a terrible mistake. We lived with fire danger and had to relocate immediately when we found out the beams in the roof were destroyed by termites 30 years ago. Rats had eaten the electrical and live wires were exposed to insulation. I was getting shocked in the home and he said wear sneakers. That mistake cost us over 100,000$. We also renovated a garage into a guest home. That project started in 12/2013 and is still not finished. No one even knows how to solve the water problems so far. The flat roof causes bubbly ceiling paint Which I'm told is me being " too picky". I don't think the building will last 4 more years. Sadly I think we will have to tear it down because I am deathly allergic to mold. The gc ( totally incompetent) has been working on the punch list for over two years. He made us use an unlicensed pool builder ( I have rheumatoid arthritis & need a pool) and forced us to pay him while I'll complained about the low quality of the work. Turns out the guy was not a pool builder and we lost more money trying to sue him & Grable took no responsibility. Mr Grable didn't even notice that there was no pool permit ( this was my first pool in Terrell Hills so I didn't realize a permit was needed or I would have discovered the pool builder was a fraud) The pool was so bad we had to demolish it and start over! Almost 4 years later and I still don't have a finished home but one that was half started. The General Contractor he told us to use ( & insist we didn't get bids from anyone else ) is wholly incompetent. Still trying to clean up this mess to move forward. We had a forensic engineer evaluate the building and it has to come down to the studs. I'm so disappointed in Mr Grable.

His contract was fair and he fulfilled all of the terms. He and his team worked well with the GC (who was also fabulous). He helped us make a number of choices that worked out really well. Our home is beautiful, the work has aged well and we are very happy with John and his team.

    Lake Flato is like San Antonio's elite architecture firm. If you get their services, you know that…read moreyou're going to get something that looks cool. They recently won a big national award from the AIA, which is the big group that architects get all excited about. They do a lot of work on energy efficient buildings with LEED certifications. Lake Flato is known for looking different from the rest. They do a great job incorporating the local scene and landscaping into their design. They've worked on the DoSeum, which has all kinds of cool design features, like exposed metal, the barriers made of broken glass pieces, the inviting entrance and open design that lets in light. The also did the Witte redesign across Broadway- which also does a great job of displaying the local design with lots of Texas limestone, exposed open areas that are inviting and functional. They also did Confluence Park, which does a great job of incorporating man-made industrial looking designs into a natural look that blends in with the nature of the area. Their work for Alamo Brewing Co. was really cool- with the largest array of Alamo shaped solar panels, and a rusted metal look that matches the industrial look of the Hays Street Bridge and the train tracks next door. If you get Lake Flato to design your place, you know that you're going to get something cool. Personally, I've never had the opportunity to hire them for a project, but they always do a great job.

They then produced a design over a year's time that was 50% over budget and then demanded full payment for their work, insisting they had completed their work and the cost was not their fault. Be very cautious of what they promise.
